  • "It's a lovely location, and the accommodation is finished to a very high standard."

    There were ample facilities in the kitchen area and everything worked as it should. The bathroom is spacious and options of shower and bath very helpful. Great to have an enclosed garden so that our Cockapoo dog Bert was able to roam freely. The added bonus was being able to look up at the stars on a clear night and actually see some! Lovely stay and much appreciated.

  • "We had an amazing three weeks at Pippin."

    It is situated in such a tranquil, private and beautiful spot and offered a comfortable home from home. The cottage itself is well equipped, clean and cosy. Our length of stay meant that we fully appreciated the washer drier and the use of the freezer in the games room. Also the fully secure and pretty garden was ideal for the dog and he enjoyed the great local walks. We enjoyed sitting in the garden too!

  • "Second time we've stayed here and it was as lovely as we'd remembered."

    The cottages are cosy, comfortable and well equipped and the location - a short walk up a quiet lane to Martin Down - is ideal. The owner was friendly and helpful and we very much appreciated the cake, milk etc left for our arrival - thank you! We're already talking about a return visit next year, which says it all!

  • "Excellent accommodation with privacy situated in a classic British picture book village."

    All the basics like beds, shower and kitchen and in particularl, comfortable soft furnishings were first rate. The home baked sponge provided on arrival by the thoughtful and considerate host was delightful. The provision of a smart tv and BBQ were very much appreciated. We highly recommend Pippin as a really nice place to stay

  • "We had a nice stay in Pippin."

    The highlights for me were the location (Martin is a lovely village with a little shop and play park), enclosed garden for the dog, beautifully maintained borders out the front, and farm animals for the kids to see near the property.

  • "This property needs some urgent TLC."

    several issues regarding areas not been cleaned for some time. The bedrooms were clean and tidy apart from mould on the inside of the curtains in the king size bedroom. Lounge, kitchen and bathroom require time spending on them to resolve all the issues. We have brought this to the attention of the Host and she visited us to discuss. She has assured us that it will be brought to the attention of her cleaning team.

    I have made the cleaners aware of the issues you raised, and they have been rectified. As mentioned, when I visited you, I was unable to do my usual check around prior to your arrival which was unfortunate and for which I apologised. Best wishes Cathy Property Owner

    Great location and really peaceful. Our son loved the games barn. Bathroom was lovely and clean. Great well stocked kitchen. Underneath beds and sofas was a little dusty and found a previous holiday makers hairband and a sticky sweet under the sofa which our dog discovered

  • "Pippin is compact and is fairly well fitted out."

    One improvement would be replacing the double bed mattress, it slopes into the middle of the bed. A light summer duvet would be appreciated not the the thick duvets provided for a stay in June in hot weather. We had to use just the duvet cover with a travel rug on top for the entire week. More plates, bowls and mugs, glasses are required, we were constantly having to put the dishwasher on between meals each day. The frig temperature appears ‘iffy,’ it was too warm, but when we adjusted the thermostat it froze the salad veg.

  • "A lovely little property in a quiet secluded location."

    Very well equipped, cosy and the comfiest of beds. Very well set up that if you were two families holidaying that you could eat together in the shared games room that was also well equipped. Lovely little secluded garden so was perfect for our dog and just a short walk away was Martin Downs. We were lucky with the weather too so all in all we had a lovely relaxing break.

  • "Pippin was a nice getaway in a peaceful village, and the house had good facilities including all the kitchen amenities you could want and the games room was a nice touch."

    We had an issue with the king bed whereby the bedframe was broken, I would assume from a previous guest, which did impact sleep during our stay but the communications with the host was swift and speedy.

  • "A lovely space and great location, so many areas of interest are within easy reach."

    The place is well equipped and in particular the kitchen with all the utensils you will need.The outdoor spaces are pleasant and well kept. The bedrooms are on the small side though on balance, access to the separate barn, recreation area provides additional space for families i.e. with teenage children or holidaying with 2 other adults for downtime, etc. is a nice alternative. Would definitely recommend. The ‘very good’ welcome cake, etc are thoughtful touches and appreciated.

  • "When we arrived the woodburner stove was not laid and there were only 2 firlighters and no kindling it 2 attempts to light it and it was very cold."

    There was no under floor heating and getting up in the morning was very cold. The heated towel rail was so small you could not put a bath towel on it and this had to be switch on every hour. The cooking items were kept in the boiler cupboard and other items were in cupboards where you had to be 7ft tall, yes there was a small two step ladder with no hand rail but when you are in your 80s this was not advisable. No DVD player and 1 of the patio chairs arm was broken -notified. The cost of 1 week for such facilities was ridiculous we have all been put off

    I am sorry that you and your daughter did not enjoy your stay in Pippin and Russet cottages. If you had contacted me whilst staying I could have resolved many of your issues. The underfloor heating does work and I could have helped with the control settings. There is a ready supply of free logs for the woodburner. I have put a DVD player in Pippin cottage and there was one already in Russet. There is not a DVD stipulated in the particulars as the smart tv seems to suffice.   • "We absolutely loved our stay at Pippin, in a great location."

    Only 20 mins into the lovely New Forest. We were greeted with a welcoming note, yummy cake and a chew for our dog which was a lovely touch. We spent 4 nights in front of the log burner after days out walking with our dog. It certainly warmed up the whole place and made a cosy and relaxing stay. The kitchen was very well equipped with everything you needed and the games room was great. Our daughter loved her room and the little selection of books. Would definitely return again

  • "We really enjoyed our stay at Pippin."

    The village seemed lovely and very quiet, but it was difficult to go out walking here as there were no footpaths. Not too much of an issue for us, but could be if you have small children. Perfect location for us to be able to visit family and have a few days out with the children. (Monkey world, Moors valley, and Avon heath) The accommodation was perfect for the 4 of us. It was actually a little bigger than expected. Nice small garden with seating outside (although could have done with a fourth chair outside). Good sized towels and bed linen provided, and little extras like a few dishwasher tablets, tea, coffee, and some milk were a bonus so we could enjoy our cake, from Cathy, with a cuppa on arrival.

    I am so glad you enjoyed your visit. I am sorry you didn’t find the footpaths close to the cottage around the village or on Martin Down Nature Reserve. They are shown on the Ordnance Survey map on the wall in the cottage. Property Owner

  • "We had a fabulous time staying in Pippin with our two young Daughters."

    It's clean and homely with plenty of space for the girls to play and it's own secluded garden. The pool and table tennis tables in the games room are also a bonus. Martin is a beautiful setting. Easy access to the New Forest and beaches. The welcome cake was also a real treat! Cathy is super helpful and very responsive. Would definitely recommend and would like to return.

  • "Beautiful property and lovely location."

    Very clean and well equipped. The only downside was that we struggled with getting the wood burner to light. Also it was not sufficient enough to heat the cottage. The heating with also set to a maximum temperature which again was not sufficient to keep us warm so we did have a couple of chilly nights.

  • "A very comfortable cottage, absolutely everything one could need supplied."

    A lovely wood burner makes the winter experience very cosy. The cottage was warm and inviting. The room next door is great for kids to enjoy, table tennis and games etc. The village is quiet but friendly, we visited the church and the village shop is helpful, however main shops are quite far, so go prepared. A lovely stay, and Kathy the owner left us a beautiful home made cake to enjoy. Our dog Bayley enjoyed his walks on the downs which are about 15mins walk away or 5mins in the car.

  • "The accommodation is very clean and comfortable, with many extra, much-appreciated touches such as a homemade cake and really plush towels."

    The beds are very comfortable too. The pretty little garden is very private and secure for our dog. The nearby meadow nature reserve is beautiful and we loved walking her there. Martin village is very picturesque and the village shop is surprisingly well-stocked, but it’s a shame there’s no pub within walking distance. It was also unfortunate for us that the games room was closed due to COVID, but that couldn’t be helped. All in all, we loved our stay and will probably return!

  • "We had a lovely holiday at the Pippin Cottage."

    The cottage is very well equipped, you can find everything you will need to cook a meal in the kitchen. The house was clean, the bed was very comfortable and the fireplace was an extra (logs were provided too!) especially we had a few cold days outside during our stay. I loved the peace that surrounded the house it was perfect for relaxation and there are some amazing walks around Martin you don't even need to go to the New Forest! I highly recommended the Pippin and hope to return during the summertime too, thank you very much Cathy!

  • "Not suitable for 4 adults, suitable for 2 children and two adults."

    Only one toilet roll ? No dishwasher tablets No shopping facilities nearby for people that stay for more than 2 days,very sparse choice. All lampshades were dirty and dusty. Expel air in bathroom was completely clogged up ... Having to strip all bedding and empty all bins ? No games room available, understandable due to covid ,although owner should have made us aware of this and reduced price,especially as it was in half term week and prices were massively increased. A shame as all these valid points could be easily rectified...apart from the village "shop"

  • "It was a lovely property and we had a wonderful time."

    The location was fantastic and a great base for exploring the Hampshire Downs, New Forest and Dorset coastline. The only point I would like to make is that I think it was a little disappointing that we could not enter the property until 6pm on our day of arrival. I totally understand the current situation with Covid-19 and the extra cleaning that needs to take place but I didn't really feel that an awful lot of cleaning had taken place. Don't get me wrong, it was clean and pleasant but not entirely sure everywhere was sanitised. We stripped beds on departure, as requested, which was fine and this included bagging up duvets, pillows and towels. This would have saved the cleaner a good half an hour. Please don't see this as a criticism though or a lack of understanding on my behalf, it's just a little frustrating to lose a day of a much needed holiday. However, we would definitely return to this property.

  • "We wanted to stay somewhere close to the Martin Down nature reserve which we'd stopped at for a walk the previous year."

    I hadn't realised how close the cottage is to the reserve. You can walk there from the door along a quiet lane in about 15 mins. The cottage is very light, airy, open plan, and well equipped. My sister booked the adjoining cottage (Russet) so we were able to enjoy time together and yet still had our separate space. There is a village shop run by fantastic volunteers and we bought most of what we needed there. The village is very pretty, full of thatched cottages. We used this week to catch up with family after a long time apart, relax and walk, so hardly used the car at all, though I know there's plenty to do a bit further afield.

  • "It was the perfect venue for all our family to met up."

    The games room was great fun and meant there was lots of room for us all to sit around the table. It was a wet and cold weekend but the log fires made it really cosy. Great that we could bring the dogs too - being located right on the downs meant we could easily walk the dogs without needing a car. The perfect weekend. Thank you.

    Kitchen facilities better than expected and they thought of everything. With the time we reached there we did not need anything as all equipped.   • "We loved the position of the accommodation and its privacy."

    It was spotlessly clean and very well appointed, plenty of towels and kitchen equipment etc. The beds were extremely comfortable. I have recently had major surgery but slept very well. We particularly liked the lovely natural garden and facilities for eating out of doors. Lastly, the cake which we discovered on our arrival was absolutely delicious! A really lovely touch. We would have no hesitation in recommending this property to anyone and intend to come again and bring our dogs who will love it there. We had a delightful week-end.

  • "Peaceful location on the very edge of the New Forest."

    The cottage was light, airy, spacious enough for our family of 3 plus our large dog. Loved the powerful shower and the outdoor space. Beds reasonably comfy. Plenty of storage. Community shop was stocked with essentials. Enjoyed using the communal pool table. Delicious cake on arrival was a welcome treat after a long drive. We have visited the New Forest before and would recommend Beaulieu Car Museum. On this visit highlights were Knoll Beach, bike riding in Brockenhurst and archery at Insight Activities. Make the most of Martin Downs on the doorstep of the cottage, to walk the dog here each morning was a fab start to the day. Would recommend the cottage for a comfortable stay in Hampshire.

  • "Lovely cottage, well appointed, wood burner keeps you very warm."

    Excellent layout inside the cottage and great to sit outside in the sun in privacy. Lovely base for cycling as its nearly all flat. Great produce at the village shop and excellent food and service at the Compasses Inn at the end of the Damerham Road. The Martin Downs great for cycling and walking, very child friendly. Highly recommended.

  • "We have stayed in lots of cottages over the years and I must say that this is definitely one of the best."

    Everything was very clean and tidy. Everything we wanted was provided. The little kitchen is very well thought out and made cooking a pleasure. In response to a previous review I would just like to say that the extraction hood was clean and worked, the windows sparkled, the washing machine drawer was spotless!!! We all slept like logs every night and were warm and toasty - under floor heating being very effective. Beds very comfortable and the little twin room was perfect for our children (8 & 10) a little dark during the day but we weren't on the doorstep of the New forest to spend the day in bed!! Fantastically located for exploring and very private. WiFi / mobile service was a bit shaky but that suited us as we were enjoying our escape from normal life! We highly recommend these cottages and hope to return with extra family next time so that we can have both cottages and the centre area.

  • "Four families came to celebrate our silver and my sister's Ruby wedding anniversaries."

    The two separate cottages and barn accommodated all 11 of us, with the use of two put-u-up settees. We used the dining and kitchen area of one of the cottages for the children to eat and it meant that there was still some living space for other adults wanting a retreat! The children loved to watch the farm animals, but were a little wary of the dogs! Each cottage is well equipped as is the barn, with TVs in the cottages but not in the main barn. The barn area has a lovely long table and benches allowing us all to share the days activities with our meals, but perhaps one small point is that sitting 8 adults on the sofa was a bit cosy! The position of the cottages gives you easy easy access to the sea and all that you find in the New Forest. The owner provided an additional service of a three course meal to end our celebrations, which I would highly recommend. This was a perfect retreat for a lovely family celebration. Thanks to Cathy, the owner for all your help to make this a most enjoyable stay.

    Frosty and bitterly cold outside, but with the underfloor heating the children were running around with no socks on inside. The apartment is thoughtfully designed, with lots of space, and a well thought-out kitchen. The area is fantastic for exploring, with masses to do, even in the dead of winter. We had lovely days out in Salisbury, Mudeford, the New Forest and Hengistbury Head. Would love to return one day, hopefully to take advantage of the adjoining property and middle room.

    They had everything we needed for a self catering break. The games room shared between cottages was great for the family to wind down in after a busy day visiting the local attractions.     \ Arrived to find that the owner Cathy had left us a delicious cake, lovely gesture to start our stay. A great deal of thought has gone into providing all that is needed for you to enjoy a carefree break in peaceful surroundings - you even have use of a games room next door with pool table and facilities to dine in if you wish or you can just sit outside in the private garden, enjoy a drink and use the barbecue provided.\ Highly recommended - so much so we've extended our stay and by the way, our Labrador couldn't have been happier in this delightful countryside location.\ Nigel, Angie & Chelsea (the Labrador ! )

The property

Pippin is a ground floor, semi-detached cottage in Martin, Hampshire.

It has high ceilings and has been tastefully modernised with excellent furnishings and high ceilings which give a light and spacious feel to the property.

It is perfect for friends and small families. Inside you will find an open plan living room with a wood burning stove, a dining area and fitted kitchen.

It has underfloor heating for those winter months.

They have one king-size bedroom and one twin bedroom with a separate family bathroom and WC. Outside you will find a private garden with a Cotswold stone pathway, housed with garden furniture and a barbecue.

There is a communal barn to the side of the property which acts as a sitting area and games room.

It has an L shaped sofa, pool table and an extra kitchen and dining area which is open for guests to use free of charge. The property is surrounded by stunning countryside views with excellent opportunities for walking, riding and cycling.

Martin is a community village with stores and a daily food market.

There are many pubs, including The Compasses Inn in Damerham, a few miles away.

It also has a church of Norman origins.

The property is close to Martin Down, a large area of chalk downland which supports a huge range of wild flowers, birds and butterflies.

It has been named a National Nature Reserve. Fordingbridge is a nearby traditional Hampshire town on the banks of the River Avon, and offers a good mix of shops, pubs and restaurants, a small museum of local history and a display of original work by the artist Augustus John, who lived here for many years.

The medieval Great Bridge, with seven graceful arches, is a major feature of the town. Pippin is an excellent cottage for those family breaks.

FORDINGBRIDGE

Salisbury 11 miles; Bournemouth 18 miles.

Fordingbridge is a traditional Hampshire town on the banks of the River Avon, and offers a good mix of shops, pubs and restaurants, a small museum of local history and a display of original work by the artist Augustus John, who lived here for many years. The medieval Great Bridge, with seven graceful arches, is a major feature of the town. The immediate area is a wonderful place for visitors, with its beautiful scenery, nature havens, cycleways and welcoming people. Fordingbridge is conveniently situated for the magnificent cathedral city of Salisbury to the north, and the super seaside resort of Bournemouth to the south. The stunning New Forest National Park is only 1.5 miles from the town, where you can explore thousands of acres of moor, heath and woodland frequented by wild ponies, and dotted with quaint villages and country pubs. Within a short drive is the magnificent Elizabethan manor house at Breamore, as well as the New Forest Water Park, and a trip to Beaulieu, home of the National Motor Museum is not to be missed. This is a great location for exploring this picturesque and interesting area.
