"The lodge was on a lovely site and in a great location."
However, and as mentioned to the owner, the bedroom carpet was extremely dirty with stains and threadbare in the dressing area. The shower cubicle is also in need of a major clean along the door openings and the shower hose needs replacing completely. All in all a little tired and in need of some updating. Such a shame when in a great location.

"The first impression when we arrived was that the lodge was in a poor state of maintenance."
The wrap around decking area is in need of repair. One bottom rail was so warped that the balusters were loose to the point of being unsafe. The capping on the edge of the deck was hanging off in places. Inside we suspect no cleaning had been done since the previous occupants left. There were many cobwebs the carpets and floors needed vacuuming there was an unwashed mug on the mug tree and some other kitchen items needed to be washed before we could use them. As a party of four we were provided with only three bath towels. There was no non slip mat for the shower. My wife found the shower floor to be very slippery and there was no handrail to hold. Large areas around the handles on both sides of the kitchen door were very sticky and our attempts to clean them made no difference. There was a gas oven not electric as stated. The igniter did not work. Only four long matches were provided in a box and we used all of these as it took several attempts to light the oven due to air in the pipe. Heavy rain leaked through the kitchen window and dripped from the blind. The kettle was in need of descaling. We could not find any spare bin liners for the kitchen en suite or shower room bins. A DVD player was listed in the summary but it was absent. We have stayed in Sykes Cottages before and always been very satisfied but this time we were deeply disappointed. This was not worth 110 pounds per day.

Cabin had everything we needed and more - loved the coffee machine - fab touch. The site itself was really quiet but everyone we spoke to was really friendly and there was plenty of lovely dog walks. We were in the area to visit family so it perfect for us as it was really close to where they lived. Wouldn't hesitate to book again when we go back down to visit

Clearly the photographs on your site were when it was new. We could not fish the lake as it was covered in weed and clearly not maintained. Sad as our friends are disabled and cannot walk very far so being close to the lake to do some fishing was the reason we chose this location The start to our holiday was my having to clean inside the fridge freezer before we could use it. There was the remains of a spillage up the bottom of the main bathroom door, which I also cleaned. The carpets need cleaning or better still replacing. The radiator in the main bathroom is pitted with rust spots, this is not necessary as a radiator can easily be painted. The underside of the bin lid was also very dirty, again I ensured it was left clean. The en-suite toilet was not working when we arrived, I contacted the owner who was excellent and it was fixed the following day. I sent him photographs re the state of the fridge etc so he is aware that whoever is doing his cleaning is not doing it properly. The balcony is also in need of repair before there is an accident. The pull up blinds are great so you can have privacy without shutting out the light but again where they join the windowsills a good clean is required. Having said all of the above we still had a lovely time enjoying the view in the sun watching the wildlife. The lodge is very well equipped with everything you might need during your stay. Eric has thought of everything there was even a teapot.

This severely limits the choice of TV channels. Also none of the outside lights would work - suspect it is the circuit as tried a replacement bulb to no avail. Instructions for some appliances etc could be added for completeness. A washing line would be a good addition as would an outside tap to make it easier to wash dogs down after walks. A great location with great views that would have been even better if the park owners had cleared up the banks of various debris (dried up vegetation, concrete and black plastic) from cutting back the reeds in the lake.

The shops are that far away from the site you would need transport there is no public transport nearby The two Fishing lakes were closed due to Bird flu even so could not fish them because thay were over grown not looked after at all

The owner contacted us to make sure everything was alright which was nice.So apart from the fact that the twin bedroom was "cosy" but comfortable.(we knew this we are two senior adults and managed fine) and unfortunately the fishing was closed because of a case of bird flu ( ban will be lifted soon.found an alternative a couple of miles away) We had a delightful time and would definitely like to book again in the future. Thank you very much 4 lake view.

The lodge was really comfortable and the view overlooking the lake was lovely. The weather was good so managed to sit out on the decking. Liked it that much have booked 2 weeks for next year.

Very clean cabin. Only downside was Wi-Fi. TV at night would freeze. We brought dvds as advert said DVD player but there was not one when we arrived. Other than that, we had a lovely time.

"It was a beautiful setting and ideal for a short break."
Location was quite and relaxed. The lodge was fully equipped for our needs and clean on the inside. The beds could do with having new mattress as they were not very comfortable. The outside needs to be cleared cobwebs before new arrivals so that they can use the outside area without having to clean it first. It wouldn't stop us going again.

Enough to visit locally (without traveling over half an hour) for the week. The beds were pretty uncomfortable/springy so we used a spare duvet as a mattress topper which helped. Very quiet site

Weather was poor so unfortunately we couldn't take advantage of sitting on the decking overlooking the lake but it was enough to sit on settee looking out of the window. Only minus was that there wasn't a hairdryer which would make a useful addition at minimal cost. Settees very comfortable which is important to us as I have a bad back. I loved the dressing area in the bedroom and the fact that the main bedroom has an en-suite which would be useful if other people had been staying. Convenient being 30 minutes from central Norwich and 40 to the coast. Cawston has a fabulous deli which sells everything from harissa paste to baked beans. Will definitely return.

Lodge was home from home and spotless. The owner thought of everything. Loved the walk round the big lake and through the woods. Fishing was good. Would definitely love to come back. And would highly recommend no 4

The views were so beautiful and they even provided binoculars to get a good glimpse of the wildlife on the lake. The place was so clean and the park it’s on is so quiet and tranquil.

Very quiet and lots of birds.Wonderful! Two minor points: No DVD now but tv is a Smart TV. Tried to follow directions on Sykes site without success so resorted to Satnav which brought us to park gate! Then followed signs to Lakeside.

Nice quiet area with plenty of wildlife but if you were booking this mainly to fish in the on site lake you would be disappointed. It is so shallow, very weedy with very few swims. Although I caught plenty of small roach and rudd nothing over 8oz made an appearance all week.

The lodge is very clean and comfortable, and well equipped. The one downside was that the wifi was very slow, but you can cope with that for a week. Also a larger TV would have been nice, maybe a smart TV. However, we had a really nice week, apart from the weather!! We managed to sit outside on the last day. One of the recliners on the decking area is rusty so can't be used. However, having said all that, we will definitely go back, as it is so quiet and peaceful, and it is lovely to watch the swans, geese, ducks and moorhens in the lake, and the horses in the field oppostie.

"Although we went in December and the weather was relatively kind to us, I am glad I decided to book those extra few days Very Picturesque."
We wanted a break with how the year has been without a care in this world for a little while at least and this was what we got our lodge faced on to the lake which was lovely watching the swans, ducks rabbits and squirrels. I would certainly recommend this place .. I must mention this is only for a family of four there was nothing bigger after checking with reception.

There's horses and ponies here being well cared for. The staff here are very friendly. This was our second time here we absolutely love it here .Even the people who live here are some friendly.

It was so relaxing to look through the windows and watch the ducks and swans on the lake, and the horses in the field opposite. We even saw one muntjac. The only complaint we had was that there were only enough towels and pillows for two people. I had phoned you to say that our daughter and son in law were joining us for our last two nights, and I specifically asked if there would be enough towels etc. for four people, and I was reassured that there would be. Luckily we had taken our own pillows, so they had the pillows off our bed, and they brought their own towels. Apart from that everything was perfect, and we will book 4 Lake View again in the future.

We would consider another property on this site for hire but as listed below would not be returning to no 4. Having been told that there was parking for two vehicles at the property - unless you were driving two minis there was not sufficient parking for two cars The main light in the 2nd bedroom did not work and there was a leak under the sink which obviously had been leaking for some time - my husband managed to mend the leak however the shelf under the sink was running with water and could have resulted in a lot of damage - it is obvious that the accommodation is not checked from let to let. I do not understand that lets of this nature think that they can provide the cheapest of beds and expect good feedback - I am at a loss when reading the visitors book that people have commented that it was a home from home - the mattress's were cheap and every spring could be felt so much so we had to purchase a quilt which we added to the bed to try and make it a little more comfortable. We will not be returning to this property and will not be recommending it.

The physical situation with its outlook over the little lake is very pleasant and the site was very quiet while we were there in September.

The people we met there were very friendly and informative about the land and history. 4 Lake view was very clean and bright.

"There doesn't appear to be any where to put rubbish once the bin in the accommodation is full there is no bins to put it into which was a problem we were having to take it on our trips out and there was no recycling facilities."

Very tranquil (in March anyway!) and we managed to fish lots of Roach right outside in the lake, litterally a stones throw from the deck. It was perfect and Eric was a great host and very accomdating. Definitely 100% recommend to anyone who just wants to have a break from busy city life. The cabin is in beautiful condition with everything you need to self cater. Thank you!

"This is exactly as "billed" - a really nice lodge in an excellent location with a beautiful lakeside view, a variety of bird life and the occasional deer passing on the opposite bank."
The site is delightfully rural with easy access to Norwich (using the Airport Park and Ride), the North Norfolk coast and the towns of Aylsham and Holt. Altogether an ideal holiday location. The facilities inside the lodge are ideal for a self catering holiday and even in the coldest of weather, to which we were subjected in early March, the lodge was warm and cosy. We would definitely return to this stunning lodge and ideal site.

The selling point for me was the view of the lake directly outside. The views and scenery were lovely, plenty of dog walks and areas to go, dogs can also be let off in certain areas which was an added bonus. Staff on site I spoke with were very friendly and the owner kindly dropped round some trays for the oven as we had mentioned that these items had been forgotten. I would recommend staying here, my dog and me had a lovely time! The lodge was very cosy too, especially at night with the gas fire on.
