Rock View Cottage

We have around 3 Sykes holidays per year.

This is the best accomodation we have rented.Spotlessly clean, large bathroom and large kitchen and lounge.Bed was comfortable and cottage central for local towns. Will definitely book again.

Beautiful cottage with fantastic views.

Decor and cleanliness 5 star. Equipped to a high standard.

Very well laid out and spacious cottage with excellent views.

Well equipped with everything you need to make staying here enjoyable. Lovely bathroom and kitchen. Only negative would be the road noise early morning when the weather is hot and you need to have the windows open.

What can I say.

What a wonderful place to stay. High end accommodation with privacy, closeness to loads of places to visit. It was a gem of a cottage. Had everything you could think of to make your stay comfortable and fabulous. The bathroom spec was superb, the kitchen well equipped and it really was a lovely place to stay. Loads of leaflets, games dvds etc incase needed but we were lucky with the weather. It was lovely to sit on the patio and relax with a great view. Brilliant stay, will definitely return. Cheers

This was our second stay albeit a different cottage this time but every bit as good!

Everything has been thought of to ensure a comfortable stay. We wouldn’t hesitate to return and perhaps try a 3rd cottage on site! I highly recommend staying here!

This is an excellent cottage on a farm where you have good views over the fields watching sheep with a patio where you can have a peaceful drink.

The cottage is well equipped and very comfortable. Well worth booking for a relaxing break.

Our 2nd visit to Rock View cottage always feel home from home.

Very relaxing. Well equipped and everything you need. Will be booking for next year. Plenty places to visit in the area

very good, clean and nice views though slightly noisy road

Rock View Cottage was extremely comfortable and well maintained.

It had everything you could possibly need to have a very enjoyable stay. It's very conveniently located for seeing the various attractions in the area, with many restaurants within a reasonable distance.

Loved our stay in Rock View.

It was spacious and well appointed. The view from the patio was excellent and the bonus was watching the Red Kites soaring overhead.

We enjoyed a lovely week at Rock View .

It was so comfortable and had everything you needed. The only downside which wasn't a deal breaker but you couldn't walk to the village for a meal or a drink at night as the pathway wasn't lit. That shouldn't be a problem in summertime . We would visit again.

Fantastic accommodation with a wonderful view.

This was our second visit and every bit as good as the first and we have already booked two more visits next year.

This is an ideal base for exploring the area Fountains Abbey, Ripley, RHS Harlow Carr, the stray and valley gardens in Harrogate or further afield to Yorkshire Sculpture Park, Nostell Priory and York. When you get back from a day out it is a warm relaxing cottage.

It's a cottage we would recommend to any couple looking for a week away in Yorkshire.

A beautiful cottage in a lovely location.

All amenities clean and fresh. The hosts are friendly and helpful too.

Well equipped and comfortable cottage.

Excellent. Have rebooked for next year.

We have been going to cosper farm for quite a few years now would definitely recommend

Confidently say this is the best property we have stayed self catering in 40+ years.

Every little detail had been thought of and everything you could possibly need in the kitchen. It felt like home as soon as you stepped in. Good quality furnishings and lovely soft fluffy towels. We will definitely stay again and explore more of the beautiful surrounding countryside

Lovely well maintained and furnished cottage, with beautiful views.

Interior design charming. Very spacious, clean, excellent bath and shower.Fully equipped kitchen. Even has a games cupboard incase of rainy days! Local to all North Yorkshire tourist must see, Knaresborough, Harrogate, Wetherby, Skipton, Ripon, Pateley Bridge and Harewood House to name a few. It was a delight staying here, we will miss the lovely view across the landscape from the lounge and bedroom windows, and look forward to returning on our next Yorkshire trip. Thank you Pat, Duke and Chris

Spotlessly clean, well maintained, well equipped, and well located for visiting many interesting places and also practical for shops.

As others have said, the only thing that would improve the stay is a welcome pack. We forgot what some had said and arrived after a long journey with no milk for tea, or biscuits

This is our 3rd visit to this cottage and we love the location.

Everywhere is on your doorstep with good eating place’s easily to get to. Will return sometime in the future.

This is undoubtedly one of the nicest cottages we have stayed in.

Fully equipped with all that you want. Spotlessly clean, plenty of room, and the location was perfect. We were in a cottage adjoining the owner, we saw her once when we arrived and then to say goodbye. I would highly recommend this cottage to anyone. Thank you.

What a lovely cottage.

Lots of room. Wonderful views over the fields watching the sheep. Very relaxing. Had a problem with the hot water but it was resolved very quickly. Had a lovely two weeks here our only disappointment was there was no foot paths nearby to walk without taking the car. But it didn’t spoil our holiday. Lots of places to visit within a couple of miles. Harrogate (Bettys tea shop ❤️), Knareborough , and so much more. I would guess a great place for ramblers and walkers.

Really enjoyed our short stay in your beautiful cottage.

The views from the cottage were just sublime and the cottage itself superb. You can see why so many people return here again and again.

Fabulous cottage everything you need for a lovely holiday Pat very helpful if needed.

Booked again for next year

This is the best cottage we have stayed in was very warm and comfy with excellent views over the field's to the village.

It is an easy base for lots of local attractions like Fountains Abbey, Brimham Rocks , Hostel Priory etc. We even so much we have booked to return later this year and next year.

An extremely well equipped and comfortable cottage.

Lovely Outlook towards Spofforth. The cottage is ideally located for visiting Harrogate and the surrounding area.

A lovely short stay in a farm-based cottage in Yorkshire.

The cottage was clean and very well appointed. We would have no hesitation in returning or recommending to family and friends. A great stay - thank you very much.

We love our visit's to these beautiful cottage's.

Our 2nd stay at Rock Cottage even though it was only a short break we loved every minute. The Cottage's are so warm clean and comfortable. Look forward to our next visit. Thankyou

Perfect location cottage has its own parking space which was cleared of snow.

Thank you Cottage is very clean., lovely and warm. Space is used extremely well and everything you need is there. Pat the owner was very helpful when I had a query and was very kind in trying to accommodate me. Supermarket’s and town centres very close for everything you may need.. I had a lovely comfortable stay thank you. Booked again Christine

Absolutely beautiful place would highly recommend to anyone wanting a nice relaxing holiday would have been nice if there were more options for rubbish and recycling

A truly exceptional cottage in every regard which we are happy to recommend.

As well as offering peace and comfort in the countryside it provides an ideal base for exploring North Yorkshire. Well done to the owners for offering holiday accommodation to this high standard!

Very comfortable and clean.

Excellent!

Really hospitable, clean and cosy!

Me and my partner really enjoyed our stay and are coming back in March. This will be our 4th time on the Crosper Farm!

Absolutely brilliant accomodation, just too noisy being next to a very busy A road.

Another great stay excellent all round

Rock View Cottage is absolutely stunning.

The accommodation was beautiful and the views were amazing. It felt like home as soon as we walked through the door. The owner was so helpful with my allergy and she was so friendly and a pleasure to meet. Thank you for a wonderful stay, we will return. Do not hesitate to book a stay here, you will be so glad you did.

Well equipped and very comfortable cottage in a peaceful location with lovely views.

Bed was very comfortable, fantastic bathroom, loved the dressing table area. Will definitely return.

This is our 3rd visit to this cottage and again every thing was superb.

Very clean and everything we needed was provided. Will definitely visit again and stay at this cottage.

We had a lovely holiday.

Great cottage.

We had a wonderful stay at Rock View Cottage.

Everything about the cottage is first class. It was like we were the first to use it, spotlessly clean, warm, comfortable, and a joy to stay in, and come back to each day. We would thoroughly recommend this cottage to anyone. Thank you again, Christine.

Another fantastic cottage on Crosper Farm.

Very clean and well maintained. It is built to a very high standard and has everything you could need for your stay, whether you want to use it as a place to chill out and relax or a base to explore. This is our third visit and won't be our last. Thanks again for a lovely stay.

Absolutely the best holiday rental we have stayed in!

A complete home from home and great for exploring the area!! Will 100% return!

Absolutely lovely cottage.

Had everything we could need. Great location. Already rebooked for later in the year.

Five star all the way.

Excellent base to get to a lot of interesting places all within a few miles.

We loved our stay at Rock View Cottage.

The sitting room and bedroom are both very spacious and the kitchen is well supplied. The bathroom was excellent with the large walk in shower as well as a deep bathtub. Highly recommended.

Lovely cottage spotlessly clean very comfortable bed.

Bathroom has the wow factor !! Great location to visit lots of great places in Yorkshire. Highly recommend. We had a great very enjoyable stay.

A perfect place to stay in a ideally placed position to get out and about.

Lovely cottage for two Loads of space and well equipped.

Interesting sheep watching !

We have just returned from a 2 week stay in Rock View Cottage.

The pictures do not do it justice, it's warm, inviting and comfortable. The setting is stunning and sitting on the patio with a cup of tea in the morning is calming, just listening to the sheep. This is the 3rd time we have stayed in one of the owners cottages and they never disappoint. We will definitely book one of their cottages again. Thank you for a lovely 2 weeks.

Brilliant stay, cottage was perfect as per pictures and description on web site.

Will definitely stop again.

Great stay at this comfortable, spacious, well appointed & equipped cottage.

Lots to do in the beautiful North Yorkshire countryside. Bus pass, if you have one, accepted on local bus into Harrogate & park & ride into York. Would book again.

Felt at home at Rock Cottage from the moment we arrived.

The cottage is spacious and well appointed with lots of thought clearly having gone into the design and furnishing. The view from the terrace across to Spofforth is beautiful and the location is excellent with lots to see and do within a 20 mile radius. Road connections are great and the nearest railway station at Pannal is less than 5 miles away. There are direct trains to Leeds and York every 30 minutes which enabled us to get into the cities without the complications of driving and parking. We chose to eat-out in the day and eat-in in the evenings and the cottage kitchen was fully equipped for us to do so very comfortably - there is a large Sainsbury store is only 3 miles away. Places visited: Spofforth Castle, Knaresborough, RHS Harlow Carr, Harewood House, Fountains Abbey, Harrogate, York and Leeds. Loved our time here and would definitely return.

A great cottage everything you need is supplied

Our second visit to Rock view.

Wonderful stay, very good location for visiting Yorkshire. Lovely warm welcome from Pat when we arrived. Kind regards John and Maureen Robinson

Great pace to stay to see the Harrogate and York.

We also visited RHS Harlow Carr and Fountains Abbey all good days out. Excellent place for a break

Very comfortable cottage.

Owners very helpful and we thoroughly enjoyed our stay.

Probably one of the nicest holiday homes we have stayed in.

Lots of space, great interior design, lovely and warm without the need to put the radiators on. Excellent lighting, comfortable furniture with modern kitchen and bathroom fittings. The best was the view over the fields with the cows and sheep, and the early evening skies. The location was perfectly placed for visiting North Yorkshire. Thank you would definitely come back

Excellent property friendly owner

A fabulous little hideaway for us.

. still feeling like we were in the farming world in comfort without any jobs to do! We absolutely loved Rock View and don’t think there is anything to improve on or change. We would highly recommend it to anyone and everyone :)

Rock View Cottage was absolutely lovely.

A home from home and very comfortable. Views were great and watching the red and black kites every day a bonus. Location ideal for visiting various places of interest. Look forward to returning.

A really nice cottage very tastefully decorated, very well equipped and well positioned to reach all the places we wanted to visit.

We will certainly be going back and would recommend a stay here to our friends and family.

I've stayed several times, and on every occasion, it's been great.

Very comfortable cottages, friendly hosts, and a great location.

Beautiful and comfortable cottage.

Very well equipped, owners thought of everything needed throughout our stay. Peaceful surroundings and location was central for all places we wished to visit. Would highly recommend, and likely to return in the near future.

A lovely clean well equipped cottage with a great outlook over the countryside.

What a brilliant start to our stay. Although on a working farm we were never disturbed by any noises at any time. Good base for sightseeing with Harrogate only a few miles away or a train from Knaresborough to York or Leeds at a very reasonable fare. Would recommend booking for meals at local pubs as we found them to be very busy. Would definitely recommend this accommodation and look forward to returning again soon.

We liked everything, the property is in a perfect area to explore the area from here.

The house is fully and comfortably furnished and the owner came to dat hello at the start and departure, was appreciatie by us. A note, when you Coen Cor rest and stay in the house for the dat, the Bush road mag disturb

This is our second visit and the cottage did not disappoint.

Loved the location and found the cottage facilities excellent. Would definitely recommend to friends. Bobby and Ann.

Beautiful cottage, great value for money!

Has everything you will need for your stay, bed was super comfortable to. The view was lovely from our room of the greenery and sheep’s. A selection of films, books and board games was also provided which I thought was a nice touch. Would definitely return!

Our second stay at this lovely cottage will definitely return .

Home from home

Excellent comfortable accommodation, just as advertised.

Location ideal for exploring this part of Yorkshire

We've had a few holidays in the various cottages on this farm.

It is consistently excellent. Each cottage is private and beautifully appointed. Rock View cottage provides spotlessly clean 5 star accommodation with lovely views over farm land. Has all facilities you need and is a wonderful home from home. Lovely owners who are friendly and always available if needed but not intrusive. Very good location for Southern Yorkshire Dales and other lovely locations in the area. We will return.

Fabulous cottage, very cosy and had everything we needed.

In a great location and some lovely walks nearby. Perfect place to relax, I just wish we could have stayed longer!

This is the best holiday cottage we have ever stayed in.

It was warm, comfortable and cosy . Absolutely everything was there that you needed. All the necessary Covid rules upheld.Stayed for 2 weeks and after one week we had a change of bed linen and towels which has never happened to us before. The Christmas tree with lights on outside on the patio was beautiful. If anyone has stayed here and complained, they must be very hard to please.

Beautiful location ideal to see the surrounding area, easy to visit York and harrogate.

The cottage was superb the best we have used, so comfortable it was home from home - highly recommend.

We have stayed a few times at this farm and we will definitely return.

The cottages are all very comfortable. Rock Cottage is a home from home with everything you need for a comfortable holiday. It's lovely and warm, spotlessly clean, well stocked kitchen, lovely modern and tasteful decor with a beautiful bathroom. It has a gorgeous view over farmland. The owner is very friendly and helpful. I would highly recommend this cottage. Thank you.

Fantastic cottage.

We had everything we needed and the bedroom and bathroom were like a five star hotel! Lots to do and see within easy reach.

I felt at home the minute I walked through the cottage doors.

Wow! What an amazing cottage. It was like home from home. Everything that was needed for a week of self catering was provided. It is evident that the cottage was furnished with love by the owners. A great touch was the availability of Netflix and Amazon prime for those relaxing evenings, following a busy day of exploring the surrounding area as well as the Yorkshire Dales. The views from the terrace were mind blowing. Where else can you wake up to the sound and sight of cows and their calves and sheep? Thank you for a wonderful week in Yorkshire. I will almost certainly be back to explore more.

It was an excellent cottage very comfortable and location was very good.

We really enjoyed staying here.

The quality & content of all the fixtures, fittings & appliances are first class. We think that this is possibly the best 'Sykes' cottage that we have stayed in to date. The only minor 'downside' was the proximity to the Great Yorkshire showground during our stay. This did limit the movement on some local roads, however, this is not the fault of Sykes or the property owners. If we return (Which we well might again) we will make sure to avoid the show dates. A great set up all round with nice views from the property & a lovely patio area overlooking fields of sheep. Thoroughly recommend this accommodation.

We so enjoyed our holiday at Rock View cottage.

It was an extremely comfortable stay, a proper home from home with lots of space. Great base for exploring the area. Loads of places to visit all on the door step.

A beautiful cottage on a working farm, with views towards Spoffoth.

The cottage was spacious and well equipped for our needs. It is about 15 to 20 minute walk over the fields to the village where there is a well stocked shop and the Castle public house serving outdoor meals.

Pat & Duke are brilliant, so helpful & can’t do enough to help.

The cottage is stunning it’s like seventh heaven. Immaculate. Would recommend it to anybody

Fantastic cottage with everything you need all high spec .

We will definitely return and would try any one of the 4 properties on the farm

Rock Cottage was very clean, cosy and welcoming with a great view.

Very well situated for visiting many local attractions. However having read previously adverse reports regarding Sykes record on bookings affected by Covid we are nervous about making further bookings

It was way above what we expected.

My feedback tells it all

A very enjoyable stay for a special birthday occasion.

In an ideal spot for getting around the Yorkshire dales and nearby villages and cities. The cottages available are of a high standard and very comfortable.

Cottage high standard of finish Very comfortable Tranquil location Lovely views from the lounge and bedroom over the country side Loved being on a working farm Pat our host very pleasant and lovely to speak with

The accomodation was excellent, everything you could need was there and very comfortable, a real home from home.

It was spotlessly clean, a bathroom from a magazine and the owner was very helpful. We never tired of the view of the rock and fields of sheep and spoforth church. It was on a working farm but you were free to wander, just beware of the moving machinery. It was a great location for York, Harrogate, Knarsborough, Whitescare caves. etc, we visited everywere on our list. We highly recommend it for your stay. Barry & Jo Day August 2020

Could not have been happier about the accommodation.

Plenty of gardens etc in the area to socially distance in.

The Rock View Cottage was absolutely amazing!

The facilities and decor were beautiful and the property was lovely and light. It was so peaceful and relaxing. We assume it was due to covid that no tea or coffee was provided, but that was fine with us. Pretty amazing stay!
