  • "The cottage is in a stunning setting."

It is beautifully decorated and extremely well equipped. We absolutely loved it. Tina, the owner is lovely and right on hand for advice. It would be helpful to have information about bins and recycling which should be standard in all your properties.

  • "We had a lovely stay at Searles."

Even in the most wet and windy times, the cottage felt warm and cosy with a well appointed kitchen to retreat to for a meal or tea. The bedrooms are a good size with comfy beds and the bathroom has a decent shower. Tina was on hand if needed but everything was just as hoped for. 3 decent pubs nearby with 2 of them within 5 minutes walk, all serving food to varying degrees of success. Parking is a 7 minute walk away but it's an easy walk. Take aways are in Exmouth if you fancy a curry or similar with the added bonus of walking past the 2 nearest pubs after parking the car if you collect!! Searles is a lovely place to stay and Lympstone is an interesting village that holds so many traditional real world waterside traditions without the candyfloss. We loved being there and hope you will too.

It's location next to the estuary with its ever changing vista , the quirkiness of the cottage itself but with the most contemporary facilities that make it feel modern and cared for. The village is so friendly people seem genuinely happy there. A lovely place to re-charge your batteries and to return to.

The property and its fantastic location, together with its friendly owner and a week of perfect weather all added up to a wonderful week. We parked the car on arrival (many thanks for the permit) and didn’t use it until our journey home! We have enjoyed the walks, the scenery, but especially the wonderfully varied bird life. As you step inside, the panoramic views of the Exe Estuary and beyond take your breath away. Searles provided us with a beautiful & comfortable home for the week. We loved sitting on the terrace soaking up the ever changing views & chatting to the locals. The highlight being the stunning sunsets each evening & hearing the Estuary gently lapping against the cottage walls as we went to sleep. Everything you need is on your doorstep, fabulous walks, the Estuary, dog friendly pubs & village shop/PO. Lympstone even has it's own train station. Thank you Tina for your help & kindness, the lovely welcome tray & fresh flowers & for making our family, including our cocker spaniel, so welcome. We are now hoping to book again for next year. It was lovely to meet and chat to the owner too. Tina has thought of everything that her guests may need and even asks guests for feedback of what can be included to improve their stay. We had some lovely walks, my husband loved the cycling. Our favourite meal was at the Redwing Inn, lovely pizza from pizza van on Wednesday at the Village Hall. Being almost in the River Exe, we could watch an ever changing scene from the lounge or even from our bed. It's the perfect setting to spend a relaxing week although it's easy to access the rest of Devon if you want to get out and about. The village has 3 excellent pubs, all different in their own ways. There's a station that can take you to Exeter and paths for walking or cycling along the river. The village shop is even owned by the locals.

  • "It was not clear from the information we were given that the property was down a little cobbley lane."

We could only park at the top of the lane to unload. We then had to park in a pay & display car park in the village. Had we known about this we would have had enough coins ready to buy a weekly ticket for £25. As it was we paid £6 for the first day, then had to find a bank to get £25 worth of coins. The best aspect of the cottage was the wonderful view over the estuary. However the living space was very small, adequate for two of us, but not four. The TV in the lounge was extremely small. We ate in both the village pubs and would recommend them both.

The outside terrace was an added bonus, with the sunset reaching the terrace in perfect time for pre-dinner drinks! The owner of Searles lives close by which was very useful, she’s a lovely lady, very helpful and friendly. Inside, the cottage is bathed in the most glorious light thanks to all the windows, looking out across the estuary, over to Starcross and Powderham Castle. The cottage has been very thoughtfully kitted out, with a homely shabby chic/beach style that works perfectly in this setting. The cottage will comfortably host 3-4 adults without feeling cramped. Nearby, you are moments away from the train station, so park the car and forget about it, the Avocet train line is regular and much quicker than sitting in traffic or trying to find a parking space. Lympstone is a quiet, tranquil spot to return to after a day out, and The Swan and The Globe pubs are moments away from Searles. A positively perfect spot - we’ll most definitely be returning to the splendid Searles again soon!

Really good communication prior to arrival and T and left us fruit, milk and chocolates which was really appreciated. She had decorated the cottage beautifully for Christmas and we quickly felt at home. The cottage is comfortably furnished and spotlessly clean and we both slept very well on the very comfy mattress in the main bedroom. There are views of the sea from every window and we spent a lot of time just watching the changes in light on the water and enjoying the sunsets over the water. The village has three pubs and we tried them all. The Globe was our favourite with really good food, friendly staff and locals. The cottage has walks from it so you do not always need to go out in the car, which is good because the parking is away from the cottage but we never had a problem parking within a couple of minutes from it. We are hoping to return at sometime to enjoy the cottage at a different time of year and enjoy the gorgeous views again!

The seating was comfortable but there was only a small two seater sofa and two wooden chairs in the living room, this could be improved by replacing the two wooden chairs with a second small sofa. Other than that and the steep staircase, which both my Mum and our dog had problems with, the cottage could not have been better. A little information on local vets, doctors and grocery shops etc would also be handy to have in the cottage. Tina, the owner, was very friendly and offered help with anything. • "The cottage itself was excellent - everything was provided that we needed and also some welcoming gifts, which were a lovely surprise."

As you enter the cottage it is similar to a tardis in that after the small entrance you are greeted with a wonderful open feel as each window looks out onto a breathtaking view of the estuary. The cottage is literally on the River Exe and is just so idyllic. The minor criticism we have is that the listing does not express clearly the problem there is with parking and for anyone with health problems this could be somewhat difficult.. Being a former fisherman’s cottage the accommodation is located down a narrow, cobbled alleyway along which you have to carry your luggage. If you are lucky you can park at the end of this alleyway to unload your bags but there is very little room. You then have to move your car and park it either in the public car park (£4 per day) or, if you are lucky, you can park outside local’s homes (but this involves a steep climb), I do not wish to take away any of the magic of this wonderful holiday abode but feel that people should be made aware of this cottage’s setting. All in all we had such a relaxing, wonderful time that we really didn’t want to leave. Sadly, the cottage is so popular that we were unable to book a second week. The area itself is particularly good for dog owners as you can more or less take your canine friend with you everywhere, Devon is a very dog friendly place and this characterful holiday cottage is second to none!

  • "Excellent cottage with a fantastic view."

  • "Cottage is perfect in every way."

It’s location is tranquil yet within easy reach of the village centre with a shop and three pub/ restaurants. A particular plus was the small terrace overlooking the estuary. This is the perfect place to read or have a drink and watch the sun go down . Being so close to the sea we used to open the bedroom window and go to sleep with the sound of the sea lapping against the sea wall....Magic! The cottage itself was tastefully decorated and immaculately clean and everything ( cooker, hot water, heating, tv ) worked so no room for complaints. The owner( Tina ) lives a couple of houses away so is on hand if you need anything. Access to Searles is by way of a narrow cobbled passage way so you will not be able to leave your car nearby. However, there is a public car par 100 meters away and parking is quite cheap..£2 for 4hours or £4 for 10 to 12 hours. You may be lucky and find parking in adjacent streets. In conclusion a great choice for anyone looking for a peace and quiet in a high standard of accommodation but within easy reach of pubs/ dining option. We will definitely be returning.

The location is second to none, the facilities and decorative order was seriously amazing. Spotlessly clean, delightful owner and the kitchen was very, very well equipped. It was a pleasant surprise to find a second, downstairs toilet which is good when there are four of you in the house. We took a little toddler and a little dog and both enjoyed the shore and views, in fact we all did, you would have to have a serious problem if you didn't! Trip to to Exmouth on the train is 4 minutes (walkable along a coast path in about 25 minutes) and you can buy the ticket on the train as there are no ticket facilities at Lympstone. Village shop open 7am-9pm and is like the Tardis. Three pubs in the village but we only went to one, The Swan. Local people are very friendly.
