An excellent property - immaculate and everything necessary provided.

Good to be able to use the garden. Property close to plenty of places to visit.

Perfect location amidst Salisbury, Winchester and Southampton and no more than an hour’s drive from numerous places of interest.

The property is very well-appointed although it is difficult to prepare a full meal on just 2 small burners: use of oven and microwave ís essential. Bathroom with deliciously large shower cubicle and very satisfying water pressure. Sink in bathroom quite small and lacks a mixer tap. The property comes with the use of the garden which is simply gorgeous! Owners live on the premises and are most welcoming and happy to be of assistance. Their dog however is the most important and friendly asset of this little piece of heaven.

The Roost was calm, relaxing and just what we were looking for over Christmas.

We particularly enjoyed the peace and quiet, and being able to lie in bed and look at the stars overhead. The kitchen was well equipped with everything we needed, and the whole property was very well laid out. The bed was comfortable, and we loved the Christmas decorations. It was convenient for Salisbury, Winchester and Beaulieu. There were a couple of minor issues, but the friendly owners sorted them very quickly and efficiently. Highly recommended.

We enjoyed a lovely stay at The Roost.

It as a lovely quiet location, very comfortable and easy to heat when needed (not so much in a warm November!). The owners were very friendly and helpful, and as others we very much enjoyed the wine and shortbread. It was great to hear the owls from the bedroom, and there are some very nice walks from the front door either side of the village. Would definitely recommend.

Perfectly situated,comfortable and quiet and the stars were amazing.

Lovely upstairs location overlooking trees full of birds and the pretty garden.

Everything clean, nice bed linen and towels. Had everything in the kitchen I needed for a week there. Bed very comfy and lovely pillows. Comfy sofa. Mozzies mounted an overnight attack on me, nice touch was the Anthisan cream, mozzie spray and plug in. Keep windows closed overnight!

The owners made us feel welcome and were very helpful. The property is very nicely kitted out and has lovely homely feel. It's location is great for visiting many local attractions. .

The Roost was the perfect getaway spot, it was like living in the trees!

The property was spotless, well equipped and cosy and the owners very friendly. It was easy to find thanks to the clear and concise directions we were sent before we left home. We found we were very handy to numerous places to visit - far too many for just a week - and will no doubt be back to complete our wish list. Thank you for allowing us to stay and thank you for the biscuits and wine.

I really enjoyed my stay at The Roost.

Paula and Steve were very welcoming and hospitable throughout my stay. I loved being able to see the stars through the skylight above the bed and the surrounding trees and gardens provided beautiful views. It was very peaceful and quiet and the property was clean and warm with everything I needed there. Paula even did some washing for me which was much appreciated and I was able to use the washing line in the garden. Thank you for a lovely stay. Angela

The Roost was delightfully situated in the countryside.

My husband and I are in our 70s and managed the steps easily. It was very comfortable and well furnished and we would happily stay there again.

This is a delightful little property - ideal for 1 or 2 people.

It's well equipped - inter alia there's a hair dryer, a cafetiere and corkscrew (other property owners please note!) It's an easy drive to Romsey, Winchester, Salisbury and Lymington - and it's very very close to Mottisfont (a delightful NT property).

The Roost was absolutely lovely, we enjoyed our weeks stay at this beautiful Location, the Roost was very clean and well equipped with everything you could possibly need.

Peaceful,just what is needed after a busy day sightseeing. The Roost has all the amenities needed to enjoy a relaxing holiday. So much to see and do within a relatively short drive. I would highly recommend The Roost

The Roost is a great place to stay and unwind on holiday.

The accommodation / facilities are, well thought out, cared for, very clean and comfortable. The location is well placed for a good variety of days out and a lovely retreat to come home to. We felt at ease and welcome as soon as we dropped our bags and refreshed, when we sadly had to leave. We would highly recommend.

This property was a great find.

The layout of the property is very clever and comfortable. The owners are welcoming and hospitable, allowing use of their garden if you wish to. The property is well situated for visiting a wealth of interesting places that are within easy distance. The Roost has trees at the rear which makes you feel that you are in a well equipped treehouse for grownups.

A small but beautiful property, cosy and light, great for one or two people.

Lovely situation backing onto woodland, great for bird watching. Surrounded by pretty villages but conveniently close to major roads and the M27. Just two small points, a larger TV would be better as the current one is quite small, also the bedroom would benefit from a door to make it more cosy at night. Space is a premium but a sliding door would fit.

A wonderful stay at this lovely and comfortable property.

It was spotlessly clean and had everything we needed for our stay. The surrounding area is so quiet and peaceful with plenty of things to do. I am so sorry we had to cut short our stay due to Duncan’s work commitments but next time we are down to visit relatives we would love to stay again. Thanks again for the welcome pack, it was most appreciated.

Fantastic property in a beautiful location.

It was small but very well planned and fully equipped with good quality items and appliances. Spotlessly clean, quiet, peaceful and very comfortable. There’s plenty to see and do in the area - we went to Salisbury, Romsey, Marwell Zoo, Mottisfont, Florence Nightingales Grave, the Sir Harold Hillier Gardens and the wonderful Weald and Downland Living Museum near Chichester. A perfect break for two people - and thank you for the wine and biscuits!

Very nice accommodation and at good distance for Salisbury, Winchester and exploring the New Forest.

The property was ideal for us, quiet and rural, ideal location for traveling the region, owners were very pleasant and sky the pet was a friendly chap, came to welcome us there, all in all had a great week.

Well equipped property with a good location for fly fishing and visiting attractions, and nearby towns.

The outside stairs to The Roost are quite steep but we knew that when we booked it.

The property itself is cosy and perfect for a week's holiday exploring the locality. We had mixed weather during our stay but this did not prevent us from going places. I would recommend this property to others.

Owners Paula and Steve were very helpful.

Apart from another towel rail & hook everything was as we would have expected.

Our host was there to greet us and check in was easy.

A welcome bottle of wine and some biscuits were provided for us. The well equipped, very clean cottage was in a quiet, peaceful location and was ideal for lots of lovely walks. It was also easy to visit Salisbury for the day.

Nice place to stay comfortable friendly host I wanted something quiet and definitely got there it was lovely when out walking somewhere nice to come back to

very quite base to exp Hampshire, New Forrest and Wiltshire.

Me my partner and 8 month old had the best holiday, so much to see and do, the roost was only a short drive from everywhere, a perfect location, the cottage was clean and fresh and provided everything you needed, a beautiful big garden and a park 2 minutes down the road, a lovely welcome greeted with biscuits and wine.

We will definitely be returning, thank you for a perfect stay

Although seemingly in the middle of the countryside, it was so easy to access all our activities such as golf, walking, cycling, National Trust visits also various eateries.

Our hosts were both friendly and very helpful. The garden was peaceful and relaxing, and the accommodation was clean, comfortable and functioned well ( wooden steps up might be challenging to some). Very enjoyable in this lovely part of England.

A charming little snug ideally located between Winchester and Salisbury so a great base, lots of national trust in the area and walking.

The roost was a nice size for two definitely not small, very comfortable, well equipped and spotlessly clean .

It was larger than it looked on the site. We where completely satisfied with the Roost.

The Roost was very welcoming in as much as it was clean, comfortable and in a gorgeous, quiet location.

A bottle of wine and box of cookies was left for us which was a nice touch. It was compact and cosy but we did not have an issue with the size although I could see that others had commented on the fact that there was only one small sofa. This did not bother us. On the second and third morning, unfortunately there was no hot water in the shower. I am sure that if we had contacted the owner he would have resolved the problem. But the days were hot and we chose to have cold showers instead! But we did leave a note for him before we left so that he would be aware before the next guests. There were many great day trips in the area and all in all, we had a fantastic time.

A wonderful country location with easy access to the New Forest and tourists favourite towns and villages.

All the sounds of the countryside, birds, sheep, pheasants, to greet you in the morning and beautiful wooded views, which we loved. An ideal position for visiting all the county attractions, most within a 40 minute drive away. The cottage was spotlessly clean with all facilities to make it home for the week. Everything worked fine and we found the shower was a very refreshing experience in the mornings. Although, you do have to ask the owners for use of the washing machine and iron/ironing board, which probably not an issue in nice weather. But if you are out all day, you`ll have to time or arrange this to suit I guess. We met the owners briefly and were very accommodating nonetheless. The cottage is compact, an ideal refuge for the evenings but we felt it needed a dining table otherwise it was eating on the sofa, which is small to be fair. But bearing in mind the price point of the cottage and floor space, it is good value and that is why the aforementioned is absent. The cottage is open plan with no door between bedroom and kitchen diner to separate them. Not a big issue, especially if used as a base but just observations through our previous cottaging preferences. Overall, it did not distract from our holiday experience and had a wonderful week in the New Forest.

A lovely cottage perfect for a couple.

Steve and Paula were perfect hosts friendly but not intrusive and allowed us use of their wonderful garden . There is so much to see in the surrounding area we will be back. It was a wonderful way for my husband to celebrate his 50th.

The Roost is a very good cottage to stay in for many reasons.

The situation is lovely, with access to the owners' beautiful garden. It is close to Romsey and a bit further to Salisbury and Winchester. We found all we needed in the Roost. The bed was extremely comfortable and the shower was large with plenty of hot water on demand. The furnishings were of a high quality and the whole cottage was of a high standard. The owners were welcoming and helpful and we found a bottle of wine and packet of biscuits on arrival, a very nice touch. We would definitely recommend The Roost and hope to return in the future.

The cottage was lovely, the owner very friendly.

Two points for improvement. One is a couch that is too deep and not wide enough for two persons. A bigger couch and an extra comfortable chair is definitely needed in an other wise excellent cottage. The other point is, there are no cleaning utilities. No broom, vacuum cleaner, dustpan and brush, absolutely nothing. We felt bad having to leave without being able to clean the floor. ***owner response**** There are cleaning products and a dustpan and brush within the property. There is not a space for a broom or vacuum cleaner as we have no expectations of our outgoing guests to clean the property prior to leaving. Our cleaner comes in on each changeover day to ensure that the property is thoroughly cleaned for our next Holidaymaker. Thank you for your feedback on the sofa, we are looking to change this to a 3 seater moving forward

This cottage was within easy reach of lots of places to visit we went to many areas we had not seen before .

We had every thing we needed.

The Roost provided us with everything we required - in fact it exceeded our expectations.

It was a real gem.It was set in beautiful rural locations and the owners' generous and thoughtful provisions for our comfort made it a perfect holiday base.
