"All in all it was just ok however I do think the owner needs to look into the temperature of the hot water it is way too hot for a domestic supply (scalding hot)."
I found it very difficult to sleep with the winter quilt on the bed. It was impossible to use the grill without activating the smoke detector, I completely understand the need for it though. despite this we made the best of it and had an enjoyable stay.

"Lovely place to relax and unwind in."
Well equipped and very comfortable, I would recommend it.

"Extremely well kept and comfortable everything that we needed on arrival beautiful sea view."

"The accommodation was excellent and a very good location overlooking the sea with some wonderful sunrises."
Taking the holiday at the end of June meant that it was not crowded or noisy although there was a problem with flies. We could have done with some instructions for the electric cooker hob but managed to deduce how it operated. Excellent pub and restaurant across the road so we did not bother with the facilities of the holiday park although they looked good.

"A good location for getting around Suffolk and to a certain extent parts of Norfolk."
A well thought out property with many thoughtful personal touches to add to the relaxing setting and make the stay enjoyable. Great to be by the sea! Would stay there again. Many Thanks

"Only one settee worth sitting on it being the recliner, same with the beds the stable door bedroom has a very mattress."
Cleanliness was not up to scratch cooker top greasy, windows and sills covered in cobwebs and little black bugs.Other than this it was fine as was the location.

"The property was beautifully presented with some really nice touches, I simply can not find fault."
-
"The recliner sofa needs an upgrade."
But apart from that everything else was perfect. Well stocked, clean, presentable and a magnificent view. I am looking forward to visiting again.

"The only thing missing which would have made it perfect is a fan for the back bedroom as my son felt more secure with the top half of the door, closed at night and the room did get very warm for him."
But we failed to bring his fan. The quietness was amazing only hearing the waves below. The facilities on the site were great a nice sized heated swimming pool and bar and restaurant which served excellent food and a children's play area also. There's plenty to do and very helpful staff in the bar and restaurant, we had a great time and would definitely go again, it's ideally situated between Lowestoft and Great Yarmouth, so no problems finding things to occupy yourself or your children. A great place to have a holiday but try to get the sunny weather, the only damper.

"Had a wonderful stay very well equipped and comfortable, Just 2 Minor issues it ..."
Had a wonderful stay very well equipped and comfortable, Just 2 Minor issues it could do with a bigger parasol and the front door when the extreme heat was on it one day it wouldn't close from the outside, had to close it from the inside by lifting it across, found that if the door is left open when it is very hot so the sun was not directly on it there was no problem with closing it

"The cottage is situated in a lovely position looking out over the coast."
The site is well maintained. The cottage itself was ok but could do with an update. We were told that the door to 121 could stick, we had great difficulty unlocking and locking the door for the whole week. This needs sorting out. When we arrived it was reasonably clean but we had to disinfect the fridge as there was a dreadful smell coming from it. The fridge was ancient and parts of the inside broken off, but it worked ok.I should mention that the hot water has no temperature control and could be scolding. The quilts on the beds were very heavy and no other bedlinen is provided. The kitchen is well equipped. These complaints can easily be sorted out and should not stop anyone from booking. On the whole we had a good week in a great location, just need to get the cleaners to do their job.
