"Great place to stay stunning views lovely and warm friendly ducks too."
Booked to stay for longer next time very easy to travel to by rail and visit surrounding areas.Think a slow cooker would be a great addition as the butchers is outstanding. Thanks for a great stay x
-
"A wonderful relaxing place to spend chill - out time."
Walked from there for several miles. Enjoyed watching the ducks and looking across the river at the wildlife. This was our second trip to Waterloo Cottage Annex and we have already booked for October. Just a minor problem with the heating but only that we were not able to make some adjustment to suit our needs.
-
"Waterloo annex was lovely , compact and well laid out ."
You could sit in the living room just looking out on to the river and countryside, in fact your that close to the river it was like been on a boat . When the weather allows it’s great sat in the garden or as a halfway the conservatory. Only one slight criticism is the bed size , it’s just a double and not a king size .
-
"Beautifully appointed, warm, cosy cottage on a riverbank, truly idyllic setting in a lovely Yorkshire village."
-
"This was my second stay, it was extremely good last year, reading the comments book in the annexe people have returned many times, eight was the longest."
It is warm, comfortable and very well appointed, I’ll be back next year.
-

We had a great stay the cottage is lovely very comfortable cleanliness is spot on been 3times and will definitly be back
-
"The cottage was spotlessly clean as usual and the welcome pack very much appreciated."
Only one thing to mention, the heat settings on the cooker knobs are worn and difficult to read. The wildlife was entertaining including three seals. Locals are very friendly and the bus services are very handy if you do not have your own transport. This was my third visit to Waterloo Cottage and thoroughly enjoyed my holiday.
-
"Stayed in this cottage many times comfortable and well equipped."
Nicola the owner very accommodating
-
"Lovely cottage, compact but with everything you could wish for."
The property is right on the banks of the river Esk with wildlife in abundances. The last time we came we saw a couple of seals but not this time, there are however plenty of ducks and a couple of swans to feed. We also saw a number of birds and waders, we even saw a kingfisher. There are now llamas on the other side of the river and they wasn't there last time.
-
"We had a wonderful week at Waterloo cottage annex."
Beautiful setting by the river and watching wildlife. The only negative would be that although it says sleeps 4 the facilities would make this difficult. This did not affect us. We will certainly be returning and have already booked for next year.
-
"Lovely holiday at Waterloo Cottage as always."
The cottage is always clean and so comfortable. The situation overlooking the river is amazing for watching the wildlife. Thanks so much
-
"Absolutely magical holiday ."
The llamas made us laugh and the owls where amazing . The cottage is excellent and so homely we will be back thank you so much
-
"The owners came immediately when the battery of the smoke detector started beeping."
We had a very friendly discourse
-
"Such a lovely cottage and really comfy too."
The best views we've ever had! Just a shame that we came at a time of year where it was dark by 4pm! Thanks for letting us come at such short notice too. It was a fab location for all sorts of walks, we only used the car 1 day. I'd definately recommend this cottage.
-
"Absolutely loved our stay at waterloo cottage, such a beautiful cottage and riverside garden."
Loved watching the ducks and other wildlife. Cottage is well equipped and comfortable, we had a totally relaxing holiday with our dog and will definitely be back.
-
"The cottage is a little piece of pure relaxation."
It is in the most beautiful setting with a river on your door step. The cottage is lovely inside, spotless & with everything you need. The little things that not all cottages have; iron, washing machine, hairdryer, binoculars, loads of books. It really is something special. We walked to Whitby which took around 25 minutes but did get the bus as well. The train station is 5 mins away and a gorgeous butchers and local pub. We went there a few times for tea & the food was lovely. The owners were staying next door & gave us advice on where to go which was appreciated. Lovely gesture of wine & biscuits when we arrived and a fabulous information pack for the area. The parking is through a gate on a part of the back garden which was really handy. I sat and read a book with a glass of wine in the sitting area in the back garden listening to only ducks. We watched the llamas and cattle on the other side of the river and some of the boats that came past. I can see why visitors go year after year as we will definitely be back.

"Had a great relaxing stay at Waterloo cottage annex."
So peaceful great location by the river watching the fish jumping and the bird life during the day and the bats catching insects at night. Nice stroll into Whitby along the railway and river path. The pub around the corner serves great food we will be back.
-
"We have been staying at Waterloo Cottage for many years now and we love the cottage and the wildlife on the river."
We have already booked our stay for 2024. We really recommend a stay at this cottage.

Everything you need is available at the cottage.
-
"Beautiful little cottage."
Perfect for a relaxing break. Has everything you could need. Clean and tidy on arrival (and when we left
-
"Pleasant location - quiet and peaceful, great for bird watching."
Very comfortable bed Good bathroom facilities Kitchen well equipped, cooker quite slow ( we are used to an induction hob) TV screen on the small side given the viewing distance from the settees Excellent cleanliness Good co-operation from the owner re access to property Admin arrangements prior to arrival very clear.
-
"Superb holiday cottage right on the river!"
Loved having our breakfast in the conservatory and being visited by all the ducks. Fabulous location and a lovely pub 5 minute walk away serving excellent food. Weather was great which was a bonus for February. Whitby 1.5 miles away. Booked again for next year. Highly recommend 5 * Janet and Mark
-
"I can’t praise Waterloo Cottage Annexe highly enough, the pictures do not do the cottage justice."
Everything we needed for a comfortable stay was provided and of a thoughtfully high quality. Sometimes the property’s ‘useful information’ can be quite overwhelming and bossy- the owners of this property have managed to relay the message that the important thing is to have a lovely time. The location is wonderful and by the river literally means that. The visiting ducks, the longhorn cattle opposite are all bonuses of a wonderful stay. Thank you to the owners, Jill who maintains the cottage and Sykes for listing. We feel rested thanks to Waterloo Cottage Annexe.
-
"This is our second visit to Waterloo Cottage and it didn't disappoint."
As soon as you enter the cottage, you instantly relax. The views of the river and watching all the different birds is fantastic. The cottage is well equipped and we actually spent alot of the time relaxing in the cottage rather than being out and about.
-
"This cottage was fantastic and exceeded our expectations, the location was amazing, with stunning views & lots of wildlife to observe."
Absolutely no complaints at all & enjoyed every minute of our stay. The only thing that could have made our holiday any better would be a king size quilt in the bed. We enjoyed it so much that we have booked again for next year.
-
"Delightful cottage well equipped warm and the river Esk entertaining - We have stayed in this cottage seven times and have booked for next year."
A jewel of a place to stay.
-
"It's a lovely cottage, beautifully situated on the riverbank."
We saw kingfishers (two together once), herons and egrets. Also salmon leaping from the water. We enjoyed our second holiday at Waterloo cottage annex, it was just as relaxing as the first.
-
"Our stay at Waterloo cottage was one of the most relaxing and enjoyable breaks we have had."
Sitting in the garden with a river Bank with all the wildlife it brings with it was amazing. The cottage itself was home from home had everything we needed and more. Would most definitely stay again maybe in the autumn Jeanette & Neil
-
"Lovely relaxing holiday AGAIN, Love this cottage so much already booked for next year."
It’s so relaxing especially in this hot hot weather, watching life on the river go by. Over the bridge to the pub or a leisurely walk up to the riverside cafe and a fantastic butchers in the village. Nice walk by the railway into Whitby watching the occasional steam train go by or better still ride in on the train (one stop)from the station across from the cottage. The patio area needs so attention as the ant on the weeds were on your legs when sitting but otherwise HEAVEN.
-
"Our 2nd stay at Waterloo cottage, had a great week, lovely & comfortable, only negative is the dirty silicone in the bathroom, not really an expensive job to rectify but let's its down, not asking for a new bathroom just a bit of tlc."
Love living by the riverside its fabulous!
-
"We have stayed at Waterloo cottage many times and have always enjoyed our holiday."
The cottage is always clean and comfortable and watching the wildlife on the river whilst relaxing in the lounge is always enjoyable. We have already booked our place for next year.
-
"Disappointed with the persistent traffic noise from the road that runs adjacent to the cottage, also would have appreciated a start up pack for the log burner and maybe something to make a drink upon arrival , also food in the bird feeders to encourage them to into the garden."
The cottage itself was very well equiped but only suitable for two guests not really big enough for four as suggested , as only one bedroom and a small lounge which would make putting the bed settee up very difficult. The setting by the riverbank is lovely and we enjoyed watching the river and the passing trains from the north yorkshire moors railway although no steam trains during our stay.
-
"A lovely cottage which is beautifully situated."
Very clean. Nice kitchen. For those of us who are getting on a bit the toilet was very fashionable but a bit low! Being able to watch the river and the wildlife from the window was super. Overall a tranquil and restful place - we've already booked to go back!
-
"The best holiday cottage we have booked fantastic location will certainly go back again"
-
"We really love this property."
It’s cosy, warm, comfortable and spotlessly clean. The location is perfect for us and the garden seat is a delight to use having an afternoon cuppa in the sun. We’ve visited Waterloo Cottage Annex 7 times since 2015 and have already booked for next year as well. The locals are so friendly and the surrounding amenities useful. Upon the moors the scenery Is majestic. Try it. You’ll love.
-
"We really enjoyed our stay and would certainly book again in the future."
The cottage is very clean and just what is needed for a good holiday. Good walks from the door.
-
"What a little gem!"
!! Beautiful cottage in an amazing location. On arrival cottage was spotless and well equipped. Nice to wake up to the views of the river and the wildlife. Ruswarp is a lovely village with a great pub, butchers and walks into nearby Whitby. Will definitely return.
-
"From the moment we arrived, we knew we were going to have a lovely week."
The location of the cottage was perfect to watch the wild birds on the water. We had daily visits from the ducks, geese and a young heron who would hang around to see if there was any food for him/her. It is a bird watchers paradise. The cottage was very clean and tidy, plenty of room for us all. We feel fully refreshed and will be booking again as we have enjoyed it so much.
-
"My wife and I had a most enjoyable winter break at Waterloo Cottage Annex in December 2021."
It was very clean and cosy, and it had all the facilities we could have wished for, including off-road parking. We look forward to going again during 2022.
-

-
"Sykes is very informative and helpfull."
The cottage was exactly as described and we look forward to going again to Waterloo cottage next year
-
"Love Waterloo Cottage this was our 2nd visit and booked again while there."
It’s so tranquil there that I definitely feel that I’ve had a holiday, very restful. Disappointed at the large price rises for next year but that seems the norm all over, pity my pension has not been increased to meet this.
-
"Chair broke gap under gate pet could get under furniture to soft television in wrong place"
-
"This was our 5th."
stay and a total rest, Nicola very helpful and would recommend
-
"Very nice cottage in an idyllic location which we thoroughly enjoyed."
One suggested improvement would be a larger television in what is a large lounge, or rearranged seating. Would visit again.
-
"We were stunned by the beautiful location of this cottage by the river, its a real treat!"
On the whole its very clean & comfortable but I feel the kitchen & bathroom could do with a bit of an update! The valve on the shower was very loose & scary to turn on & off! Its needs clean silicone around the edges of the floor. The kitchen floor was a bit grimy. This did not spoil our holiday but I feel a bit of tlc in these areas would improve things massively! We have still booked for next year because we miss the river Bank.I have waited 2 weeks to submit this review because I don't really want to send negative feedback but think these small changes would make a big difference to everyone's holiday at the cottage.
-
"We had a fantastic time right from the start."
Our accommodation was perfect! Waking up right next to the river was amazing. The only drawback was that our stay wasn’t long enough! We will be back! Thank you Mark and Shelley
-
"The Waterloo Cottage Annexe was lovely, it was clean, cosy and had everything we needed."
Ruswarp is a lovely place in itself, with easy access to Sleights and Whitby. The booking via Sykes was easy and the owner made contact and was very friendly.
-
"A lovely spot to have a relaxing holiday beside a river with swans ducks herons seals passing by."
Also a lovely pub a stroll away.SUPER
-
"The location was spot on, local pub and butchers very good, lots to see on the river with it being tidal."
Will be booking again
-
"We really enjoyed staying in the cottage as it had everything we needed."
The location was perfect for us, five minutes walk from the railway station and bus stop to Whitby. We would definitely like to return soon.
-
"Absolutely beautiful cottage on the banks of the river Esk."
Dog friendly as is the pub in the village.
-
"We had a very relaxing holiday at Waterloo cottage it was well equipped clean and comfortable."
The location was good for walking into Whitby. The only disappointment was that we arrived on a cold January day and there wasn't even a starter wood and kindling for the fire
-
"The cottage was lovely, and the location was perfect, we loved every minute of the holiday"
-
"This was our 4th visit so knew what we were going to and we’ve booked for next September because we love the area and the people are so friendly."
-
"Great location,"
-
"Wonderful relaxing holiday by the river watching the world go by."
Everything there you could wish for except for its own WiFi router it was running off a extension booster which was useless. The garden was beautiful and we could sit and watch the steam trains go by from the railway station just over the bridge into Whitby which l travelled on a few times and walked back. We loved the cottage that much we’ve booked for next year.
-
"A beautiful haven for wildlife."
Very friendly owners next door. Centrally located and pleasant walk to Whitby.
-
"This was our third holiday Waterloo cottage and we have already booked it again for our 2020 holiday."
-
"Excellent place to relax in a beautiful setting ideal for older family, due to its proximity to the water it is not suitable for young children."
-
"Lovely location on riverside, but hardly tranquil with a busy road running along the back of cottage with traffic until the early hours."
Also whereas the sofas were very comfy, the bed was not. Also be aware that you park your car ON the lawn, which affects how you use the garden. Despite this we enjoyed our holiday. Went on the steam train to Pickering & also walked along the railway line to Whitby to get our fix of steam trains. Both of which are a must.
-
"Waterloo is no doubt in the most relaxing and beautiful setting, we were so looking forward to going back."
However, when we walked in we were met by a smell. The kitchen badly smelled of fish and the lounge smelled of dog, especially the bed settee which also had dog hairs on it. There are paw prints on the walls of The conservatory. The log fire had not been cleaned and no starter pack had been left. The microwave is rusty under the plate. The paintwork throughout is yellowing and dull and the whole cottage is looking tired and in need of a paint job. The linen and towels were pristine though. We appreciated the wine and biscuits but some milk would have been nice for a cuppa. I have never complained about a cottage before but for the comfort of future customers I thought I should as we were very disappointed. As it is now it doesn't warrent the price increase for next year.
-
"Great location very comfortable cottage very clean the perfect location and dog friendly what more could you want"
-
"A lovely cottage in a great village in a beautiful area."
The setting is ideal, very relaxing. If you like walking, fresh air peace and quiet then this is the ideal place.
-
"An truly amazing cottage and the surrounding views etc so beautiful."
Couldn't fault anything at all. Perfect in every way from the booking to the cottage and location. Will definitely be booking it for next year. LOVED It
-
"Sorry but we did not take this holiday due to last minute circumstances beyond our control."
We have no complaints and will stand the loss. We let Mrs Cleverley (the keyholder) know that we would not be coming. Many thanks and we are quite happy to book with you in the future.
-
"The Cottage is a beautiful place and in a great location for walking and by just being on the river is picturesque and interesting, watching the wildlife from your sofa."
. It is definitely worth a visit and I will be back again next year. One small criticism is that the bed / mattress soft at edges with a feeling of rolling off
-
"Perfect cottage in an unrivalled location."
Surrounded by nature on the banks of the river Esk, we had a peaceful stay here over the New Year. Cosy accomodation suits any time of the year, as the village has a superb pub serving fine beer & food to die for. Also, the local butchers is a must for quality meats & cheeses. Easy walks into Whitby make this the perfect base to stay in. Owners are very helpful & the cottage is a home from home. The kitchen is well equipped, we cooked everything from full English breakfasts to roast dinners! Dog friendly too. So happy to have discovered this little gem.
-
"The cottage great photos do not really do it justify."
Been cottages before and nothing there as in washing up liquid cloths tea towels salt pepper viniger but all this there brill and foil and dish washer tabs owner thought of every thing plus xmas tree . Would DEFO stay again oh and binoculars too A+++++
-
"WIFI worked for fantastic for 3 days then was not available for the other 4 but we were aware it was like this"
-
"Getting out of gate in car bad blind spot"
-
"The WiFi and phone signal is sporadic and this needs to be in the description of the accommodation."
Also although the cottage is right on the river it is also right on a surprisingly busy road. Otherwise we enjoyed the week in pleasant surroundings with a good bus services into Whitby. It should be noted that only the Middlesbrough trains stop at Ruswarp not the steam trains.. A good tip is take walking shoes as the walk into Whitby is through rough and dusty paths
-
"Waterloo cottage annex has everything you need."
It's clean, comfortable and well equipped, in a beautiful location at the side of the river. We have been twice now and will definitely be booking again!
-
"A lovely location, easy walking into Whitby."
Try the Pie shop when you have had enough fish and ships!
-
"The cottage is in an idyllic spot overlooking the river Esk with its abundance of wildlife to sit and watch from the cosy conservatory or at the steam train trundling by."
There are a few walking options into Whitby, all easy, which take about half an hour. The local pub was friendly and will soon be serving food again although eating in the cottage was never a hardship. Recommend getting the bus to Robin Hood's Bay and strolling back along the Cleveland Way coastal path if the weather is good, great views and fairly easy route. Highly recommended Waterloo Cottage and the area.
-
"From booking, advice/instructions given and cottage its self, the process was easy."
-
"One of the best holiday cottages we have stayed in."
The garden was amazing, we sat there for many hours watching the wildlife on the river. Suzie, our dog, loved it there too . Will certainly visit again
-
"This is a fantastic holiday for us and the dog we will definitely book this cottage again."
Our family joined us for one night sleeping arrangements are not really suitable for 4 unless you know each other very well!
-
"Lovely setting, comfortable cottage."
Would be helpful if it were made more clear that there is only one bedroom.
-
"A lovely stay at Waterloo Cottage once again."
The cottage is a real delight and in a beautiful setting. A lot of effort has been put in to make it so well equipped and comfortable.
-
"Boiler failed Tuesday evening was fixed Wednesday 17."
30, shock to the system on wed morning, contacted Mrs Cleverley she arranged for the boiler to be fixed to our satisfaction.
-
"Good points: The cottage was lovely."
Going away at this time of year, it's always a bit of a worry that the heating may not be up to scratch, but this was the warmest place we've ever stayed! The porch was particularly useful for taking off dirty walking boots and cleaning grubby dogs before entering the cottage. The kitchen was well equipped and the oven worked well. The shower was extremely good, and the bed was very comfortable. Best of all, there were more than enough coat hangers in the wardrobe! Bad points: The lack of any kind of welcome pack on arrival (normally we would get at least some milk in the fridge and some teabags) and the fact that several comments that people put in the visitor book to do with the broken toilet seat do not seem to have been acted upon. Also the TV volume was very idiosyncratic - one minute it would be so quiet that the volume had to be on 100%, the next it was deafening and had to be turned down - all on the same programme on the same channel! Again, several people had commented on this and it wouldn't cost much to replace the TV for a newer (maybe slightly larger) model and avoid these adverse comments. Finally, the wifi wasn't working because the wifi extender wasn't connected to the router - I work in IT so was able to fix this so it does now work :-)
-
"A very easy to find cottage with the instructions and just as we expected it to be."
Very comfortable with all the amenities described. Would be useful to know it sits on a tidal river as we were concerned at the height of the water when we arrived in the dark on a wet January day. Not sure if the water was going to overflow into the garden with more rain, so apprehensive about parking the car in there initially!
-
"This was the 4th time to this cottage I am sure next year will be the 5th."
-
"WiFi didn't work, otherwise everything else was excellent."
Have already booked the cottage again for 2018
-
"A really lovely cottage with a well equipped kitchen and a location on the river bank to die for."
This is our first visit to this cottage but it will not be the last.
-
"5* accommodation, met the owner who was extremely helpful, beautiful location, wouldn't hesitate to recommend and return."
-
"We had a wonderful time, perfect in every way."
Just one little thing the internet connection could do with improvement
-
"Fantastic location."
We loved every minute and will certainly be looking in to going again in the future.
-
"Loved the location right next to the river able to watch all the wildlife from the comfort of our sofa!"
Second time we have visited this lovely cottage and will definitely be back. Love it!!
-
"Would love to visit this cottage again, it was so comfy and well equipped."
The location is beautiful and ideal for visiting Whitby or just chilling in front of the fire on an evening.
-
"It was an extremely pleasant holiday due in most part to the location ."
-
"This I was the third time we have stayed at Waterloo Cottage annex."
It was as expected, very clean and tidy, lovely to look out at the river and birds cattle and steam trains the new bathroom was very nice and bright The only slight alteration I would like is a shaver socket in the bathroom.
