Roseburn

We had a fantastic week's holiday at Roseburn.

The house was perfect and had everything we needed to make our stay special. We especially enjoyed spending time in the large garden which was big enough for games with our kids. Pitlochry and the surrounding area was , as always, beautiful and we had no trouble filling our week with things to do. Would recommend the boat hire on Fascally and Black Spout walk for local entertainment.

Roseburn was perfect for our large family gathering.

Spacious and comfortable, with an extremely well equipped kitchen - everything you could possibly need for catering for large groups. The children enjoyed running around the large enclosed back garden, while the adults enjoyed being able to sit and chat around the BBQ, albeit on the one dry day of the week. Its location was an added bonus. It’s the best holiday house we have rented, and we’d love to return.

We travelled to Pitlochry for my mother's 70th birthday 24-31 July.

On arrival, Aly met us to make sure we got in ok and to show us around a little and to explain a couple of things. There were 6 adults, 5 children and our dog staying on the house with others from our family staying in Pitlochry as well. All of us were very comfortable in the house which is very well equipped especially for groups due to the size and it previously being a guesthouse. Roseburn is a fabulous Scottish Villa and located in a great place for the shops and amenities that Pitlochry has to offer. We have stayed in Pitlochry many times over the years and have often walked past the villa. This time we were very lucky to get a booking for our family event. I highly recommend Roseburn and would love to return one day.

Roseburn is in a great location, a very easy stroll into Pitlochry town centre.

Friendly welcome from the owners on arrival. The property is fantastic! Very clean, comfortable and extremely well equipped. We all really enjoyed our stay and would love to stay again.

This was our third time staying at Roseburn and it was as good as ever.

Plenty of space for our group of ten friends, a fully equipped kitchen which was perfect for dining in but with a great choice of restaurants and cafes within easy walking distance. Comfortable beds, lovely pillows, crisp white bedding. The Co-op stores is just 2 minutes walk away with the high Street just two minutes further down the hill. We'd particularly recommend Mac and Pinch and Cafe Caluna for breakfast, coffee or lunch and Cidsin Indian restaurant was on the pricey side but amazing. Outings this visit included a quad bike experience with Nae Limits at Dunkeld, zip wire with Highland Fling at Killiecrankie, a fab show at Pitlochry Festival Theatre, cinema trip to Birks Cinema in Aberfeldy and the Hotbox Experience at the Taymouth Marina. All were a huge success. Aly and Russell were very responsive re any issues. A problem with the central heating was dealt with on the same day - how on earth they got a British Gas engineer to turn up on the same day - a Sunday! - and fix the issue there and then was superb.

Thank you again for another wonderful stay at Roseburn.

The whole family enjoyed the week in the house and exploring the lovely area. Loraine

This was our third stay at Roseburn.

The house is so comfortable and spacious, accommodating our large multi-generational family group with ease. It is clean, warm and well-equipped. Aly is a super host and meets you on arrival to help settle you in. The house has a lovely, quiet setting. It feels very private but is only a minute or so on foot from the village centre where there are lovely shops, cafes and restaurants. We're already talking about our next stay at Roseburn.

Roseburn is exceptionally well laid out and fully equipped for larger groups like our 10 member family gathering.

Situated a stone’s throw from the centre of Pitlochry, but well back from a quiet road, it would be difficult to find a better place from which to explore the town and surrounding area. The bedrooms are very comfortable and the living areas facilitate relaxed dining, mingling and conversation. Communications with the host were excellent, though little needed as everything was as perfect as it could be. We intended to return!

Fabulous house, very well equipped, spotless clean, perfect location.

House owners were easily contactable and quickly responded to any queries.

The accommodation was simply beautiful, perfectly set out for a relaxing stay.

We travelled with 10 persons all of different ages. Everybody was comfortable, had enough space to relax. We cooked in the house a lot too, very well stocked with everything we needed and a lovely dining area for family meals. The location was great, very close to the co-op, a 3 minute walk into Pitlochry centre, yet the grounds of the property make it feel like you are tucked away. Perfect place.

Lovely house in a great central location.

Accommodated our big family very well. Clean, warm and well stocked.

Been coming to Pitlochry for 18 years now and this has been the best house we have stayed in.

Had everything you could possibly need. Also in the perfect location

We had a wonderful stay at Roseburn.

This home accommodated our party of 8 perfectly! It is a very spacious and well appointed home, where our group could easily gather together, or find places for privacy. The kitchen is especially large, updated, and beautiful. The outdoor area is private, and we enjoyed the outdoor stove nightly. The property is conveniently located off of the main thoroughfare, and the co-op is just a 3 minute walk. We could not have asked for a more perfect place to stay!

Lovely spacious location, very close to the centre of Pitlochry but with quiet gardens.

Great house for large family groups - great location and house in fabulous condition - kitchen/dining room has everything you could ask for - massive dining table to accommodate the whole family and large spacious back garden with BBQ and enclosed area ideal for family dog - beautiful front garden with house set back from road

A lovely property which we returned to for a second year.

Plenty space and very well-equipped. Ideal location in Pitlochry, close to main street yet quiet and tranquil as set back from the road. Great outdoor space front and back and we were treated to the sight of a red squirrel a couple of times. As many of our group were hill walkers, Pitlochry made an ideal base for getting to mountains to the west at Loch Tay and to the east at Glenshee.

A beautiful large house in central Pitlochry.

The house was immaculate on arrival, a lovely welcome parcel of biscuits and prosecco. We were a group of 12 and had plenty of space for all of us. Easy walking distance of everything in Pitlochry. I think it is the best stocked kitchen I've ever seen!! Every possible appliance you could need. I would highly recommend this house, thank you so much for a wonderful stay!

Lovely Victorian house, it give us impression to feel welcoming.

Good spacious & more comfortable to staying at the house, it is good location to close the centre, golf course & hillwalking.

Roseburn was a brilliant well maintained and managed property.

Set up with decent facility in the property. It catered well to our party (11 people). The property is well positioned and quiet as advertised a stones though from a good shop and easy to locate. Adequate parking for multiple vehicles as needed for the size of property. The owners were kind and understanding of our needs (there to cycle) and helped with a place to secure bikes with plenty of space. The owners also responded quickly to a small heating problem and responded themselves when it wasn't solved the first time. They were decent host that helped as needed and I would definitely recommend Roseburn.

Had another fabulous holiday, lots of walking and cycling.

Great location, ideal for a large group.

An excellent large property.

Spacious throughout. Extremely well equipped kitchen, the best we’ve experienced in a rental, though with so many drawers and cupboards it takes a bit of time to orientate and perhaps a little guide might be helpful. The large garden means you can always have a sunny spot, assuming the sun is out.

We had a wonderful week with our family at Roseburn.

The house was perfect. The kitchen was wonderful and very well equipped. We enjoyed relaxing and playing games in the lounge and sitting eating our meals around the large dining table. The beds were extremely comfortable and the area was very quiet, so we slept very well indeed. The house was close to all amenities and we enjoyed walking from the house for everything. Particularly good having the Coop so close, which we used regularly! Everyone enjoyed it and I'd love to come back sometime. Many thanks.

We had a wonderful family week in Roseburn.

The property is lovely; clean, comfortable and within walking distance to the shops and sites. There's plenty to do in the town and surrounding area.

Roseburn is so comfortable and has plenty of space for large groups.

The house is very clean and warm. Its location is perfect...quiet street and only a very short walk to the main street. We are a large multigenerational family group and have stayed there twice. We booked the second trip as soon as we got home from the first! Aly is a great host; she makes you feel very welcome. There are thoughtful touches...a welcome basket and plenty of ice in the freezer. Pitlochry is a vibrant village with lots to do in the surrounding area too.

Exceptional property, beautifully furnished and very well equipped.

Very close to the main street. Perfect for a family get together.

The house was wonderful.

So comfortable and well-equipped. The location is perfect too. We had a fabulous weekend. Aly is a super host.

The property was perfect for our Wedding Party.

It was clean, had comfortable beds and enough bathrooms, and the kitchen was very well stocked. Once we had a contact telephone number for the owner we found her to be very helpful and accommodating and answered all our texts and calls immediately. Sykes Cottages, however, were very slow to respond and were unable or reluctant to contact the owner in order to answer our queries. The standard response was that the relevant team were on the case and would reply to us once they had an answer from the owner. The respose from Sykes Cottages to us enquiring as to when we could expect a reply was very curt and actually quite rude. When we asked for a telephone number for Sykes Cottages we were relucantly given one that actually didn't work and we were directed back to text messaging. I found the whole interaction with Sykes Cottages very frustrating and ultimately stressful.

Fantastic accommodation and location could not find anything negative to say about Roseburn .

A well maintained and well equipped house / cottage it was a perfect place for friends to hold there annual reunion thank you so much if possible I would score you 12 out of 10 Plymouth Girls

The house and the owners were fantastic.

Very accommodating and gave us a warm welcome. The house was perfect for all of us.

Wunderschönes Haus in bester Lage, mit allem, was das Herz im Urlaub begehrt.

Sehr freundliche und hilfsbereite Eigentümer. Würden es jederzeit wieder buchen und empfehlen es auf jeden Fall weiter.

Roseburn is the perfect place to get together with family and enjoy much needed time away from work etc.

Everything about this house is geared to ensure your time away is perfect. Seven bedroom/5 full bathrooms and additional toilet, it provides a fabulous comfortable home away from home. The large kitchen attached to dining room means that everyone can eat, chat, drink or play board games and it is a room with a view. The house is minutes from Main Street, where again you will find everything you need. We LOVE Roseburn as this is our third year in a row coming and won’t be our last. Special mention to Aly who is also at hand should you need her.

Such a lovely, welcoming house.

Light and spacious, more than enough room for 9 of us. Incredibly well equipped kitchen - and having 2 dishwashers was a real bonus. Beds were really comfortable, the heating was very effective - we had good weather for late May/early June but it was still nippy in the early morning and evening - but not indoors! Plenty of seating outside for a snack or to enjoy the sunshine. Incredibly well situated - 2 minutes walk to a good sized supermarket and two minutes further to a wide selection of excellent coffee shops. We'd particularly recommend Cafe Calluna and Mac and Pinch. Had a fab takeaway from Chinese Village and a lovely meal out at the Moulin Inn. Lots to do in the area - we visited Blair Castle, had a super afternoon doing a forest trail on a Segway at Blair Castle Caravan Park and did the Hotbox Experience at Taymouth Marina, amongst other things. Would definitely recommend Roseburn and Pitlochry. Aly and Russell can be proud of the accommodation they offer.

Lovely, comfortable, spacious house which is very well-equipped.

Lots of good outdoor space too. Short stroll to supermarket and main street.

The house was comfortable, roomy, clean, well maintained, and well located.

It suited the needs of our group of ten very well, and we had an enjoyable week.

It’s a great house.

Everything in the kitchen is plentiful. The rooms are also fine. Sufficient for 12 people. It is a bit tight for 14 people. There was a very nice welcome package and the reception was good. Also the contact for the holiday. We had e great time as a group.

We rented this villa for a multigenerational family get together.

We were very comfortable in this beautiful house, which was situated close to the town centre shops and pubs. There was lots to do within walking distance (including play parks). The Internet access was also very good. The house was very well equipped. We even used the bread maker for our pizza dough. The 2 dishwashers was ideal for such a large house.

Travelled as a group of 6 couples.

Beautiful house in a very good location. Easy to reach shops and train station. One of the best equipped houses we have stayed in

Roseburn was a perfect location for a family Christmas.

The house is comfortable and very well equipped and had everything we needed for a very lovely Christmas. The piano was a real bonus!

I booked Roseburn to celebrate my birthday with 6 other couples, what a great time we had.

The house was perfect and had everything we needed. The kitchen is fully equiped, the log burner in the living room was perfect especially with the minus temperatures outside! The location is great for walking in to the centre of Pitlochry and enjoy this beautiful town...my favourite place.

Pictures do not do the property justice honestly.

As it was stunning and very comfortable and above all spacious. Everything we needed was at hand in the amazing kitchen!!!! The property was also very close to the village - which we all loved - which was central for everyone’s convenience. We are all wanting to be selfish and keep this property a secret!

We stayed as part of a group of 14 and everyone loved Roseburn.

Check in and out very smooth, Russell and Ally both kind and helpful. Kitchen is fully stocked with cutlery, crockery, utensils and appliances, everything you need and some you'll rarely use. Bedooms were lovely. Living room larger than photo makes it look and was very comfy and cosy with log fire on. It's picture postcard in the evening outside as the outdoor lighting comes on as you enter the driveway. Location superb too, very short walk to main streets in Pitlochry. Go up in the other direction for another short walk takes you to Moulin village and Inn, which are both worth the walk. I would love to return to Roseburn, hopefully another family celebration comes soon.

House, furnishing and fittings all first rate.

Owner very helpful and obliging re local eating places, attractions etc. Only downside was that our stay was in October which meant we could not enjoy the excellent garden and outdoor seating area.

Yes

Roseburn was the perfect place for we Australians to catch up with our Scottish cousins.

It was spacious, it had very comfortable beds and was well equipped with more than enough crockery and cutlery. It even had two dishwashers which was very handy. The location was ideal being close to the centre of Pitlochry and we just happened to be there for the Highland Games which was spectacular. The only suggestion I can offer is to provide some of that lovely highland soap in the bathrooms. We would love to return one day.

Beautiful house, lots of space and had everything you need from cutlery to bread maker.

Lovely bedrooms and lovely garden at the back to sit out and enjoy the sun

9 adults and 3 young children shared Roseburn for 7 days.

We had a lovely time and lots of laughter. Facilities excellent. We would love to come back and try other venues too.

We stayed at Roseburn for a family reunion with our son & family who live in Texas plus family friends from the US.

We thoroughly enjoyed our stay, lovely house with all the facilities, great kitchen, lots of space for 3 families to relax, plenty of parking space, great location in Pitlochry a few minutes walk to shops, cafes etc., nice and central for our days out sightseeing, would definitely book again for our next reunion in Scotland.

Our stay at the Roseburn was fantastic.

The location was amazing with quick walking access to the train, grocery store, pubs, distillery. The host was incredibly quick to respond to our questions and lovely to work with.

My family of 8 adults had a great stay at Roseburn.

The house is beautifully presented and has everything you would need for a comfortable stay. Well positioned in the small town of Pitlochry, there is plenty of places to eat and take a stroll. It's also an excellent location to explore Scotland. We visited St. Andrews, Loch Ness and Balmoral to name a few and took the train from Pitlochry to Edinburgh. We were so lucky as the weather was superb too. I would highly recommend this property.

amazing property, beautiful rooms, totally faultless, spotlessly clean , great location, I would highly recommend and definitely return, hosts were lovely and very approachable.

This is the second year at Roseburn with 4 generations of my family.

This house offers great location for Pitlochry town. It is so comfortable, with fabulous entertaining space and private secluded garden for bar b queing or enjoying the sunshine with a glass or two. Seven bedrooms, 5 bathrooms, spacious lounge and kitchen/dining room designed to eat, talk, play games etc. We all love our precious family time away each year and that's why we have booked again for 2024.

Great house for the 12 of us.

Would highly recommend to a large group of people. I’ll definitely be looking to book again!

Beautiful house , excellent bedrooms and kitchen etc , dining table great for get togethers , very central in a lovely wee town , we will be back

The house was beautifully decorated for our Christmas break and a snowfall topped the childrens’ Christmas.

The house was the best equipped house we’ve stayed in and spotlessly clean. The co-op, shops and beautiful walks were literally minutes away. We did however find it difficult in the winter weather to keep the front porch clean and tidy with boots, wellies etc and think the boot room perhaps should be the main door used during the stay. Highly recommended.

Our family have had a wonderful week at Roseburn House !

The property is extremely well equipped ,spacious, homely, spotlessly clean and situated in the beautiful town of Pitlochry. Aly and Russell are warm, friendly and helpful hosts.

Beautiful house in a great location in the centre of Pitlochry.

The hosts were very helpful and the house was very well equipped, comfortable and homely. Thanks for a lovely stay!

We thoroughly enjoyed our stay at Roseburn.

It was spacious and very well equipped. The back garden was great for the children. The owners were very helpful

Amazing!

Great for a reunion of friends. Great location, plenty of space, quite and comfortable - the photos don’t do it justice! Thanks for a great stay

Superb house, and an absolutely excellent host.

It was a real home from home for our group of three families.

My family and I (11 adults and 2 children) stayed at Roseburn for a week.

Everything about this house is without doubt one of the best holiday homes, I have stayed in. Fabulous dinner area leading onto kitchen to ensure great family get togethers over dinner/games/conversations, and spilling into lounge for comfort and space. The views outside these windows give one a feel of relaxation and peace. Bedrooms/bathrooms are all done tastefully and again to ensure that the visitor feels relaxed and refreshed. Garden areas are perfect for sitting and chilling and are also very private. Location of Roseburn is off main street of Pitlochry and therefore makes it accessible to all shops/restaurants and bars. My family and I enjoyed so much that we booked again for 2023.

The perfect house in the perfect location.

It was spacious, comfortable and equipped with everything you could wish. Alysin, the owner couldn't have been more helpful and it is located a few minutes walk from a large Co-op and all the many restaurants and bars. The weather was great which allowed us to explore the surrounding countryside and nearby attractions. Everyone in our group loved every minute.

We had a brilliant holiday, the house was perfect and just as described.

Nice, friendly communication from the landlord too

We had a lovely stay in Roseburn.

It is a fantastic house and everthing is so comfortable, the beds, the sofas and the dining chairs. Its the best group accommodation we have ever stayed in. We stayed in April, a group of 12 walkers. We had fantastic weather to do the monros and fells and it was a massive bonus returning back to Roseburn each day.

Fabulous house, fantastic location, walking distance to shops, bars and restaurants.

Very high level of comfort and very homely. Walkers paradise surrounded by nature and excellent transport links, road bus and rail. Bedrooms were hotel standard, and all very spacious. Excellent sharing spaces, cooking facilities amazing with large fridge freezer, large cooker/ovens, loads of ware and cutlery etc. Loved the sitting room with log stove. Outside space huge. Large utility room with benefit of extra fridge. We loved our stay so much we did not want to leave! We even had a visit from a deer that wandered into the garden. Pictures represent the house but its even better in reality.

Brilliant house.

Exactly what we needed for a holiday with friends. Plenty of space for the 10 of us, lots of crockery and cutlery and two dishwashers! Beds were comfortable and the towels provided looked new and were large bath towels. Easy walking distance of several good restaurants and the Co-op, so no need to take the car if we were eating out.

We had a really lovely stay with our 6 children.

..there wasn't a thing we needed that wasn't provided and we were hugely impressed with the amount of kitchen accessories, there was something for everything we wanted to cook. The only drawback for us was trying to strip all the beds, empty all the bins and clean all the rooms by a 10am departure with 6 small children under our feet. Manageable when you have people in the rooms but for us quite a feat as our eldest is only 8yrs old.

We had the most fabulous holiday with the whole family.

. Five families.. the most comfortable house we have stayed in..

Memorable Family Holiday Roseburn was the perfect home and location for our 3 generation family of 11 to be together.

The kitchen and dining area is so spacious and well equipped for cooking and eating in. There were so many touches in each room with plenty toilets, baths and showers. Unfortunately the weather didn’t allow us to use the outdoor area which was also well equipped for family time so we just need to go back! Highly recommend this property as it is now our family’s number 1.

Lovely property, lots of space , also good outside space .

Facilities in the house are excellent we catered for 14 with ease . It is well situated with easy walk to the town. Would definitely recommend .

Kitchen had everything you would want, and had so many cupboards, but spent lots of time looking for things as it was haphazardly packed.

Not logical. However, I am being picky as the house was amazing. Will hopefully return as the family absolutely loved it.

Fantastic base in Pitlochry - the house was a fantastic size for our group (10), plenty of space to spread about without being on top of each other.

The little touches like the biscuits when we came in were spot on, and the recommendations provided by Russell for walks and eating also invaluable. Lots of leaflets for the attractions in the area were useful, and although we visited during the 'off' season, we still found plenty to do. There was a draw full of games for those evenings when we stayed in too. We were made to feel very welcome by Russell too - definitely will be back!

It was a delight staying in Roseburn.

We were a party of 9 adults, 5 children and a dog. The house is lovely with big rooms, lots of bathrooms and the best equipped rental property I've ever stayed in. It felt like a home rather than a rental with luxurious towels and sheets, quality furnishings and decor. It was immaculate and everything worked as described. There is plenty of parking at the house and it's an easy walk the town centre and to the only supermarket in the town. It was ideal for our family get together and we'll be back.

We’ve had a lovely family of 3 generations get together in the lovely Roseburn.

The house is soo comfortable and provides plenty space for everyone, each bedroom is beautifully done and the kitchen / dining room is fantastic for cooking/eating and being together. The attention to detail in all of the rooms is lovely and makes your stay great. Thank you Ally, hopefully we will return for another family get together.

Beautiful house owners have thought of everything you would need for a great stay.

Perfectly situated for great walks and all the town’s facilities. Idea for large family get togethers

What a brilliant house for a multi-generational holiday, spacious, comfortable and welcoming.

Roseburn is so well located, it was easy to get out into the glorious countryside as well as have a relaxed coffee in town without the need to jump into a car.

Beautiful house owners very nice and helpful lots of good walking

We had a wonderful week at Roseburn.

The house is beautifully furnished and lots of space to relax. It has a well equipped kitchen for you to produce your meals. The bedrooms are again well furnished with very comfortable beds and lots of space for clothes etc. The owner is a lovely person, there was a couple of issues which she dealt with extremely quickly and professionally. Pitlochry is a beautiful little town with everything that you could need, restaurants, take aways, lovely shops and lots of activities close by. It's a great base to see the alot of Scotland. I would highly recommend Roseburn and would definitely stay here again.

Great house for large groups.

Lovely garden and really central location.

We had the most amazing week at roseburn.

Everything was perfect from start to finish. Spent A lot of time outside in the beautiful garden. House was perfect in every way. We will go back in the future for another staycation.

Rose burn is a fabulous house in central Pitlochry It is well maintained and a great space to chill out with family and friends We all loved it

Very comfortable and spacious house for a large family gathering.

Well equipped kitchen, large dining room and lovely sitting room with log burner. Very cosy as the weather wasn't great. The house has everything you would ever need and then some. Excellent location, only a short walk to the town and it's many cafes and restaurants. Wouldn't hesitate to recommend this house and would definitely go back.

Everything we wanted from house very close to centre of town but also feels very private at the same time.

House was spacious, dining room and living room was plenty big enough for all of us. Town itself is lovely for a few drinks and nice stroll.
