"Tunns cottage is an idyllic building which was once part of the Tunns Inn PH dating back to before 1841."
The building now comprises of three individual dwellings of which number 1 is the holiday let that we booked. The house is beautifully finished with much of the original architecture from the pub remaining. The layout consists of a small entrance lobby which enters into a living area where the grand brick-built fireplace stands complete with log burner and hearth. The living area also has a desk with chair to write all those postcards while you are away or place a laptop if needed. Another nice touch and well thought about is the LED free standing reading light which was great in the dark evenings.
The kitchen is very modern with a small dining table and two chairs. Moving from the living area towards the large conservatory is a fully modernised bathroom on the right with under floor heating and a shower / bath combo, toilet and sink. Worthy of note is the mirror with light and shaving plug.
Water flows hot and plentiful for a shower or bath. Opposite the bathroom you will be met by a lovely split stable door which leads you into the conservatory and garden. The garden is quite spacious and perfect for dogs to have a run around. We have two working cocker spaniels and they couldn’t find an escape hole so believe the garden is quite secure.
Back into the house and through the living area you will find a small lobby area which provides a fitted cupboard to hang coats etc. The stairs are worthy of note, we loved the quirky nature of these rather steep stairs complete with a rope and handles to help climb them. These could be quite a challenge for persons with disability so you may want to check with the agents prior to booking. My wife and I are in our 50’s and had no trouble with them. Upstairs you will find a double bed in one room and a single bed in the second room. There is an upstairs toilet and sink to save having to make the journey downstairs at night.
There has been a lot of attention to detail in this home with very practical additions such as an outside light (operated in the kitchen) for illuminating the drive way and corner of the garden, a full fire side tool set, bucket with firelighters and kindling, coal hod and heat resistant gloves. The conservatory has a sink with water and a washing machine. You will also find some chairs and a small table together with a tray to wash boots or dog paws before coming into the house. Twin light switches enable operation from either the garden door or the house door which is a nice touch. There is internet with a fast rating, off memory I think the download speed was around 50 mb and the upload around 40 mb. More than ample for streaming and watching apps on the provided TV. There is a drawer unit in the living room with some games (cards etc) and there is a DVD player should this be needed.
Tunns cottage is a lovely building which provides an amazing environment to relax, light the fire (we went in January when snow had fallen) and let the world glide by.
Location wise Tunns is central to the towns of Lowestoft, Kessingland and Beccles. There are many attractions such as Africa Live and Pettitts Animal Adventure Park within easy reach and many good beach walks along the nearby coast.
We had an amazing time and fell in love with Tunns and the surrounding area, the house is quite old and naturally has some quirks of building this age (like the stairs) but it is well presented, clean and tidy with lovely finishing touches to welcome guests.
I rarely write reviews unless they are warranted but Tunns cottage is certainly as exception worthy of note. We cannot wait to book again and highly recommend this charming property.

"Tunnes Cottage
For those who don’t want to read much, yes we liked it, yes we’d like to come back."
For everyone else, the cottage is located on a country between Beccles and Lowestoft and access to the countryside and seaside. Tunnes Cottage is well presented and for the most part comfortable. We had everything we needed to enjoy our stay. We had a lovely welcome pack when we arrived and perhaps some extra touches for Christmas, which were really appreciated. The real touches that made that extra special touch, fresh flowers which were clearly not from a garage or a Lidl. The welcome information pack is well thought out and offers effective guidance for each of Tunnes guests.
The cottage is a mix of modern needs (Kitchen, Utility and Bathroom) and period features that made a basic stay a little more special. Read the description carefully and you’ll see you have everything, dishwasher, washing machine and strong wifi. The kitchen is well equipped and was just right for our stay. The cottage isn’t crampt and we are happy to recommend this cottage but of course that’s just our opinion.
The garden is as described, enclosed and dog safe. It’s a rustic garden and I bet quite comfortable to be in in full bloom in warmer times of the year.
It just leaves us to thank the owners for a great experience and we hope the same for your stay too.

All essentials are supplied ensuring you have everything you need. There are plenty of local walks where you can enjoy the lovely surrounding, peaceful countryside. Within a few miles there are plenty of places of interest to visit either inland or by the sea. Certainly a place to relax and enjoy.

"This is the third time we have stayed in Tunns Cottage ."
This time in Spring.
We had a lovely restful break and the cottage as always is very comfortable and well equipped. The garden is fabulous and great for dogs. The bed is very comfy and the cottage both tastefully and practically furnished. There are local footpaths and and easy 20 minute drive to the coast ( Southwold, Walberswick,Dunwich etc. )

"The only real issue we had was the stairs and the hedge by the parking slot was over grown and made getting in and out of the car very difficult."
Glad you enjoyed your stay. The stairs are steep as described in the cottage details, it’s a very old property so can’t really do much! The path outside the cottage can be used for parking as it is not used.

"What a lovely cottage this was to stay in."
Well kitted out, and nice and clean. The utility room was a god send with our dog as the weather was wet for 2/3 days of our weeks stay, so cleaning him up in there was great. The secure garden was lovely for him as well. The location of the property is brilliant for visiting places like Southwold, Lowestoft, Thorpeness and we went as far as Felixstowe. We would thoroughly recommend 1 Tunns Cottages. The staircase is steep but you do get used to it after a while but worth bearing in mind for those with mobility issues. The log burner was lovely to put on in the chilly evenings.

Would have liked to have been informed of the very steep and narrow staircase prior to booking, would a rope bannister help? Must say what a wonderful garden and the flowers and wine we're very much appreciated. Also, the quality of towels and bedding outstanding

Quiet, serene and even though the stairs are a bit for a man with my back, it has been equipped to make the ups and downs easy. Its location is superb for all the surrounding countryside and the beach. The garden is a dream. The kitchen is fab. I didn't actually miss home. Bravo.

"Really nice property that we thoroughly enjoyed staying in."
The house was comfortable and well looked after - a really nicely renovated old building. Our only critiques are the wifi - realising this is out in the sticks we weren't expecting too much but 67Mb is available at this address and the wifi as is falls far short of this. It was difficult to maintain video calls, etc. We would also have preferred fitted sheets on the bed - using normal sheets as under sheets just means having to continuously tuck them in all night. Finally, we could have done with fans in the house as it was quite warm. One thing to note for families, the trundle is put in the master bedroom (which is noted in the advert). We actually moved ours to the second bedroom as we didn't want one of the kids in with us - so this is a slight inconvenience to note if you are booking as a family of 4.

"Our first stay in this beautiful cottage full of character and warmth."
The original fixtures and furniture were all of a high standard. Everything one needs to make a holiday one to remember and to return to.
The garden and surrounding countryside makes it a place of peace and quiet attracting butterflies, birds, bees etc. Also such lovely places nearby to visit whether it is the beach or local villages.
We would definitely recommend this cottage to anyone

"We loved our stay, it is a beautifully presented cottage, with gorgeous woodwork throughout."
The kitchen was a lovely space to use and eat in. Our dogs were made to feel very welcome (rather than an inconvenience as is often the case). The garden is also a superb space, the dogs were giddy with excitement every time they were let out! Just wonderful and we’d love to return.

"We stayed a week at 1 Tunns Cottage in late May and the weather was seasonally very good - warm and sunny."
We were left a very generous starter pack & treats.The cottage was very old, full of character, decorated with fresh flowers and warm & cosy. The cottage was spotlessly clean, extremely comfortable, decorated to a high standard, very well equipped and contained a comprehensive folder of useful, important and local information. There was an enclosed garden with a patio area, table & chairs and flower borders. The setting provided privacy and was peaceful with the sounds of the wildlife - wonderful. The location was perfect for visiting many local attractions, coastline and pretty towns & villages. We thoroughly enjoyed our stay at 1 Tunns Cottage and would recommend this holiday cottage.

"One point I would wish to make."
The owner needs to move the soft drinks glasses down to an accessible level as they were placed right at the top of a wall cupboard. We would have needed a ladder to reach them

The setting is lovely - so quiet and peaceful but just 15 minutes from Southwold, which was so lovely we went twice!! We enjoyed some great walks along the coast and rivers as well discovering some charming little places like Thorpeness, Beccles and Walberswick village & beach - would recommend Black Dog Deli for lunch! Really appreciated the beautiful peaceful garden - listen out for the cuckoo!

"A lovely property."
Nice big fluffy white towels were provided. The garden was great for sitting out in and keeping our 3 dogs safely contained, one of which is a renowned escape artist. I would stay here again.

"Charming and comfortable cottage with stunning scenery to front and side of property."
The owners kindly left us welcoming gifts for ourselves and our pets. All were greatly appreciated. Cottage was very clean and so comfortable with a country cottage style garden. There was a large downstairs bathroom and also an upstairs toilet which came in very handy. Mud room was brilliant for those muddy dog paws and there’s a large downstairs room/cupboard opposite the bottom of the stairs which has your wardrobe space. Our only concern was the steepness of the stairs. Not for the faint hearted or the elderly. Lots of lovely places to visit within half hour drive of this property and 50 mins drive to see the seals up close at Horsey Gap beach. (Best day of our holiday).
We highly recommend this beautiful cottage for a peaceful stay in the Suffolk almost Norfolk area and would happily return.

"Cottage was great, but lock on front door was not working, so could not lock from inside."
Reported to owner but did not fix. Meant we had to sleep with door unlocked which was quite stressful - ended up sleeping on sofa so that family felt safe

"We had a thourghly good time at 1Tunns Cottage."
The house is as described plus more which we didn't see mentioned on the description. There is an upstairs toilet and small sink and also a lean-to/mud/utility room on the back, great if you have dogs and wet clothes.
The garden is great for dogs and very secure and the house is warm and comfortable.
As stated the stairs are very steep and narrow but you get used to them quickly.
One of the best things about the cottage is its location. When we looked on Google maps it appears to be 'in the middle on nowhere' and whilst that is true and good in terms of peace an quiet, Morrisons is only 8 minutes drive away, Lowestoft 20 mins, Southwold 25 mins, delivery services are good too - so it really is the best of all worlds.
I would recommend it as a great space to see this beautiful part of the country.
