"Tv in main bedroom didn't work from the Friday until the Monday when an aerial guy came out."
Then on Tuesday the so called handy man brought another tv as the remote would not work for the tv already there, only 1 button underneath to do all channels, i did explain that it was difficult as we had pensioners stopping in that room. Both bedroom doors didn't close, so we had to put a pillow behind our door for some privacy joiner came on the Monday to refit them. Shower room door would lock then blow open if you opened the window. New lock fitted. Then the handy man said we will be coming to jet wash the decking outside on Tuesday, I said I don't think so, this is our holiday, do it when the cabin is vacant. Also bathroom sink plug doesn't work and the tap leaks, he said he was going to get a plumber. I would definitely not stay there again.

"Generally the property is in a poor state of repair."
The decking and hand rails are filthy and have not been cleaned for months. The arrangement of collecting the key and barrier fob when you arrive is ridiculous. We spent 1 hour searching for the property and then trying to negotiate ourselves back to the car to then drive back to the property. We were then informed that the restaurant was closed on a Monday and Tuesday. The property issues consisted of: No Welcome Pack, Defective Kettle, Defective TV in the bedroom, Defective emergency torch, Rusty and dirty Fireplace, and doors that did not close on the bedroom. The whole property was tired and needs to be thoroughly cleaned and furniture renewed. The photos in the property description also lead you to believe that the property is next to the lake, but it isn’t, it’s actually well back from the lake. There is no area to walk a dog off lead and overall it’s a very poor site for dog owners. I would not stay at this property again or the site itself. All in all a very disappointing and upsetting experience.

It is situated on a fantastic site, that the kids loved and easily accessible to most places from Lancaster to the Lake District.

No baking trays for the oven no hoover to clean with, the main gate outside broke,brush broke,fire looks old and rusted,light in hall not working,bed in main room not fixed proberly but loverly and comfy,toilet seat loose.

Very clean and homely. Smelt fresh as well as the bed linen and towels. Great position on the site as it was so nice and quiet. Superb location for you to explore the lakes as well as locally. This isn’t a negative just a suggestion, pillows could so with replacing as they are very flat ,maybe bounce back or memory foam as well as using pillow protectors. Also some of the kitchen utensils need replacing as they are well used. But this didn’t impact our stay as it was very enjoyable. However, I did have to contact Sykes the 2nd day with an issue who promptly contacted the owner. The owner then got in touch with me straight away. Apologised and said which he would leave a gift on the decking upon our return. He arranged to come over the very next morning at 9am to resolve our issue. At 10am he still hadn’t come. So I messaged then got a reply at 11.30am saying he wasn’t well. We departed 5 days later still encountering our issue during our stay and never heard anything from the owner or anyone else since or at all. Our issue wasn’t major but it has made us wonder if it had being anything major or serious what would have happened ? Understandable people get ill but if your hosting a property as a business for guests you should have provisions in place to resolve big or even the smallest of problems. It was so kind of him to leave a gift but then not contacting us at all after that to resolve the issue, send someone or rearrange we can’t understand. So unfortunately would not return or recommend him as a good host.

The Lodge is comfortable, warm and spacious. The added bonus was the washing machine that wasn't mentioned in the facilities. The lodge is facing a lawn area so perfect for the kids/dog to play. The only let down we found was minimal trays, oven dishes, the small hoover wasn't the best to help keep on top of the floors/carpets and their was a nettle plant growing up and onto the front of the decking that wasn't safe for the kids and dog. However we had a lovely stay, the weather was lovely, the park is quiet & friendly and we would return.

A few small complaints, the WiFi was very hit and miss and frequently dropped out. The grill does not work properly and has to be in full power or it goes out. Not all the doors completely shut. But these were very small inconveniences.

A real lovely touch is when the owner Steve turned up and introduced himself with a complimentary bottle of fizz + chocolates, thank you Steve. The Lodge was as listed and was lovely. Kitchen all amenities, dishwasher, washing machine etc. Would definitely book again, the picturesque sight when we arrived on a summer's day of kids playing in the lake, kayaking, families having pinic on the lawn and the bar/restaurant jammed with people sitting outside, it was like something of a brochure. Don't hesitate booking this lodge, there are a few issues that were of no fault of the owner likes the some of the doors to the bedroom didn't shut but like I say the owner has had some work done the Lodge so am 100% sure isn't his fault. He was very nice and thanked us for our booking which in my opinion just added that personal touch as many owners just like to take the money and run !!!!! Thanks Steve will definitely be back. Only 2 soup spoons between 4 of us. Also there was no casserole dishes or any sort of large dishes for cooking. Otherwise it was very comfortable. An excellent place to stay.

"Stayed previously and really liked it so booked again for this stay but this time wasn’t as good."
The lodge is in need of some maintenance which is clearly visible but hasn’t been attended. 1) Decking lights missing and broken/sharp ones lying on the decking floor. 2) Main toilet door latch continually sticks and the door won’t close properly as a result. 3) Blind string clips broken and lying at the windows. 4) Glass shower shelf from en-suite shower off and lying on the shower wooden shelf. 5) Air vent below fridge continually falls off. Was lying on the floor when went into lodge. 6) WiFi wasn’t working.

This a lovely place to stay for a break however the accommodation could just do with a bit of maintenance as in creaking doors especially the toilets seat lid wow that is loud in the middle of the night, the cooker needs a good overhaul as it sometimes fails to stay alight, blinds falling off curtain hooks loose, but all said a lovely place to stay once little niggles done

When we arrived, the information stated that a key box would be outside but it did not tell us how to get to the lodge or about the barriers. After driving around for 15 minutes, we went to reception and were told we needed to walk there first to get the keys. No map provided. The lodge itself was nice, but there was rubbish left in several places including bread in the cupboard which was stale and rubbish behind the TV and beds. I was also disappointed that there was only 1 oven tray, no basic essentials like salt/pepper/cooking oil and no spare bedding provided which is often essential when travelling with children. We the found out that although the advert states that swimming and gym access is included, it isn't and I ended up paying £100 for my children to swim which is misleading as this was one of the main reasons I booked this particular lodge. Overall, nice lodge but the lack of information, completely incorrect information in places and lack of basic essentials did make the holiday fall short of what I would expect for such a lovely site. It would be really helpful to provide people with more detailed check-in information and make it clear that no activities are included and must be paid for.

Master bedroom with walk in wardrobe and ensuite is very spacious with a Lovely comfy bed. Everything you need to cook a lovely meal is provided in the kitchen. Only small issue was no thermostat to control the central heating and no cushions for the outside seating.

Good facilities on the site with nice pool and gym. Would recommend to anyone visiting the lakes and south lakeland. We will definitely book here again on our next visit to the Lake District.

When we arrived we couldn't get into the property after trying the keycode given by Sykes Cottages. The couple luckily in the neighbouring property saw we were struggling to get in. They rang the cleaner who'd been in that day who gave us the correct code. Despite Sykes Cottages saying to keep trying the code we had been given? A we got inside the 0wner arrived asking if we were okay? Could not fault here truly, it was immaculate, so clean and comfortable. We rested and relaxed and met up wth family, What an added bonus ...lovely welcome pack! Beer, Prosecco, Mince Pies, Selection Box, A box of sweets and crackers. Would certainly return and recommend here.
