  • "When I booked the property there was no mention of the extra £200 for the hottub."

I then received an email saying my property had changed and if we wanted the hottub we would need to pay the extra. I emailed Sykes who didn't reply. The property is perfectly situated in a beautiful part of Wales and was so convenient for the activities we had booked for the weekend. At first sight we were thrilled with the property, but after a few hours we realised that the cleaners had only skimmed the surface leaving cobwebs in each room. Even though the bed sheets had been washed, there was a large stain on one of them which I wouldn't expect. The outdoor table looked like it had never been wiped clean and I needed to brush the trampoline before my granddaughter could use it. Also, the beds are quite uncomfortable and the shower downstairs doesn't flow away so may have been blocked. On a plus side, the cottage is beautiful and catered for us well. Everything we needed was supplied, the only thing it could have done with was a clothes airer for our wet gear after paddleboarding. I just believe that if they had decent cleaners, then this cottage would be near perfect.

  • "We arrived at the cottage at 3."

50, the management team were still getting the cottage ready for us, as we were 10mins earlier than the specified time of arrival of 4pm it wasn’t a problem for us to wait, at 4.20pm the management team were finished and said it had taken them longer to get it ready as the previous guests ‘had done nothing’. Thought the comment about previous guests was unnecessary and unprofessional. Walking into the cottage, we were impressed, beautiful large dining area, living room and well-equipped kitchen containing everything anyone could need, clean pans, crockery, utensils, etc. Both bathrooms were clean, with a generous selection of various sized towels. All 3 bedrooms were made up as requested, only slight issue was no mattress protectors on twin beds, however mattresses were clean and stain free but feel mattress protectors should be on all beds. It is plain to see the owners have put a lot work into this cottage and have done a fantastic renovation job to the property, with lots of attention to detail on the décor. The first evening we encountered a heating problem, the underfloor heating was not getting warm and the upstairs radiators were all cold, we had only been left 2 half empty bottles of fuel for the fire, which was only enough fuel for one evening. I contacted the owner Libby who was easy to contact very approachable and responded swiftly to our heating issues, she said she would inform the management team of our problem and that they would sort it the next day. The next day when we arrived back at the cottage after a lovely day out sight-seeing, we found the management team had left us 3 bottles of fuel for the fire (information does state we would have 6 bottles for our stay) however we made these last our week, by not lighting the fire on 2 evenings, which was not an issue but could have been if the weather had been colder. Libby the owner contacted me the next day to check if all was well, when I said the upstairs radiators were still not working, she did say she would get the management team back out to look at the problem further, however I did decline this offer as once in bed and under the duvets which were warm, cosy duvets, we were fine, I wanted Libby to be aware that there was a problem with the upstairs heating so following guests would not have the same issues. During our full week stay at the cottage, the radiators never came on, all the valves were fully open and turned on to max, the thermostat was displaying a room temp which was less than the setting for the heating so it should have triggered the heating system to come on, maybe it was just a small problem with the thermostat rather than the radiators? This did not impact on our holiday as the bedding was warm, and although the bedrooms were cold, we were warm in bed. Both the king size and twin room were generous size rooms, the double was small yet comfortable. Only slight negative I would say is, my grandson’s car rolled under the bed (double bedroom) when I looked under the bed to retrieve it, I was shocked to see an array of previous guests lost items but worse of all the long-standing accumulation of thick, heavy, dust. I accept that beds cannot be thoroughly cleaned under on a weekly basis, however the amount of grime and lost items under the bed was clearly more than a few weeks. This is the fault of the management team, not been thorough in their cleaning and checking. I want to end on a positive as this cottage is beautiful, in a great location and only 40mins drive away from lots of fabulous places of interest. Our grandsons had a great time on the trampoline, playing with the jigsaws, games, etc that are provided. The hot tub was fantastic. We’ve all had a lovely, family holiday in this gorgeous cottage.

Thank you for your feedback, we are sorry if any comments were made by the cleaning team that you felt were unnecessary. We're glad that you liked the renovation/ refurbishment we have done and found the kitchen well equipped and bathrooms clean. There should be mattress protectors on all beds, apologies for any oversight and I will speak to the housekeeping team about this to make sure they are replaced on every changeover. Apologies if not enough fuel was provided for the logburner for the duration of your stay, we would of course have taken that up again with the housekeeping team if we had known. Regarding the upstairs heating, thank you for acknowledging the housekeeping team did offer to attend but you declined and we are glad you were still cosy. We have checked the heating thermostats and all are in working order but we will also pop some more usage instructions into the welcome pack for guest information. We will certainly liaise with the housekeeping team to make sure that under beds are checked regularly, thank you for letting us know. We're thrilled that you had a fabulous time with your family and that the games we supply entertained the grandkids and that you loved the hot tub. Thank you so much for your comments, much appreciated and we hope you visit again for another wonderful family experience. Property Owner

  • "“The property was dirty and not up to a satisfactory standard."

” The cleanliness is well below the required standard at the property. Entering the property at the start of our holiday it smelt musty. The kitchen cupboards had food debris inside, cooker was dirty, pots and pans were dirty, walls around the bins were stained with splashes of food, freezer was frozen shut, sofa was filthy, bed linen was stained, the shower was mouldy, sink drawer was dirty inside, shower drain was blocked. The Wi-Fi did not work, DVD was broken, and the TV would not work. The list continues, but I have highlighted the main concerns. The owner was contacted through Sykes at the start of our holiday to resolve the issues; however, no-one attended the property throughout our stay. Despite the issues we had about the property, the location is great, and the local beaches are great for the dogs.

We are sorry that you found the property disappointing. A full property reclean was offered by us for any oversight which may have occurred during a full and very busy peak season which you declined, but we are sorry that the wifi and DVD, drainage and linen was not resolved during your stay due to a communications delay from Sykes to ourselves. The wifi and DVD have now been checked and are definitely back in operational order. We're glad that you loved the location and enjoyed the beaches. Property Owner

Told my sister in law all about it and they have booked for a week in your property next July. It’s just a shame there is an house being built right in front of yours and spoils the view . We would of had. But otherwise fab hol.

Thank you for your lovely comments and top cleanliness and comfort score and we look forward to your family also visiting next July. The local building work impacting a view of front fields was indeed outside of our control but as the garden for our property for guests to enjoy is at the rear of the property there is still plenty of greenery where the hot tub is located so we are happy to reassure guests that there is still a nice view at the rear of the property for guests to enjoy from that area. • "Terrible, don’t book unless you like being woken up at half 8 in the morning by very loud building work taking place opposite the property."

Hammer drills, dumper trucks, builders shouting at each other. And see the lovely view on the terrace of the field…. Well that’s no longer, it’s a building site now. The house was nice enough once we had cleaned the stale dog wee assumed left by the previous occupants pets. But when we complained about the building work to be ignored I think that’s extremely rude. You should be honest about any building work going on in my opinion (and employ new cleaners). PS. The house was barely built opposite and from reviews looks like the work has been ongoing for a while so be very wary of you are seeking a peaceful break as it totally ruined ours!!

We are sorry if there was any inconvenience regarding local building work, this was outside our control and likely builders taking advantage of the summer light mornings for an early start. The work has advanced since your stay and when I last visited it was not impactful during my own stay and we are pleased to say that there have been no guests affected since your stay but while it was outside our control, we are of course deeply sorry that it caused inconvenience to you at the time. We were not aware of any issue with any pet odour at the time of your stay and would of course have had that addressed straightaway if we or the housekeeping has known of any issue while you were there. • "Libby the owner was very approachable and helpful with the issues we experienced and is doing everything she can to ensure your holiday is as good as it can be and really cares."

However being remote she isn't able to oversee that everything is as it should be, which it wasn't. Cleanliness isn't at the top of the management team's list of priorities and we spent the first couple of hours cleaning before we unpacked. There was no welcome pack and only one old and burnt teatowel and no bin liners. No spare toilet rolls and no washing powder for the washing machine which I wasn't sure was included or not but would have been nice to have. A note as to whether the washer/dryer can be used just as a dryer would be helpful as we tried and couldn't work out if it did or not and couldn't find any instructions. The boiler broke on Sunday, obviously, this was out of anyone's control and was mended by Tuesday but it did affect our holiday. The cottage will definitely benefit from a thorough deep clean and managed by people that care. That said we made the best of the good weather and the time we had together and had a lovely break away. The owners have spent a lot of money on this renovation which provides a good location for the many lovely places to visit but we did find the bedrooms a bit of a compromise especially one which is very small but you make do. The previous families that stayed left the cupboards in a bit of a mess so I sorted them out in the hope the next family staying doesn't find this aspect an issue for them. The hot tub is a bonus, especially with a nice drop of wine! Overall we had a lovely holiday.

Thank you for your comments, and the issues you mentioned will be addressed. We will also make sure instructions for the washer/ dryer are included, there will be a pack in the utility area with in appliance instructions. Apologies for any cupboard or boiler issue which was sorted as fast as possible and thank you for appreciating the renovation work we have done. We have made the bedroom pictures as clear as possible so guests can make an informed decision before making their booking. Glad you enjoyed the hot tub, we love it when our guests have a great time. • "Great property in a fantastic location, near to Harlech, Portmeirion, and Porthmadog."

We travelled as a couple with my parents, and our two teenagers and a toddler. We found two farms, several beaches, Harlech castle, Portmeirion village, Porthmadog eateries, harbour and bars, Zip World slate caverns, Gypsy World park, the North Wales Aviation museum and more all within a max. 40 minute drive, often less. It really is an excellent base for families. The property is lovely in itself and the hot tub is well maintained. We ate at the Lemon Tree Indian on the Saturday evening (a 5-10 minute walk), which was small but the food was lovely. We also took the train to Porthmadog from the local train station one evening. They don’t run very frequently but it was only £5.80 return for the two of us and only a 15 minute walk from the property. That said, the kitchen was well equipped and I cooked with ease for 7 people 6 nights out of the week. I do agree with some previous comments about cleanliness and maintenance. That said, the owner is friendly, responsive, and will help with any issues. I know they are addressing points raised in previous reviews, such as condensation, which takes time. A thorough clean of the floors and under furniture was required. All in all, we’ve had a fantastic week. Thank you.

  • "The holiday cottage was lovely and in a good position of Wales."

There was issues but this is not the owners fault. The cottage is beautiful but the damp in the upstairs windows causing mild and clamminess in clothes and bedding. The sleeping facilities rooms are small apart from the main bedroom so 4 adults and two children or 6 adults would be the perfect for this ideal cottage. Outside if you have pets is not ideal due to low fencing ands the steps to the hot tub can be precarious for any age especially at night with no lighting. We went in winter so the weather was not good. I cannot fault the owners the cottage is lovely and would be be better if the dampness and mould can be addressed with ventilation or humidifiers in the bedrooms. Plus lighting in the garden.

Thankyou for your feedback, we are having a new fence installed in the back garden to ensure it is more secure. And we are looking into getting a ventilation system for the windows to improve circulation. And we will also look into getting lights installed on the the steps, Thankyou for the suggestions. The bathroom upstairs no heating installed in it so freezing cold. Mold on the windows and walls especially upstairs leaking windows water all over window sills. Cooker really dirty. The cottage was dirty like it had not been cleaned properly for months lots of cobwebs on the ceilings and thick dust around the floor. Freezing upstairs until Saturday night when the heating got fixed. No fuel for the fire when it said we would have 6 bottles maintenance man said it was never coming as the order was not due until this week.

I’m sorry you felt the house was not up to scratch. We had no idea there was an issue with the windows, we are investigating this as we have never had this complaint before. We sorted the heating as soon as possible. The heating was working downstairs it and was down to a valve having been turned off on the radiators. This was sorted the same day. I’m sorry about the fuel for the fire, the delivery was delayed. The cleanliness has been brought up with the cleaners, I’m sorry you felt it was not up to scratch. Property Owner

  • "The property has such potential but it was overshadowed by how dirty it was, mould and cobwebs in the bathroom upstairs, most of the blinds didn’t work or close and it didn’t look like it had been vacuumed in weeks."

The gardener or whoever he was letting himself in was a horrible experience, we weren’t told he would be coming and I felt really uncomfortable knowing a strange man was in the garden so it felt like we couldn’t even have the property we booked to ourselves for the week let alone enjoy it/feel safe to let our dogs out. We were so disappointed with that. The main bedroom mattress is in need of replacing as it was so uncomfortable after a week of sleeping on it. The only saving grace about the place was the hot tub, but even then there was no outdoor lighting so it felt unsafe in the evening when it got dark. It’s just the basics that really let this place down. For example, don’t advertise it has a DVD player when that clearly hasn’t been working in a long time. And don’t advertise 6 bottles of fluid for the fire when you only supplied 1 and a half. I tried to contact the owners when the man turned up but never received a response, so I wouldn’t say it was a welcoming stay. Property could be beautiful but isn’t owned by people who care about it.

Location is amazing, with lots of activities to do on the doorstep or a short drive. Black Rock Sands is a great location to visit, being able to drive on the beach and spent a couple of hours there. Plenty of walks and a trip to Zip World locations gives plenty of activities. Hot tub and the trampoline is a great part of the cottage. Hot Tub was used everyday! And the trampoline was used by the kids on a daily basis. Outside space is great with two areas for the children to play. (Even with the unpredictable Welsh weather) There was a struggle with the internet, it worked but not amazing connection especially when a lot of people connected. There was 8 in total in the cottage 6 Adults and 2 children we found the sleeping arrangements a struggle with the space upstairs being a bit limited for a larger group. We made up a few beds using the trundle beds but we had to go and find the bed linen and blankets. Sofa bed could be used but maybe for a few nights not the whole week we stayed for. Moving the beds/furniture around found lots of dust and cobwebs not the best when kids are playing around. Could not find the patio furniture, but with the weather could leave these out for long if we had it. We found we were running out of dishwasher tablets/toilet roll after a couple of days. We brought our own whilst out and about, maybe provide enough for the whole duration of a stay. We also had no tea towels to use. Previous reviews mention a house being built, we were there for the whole week and only noticed noice on a couple mornings. Also as mentioned before cottage only has one shower downstairs which leaks used a few towels to dry the floor. Would stay again with less people as the cottage is really nice, just a few improvements to take it the next level!

Thank you for your feedback, we have addressed the shower and changed the shower enclosure. To prevent issues with flooding. We have taken on board your comments about more loo rolls and dishwasher tablets and this has been addressed with the management team, to ensure there is enough for the week. We have also addressed the bed situation, and will now ensure contact is made before the visits to ensure the beds are set up to requirements. Property Owner

Hot tub and trampoline are great additions. Location is great for exploring the area with plenty on the doorstep, the village has small Spa shop yet it’s not far at all for larger supermarkets in Porthmadog if needed. We found the TVs a bit of a challenge - on demand apps only and screen constantly buffering/lagging/cutting out so very hard to watch anything and could not work the DVD player either, but we moved on to the jigsaws, games and hot tub instead! Welcome information very useful and some great tips on places to visit & eat out, plus lots of tourist information leaflets provided in kitchen drawer. Top for us (all within an hours radius) - Harlech Beach (saw dolphins) Portmeirion Afternoon Tea, Llanbedr, x2 Zip World adventure sites & Betws-y-Coed. Previous review mentioned noisy building work, and yes there is a new house being built across the road, but builders were not there every day plus we were out and about so no real issue for us. Fallen in love with North Wales and cant wait to visit again.

There was 8 of us, 4 of which were children under 10 and space/sleeping arrangements were still a struggle. I didn't expect I would need to be moving furniture and making beds up myself in the first night given that you knew we were a party of 8. 3 nights I slept on the sofa with a thin blanket as I couldn't find anything to make up the sofa bed downstairs. As mentioned the garden isn't secure at the top section through the bushes with just a 1-2ft wall! Dogs got out on first day so we had to use garden furniture to block the wall. Nicely decorated and furnished and the kitchen was really well equipped. Made a Sunday dinner and kids baked. Kids enjoyed the hot tub most days. We did have to clear up glass on our arrival outside though. Weather was very humid but I overcast each day so couldn't get clothes dry and seemed to be a constant damp smell. Also couldn't fully open windows to get a draught through in the hot evenings. Other people mentioned dog smell but I think it was more foisty. Maybe as half the house is built into the ground?? As also mentioned the shower downstairs leaks so towels are used to mop it up, therefore more damp towels lying around.

Thankyou for your feedback, we will look into getting the garden made more secure. And we have put into place making contact before stays to ensure the beds are laid out to your preference. Property Owner

Hot tub is a joy after long walks and days out. Kitchen well equipped. Perhaps a wardrobe in a couple of the bedrooms would be a nice addition. Cottage was clean and gardens well kept. Good location for local amenities and beaches. No arrival nibbles, dishwasher tablets, outdoor cushions or blankets (Patio storage box) , although stated in the welcome literature. Shower overflows and floods bathroom floor, so have to be careful when getting out. Shame that this has been mentioned several times in the guest book, but nothing has been done about it. Disappointing to have building work going on opposite just over the road, started at 7.30am each weekday morning. Cement mixers and grinders going virtually all day until 4:30pm. If we had known about this, we would have rebooked another date.

I’m sorry the house wasn’t as you expected. We have brought up your complaints with the management team to get these addressed. We changed the patio furniture to furniture without cushions as we had numerous complaints about the cushions being wet. And we are trying to ensure the guests have the best stay we can provide. The plastic strips had come off decking, trampoline all bent, no outdoor washing line, theres a nail sticking out of the step going into the kitchen. The towels are very small, and one of the most important things was there was no contact number for the owner, which meant we had to contact sykes cottages to get hold of owner which took all day, resulting in us having no hot water for nearly 24 hours. The kitchen is well equipped, there wasn't anything we needed that wasn't already there for us to use. The beds are comfortable with all guests (party of 9) agreeing. The kids books and games were a nice touch for the children in the party to use. The hot tub went down really well, especially the lights which we put on in the evening along with the ability to connect our music to the Bluetooth speaker. Only slight negatives we noticed was that the shower pressure was weaker if the bath upstairs was running simultaneously. The hot tub on our last night was also giving off a slight unpleasant smell, one of the guests who owns a hot tub mentioned it just needed certain chemicals adding or something, which is routine, so easily resolved.
