    The only issue we had was opening windows - the secondary glazing is difficult/impossible on some windows to open.

  • "Thoroughly enjoyed staying here."

    Quality furnishings and appliances. Perfect location in the centre of Southwold. Easy (free) parking on the road opposite the house. Only problems were the sash windows in the middle bedroom don’t open and no fan was available . The new dishwasher wasn’t working and ‘Best of Suffolk’ sent a maintenance person very promptly but he couldn’t fix it whilst we were there. Been coming to Southwold for 50 years and it’s a firm favourite with all our extended family.

  • "Spatious house in excellent location in Southwold with very nice garden."

    Comfortable, modern bath rooms. Kitchen equipment not sufficient for 8 people e.g. not a single bigger pot suitable to cook spaghetti for 8 people. Basement toilet not properly working (we phoned up the Sykes team on the second day but no one showed up). Some bedroom- and bathroom doors not properly closing, one bedroom window not properly working.

On entering the front door you know you're somewhere special with quality furnishings and fittings throughout, The Middle House is an elegant Victorian holiday-home with beautiful sash windows and high ceilings, allowing the natural light to fill this stunning property.

The property offers space for families and friends to come together and socialise, starting with the kitchen/dining room, a utility room, garden room and elegant sitting room with wood-burning stove on the ground floor.

Ideally positioned to make the most of the views across the marshes and sea beyond. On entering the ground floor through the front door there is a spacious entrance hall with hard flooring throughout the ground floor.

The dream bespoke kitchen/diner is sure to be the hub of your holiday, with everything you need to cook up a storm with electric double oven, fridge-freezer, dishwasher, kettle, toaster and Nespresso coffee machine flowing into the beautiful dining area with a large handsome table and chairs sit at one side and there is also a breakfast bar with two bar stools allow for more relaxed meals or simple suppers.

The elegant sitting room with period features include a fireplace housing a wood burning stove, parquet floor and sash windows framing the views across the marshes to the sea beyond, there are two luxurious three-seater sofas and two armchairs positioned to make the most of the space and a Smart TV.

The handy Boot/Utility Room provides access from Park Lane, a space where muddy boots/beach gear can stay out of the main house and the all-important washing machine, there is a cloakroom with WC and washbasin too.

The Garden Room offers beautiful views out across the garden, marshes and sea beyond with two chairs and a lamp to sit comfortably while enjoying the scenery.

Leading to the first floor the partially carpeted stairs with handrail lead up to the expansive first floor landing area.

Bedroom 1 is a sumptuous room with the most idyllic views across the garden, marshes and sea beyond, metal framed super-king bed is positioned in prime position to make the most of the views on offer and there is a freestanding clothes rail for your belongings.

The family shower room consists of a luxurious walk-in shower, heated towel rail, double wash basin and WC.

Bedroom 2 benefits from the beautiful views on offer, this room offers a space for both adults and children with two full size single beds.

The family bathroom is a simply stunning suite, featuring a bath with over-head shower and handheld attachment, wash basin with mirror above and WC.

Bedroom 3 is a fun space for two children to enjoy, with bunk beds.

Bedroom 4 is a calm and relaxing space to retreat to at the end of the day, with luxurious super-king bed with bedside tables, lamps and a large chest of drawers for your belongings.

SOUTHWOLD

Lowestoft 13.4 miles; Ipswich 35.1 miles

Southwold is a seaside town situated along the East Suffolk coast within an Area of Outstanding Natural Beauty and resting between Lowestoft and Ipswich. Southwold is known as the home of Adnams Brewery which was established in the town in 1872 and it also has its own lighthouse, a museum and a picturesque pier which has a selection of colourful beach huts and which plays host to the regular Southwold Model Yacht regatta. The town boasts a number of excellent restaurants and eateries with a particular nod to its seaside location so there is always plenty of seafood and fish on the menu. Southwold has some fantastic independent shops, boutiques, galleries and pubs which are great for a browse and to stock up on essentials for your holiday. Just outside Southwold there are a number of great attractions for the whole family including Africa Alive Zoological Reserve, RSPB Minsmere and Dunwich Museum as well as scenic towns such as Aldeburgh, Thorpeness, Leiston and Lowestoft to visit.
