"Ok accommodation close to Newquay centre."

"We had a fantastic stay with you and would definitely come back we loved the house, the area and we were situated close to everything it was great."
The only thing that was on the negative was a few of the beds were uncomfortable, not all of them but a few needed new mattresses as they were a bit lumpy and hard, but apart from this we did have a great time and we would come back but would keep fingers crossed the mattresses are updated.

A few things that could be improved would be : toilet roll holders in all bathrooms, shelf to put shower gel etc on rather than the floor of the shower, curtains that fit properly in the family bedroom. They are too small and don’t reach both sides so light comes through in the morning. The listing needs to be updated as a few things were different (no table tennis table) and it needs to list that it has garden furniture as we didn’t think they was any as it’s not listed

We had a brilliant holiday not so much weather wise but the house was really spacious with 11 adults and two children we didn't feel as though we were on top of one another, the house was very clean and there was plenty of utilities for us to use we will definitely look at booking nextyear

"Our family enjoyed a wonderful holiday at the Three Tees."
The house works well for a large family with plenty of space. The location is great for the many beaches and just a short walk into Newquay. The garden would be better if it had a smooth surface instead of gravel, as it was too rough to walk on or play on. We hope to return to the Three Tees in the future.

Very spacious, lovely kitchen, enormous table in the dining room which we could all sit at and have our meals. The bedrooms were a nice size. Overall a brilliant house. It was also nicely situated. Walking distance to town, the zoo and beaches. I would definitely recommend if you have a big family.

"Amazing property."
Owners very friendly and helpful. Perfect place for our family, eight adults and eight children. Comfortable beds with lovely bedding. Plenty of parking everything catered for.

"Lovely large accommodation with everything you need for a family holiday ,great to have large dining area and the dishwasher was a god send as there was 13 of us and we ate in several times ."
We spent evenings in the games room and had great fun with all ages able to join in playing table tennis , snooker and board games . Beautiful beaches 5 minutes away and town about 15 minutes walk . My husband and I slept in top bedroom which we felt needed a bit of a refurb in comparison to other bedrooms but it was clean and comfortable ,also had a bit of an issue with children’s door locking on its own but this was sorted immediately . Recommend this for large family holiday , able to feel comfortable . Small children loved it as well as teenagers .

Everyone had their own space, the kids never stopped playing pool and table tennis which was a god send as they didn't bother the adults at all. Thanks for making it a fabulous holiday and we will definitely be booking again soon for another lovely holiday.

"This was a spacious property in excellent decorative order."
The kitchen was large and seemed to have several brand new pieces of equipment. One of these was a large oven which had a minor technical defect which the owners were going to correct before the next group arrived. The dining area was ample for a large group and the table tennis area was much enjoyed. My only quibble is that the en suite bathrooms were all very small, but the property is well located and we would be happy to stay there again.

"Lovely dinning and games room."
However the lounge isn’t big enough and needs more sofas. No tumble dryer or airer. Tiny en-suite showers with awful water pressure. Great to have lots of bedrooms but the lounge lets it’s down as you can’t all fit in. We had a great week there but the property is a little tired and damp and most radiators didn’t work.

"The property is clean, comfortable and well equipped."
Parking is good as is the proximity to local shops and coastal walks. Newquay centre, zoo and swimming pool are all short walks. It would benefit from adding a tumble drier and some of the shower cubicles are very small with cubicle doors which can’t be fully opened before they make contact with the wash basin. Minor improvements would be more hangers in the wardrobes and tidying up of all the loose wires from the wall mounted front lounge TV to a multi plug in the corner of the lounge. Overall the plus factors greatly outweigh the minus ones and I’d happily recommend it and stay at The Three Tees again in the future……. but we did spot that the property is for sale whilst browsing a local estate agents window, so maybe it’s future is in some doubt.

"Constructive feedback:- I would describe the property as somewhat tired looking."
Front of property above entrance - rusty gutter, smell of damp upon entering, lack of toilet paper, hand wash, small consumables, etc - property does not have a wow factor. First floor front bedroom "drain smells" in the en suite En-suites/bathroom - lack of "shelving" for soap, shampoo, etc Marks on walls, carpets, couches, beds Smell of damp in living room and bar area. 2nd floor showers - lacked pressure Kitchen cupboard doors hit ceiling items We washed items before using. Peeling wallpaper, flaking paint, etc Good points:- Plenty of cutlery and crockery 20 minute walk to centre of Newquay Close to bus stops Chippy and bakers nearby and Tesco is a 5 minute walk In previous month we had stopped at two Airbnb's and two Premier Inn's - they set a standard one would expect for consumables, appearance, etc and what one would expect from a property rated excellent by Sykes. I would be very reluctant to use Sykes Cottages in the future or have much trust in their ratings/reviews.

Bonus was the pool and table tennis table and the garden although small was a real sun trap. The only negative was that we had one late arrival whose bed was not habitable so they had to move to top floor bedroom without an ensuite but overall house was perfect for us

"Fantastic Family Holiday."
13 of us, grandparents, parents and grandchildren, from nearly 7years to nearly 70! Three Tees was perfect for all of us. Its former life as a bed and breakfast provided all you could wish for. Well appointed large kitchen with centre island for multiple cooks, and a garden for our gas barbeque. The pool and table tennis tables were a hit, and the bar was fun. Plenty of space to be together or not. Bedrooms all nice with their own showers, understandably on the tight side. Everyone slept well but we did walk a lot and had some surfers amongst us. First time in Cornwall for some of the kids and they loved it. Beaches within walking distance and Tesco Express close by. Bring it on again !!
