  • "We were dissatisfied at finding soiled sheets on our beds."

    The beds had been remade with dirty ones. We had to contact the owner for clean bedlinen. She gave us a refund of £40 for inconvenience but to be Frank with that was not what I call a goodwill gesture but an insult. The kitchen is very very tired. There was not sufficient cleaning products that I would expect to clean any spillages. Towels were marked or had bleach discolouring on them.

    Having checked in on a Friday we received a text on the Sunday morning reporting marks on 2 pillowcases & 1 fitted sheet; within the hour I brought fresh linen to you. As you had stripped all 3 beds, I happily returned with fresh bedding for all 3 bedrooms. Just to clarify the linen put on the beds was not dirty as it had come from the laundry on the Friday but unfortunately those 3 marks must have been missed and we did apologise profusely for this. We offered the £40 as a goodwill gesture for any inconvenient caused as you told me your daughter’s sleep had been affected by this, so I can only apologise that you felt this was insulting. Regarding cleaning products there is a cleaning caddy in the kitchen so we are sorry you must not have seen this, if you had mentioned it I would have explained where it was. We pride ourselves on trying to maintain high standards which is reflected in many of our reviews so I am saddened you had an issue and have remained disappointed. We felt we rectified your issue as best we could by responding immediately and also offering compensation for the inconvenience.   • "Overall an excellent stay."

    Nice clean rooms. Good bathroom facilities with all rooms ensuite. Kitchen with all the essentials. And the bonus for kids a TV which you can air- play onto. Good variety of Restaurants less than 10 mins walk away( one across the road). Good access to the bus and less than 15 mins walk to the main centre of Bowness ( and the Beatrix Potter Museum) and a mile from Windermere town centre. Pretty good access to roads to get to all parts of the lakes. We really enjoyed our stay, and would thoroughly recommend it.

  • "The property location could not be better, only a couple minutes walk from the centre of Bowness."

    . Kempton overall was comfortable. It does what it says on the tin as they say.. The one downpoint for us is that it is in need of an overall /refurb etc. It feels tired, and in places looks tired. We found mould on the back of the curtains in the dining room, that was worrying as we had a guest with severe asthma. Overall yes we enjoyed the break and Kempton served its purpose but unfortunately I dont think some of our friends will look at booking the property again..

    We are pleased that you all enjoyed New Year in the Lakes and found the house comfortable and enjoyed the prime location. We have many complimentary reviews for Kempton and an 'Excellent' rating, so it was disappointing to read that some of your party did not find the house to their taste. We spend money updating our houses at the start of every year replacing and modernising what is necessary and new images are taken so this does offer a true representation of the standard of the house. As you are not specific, we are unsure what you felt was the issue, but we are glad you still had a nice stay. We were aware of some mildew on the backing of one of the patio window curtains due to condensation from the recently cold spell and warmth in the house; this was sponge cleaned but we are unable to dry clean large items within our 6hr changeover; clearly as we are now closed for January this will be addressed. The house will be updated as always in January 2023 and the new images will be uploaded in February 2023. Property Owner

    Very comfortable and spacious for 5 people and a dog! Kempton had everything we needed, great communal spaces, spotlessly clean and an amazing location to Bowness & Windermere with a very short walk to the lake front! Huge bonus of large living area with gorgeous dining room. Will definitely be returning and recommending to friends! We've stayed in many places in Bowness throughout the years and this property was by far the best! Thank you so much Georgie for making us feel so welcome!

    Well equipped accommodation all rooms have en suite bathrooms which gives you privacy even when staying with family.   • "We all enjoyed our week at Kempton, a very comfortable, clean and well equipped house."

    We would recommend and would stay there again if we visit the area again. We did have a problem but it was solved immediately by a phone call with Georgie, fantastic service! The house is very convenient for Bowness, just a short walk for the shops and places to eat which was great as parking during a bank holiday weekend could be difficult. Lots of lovely places to visit in the area, Ambleside, Wray Castle, Tarn Hows and lots more.

  • "This is a beautiful cosy little home in a great location right in the middle of Windermere and Bowness."

    It has all of the facilities you could possibly need. We were a party of 4 adults and 1 dog, the location was great for walking him as well as going out for food/drinks/exploring etc. The homeowners were absolutely brilliant too, ensuring we had everything we needed and our security deposit was returned straight away on returning from holiday. We will definitely be visiting again.

  • "Lovely house with parking and spotlessly clean."

    Nice and warm during the stormy weather and great having all rooms with en-suite facilities. Some decor dated but if you don't mind this it's a good holiday house with a view of the Langdale hills across Lake Windermere. Very comfy sofas! Owners have excellent communication if you ask them a question and a package of treats including wine was a lovely welcome for us. Great location for heading south to the aquarium, the local cinema was good and just a few minutes walk down the road, and not far to drive to Ambleside, Grasmere, Elterwater etc.

  • "We had a very comfortable week in this well appointed house which was a few minutes walk to the local shops and the lake."

    Many boat trips can be booked just up the road. The situation is very convenient with ample off road parking. Having 3 bedrooms all with ensuites was ideal for privacy and comfort. The kitchen was very well stocked with everything we needed. It was very quiet and we totally relaxed all week. The owner communicated with helpful check in details/Covid requirements so we had no worries. We would not hesitate to recommend this lovely clean house to others.

    Good spacious living room and comfortable furniture, also separate dining area which was ideal as lockdown restrictions meant only outdoor eating for restaurants so had breakfast in (kitchen equipment and cutlery all good standard). Bedrooms all decent size and all with en-suite, 1 en-suite also had huge bath which was great to relax in. Good communication with owner for checking in & out etc. Would recommend and will likely stay again.

    Hardly any channels on TV - probably needs tuning. House itself OK but smaller kitchen than expected by photos.

It is unfortunate that you did not contact us during your weeks stay or mention this when we met, as we could have easily offered to give you some alternative cushions for the sofa; obviously we are unable to help if we are unaware of any issues. The TV in the lounge has Freeview for the terrestrial channels which I think is not the same across all regions so perhaps it was different to what you have at home. However, we do provide many DVDs which we hope you found and the TV is a SMART TV so Apps such as Netflix, Amazon Prime etc can be accessed including iPlayer etc. Property Owner

    Communication from start to finish was excellent. The property itself is in an very good location, close to amenities and the centre of Bowness. There is also a lovely view of the lake out of the lounge window. All 3 bedrooms have their own bathroom which comes in very handy when there are 5 of you trying to get ready at the same time. The property has everything that you need and more. Everything was spotlessly clean and tidy. The beds are very comfy too. Cannot wait to book again for another trip. 100% can recommend x

  • "Brilliant holiday home, especially for a family of 6 as we all had our own bathroom and plenty of room upstairs to spread out."

    Excellent location as just a 5-10 min stroll to all the main attractions. The house has everything you need for a great trip, there was even tea and coffee and we really appreciated the little hamper of biscuits and wine and even some lovely doggy biscuits that went down a treat. Georgie was an excellent host, nothing seemed too much trouble. The kettle wasn’t working and she was there first thing in the morning with a new one! Would definitely recommend and we will definitely be back!

    A home away from home, excellently equipped and spotlessly prepared and Georgie was always available at the eend of a phone if we needed anything. The "upside-down" layout is perfect for making the most of the location , even if the infamous Lake District weather did its best to try to obscure the view of the lake and surrounding areas. We wouldn't hesitate to book again.

    The owner provided excellent information prior to our stay and maintained effective communications. Cooking facilities are good and there are plenty of thoughtful touches throughout the house - including local information, maps, guidebooks and a selection of CDs, DVDs and board games. The en-suites for each bedroom made life easy. The house provides easy access to the village for shopping and eating out, and is a great location from which to explore the Lake District.

  • "Four of us stayed over Christmas 2019 four days."

    It was the most relaxing and chilled four days of my life. We cooked Xmas and Boxing Day dinner in the well equipped kitchen. Plenty of utensils and pans etc. Very comfy lounge area and beds. Good communications with the host too. Cottage was decorated for Xmas with tree etc. Five mins walk from lake Windamere so ideal location. Definitely recommend.

  • "This is the second time we have stayed at this beautiful cottage."

    A lot of thought has gone in to providing many things you need on arrival, such as tea, coffee, milk, biscuits, cooking oil, salt, pepper, washing up liquid, washing powder, bottle of wine, cleaning materials etc. There is everything you will need in the kitchen, everything easy to operate, the cottage very comfortable, fast WiFi and plenty of information available for sightseeing. The location is unbeatable, so close to the town with everything on your doorstep and in easy striking distance of the touristy places that are a must see. We were very lucky with the weather having really only lost one day to the weather, the rest of the week was mostly dry, plenty of sun and mild. The booking process and arrival process was easy, and the owner Georgeene contactable if required. Thank you once again, a fantastic week and we were sorry we had to leave.

  • "We were disappointed with the view of the lake."

    It appears the trees may have grown up and the view is not like the information supplied. It seemed to us it was meant for young families but as elderly visitors ( and this is not a complaint) we should have appreciated one or two little alterations such as a grab rail in the shower.

  • "Five of us visited for a long week end."

    The standard of the house was excellent, extremely clean with everything you need to make your stay feel like home.Lovely view of the lake. Little extras which we didn't expect to have such as milk, ice cubes, a bottle of wine, tea, coffee and sugar were a nice touch. The owners were very accommodating, informing us that we could actually check in a little earlier than normal and also upon departure as our train was late in the afternoon allowed us to store our luggage at the house. The house is well located for easy access walking down into Bowness, plenty of local amenities only a few minutes walk away. Would totally recommend this property.

  • "Great hosts, answered all our questions in a timely fashion and very helpful on the local area."

    As soon as we saw the kitchen we felt at home as they provided a slow cooker to use. We usually have to buy one and leave it at the property. The large bathroom was spectacular as we're used to a small one at home. The owners left a bottle of wine and a welcome note. We were so impressed with the place and them, that we left them a bottle of wine and chocolates!

  • "Following our booking with Sykes, Georgeene from the cottage kept me updated several times on the run up to our holiday."

    On arrival, entry to the cottage was easy. There was a box of chocolates, bottle of wine, litre of milk and a Christmas card waiting for us, which was much appreciated. There was a lovely Christmas tree and decorations to add to the Christmas spirit. Great location, minutes to the centre of Bowness, warm, comfortable, lots of information available for trips out etc, books, reading material, games, a bogey box, large TV on the wall, big fridge/freezer, well laid out functional kitchen, comfortable bedrooms and parking for 3 cars and wifi with a download speed of over 40 MB (wish I had that at home!). Of course, there is always room for improvement and some has been previously documented by other guests, but this hasn't affected how I rate this place. A lot of though has gone into this cottage so a big thank you, and yes, we would definitely return.

The property

The property is a beautifully-presented cottage, refurbished to a high standard and located just a few minutes walk to the village of Bowness-on-Windermere, Cumbria and Lake Windermere.

Enjoying a beautiful view of Lake Windermere from the spacious lounge; shown on the image gallery, this lovely cottage is ideal for families and friends wishing to explore this stunning area within the Lake District National Park.

This upside down cottage has been designed to make the most of the lake and mountain views with the large and stylish living space on the first floor.

All the bedrooms are on the ground floor; the master suite has a spacious bathroom with bath & walk in shower and the other 2 bedrooms have smaller shower rooms.

Upstairs, you can enjoy the view of the Lakeland scenery from the Juliet balcony in the sitting room.

Here you can also explore the Lakes Aquarium or the Lakeland Motor Museum.

Younger party members will delight in Beatrix Potter, whilst those feeling more energetic can hire bikes and visit Grizedale Forest.

Alternatively, you can try watersports such as kayaking or stand-up paddleboards.

There are numerous pretty villages to explore and Ambleside, Grasmere and Coniston are all easily accessible from the cottage.

For walkers, you are really spoilt for choice and will find stunning scenery where ever you are, but Orrest Head at the top of Windermere village has spectacular views of the lake and surrounding fells.
