At the heart of the home is a bright and sociable open-plan living space where floor-to-ceiling glazing and dual-aspect doors open onto the surrounding terraces; On sunny days the doors can be fully opened, allowing fresh Highland air to fill the room creating a seamless connection with the woodland setting.
The stylish kitchen features premium appliances and a striking island, perfect for easy, sociable cooking and gathering with friends or family; After a day exploring the area, settle into the comfortable seating areas beside the softly glowing fireplace and striking media wall, perfect for relaxed evenings in or enjoy long, unhurried meals together around the dining table.
Outside, the landscaped garden is what truly sets Heilan Roo apart; Surrounded by mature trees, it creates a wonderfully peaceful setting where wildlife is a regular presence; The gentle sound of flowing water from the nearby stream and waterfalls adds to the sense of calm and connection with the surrounding forest setting; Red squirrels are daily visitors at the feeders, alongside a variety of birds including woodpeckers and pheasants; Heron are often seen beside the nearby stream, and deer occasionally pass through, giving a true sense of immersion in nature.

Heilan Roo offers four beautifully presented bedrooms, including a super-king with en-suite, a king-size room, a further super-king, and a flexible zip-and-link room with Smart TV and Xbox; Soft robes and thoughtful touches throughout add to a sense of comfort, calm, and luxury.
Killiecrankie is a charming Highland area set on the banks of the River Garry, famed for its dramatic scenery and walking routes; From the house, guests can walk to the visitor centre and café, where there is a small exhibition on the Battle of Killiecrankie, along with a gift shop.
From here, walking paths lead on to the Pass of Killiecrankie and Soldier’s Leap; Next to the visitor centre is the base for the Highland Fling Bungee Zip Wire Park, offering bungee jumping, swing and zip line experiences for the more adventurous; From the house itself, guests can also access walking routes towards Ben Vrackie, making for a rewarding climb directly from the doorstep.
Just 3 minutes away, Pitlochry is a vibrant Highland town offering Blair Athol Distillery, Pitlochry Dam and Salmon Ladder, riverside walks, independent shops, bars, cafés, and the renowned Pitlochry Festival Theatre; Each autumn, the town hosts the famous Enchanted Forest, a spectacular sound-and-light experience set in woodland just outside Pitlochry.
A short drive further brings you to Dunkeld, home to the beautiful Hermitage woodland walk, the historic Dunkeld Cathedral, riverside gardens, and independent cafés and shops; The Taybank offers riverside dining, events and live music, while Dunkeld House Hotel offers spa experiences, afternoon tea and refined dining.
Nearby Blair Atholl is home to Blair Castle and the House of Bruar, often referred to as the “Harrods of the Highlands”, offering shops, cafés and restaurants; The nearby Falls of Bruar provide a stunning woodland walk, and there is also a charming 9-hole golf course in the area.
For outdoor enthusiasts, the Cairngorms National Park offers endless opportunities for walking and adventure, while Glenshee and Cairngorm Mountain in Aviemore, approximately 1 hour 15 minutes away, both provide excellent skiing during the winter months; Aviemore is a vibrant outdoor hub with year-round access to mountains, forests and adventure activities.
Local activities include bungee jumping, zip lining, golf, fishing, clay pigeon shooting, quad biking, and off-road driving experiences; Guests can also enjoy bike hire from Escape Route, river adventures with Nae Limits, and paddle boarding from The Boathouse in Pitlochry.
Golf enthusiasts are well catered for, with courses at Blair Atholl, Pitlochry and Dunkeld nearby, alongside championship courses at Blairgowrie and the world-renowned Gleneagles Hotel, approximately 50 mins away.

The property accommodates 6 guests (aged 12 and over) as standard; Up to 2 additional guests (maximum of 8 in total) may be accepted by prior arrangement and subject to the owner’s approval; An additional guest supplement applies.
Please note -The property sits within a natural woodland setting with a stream, stone landscaping, an open driveway, and non-enclosed woodland gardens; Due to these features, and the natural water and varied terrain, the property is not suitable for younger unsupervised children or pets.

Due to the natural terrain and woodland setting, the property is not suitable for wheelchair users; However, access is easier at the rear entrance for guests with limited mobility.

A wonderful week in the most beautiful lodge.
I definitely highly recommend Heilan Roo & the kind owners who provide so much information and help if you need! The lodge is situated perfectly for the gorgeous Pitlochry, Encganted Forest, House of Bruar and the A9 to zip up to Aviemore and the Cairngorm Mountains where we had the most amazing experience hiking to the wild reindeer! Heilan Roo offers peaceful days surrounded in a beautiful woodland setting and many walks straight from the door including Ben Vrackie! Heilan Roo was everything I had imagined and more.
I have been trying to get there for the last few years and when I did it certainly didn’t disappoint. The property is 5 star in every way. The setting within the Scottish countryside was breathtaking. Elaine the owner was so lovely and helpful and had the house all beautifully prepared for our arrival. She offered lots of great advice of places to go and see. Heilan Roo is a very special,place and if you ever get the chance to go, I would thoroughly recommend you do, I’m certainly hoping to go back one day.

We have absolutely loved our stay at Heilan Roo.
From the moment we arrived, we felt completely at home and it's been such a lovely place to relax and enjoy some precious time away. The property is beautifully presented and spotlessly clean, but it's the little touches and the obvious care that has gone into everything that really make it special. It feels warm, welcoming and we've enjoyed every minute of being here. We're genuinely sad that our stay has come to an end and wouldn't hesitate to recommend this stunning home to anyone looking for somewhere spacial to stay. If we could give it 6 stars we would! We had the most wonderful and unforgettable stay in this beautiful holiday home in Scotland, where we celebrated our 10th wedding anniversary.
Because of that, this place will always hold a very special place in our hearts. From the moment we arrived, everything felt perfect. The house was absolutely beautiful, cosy, peaceful and full of charm. The surroundings were breathtaking, and the whole atmosphere made our anniversary feel even more romantic and special than we could have imagined. Elaine and Roo were wonderful hosts — warm, welcoming and thoughtful, and they made us feel truly comfortable during our stay. We are so grateful to them for helping make such an important occasion in our lives even more memorable. We enjoyed every single moment and created memories here that we will treasure forever. Scotland has always been very special to us, but after this stay it feels even more meaningful. The property is finished to a high standard and is comfortable with everything you need at hand.
The outside area is very relaxing and we did see some red squirrels early one morning. We had an issue which was out of their control and the owners were great at communicating and finding a solution. We would definitely recommend this as a high end place to spend time with family

We had a wonderful stay at Helmand Roo.
The owner was incredibly helpful and friendly from before we arrived until after we left. The house is stunning, really unique. We loved everything about it. A very special stay. The garden was a particular highlight with the BBQ, hot tub and fire pit. We can’t wait to come back!
We have had the pleasure of staying in some beautiful houses over the years but Heilan Roo exceeded them all, and then some.
Yes the house is beautiful, the gardens a joy but the attention to detail is exceptional. The finishing touches that make this a real home, everything is thought through. The design and build is beautiful and the finishing touches - like lots of throws to use in the outdoor areas, the bird feeders well stocked.. the list goes on. Kitchen so well equipped you could cater for a banquet if you so wished! Hand mixer, blender, every sort of baking tin and serving bowl you might need. The wildlife is very accustomed to human company so enjoy the visit of the pheasants and grouse and of course the red squirrels. Your host Elaine could not be more helpful and ready with a quick reply if a question asked… lots of clear instructions re appliances and the house and of course the local area. 5 stars well deserved- more if possible. Don’t hesitate to book your stay- you won’t regret it…. Oh and as a bad sleeper I can’t tell you how great it was to have such comfortable beds in fact the best weeks sleep I have had in many years. Thanks again Elain and Roo and we hope to return soon.

A fabulous property in a fantastic location.
Beautifully designed interior and lovely gardens. The east/west orientation ensured sunrise at breakfast and sunsets in one of the seating areas. The gardens attracted a huge variety of wildlife, most of which seemed relaxed enough to come up to us. The bathrooms were spacious and stylish, and the beds were especially comfortable. The owners were helpful and very generous with high quality supplies. We would be more than happy to stay again.

Magnificent.
Spotlessly clean, superb facilities and extras (hot tub, BBQ). 8 guests and it still felt very spacious. All guidance from Elaine re appliances, waste disposal etc were precise and clear, helpful & friendly. Everything for 8 guests was provided. As this was a 70th birthday celebration host Elaine made it extra special leaving chocolates, bottle of fizz & a balloon to greet us, a very warm & welcome touch. Perfect location at Killiecrankie, close to Pitlochry, for hiking, kayaking, superb restaurants (especially The Loft at Blair Atholl - magnificent). Retail therapy at House of Bruar & Dalwhinnie whisky distillery tour had to be done and Blair Castle definitely worth a visit. A special week with special friends and Elaine is a very special host. Heilan Roo is a little bit of paradise tucked away just outside Pitlochry.
My family and I had the most amazing holiday and Heilan Roo was the perfect base. The house is very modern and well equipped and the gardens which surround the entire house are beautiful with red squirrels, grouse, pheasants, lots of small birds and even a woodpecker visiting regularly. Our host, Elaine could not have been more helpful and friendly and we will almost certainly return in the future. I could not recommend this more highly.

This is our second visit to Heilan Roo and it was just as wonderful as the first.
Even after two years, it hasn’t lost any of its charm. We were once again warmly welcomed with thoughtful touches like bread, milk, chocolates, and Easter eggs for the kids which made settling in feel extra special right from the start. The home itself hasn’t changed a bit and was exactly as we remembered. It’s clear that a great deal of care and love goes into maintaining this beautiful forest retreat and making it such a welcoming place to stay. Elaine was incredibly helpful, providing plenty of recommendations for places to visit, as well as suggestions for local shops and great spots to eat nearby. The surrounding area offers so much to do with Pitlochry just down the road and plenty of scenic walks right on the doorstep, perfect for anyone looking to relax or explore. All in all, another fantastic stay in a truly beautiful setting. We wouldn’t hesitate to return again.

An Amazing Space!
Well, what can you say that hasn’t already been said! Right from the off, I can truly say, what a wonderful experience staying at Heilan Roo is. Eliane and Richard really have delivered on this one, the attention to detail in the property build, location and furnishings is something to behold. They have managed to create a property with a dual identity, yes Helian Roo can sleep 6 to 8 very comfortably, whilst also providing intimacy when there is only 2. The outdoor spaces are as well thought out as the interior, relax around the firepit, soak in the hot tub or take an easy chair or enjoy a cuppa with the birdlife and red squirrels that constantly visit. Then if you want some down time away from the crowd there are spaces where you can sit and enjoy the sunset after a hard day in the hills. Special mention for the welcome pack, bread, milk, biscuits, crisps, fudge, fizz, chocolates along with tea and coffee, what more could you need! We are also big fans of Highland Soap Company products and these are available to guests throughout the property including one for use with the hot tub would you believe. Helian Roo is well positioned and a trip in to Pitlochry for provisions can be made in a few minutes by car or on foot along the River Garry, there are many walking options including a Ben Vrackie circular if you’ve got the legs for and at the bottom of the driveway you are able to directly access National Cycle Route 7 and all the possibilities that offers. Firstly, the photos of the property are great, but the property is so much nicer than you could imagine.
The flow of the house and serenity do not come across in the photos. The owners were amazing, so thank you to Elaine for supplying lots of details to help us enjoy our stay and for Roo for building the house, what a great job. We have been holidaying in Scotland every year since 1995 and this is the best house we have had the pleasure to stay in. We could not say any more than we would be happy to live there. Location is also amazing, and if you like the great outdoors and walking you will not be disappointed. You only have to walk down the drive and you are on a circular route that goes up to Ben Vrackie, round Pitlochry and back along the river, truly amazing. I could keep writing superlatives about this house and location all day. I got home feeling really rejuvenated and would love to return some day. Thanks again to Elaine and Roo for providing this amazing oportunity.

Heilan Roo was an amazing property.
Everything about it exceeded expectations and the attention to detail from the owners was second to none. The little personal touches added to what already was a warm and welcoming home from home. Communications from Elaine before and during our stay were welcoming and provided lots of useful information which helped us make the most of our time in Pitlochry. Wouldn’t hesitate in recommending this amazing property.

Even our 2 Teens thought the stay over Christmas was magical. The property was beautifully and tastefully decorated with Christmas decor which added greatly to the experience. The hot tub was a great addition and well used by the teens.

Staying at Heilan Roo was a great experience.
If you go away on Holiday then you really want your accommodation to at least match the standards you are used to at home and Heilan Roo will exceed those for most people. It is beautiful and so well done. Designed in a lovely modern style with large open plan living areas and also built to a fine standard with thoughtful and quality touches throughout. Elaine also deserves a mention for her communication and obvious care for her guests, it all felt top notch! Heilan Roo feels secluded and quiet but actually has quick and easy access to the A9 for travel too. Overall, my stay was a really good experience and feels like standards for others to follow!

The most stunning place you will ever stay!
Lots of little personal touches which you don’t usually have. Responsive owner if you have any questions. Lots of ideas given on the local area for things to do. We didn’t go out much as we were happy in this beautiful house & garden. Very comfortable beds. Big fluffy towels, hot tub towels & dressing gowns too. Extremely well equipped with all you need for your stay. We will definitely return to this little slice of heaven! Blissfully happy family ☺️

Super comfy beds, stylish furnishings Set in the forest with well set out areas for hot tub, relaxing, bbq and firepit. Visits from local wildlife were the icing on the cake : red squirrels, pheasant, buzzards, and a vast array of finches etc Highly recommended

Amazing property with amazing facilities and amazing attention to detail.
Elaine & Roo have created a fabulous, relaxing and truly wonderful space. We had a lovely stay with our older children and the family thoroughly enjoyed. From the bbq and fire pit to the hot tub, there is nothing they haven’t thought of and thought of extremely well. We rent holiday houses in the UK for many years and rarely are surprised but this one exceeded our expectations.
It's a luxury accommodation designed to enjoy fantastic setting within pine trees. High quality furnishing, fully equipped modern kitchen, all very clean and all new. And attention to the detail in the decor. The location is very convenient: close to Pitlochry and quick access to A9 road. Walking paths nearby. June is always beautiful in Scotland, we had a good weather and could enjoy the hot tab. If you like the pictures on this website, believe me, the reality is even better. We plan to return soon. This is a hidden gem, set in a peaceful location.
Modern, luxurious property that is stocked well for a wonderful holiday. The decor is very stylish, a fantastic kitchen which has plenty of utensils to cook anything. The beds are dreamy and the whole place is spotless. The garden is beautiful, and just watching the red squirrels and the woodpeckers, and all the many birds that come into the garden is just so relaxing and peaceful. Lovely hearing the cuckoo too! Could not fault anything at all. Everything was perfect. 5 star. Will return.

Fantastic house, accurate to the description provided.
The garden is fabulous for nature, we had a variety of visitors including red squirrels, birds, pheasants and partridge. The kitchen is modern with a multitude of utensils, no need to take anything. The beds are lovely and comfortable. The only suggestion we do have is to consider updating the main sofa as it’s not quite the best design/comfort for older visitors - minor point. The owners are friendly and kept us up to date with a wifi issue we had during our stay, this was not unique to the house but a 24 hr outage across Perth. It’s obvious that much love and care has been given to the property, the design and organisation for guests. Thank you, we hope to visit again.

I recently stayed at Heilan Roo with a group of friends, and it was simply the perfect base for our Highland adventures.
From the moment we arrived, it was clear we were in for something special. The welcome biscuit selection was a delightful touch, and set the tone for the attention to detail that runs throughout the property. Everything about Heilan Roo exudes luxury. The beds are exceptionally comfortable (some of the best we’ve slept in!), and the showers are brilliantly powerful—ideal for washing away the day’s exertions. After long days out exploring the local area, there was nothing better than soaking in the wood-burning hot tub, surrounded by the gorgeous scenery near Pitlochry. The sense of peace and tranquillity you get from those views is second to none. Beyond the stunning interior, Heilan Roo’s setting is spectacular. It truly felt like a private Highland hideaway, yet it was still close enough to local amenities and outdoor pursuits that made our trip so fun. From hiking and scenic drives to cosy pubs, we never ran out of things to do, and we always looked forward to returning “home” to our comfortable retreat in the evening. If you’re looking for a luxurious, relaxing getaway that still offers plenty of adventure on the doorstep, I can’t recommend Heilan Roo highly enough. It’s a gem of a place, and I can’t wait to return!

A fabulous house and very well equipped.
A lovely welcome pack was left for us. We were so comfortable and the grounds are beautiful. The hot tub was enjoyed despite the very cold weather!

Heilan Roo exceeded our expectations.
The location, property and small details make for the perfect getaway. It was hard to start the day because you just wanted the morning coffee to continue while you sat and enjoyed the views. The quality of the property is very high. The finishing touches are spot on; you can see how much detail the owners have considered regarding the decor. There is glass everywhere, and endless doors open up fully, which is excellent. But given where the house is positioned, you never feel on show. We'd love to visit each season to experience the change in the landscape that surrounds the property. We've holidayed in the UK for many years, and this house is at the top of the list!

Hielan Roo Has the "Wow" factor.
The cottage is beautifully designed and has floor to ceiling bi fold doors to the front and rear. The setting is wonderful within your own forest with a small stream to the side and small waterfalls in the garden at the rear. There is a bbq, hot tub and seating areas at the rear set in a lovely garden - lit up at night. The hosts were lovely and left lots of goodies for your holiday. This is certainly a lovely holiday destination. Elaine and Roo must be very proud of what they have achieved. We thoroughly recommend Hielan Roo to those looking for a special retreat. Heilan Roo is truly a sanctuary with outstanding hosts.
Our group was two couples and the layout was perfect. We absolutely loved the foldaway walls for true indoor outdoor living. Our group was able to see so many different birds and types of animals. The property has amazing views of Ben Vrackie and the trails are practically in the backyard. Soldiers Leap is also right across the street. We truly relaxed and loved our stay. Book this property. You will be so glad you did.

Fabulous house in a beautiful location!
Our family had a great week - visiting nearby towns, paddle boarding, zip wiring and relaxing in total comfort at Heilan' Roo! Many thanks to Elaine and Roo for their hospitality and for our stay in their beautiful house.

Heilan Roo is a stunning holiday let.
The rooms were all spacious, comfortable and provide a relaxing atmosphere from the moment you arrive. The garden area is superb with the waterfall features, the hot tub and BBQ and seating areas. Plenty of wildlife visiting the garden with greater spotted woodpeckers, red squirrels, pheasants, nuthatch and many of the more common garden birds during our week. Lovely walks round about with easy access to Ben Vrackie and down River Garry to Pitlochry. Thank you Elaine & Roo for making this accommodation available for holiday lets and for the welcome hamper. Had a fabulous week and totally recommend this to others looking for a holiday let in the area.

It is absolutely stunning and very well designed, it has everything you would love/need/wish for in a holiday home. The view is breathtaking both inside and out, I could easily have stayed another week in this lavish house. I am already looking at dates for next year.

Helian Roo lived up to all expectations for our week’s stay.
This is a well thought out forest home with all the amenities ranging from a fully stocked kitchen (utensils) to supplies to get the wood burning hot tub up and running. The hosts were helpful and charming, willing to help where required but to be honest the home just worked itself! The hamper was a lovely touch as was the Birthday ballons and card for two of our party who celebrated another year in comfort with a peaceful relaxing view. Getting to the property was easy and very close to Blair Atholl for the local store or Pitlochry for souvenir hunting. This property is a real gem, if looking to book, do not hesitate. The ambience is well worth it. Thank you Elaine and Roo for hosting us.

Heilan Roo is a fantastic house that has been beautifully designed by its owners and provides a convenient location for many of the local Perthshire attractions.
The quality of the furniture and furnishings and overall attention to detail was clear throughout the property and the landscaped garden was a wonderful haven to relax in. Elaine, the owner, provided a great deal of helpful information and went above and beyond to ensure that we had a wonderful stay. She also provided an extremely generous welcome pack. Heilan Roo was everything we could have hoped for and more.
Elaine had left us the most wonderful hamper, and had even gone the extra mile, by decorating the table with a “Happy 21st” birthday balloon for my daughter whose birthday we were celebrating. She was even so kind as to leave a gift and card for her, which was a lovely added touch. Heilan Roo definitely delivers on luxury, and we were fortunate enough to have fabulous weather over our weekend stay, which allowed us to use the beautiful outdoor space, which has been respectfully landscaped to allow you to be totally absorbed into the natural surroundings, allowing us to totally relax. We organised a private chef and a beautician during our stay, and again, the property lends itself well for both experiences. The kitchen is particularly well equipped. I would highly recommend Heilan Roo to anyone looking for a luxurious break, and we will definitely return.

Totally loved the house and location .
Beautiful Garden with amazing hot tub bbq etc . The kitchen had everything you need for self catering and the welcome pack was a pleasant surprise. Could not fault anything about the decor . Lovely comfortable beds and plenty of towels and robes . 5 stars all round

Let me start by saying what an amazing place Heilan Roo is.
When you first arrive, the property looks as amazing as the pictures portray, especially if you arrive at dusk as we did. The house is very spacious and has two adjoining open plan living spaces. One we used during the day with a large leather corner sofa overlooking the front of the property and the other an entertainment area sharing it’s space with the kitchen and dining table. All the rooms are furnished to a high standard with quality furniture, paintings and hand made decorations in each room. The kitchen is well stocked and has everything you could ever need. Nothing is missing and you won’t need to bring anything with you. The gravelled garden was beautiful with its waterfalls that lit up on an evening and made for a fantastic place to relax in the log fired hot tub at the end of the day. We didn’t use them, but there was also a BBQ and fire pit which would make for a great place to spend your time in the summer evenings I’m sure. Elaine had put together a welcome basket with a number of goodies to welcome us. Both before and during our stay she was very attentive, offering tips on the hot tub, EV charging and places to eat and visit during our stay. Pitlochry itself has plenty of places to eat and visit and we followed some of Elaine’s recommendations by eating at McKay’s and The Old Mill. We also visited the Dam and Salmon Ladder which were free to access. A short walk from the house is the Killiecrankie Visitor Centre and Jacobite Cafe where you can grab a cake and coffee before walking the River Garry all the way to Pitlochry and/or visit the Soldiers Leap. Heilan Roo is a stunning property and located in a fantastic location. You really couldn’t find anywhere better to stay and we couldn’t believe our luck in being able to book it. We will definitely look forward to coming back again in the near future.

We stayed at Heilan Roo for the first time last week and can honestly say we will definitely be staying here again!
This place has everything you need and more. The owners were extremely kind and even left a little welcome gift on arrival. The house is absolutely spotless and has a large living space with plenty of room to relax. It is located in a very relaxing area with the sound of waterfalls to make you feel completely switched off from the world. Heilan Roo is a spectacular property in a fantastic location near Pitlochry with lots of activities nearby.
The interior is stunningly stylish and the perfect place to relax and unwind after a busy day exploring the beautiful area. The garden is pristine and includes a hot tub, bbq and outside dining area with relaxing waterfalls. In short it’s hard to imagine how this property could be improved on and over Elaine is ultra friendly and easily contactable should you need anything. 10/10
