The cart house is lovely,, and the grounds and views are beautiful.
The hosts are local, attentive and generous, inviting us to explore the full run of their land and even going as far to post back to us our forgotten keys!
The kitchen was well equipped, the house clean and comfortable, and the toys in the cupboard were very appreciated!

Simon, the owner, was very good at communicating; it is well equipped in all respects, comfortable in terms of furniture and beds, with interesting pictures to look at and a practical layout. A real haven to come back to after our adventures and days out in the surrounding towns and countryside.

"We found The Cart House to be very comfortable, spacious and well equipped."
The beds/pillows were spot on for a great night's sleep. We had a curtesy phone call from the Simon the owner, the evening before we arrived which was unusual and very thoughtful. In all our years of booking with Sykes, we've never had that before. Also the bottle of wine and fresh flowers on arrival was lovely. It's location made it very peaceful but it's worth mentioning that the narrow track leading to the property would be tricky for a vehicle with low ground clearance. If any improvements could be made, then perhaps a larger shower head which would help to diffuse the high pressure, which was very powerful. The only other thing was when it was time for us to leave there wasn't any information in the binder about what to do with the bedding and used towels etc. Perhaps the binder needs an update? Very minor observations which certainly didn't detract from a great holiday with plenty of places to visit, things to see and do or simply enjoy the beautiful countryside. Simon and Sheena were the perfect hosts.

The only reason we didn't give 5 star for maintenance was the fan in the bathroom was not working we felt possibly that it should have been checked. But other than that it is a beautiful place to stay and we would highly recommend it if you like nature and peace and quiet it's perfect.

"The property is situated in the grounds of the hosts home, which are quite considerable with a pond, very large grassed area and other ex farm use buildings plus a rough grassed tennis court if you want a knock about."
The hosts are very warm and friendly and allow you full use of the garden and surrounding area. On entering the property, the main downstairs area which comprises a kitchen diner and lounge area, the first thing that hit us was an amazing air of calmness and serenity, the stress of the journey here ( 7 hours ) just melted away. The place was lovely and clean and fixtures and fittings are to quite a high standard although some pans and 2 of the settee's could do with an update ! The master bedroom had an emperor size bed which was incredibly comfortable, pillows were also very comfy. The property is in a very rural location so it is beautiful and quiet, no passing traffic, or anything really, as it is at the bottom of a farm track but this is the properties appeal, a total chill out and de-stress rental. My only real negative for this rental would be the poor security on the external doors and renters should understand that the properties appeal of a quiet isolated location also means you need to drive to go to pubs, shops etc.
Overall though a highly recommended location for a rural break.

Very comfortable large bed and huge downstairs area in which to relax. If you're looking for a quiet, relaxing time away, The Cart House is perfect.

"We really enjoyed our 1 week stay at the Cart House."
It was a perfect little self-contained property that was very warm despite the cold weather outside and had nearly everything we needed for a week's stay. The kitchen was fully fitted and all bedding and towels were provided. The only things I would pick out to make people aware of is that the last 1.5km of roads are quite pot-holed and prone to significant flooding. We drive a Rav4 so were fine but if anyone was planning to travel in a smaller car I would be sure the weather is going to stay fine. We also found the internet was pretty unusable. This isn't massively surprising in this part of Suffolk but download speeds were often <1Mbps and so streaming was intermittent. We could get 4G which is how we supplemented it - so make sure you travel with plenty of data.

"We thoroughly enjoyed our stay at the Carthouse."
It is a beautiful location. The house is lovely and it truly felt like ‘getting away’ from it all. Simon was very kind to us….I think, however, we were too big a party and it might be worth making more of the recommendation that it is really only suitable for up to 4 people.
I feel a bit uncomfortable that we might have over disturbed Simon and his family in their beautiful home/grounds.

"A lovely tranquil holiday retreat."
A little off the beaten track but all the more enjoyable for that. If you are into wildlife it's ideal. Roe and muntjac deer foxes hares egrets and much much more to be seen. Friendly and welcoming hosts. We were sad to leave.

"We stayed in this property last week The property was in a lovely area but the journey was quite a trek, especially in the wet weather, and we had to travel along several miles of bumpy unmade up roads full of potholes to reach The Cart House."
Anyone with a lower slung car would have found the roads virtually impossible to travel along The holiday property was very near to the owners’ property which we were not aware of at the time of booking. The property wasn’t well cared for and the standard of cleanliness was not what we expected. It clearly had not been cleaned thoroughly for some time There had been a flood in the downstairs loo and hallway which hadn’t been repaired by any sense of the word and it was almost derelict in the hallway and very damp The kitchen wasn’t great. A lot of the equipment was below standard and again cleanliness was an issue The 3 sofas in the sitting room were clearly very old and had no support The promised WIFI was dreadful, as was the TV connection. The TV pixelated all the time which made it virtually impossible to watch and it was certainly not a Smart TV as stated. We had little or no internet connection for the whole of the our stay which caused difficulties for us. As for the promised outdoor amenities, the tennis court grass hadn’t been prepared for playing, the telescope was rusty and unusable and the hut, which we had hoped to sit in, was run down and had no suitable seating. The swimming hole was also unusable as the jetty to access the water was unstable and dangerous And from the description of the property we had expected to have a private garden to sit in which was not the case. There was just one bench outside near the back door and near to the track which vehicles used. There was nowhere to sit outside together as a family and enjoy a meal, as advertised.
