  • "Absolutely Amazing!"

  • "Unlike some who have reviewed this property, we were very happy with our 7 day stay at The Breakers."

    Having said that, concerns brought up by previous holiday makers are still valid; it would seem though that some points still need addressing: Positive points: We found the property to be very clean internally. Nice bottle of wine in the fridge on arrival. Good information pack. Negative points: Property Description: I didn't count the steps, but there are a lot! This I believe needs to be emphasized in the opening description as well as under 'Important Information'. The property is described as being "just a four minute walk to Carbis Bay beach..." - I believe this is possible, but if anyone did walk it in 4 minutes, then you'd have to be pretty fit as it's very steep and a lot of steps again to navigate. The property is described as having a 'beautiful garden' - it's not at all - it's simply decking with a glass balcony and several pots. The exotic (Cordyline) plants to the left of the picture are no longer there, but have been replaced with pots and not much care for the plants) As a lover of exotic plants this was very disappointing. In the property description, I believe people should be made aware of the property at the top (number 4 - The Breakers is no.6) being extensively renovated and having to walk through a building site. This work is hoped to be finished by the end if 2024. Walking down the countless steps, one is given the impression that no great care is given, as the steps certainly need to be swept. It would also be helpful to have a hand rail going down the wooden decked steps to the seating area. Finally, we could find no bottle opener on arrival. We bought one and left it as a gift! Having said all the above, it may seem that we were unhappy with our stay - this is not true and we would definitely return! Even the noise of the pneumatic drill being used at the (other) top apartment did not unduly upset us as it was far enough away to not be a great concern.

  • "Lovely apartment with stunning views situated overlooking Carbis bay."

    great garden too with the rail way line right at the bottom which was very quaint. you gotta do the journey from St Ives to St Erth, well worth it, Sykes dealt with our issue with no Wi-fi quickly & efficiently bearing in mind it was a Sunday. Accondation well equipped & comfortable and would recommend & def return. The only issue was the building work in the top apartment which is unsightly with lots of mess although we could quickly walk past & there were no issues with noise.

  • "We had a great stay at The Breakers in Carbis Bay between the 9th and 16th February this year and loved every minute!"

    What a brilliant apartment and location and what fantastic views! Fabulous, comfortable and spacious, with well designed and considered décor, it had everything we needed. It was wonderful to walk into the place and feel "wowed" by both the inside and the view outside. The coastal path, on our doorstep, took us into St Ives, and the quaint little local train gets you there in 3 minutes. We were there in winter, but with lots of outdoor space, outdoor sofas, sun loungers and a barbecue with a fab view to boot! We can't wait to stay in summertime, to enjoy everything it has to offer. Would definitely recommend.

  • "Fabulous place to stay!"

    The "Breakers" was spotless and very comfortable and we had everything we could have asked for to enjoy our stay. It was also great to be able to take our dog to such a smart apartment. Although modern and of a high standard it felt and looked very homely. The location is fantastic and the views from the decking and the place are amazing, who needs a TV! We particularly enjoyed watching the family of seals playing in Carbis Bay and it was incredible when we spotted, a pod of dolphins swimming together, through the binoculars With beautiful walks along the beach on the doorstep. This is an excellent base to visit the wonderful beaches and attractions in the area. The weather was amazing for January and we could easily walk into St Ives, to visit the shops and restaurants, so we didn't need to worry about finding somewhere to park. Just perfect, we will definitely recommend it to friends and would like to visit again.

  • "We were really disappointed with the condition of the property and it meant that it was incorrectly sold as it definitely isn't 5 star (tick) rating."

    Issues are: 1. The shower in the family bathroom keeps blocking rendering it un-useable. if you do try to use it for more than a few seconds then the water will make the whole bathroom like a paddling pool and the water starts to flood into the hallway too. They did send someone to fix it on day two, but the fix didn't work. I did try calling the office again but couldn't get through and no-one called me back. I can see from a previous review that this problem was also happening in November yet no-one had fixed it. Not acceptable. There were 4 of us and if we had known the apartment only had one useable bathroom then we would not have booked this place. 2. The tumble dryer does not work. Again, this had been feedback in November but obviously not dealt with. 3. The kettle keeps switching off. Sometimes you have to try it more than 5 times to get it to work. 4. The coffee machine works intermittently so we had to mostly use the cafetière but it was only tiny. 5. The flat was very cold when we arrived (despite weather not being that cold). There is not enough heating in the place. 6. There is no heating in the double bedroom. 7. The underfloor heating in the family bathroom does not work. 8. The stairs leading to the apartment were only partially lit and were covered in leaves which were wet and slippery. We asked for them to be swept but this did not happen. 9. The outdoor light by the front door didn't work. 10. The rugs in living room were not clean - we had to vacuum when we arrived. 11. We had problems with communications with Carbis Bay Holidays who have ignored our calls. 12. Despite not being able to get through by phone, you make it almost impossible to contact you in another way - you tell us to read the booking conditions for contact details, and having sifted all the way through did not provide an email address for Carbis Bay Holidays, just Nor did you tell us clearly how to go about making a complaint other than to use this form. I spent ages trying to get through, either through phone or trying to find an email address. Also, your portal does not work on mobile (I have an iPhone). Please can you let me know how to go about making a formal complaint and how to request a refund of 50% of the rental cost for a very poor condition apartment which was mis-sold, and for loss of amenity and inconvenience. how Sykes and Carbis Bay have dealt (or not) with this complaint is now exacerbating matters further. Also, I contacted you re. an item left behind at the property. I know exactly where it was. You then said you would need to try to locate it and I still haven't heard anything back. Both Sykes Cottages and Carbis Bay Holidays' customer relations is really bad. I did not reply originally on this feedback form because I thought you might want to keep my comments private, but I have been told that this is the best way to feedback to you, and because your customer service has been so bad since I first started to try to give feedback, I am making this public.

  • "No where did it say the house had steps just ground floor."

    There was no mention there were 51 steps to the propery. I am disabled and this has been difficult. I didnt bring my pups due to personal issues the property is not dog friendly they would have gotten out. The first day of arrival we had shower this flooded the downstairs due to the shower drain not cleaned out. The internet in rooms didnt work apart from the main bedroom. The washing machine door didnt close propery and the dryer didnt dry the clothes. The pillow protectors were torn and stained. The house was not properly cleaned - we moved the bookcase to plug in and it was filthy behind. The deck was a liability as it us very slippery. The light going down the steps does not come on until you are part way down which is dangerous, even more so because they are covered in leaves. The doorbell does not work. The views were great but i wouldnt re book this accomadition again.

  • "We LOVED our stay at the Breakers, the photos and description doesn’t even come near to how amazing it is, we opened the door and didn’t stop with the ‘oooo’s’ and ‘rrrrrrr’s’ for the first few days!"

    ! Incredible! The description says a short walk to the beach but be warned - that short walk is down a hill like no other hills I have experienced, the houses are basically built onto a cliff, you descend to the beach very steeply! Any ‘wiser’ folk would struggle, and if you rely on a wheelchair - I would pretty much say Carbis Bay is out of bounds. This house is incredible, 10/10!

  • "What a wonderful find!"

    Probably the best self catering accommodation we’ve ever had - the flat suited us perfectly; it was superbly equipped (once we’d found the cutlery lol!) and ideally positioned with the most stunning outlook. It was beautifully clean for our arrival, even the floors had clearly all been washed too. Everything we could have wished for was provided, even binoculars to make the most of the view. Very comfortable accommodation, everything there that you could possibly need, and so much to do right on the doorstep in a beautiful area. Thank you so much! Parking would have been tricky if there had been anyone at number 4 but thankfully there wasn’t! Just a couple of suggestions. Would you kindly update the info on rubbish & recycling as there were two bits of conflicting info in the handbook, one said don’t sort and the other said yes, do sort. One said collection Thursday and one said Saturday. There was loads of recycling at the kerbside when we arrived, we did what we hope was right but there didn’t seem to be a collection at any point while we were there. Secondly, thank you for allowing dogs - our four legged friend had the best time! We just had one really nasty incident when two of our party were on the beach with our young dog on the Saturday and a firework display started very close to them. This had really bad consequences for our dog, and even the young people with him were very shaken. We had no idea that there had been a wedding at the Hotel that day and that fireworks had been arranged for the evening; if we’d known obviously they wouldn’t have been on the beach at that time and we would have ensured that our dog was safe and secure as he hates fireworks anyway. I contacted the Hotel afterwards and they were really lovely about it and explained that they show firework dates on their website with start times etc. Could your guest information perhaps let people know that firework displays do take place but are shown on the Hotel website and for guests to check there if they would like to see if there are any planned during their stay? Hopefully it will avoid our experience happening to anyone else. Thank you again, it’s been the best holiday and we’ll definitely be back!!!!

  • "It's one of the best holiday rentals we have stayed in."

    It was very clean, very comfortable, amazing views of the coastline and sea. The back garden was totally secure for our dog who was even left some treats. We would definitely stay again. We would have loved to write in the visitors book but we couldn't find it.

  • "This is a lovely property in a fantastic location."

    On arrival after along day we found the property was tidy but not clean we had to hover and clean the bathroom again, the drawers and wardrobes in all of the bedrooms needed wiping down as they were dusty inside. We appreciate that people bring pets but the amount of pet hair on the floor and furniture was unbelievable. The last thing you need to do when arriving at a holiday property is clean it yourself. Overall we had a lovely stay the decking area is a great place to relax. The walk to the beach is easy going but people need to be aware of the steep hill coming back especially if they have Younger children and push chairs.

  • "Property was lovely with everything you could wish for (and more)."

    There are a lot of steps down to the property which wasn’t a problem for us but could be for people with mobility issues. Only niggle was that we felt the property wasn’t given a good clean after the last family, who obviously had children as we could still see all their finger marks on furnishings (we didn’t complain as it was the jubilee weekend). Could not fault the property, ideal location and lovely views, very well equipped..

  • "Overall the apartment was very comfortable with excellent facilities and beautiful views."

    The only downside was the noisy fan by the front door it was quite loud at night, luckily we were in the main bedroom so it didnt bother us. We would certainly love to go again.

  • "What a fantastic location and apartment."

    There were two things which would have made the stay 5 star and both things relate to the single bedroom (the one between the main bathroom and main bedroom): 1) The bed was super squeaky - my son woke me up with the squeaky noise from his tossing and turning 2) The humidifier: Does a great job, not damp at all, however please could the setting be changed from 'turn off for 8 hours' to 'turn off for 10 hours'. Its really noisy, so it needs turning off for kids to sleep, but then it comes back on after 8 hours and then it wakes them up - so we were all up at the crack of dawn! Apart from that, we had a fabulous stay, great facilities, fantastic location - we loved it so much we have booked to come again. Thank you

  • "Beautiful property with everything you could need or want provided."

    . really made for an enjoyable and special weekend for my wife's 40th birthday. Perfect location for coastal walks, St Ives and the views from the apartment were outstanding. If I had to be extremely picky I would say that the hot water runs low after approx 1 bath so boost function required with a family of 4.. by no means did this impact our stay. Love the little extra treats for the dog, complimentary Prosecco etc a very nice touch. Will definitely be booking again.

  • "Our third stay at this spacious apartment with stunning views and lovely outdoor space."

    However, the third bedroom, which we knew from previous visits had trouble with ventilation, had such a strong musty smell that we didn’t feel it was safe to let our son sleep in there. I can see that the owners have taken measures to deal with it but unfortunately the equipment they’ve installed isn’t sufficient enough and is also incredibly noisy. It’s such a shame and I hope there is something else that can be done to rectify the problem because as it stands I wouldn’t recommend anyone with asthma or breathing issues to stay there.

  • "Our second stay here at The Breakers."

    Had a wonderful time. Weather was kind which meant we could use the decking area. Everything you need to feel settled in. However, on looking to book for next year this apartment has doubled in price! I find £4,000 for 1 week laughable. This apartment is not worth it, it’s an apartment at the end of the day. Neighbours above and to the side. We would have returned in a heartbeat but not at this cost. Such a shame and very disappointing.

  • "Positives: The apartment was lovely and the location is fantastic."

    The apartment was very comfortable and finished to a high standard. Negatives: Not enough attention was spent cleaning at high levels, particularly within the conservatory but also in general. This was disappointing when you have to vacate the apartment so early to allow for cleaning. There was substantial mixed debris under the sofa which looked like it had never been cleaned under and as the sofa moves easily this needs to be addressed Looking at the costs for next year, they have increased massively and to an amount that the apartment does not justify. This will prevent us from returning, which we otherwise would have.

  • ""Just back from a wonderful week stay at The Breakers."

    What a fantastic apartment! Stayed in most nights, relaxing on the decking. Weather was glorious so meant we could have many BBQ's. Sea Views from the bedroom, lounge, conservatory meant we could watch the sunrise most mornings. The Beach didn't allow dogs but we were allowed to walk him between 5am - 8am each morning. Spotless Apartment with everything you need. Felt at home from day 1. The decking area is a sun trap. Lots of sunbathing and relaxation after a busy day out site seeing! Love that you are dog friendly! Danielle was a great host, nothing too much trouble. Thank you for a wonderful stay - would love to return one day! "

    Everything you could possibly need with a view to die for. Gazing across the bay towards Godrevy lighthouse with a sundowner was one of the best bits! Very comfy beds with good quality bed linen and duvets. Felt like home from home and we really enjoyed our stay. Good to have all the techy bits like wi-fi, smart tv, Netflix etc. All appliances were top quality and much appreciated. Parking space is tricky if you have a longer than average car but this is coastal Cornwall and that’s par for the course! Would definitely recommend The Breakers, thanks for a marvellous stay."

  • ""We had a lovely 2 weeks, weather gave us a bit of everything but the decked area is a real sun trap."

    We had plans to eat out most nights but ended up catering in, we didn’t want to leave that view! Apartment is very well equipped with everything you would need including dog bowls. Apartment and garden is very dog friendly although fence at the bottom underneath the deck could be scaled at ease by an agile dog. Fantastic location, you won’t need to use your car, Tesco is a short walk uphill and beach is accessible via paths at either end of the road. We ordered our shopping to be delivered online with Sainsbury’s, also Chinese in st Ives delivers to Carbis Bay and Dominoes from Hayle. We will definitely return to the beautiful Breakers"

    Great to have underfloor heating in the bathrooms. Found the lounge a little cold as only one source of heating but there was an electric heater we were able to use. Lovely to be somewhere that does not have 'do not' signs everywhere. Our greeter Danielle was great, nothing was too much trouble. Nice welcome pack of cream tea, fizz and apple juice. Great location, the dogs loved the beach and able to use as out of the beach dog ban season."

Just a short drive from iconic St Ives, the seaside village of Carbis Bay is best-known for its beautiful stretch of pure white sand. With turquoise waters and sheltered conditions, the beach feels almost subtropical and is the perfect spot for a good old-fashioned day by the sea. The beach is also home to the Ocean Sports Centre, so if sunbathing is not really your thing, why not hire a kayak or SUP and get out on the water instead.
