  • "Another lovely stay at Napier House."

    Clean, tidy and plenty big for all the family. Perfect addition of a large conservatory which remains cosy and warm during these cooler evenings. Beautifully located on the doorstep of Southwold beach for walking our dog. Blessed with great weather a 10 minute stroll into Southwold village which has an eclectic mix of shops for all tastes. Throughly recommend this lovey property.

  • "A beautifully presented and very well equipped property."

    The house is luxuriously styled and very comfortable. Location is fabulous, a stones throw from the sea and a short walk to the lovely bustling town centre. The owner is very accommodating and welcoming. Napier house is highly recommended and would definitely like to revisit.

  • "Some of the chairs were not as comfortable as they could have been, especially for those of advanced years."

    I'm in my 8th decade and after 40 years of bungalow living I found the stairs to be a little on the steep side and had to be tackled with care. During our stay the microwave cooker began to play up, but this problem was quickly resolved with a phone call to the owner of the property. The property itself was in an excellent location, really spacious and every thing was in good working order.

  • "We had a great stay at Napier House."

    Beautiful house, we settled in and felt right at home as soon as we’d unpacked. We didn’t want to leave to come home. The house is all beautifully decorated and very well thought through. We had two toddlers with us and the two single bedrooms worked a treat. We hadn’t realised initially that there was a bed guard available which was really handy. Travel cot was also provided although we took our own as we have a good mattress for it. With the ensuite and two further shower rooms it was great for two couple and the kids. No shortage of showers or toilets. The location is also perfect being a short walk from the pier and town. The only tiny thing that would make the ensuite even better would be to have a dimmer switch as the lighting is quite bright when getting ready for bed but it didn’t affect our stay. Steve and Lavinia were perfect hosts and dealt with any issues quickly. We’d love to come back at some point in the future

  • "Fantastic house in a great locations."

    Easy walking distance to the beach and the town. The kitchen is well equipped for 6 apart from wine glasses, so we bought an additional glass and left it for the next people. Our only complaint was we wanted to use the barbeque, but it had not been cleaned by the previous people that had used it and there were cleaning brushes to be able to clean the grill.

  • "Really enjoyed our stay (2nd visit)."

    Two points: 1. The heating system seems to have a mind of its own - the radiators were on high in the middle of the night and the bathroom towel rails were scalding hot (turned both down, must be costing the owners unnecessary expense). The double bedroom at the front of the property had a very unpleasant smell which I tracked to the wooden wardrobe. I don't know whether it has been re-stained recently but it smells faintly of vomit, which meant I had to leave the doors open

    I'm glad that you enjoyed your stay. Thanks for raising concerns about the temperature at night. The heating system is programed to go off at10.00 p.m and come on at 6.oo a.m, unless the ambient temperature drops below 16 degrees, as a result of feedback we have now adjusted this to 12 degrees which hopefully will be more comfortable. The only other way that the heating would be on at night is if the controller is advanced to the next period, either deliberately or by mistake. We have left all the controls within reach of guests, having been frustrated staying places where the controls are locked away somewhere. There are instructions in the welcome folder if guests are interested in making adjustments, and there are of course thermostatic valves on all the radiators. As far as the wardrobe goes it is a timber one we purchased new when we refurbished Napier House, and came oiled already, it does have a scent, I am very disheartened that you said it smelt faintly of vomit, as that isn't a word any host wants to see on their feedback. We are very encouraged to get repeat bookings, and would always rather talk guests through any issues on the telephone if possible. Property Owner

  • "Yet another lovely stay at Napier house."

    We had a terrific New Year in this lovely house and our dog very much enjoys being there. We didn’t use the conservatory this time round as it is a little chilly at this time of year but the wood burner was a very welcome extra and we made very good use of that! There was plenty of wood to keep us going which was a real treat!

  • "Second time staying at Napier House."

    The fact downstairs is open plan makes it so inclusive during the Christmas period. Nowhere in Southwold is far, but having the sea front and pier in view from the house is an added bonus. A very comfortable house and would recommend to anyone.

  • "We thoroughly enjoyed our stay at Napier House."

    The property was spotless, is spacious and has everything you need, with a perfect location so close to the pier and prom. Lavinia was extremely helpful and friendly over the phone when we arrived and I couldn't work something out (I hasten to add this is due to my brain going blank, not to the owners' instructions which were full and very clear). We love Southwold, Napier House is a joy to stay in, and we are looking forward to booking again in the future. Thank you so much.

SOUTHWOLD

Lowestoft 13.4 miles; Ipswich 35.1 miles

Southwold is a seaside town situated along the East Suffolk coast within an Area of Outstanding Natural Beauty and resting between Lowestoft and Ipswich. Southwold is known as the home of Adnams Brewery which was established in the town in 1872 and it also has its own lighthouse, a museum and a picturesque pier which has a selection of colourful beach huts and which plays host to the regular Southwold Model Yacht regatta. The town boasts a number of excellent restaurants and eateries with a particular nod to its seaside location so there is always plenty of seafood and fish on the menu. Southwold has some fantastic independent shops, boutiques, galleries and pubs which are great for a browse and to stock up on essentials for your holiday.
