  • "We must love the Round House because this was our third visit and we have booked again for 2024."

    One suggestion - since there is a downstairs bedroom complete with en suite this makes the cottage suitable for older visitors accompanied by younger family. A very welcome addition in the downstairs en suite would be a hand rail to make getting in and out of the bath/shower easier and safer. Assuming that one day we will get lovely sunny weather again a few sun beds would be very welcome. Otherwise, we love it!

  • "The Round House is a really nice traditional style property with plenty of space, the garden is really big and private."

    The house had all we needed and is near to many of the best parts of Suffolk. Only criticism is the garden furniture would really benefit from some cushions as it's a lovely garden to sit in but the chairs and benches are quite uncomfortable after a while.

    I didnt like the tone of the messages in the property - not very welcoming i wouldnt book the property again and i wouldnt recommend it due to a spurious charge at the end of the rental - £60 for cleaning up a small amount of dog hair from a hard floor after we cleaned the property throughout and followed all of the 'instructions'

  • "The Roundhouse is a lovely property set in a very large garden with a stream running along the bottom."

    The location is excellent and we could get to all of the local attractions in less than 30 minutes. The bedrooms worked well for our extended family and the variety of rooms in the house meant that there were lots of spaces for us all to hang out. The kitchen was very well stocked, so cooking for the six of us was easy (there was also a large supermarket about 5 mins drive away). The only negative was the poor quality internet access which meant it was virtually impossible to get online - and as the mobile network was also poor, this was quite frustrating.

  • "This is a delightful 'tardis' like cottage developed and decorated to a high quality standard in a peaceful location."

    Unfortunately, the interior furnishings favour design over function e.g. the conservatory seating is stylish but uncomfortable; first floor bedroom wash basins stylish but not practical without a mirror facing you. However, there are areas for improvement e.g. the cottage wasn't serviced properly as the top shelf in the wardrobe of the ground floor bedroom was filthy; no soap in the ground floor cloakroom; a second hand towel missing from the ground floor bedroom en-suite; numerous cobwebs throughout all ceilings and around furniture legs. Curiously the guest book is full and hasn't been replaced since 2019. The house keeper has pinned hand written notices on the kitchen window advising that beds should not be stripped as they will be "inspected" along with a £10.00 fine per dog poo found - nice to be welcomed in a such a way!

  • "A beautiful and welcoming holiday property, with everything we could have asked for."

    The wine and crisps left as a welcome gift were very thoughtful and appreciated. The property is spacious, and the conservatory that opens up from the kitchen with the fairy lights and electric effect wood stove was such a great space. A great base from which to explore Suffolk. The only downside was the cockerel next door which loved being an alarm clock from 2am each morning…it would be good to have this as a warning to guests in the details. To be woken every morning on a holiday at this hours we were was frustrating to say the least.

FRAMLINGHAM

Saxmundham 7.5 miles; Aldeburgh 14 miles; Southwold 20 miles

The beautiful market town of Framlingham is mentioned in the Domesday Book (1086) and has been known since Anglo Saxon times, when it consisted of several manors which William the Conqueror (1066-1087) presented to Roger Bigod. The town is of particular interest as it has a large castle and mere which was built between 1190 and 1210. The town is surrounded by lovely villages to explore and has two of the oldest working post boxes and one of Britain’s smallest houses, with the footprint measuring 6.1x2.2m! Today, the town offers a number of independent shops, cafes, pubs and restaurants and it is also home to Framlingham Summer Arts Festival.
