"Excellent cottage, very clean and welcoming with everything you could possibly need for a comfortable stay."
The location is ideal for visits to York on the park and ride. This was our first visit but we are already planning another stay next year.
-
"This a lovely cottage kept in excellent condition."
A big open plan Lounge and dining/kitchen has vaulted ceilings and a very nice atmosphere to it. The beds, linen/towels and amenities are all excellent along with a nice bathroom. The underfloor heating in winter was a nice bonus. Very close to York with a good bus service if needed. Overall a very nice stay.
-
"A beautiful cottage very modern and clean."
We had a lovely stay there and would definitely go there again
-
"Great place to stay warm clean and has it's it's own parking."
Very close to York centre.
Thank you for yor feedback. we hope you enjoyed your stay Property Owner

"It is a lovely place ideally located for York and the surrounding area."
It had everything for your week's stay with secure off-road parking. We enjoyed our stay so much that we would choose this location for another vacation in the York area.
-
"Well equipped, nicely furnished cottage."
Reasonably quiet location a short drive from York park and ride. Great selection of restaurants nearby of which the standouts were Sylhety Lounge Indian restaurant on the edge of York and The Half Moon Inn at Newton Upon Derwent.
-
"A great place to stay just outside York, a very easy park and ride route only 5 mins away which takes you into the city centre."
Clean and comfortable cottage inside a secure grounds in a lovely setting. Would definitely recommend.
-
"A lovely cottage."
It was very warm and cosy. The homemade scones that the owner left were a lovely surprise. Off road parking also which is very important. Really close to York. There is so much to see. You don’t need to use the car either as the buses are very frequent and Park and Ride is available.
-
"Very comfortable, warm and well equipped accommodation."
A blind for the roof window in the bedroom would be a good idea to block out early morning daylight for summer guests.
-
"Excellent location for visiting York and the surrounding area."
Situated near to a park and ride in to York, which is worth using. The cottage is spacious, clean and comfortable and would highly recommend staying here. The 'welcome pack' was really appreciated.
-
"With stone flooring throughout and limited soft furnishings you do hear everything; maybe add some rugs?"
There was a conflict between Sykes arrival time (4pm) and owner’s file (3pm). Somewhere outside to store muddy boots?

"Apple Tree Cottage was really comfortable and very well equipped for our week away."
It was a good base for visiting York, North and West Yorkshire and the coast. Can't fault the accommodation - it had everything we needed. We did realise.we must live in a very quiet road as we did find the location noisy with cars whizzing by, planes, squeaky gates, dogs barking through the night, but other guests have commented on how quiet it is, so it's all relative (plus we were there during an unexpected heatwave so had windows/door open a lot). Very easy access to York on the park and ride. Turning right onto Hull Road a bit of a headache. Thank you for a lovely stay
-
"A fantastic property."
Very clean and welcoming in a wonderful location. The welcome basket was such a lovely touch and very appreciated. The children loved the play area.
-
"We had a great stay and the location in particular was fab."
We liked how peaceful the site was and how friendly the hosts were. Kids loved the open space and little play area. It was great being able to let them roam free knowing they were safe behind the gated and well-fenced property. Cottage was the perfect base for exploring York and spacious enough for four. Kitchen well equipped and clean bedding/towels. The tiled floor could do with a good scrub, it turned our socks black! I found the mattress and pillows uncomfortable but that is personal preference. Everyone else slept great. Would have benefitted from a selection of leaflets about local attractions. All in all, it was a great stay and would highly recommend. Thank you!
-
"Wonderful house."
Perfect for a family of 4. Lovely, clean property with everything that was needed for the week. The cottage is 5 minutes from the park and ride which we used everyday to get into York. Lovely friendly owners. We would highly recommend.
-
"A very well appointed holiday cottage."
Comfortable and clean. Plenty of spare indoors and out with secure parking. Friendly, on site hosts. Efficient heating.
-
"I would definately stop again."
The only comment to bring to your attention is we couldn't lower the temperature of the cottage. We didn't bring to the owners attention but it would have been good in the welcome back in the cottage.
-
"All good. Pleasant owners on site."
Bright and spacious rooms. New kitchen and bathroom. A good base from where to explore York etc.
-
"So well equipped I could not believe there was no hairdryer!"

"We had a wonderful stay at Apple Tree Cottage."
The cottage is the perfect size for a small family and is in a great location. The cottage had everything that we needed with the added bonus of a lovely lawned area on the grounds which had a childrens playing frame which our three year old daughter was thrilled about. The owners were welcoming without being intrusive and we were greeted with a delightful welcome back which included homemade scones. Yum, yum! The cottage is in a great location for visiting many family friendly locations such as the following: Designer Outlet-10mins Piglets Adventure Farm-13mins The Web Adventure Park-16mins York-21mins Williams Den-30mins Flamingo Land-35mins Scarborough & Whitby-1hr 3mins Many thanks for a wonderful stay!
-
"Overall we enjoyed our stay here."
The cottage was reasonably quiet, clean and kitchen was nicely stocked, provided a welcome pack of milk, eggs & 2 scones. The bed was comfy although we stayed in the heatwave and couldn't cool the room. Nice amount of wardrobe hangers. Gated property for security & parking space at the rear. Aviation and Agriculture museum only 10 mins drive & made good use of the park and ride into York. Plenty of pubs within a shortish drive to eat out. The main road can be busy to cross but doable. We would stay here again.
-
"What a lovely cottage, bright and airy, all mod cons and plenty of space."
We loved the kitchen diner with that lovely high roof and sky lights. We couldn't fault the kitchen with both dishwasher and washing machine and the comprehensive list of kitchen tools (except perhaps the knives which didn't really do their job too well!) and the lovely warm coloured splashback around the worktop, so much better than tiles. Thank you too for the lovely welcome gift, it was so nice to enjoy the local produce, what a treat!
-
"Spent the weekend in this lovely cottage."
Spotless property, perfectly located for a mixture of countryside and city. Owners were very accommodating- Would not change anything and hope to stay again!
-
"Apple tree cottage is a lovely place to stay, nice and clean and has all facilities needed to enjoy an peaceful break."
Close enough to York and other attractions that your holiday can include the amazing city of York and all it has to offer, and the amazing coast line on a nice sunny day. The cottage itself is set in a old unused farm and the surrounding countryside is beautiful, skys full of stars at night. We had a wonderful stay here and hope to return. Highly recommend.
-
"We had a lovely holiday in the Apple Tree cottage, it's in a very good position for visiting York, the moors and the coast."
-
"Lovely cottage, really enjoyed our stay."
Just very, very minor points, bath/shower needs a full length non slip mat and a grab rail to exit the bath/shower, TV was pixelating on itv in the evening. On the directions, it should be the twine and barrel not the windmill, and the garage on the final turn is an esso not a gulf. Will definately stay here again, thanks for a wonderful base for our holiday.
-
"Apple Tree Cottage is absolutely faultless."
Spotlessly clean, beautifully decorated and appointed, with everything you could possibly need. Location is ideal, very close to York and its attractions but still feeling peaceful and relaxing. Can't recommend this place (and Pear tree cottage) enough... We've now stayed twice and we will return soon.
-

Would definitely recommend as a base to explore York and it’s surroundings.

"We stayed here for a couple of nights in November."
The accommodation was great - highly recommended ! Externally It’s in a quiet location It feels very secure, behind an electric gate Private off road parking Grounds are well maintained Only 5 mins drive from the Park & Ride into York Internally Immaculately clean Comfortable sofas Comfortable beds\pillows Hot, powerful shower Dressing table, with plug underneath for hairdryers\straighteners Nice scones, milk and wine on arrival Top marks, we will definitely book again !!

"Well appointed cottage Very clean and comfortable We will book again"
-
"Very central location."
Park and ride into York was excellent.
-
"Lovely clean relaxing."
Close to York. Used Park and ride.Had trips to York museums. Farming museum and Elvington air museum. Would highly recommend.
-
"Great location, very secure and good value for money."
Great for visiting York as only 5 mins from park and ride. Close enough to the village if you want to use local pub facilities but private enough. The cottage was very clean and comfortable and appreciate the little touch of a glass of wine and cream tea. The only reason for awarding 10 out of 10 is that we could have done with a little more equipment in the kitchen as we do prepare a lot of food in the cottage due to a special diet. Ie better knives and a washing up bowl.
-
"Good holiday accommodation, very clean and functional, close to York and area activities."
Only issue was that it would be better is the Shower/bath had a couple of grab rails. We had my 94 yr old Father-in-law so showering was pretty much impossible for him. A walk-in shower would have worked much better, and consumed less space in the bathroom.
-
"Apple tree cottage was in a lovely quiet location and was beautifully designed and well though out."
It was very clean and had everything we needed including a really helpful welcome file and welcome pack of milk, scones and jam and a bottle of wine despite only booking approx 2 hours before we arrived ! Arrival and leaving was easy with the key safe and electric gate. I really quiet and relaxing holiday - just what we needed!
-
"Lovely place to stay - quiet spot but everything nearby so practically perfect in every way - the property version of Mary Poppins!"
!
-
"Thank you for a lovely stay."
The cottage was cosy and warm throughout. All very modern and high spec; felt very secure with the key fob and electric gate. We asked for a high chair and cot which were provided with no problems at all. Bathroom very modern and lovely shower! The cottage is very close to a Park and Ride for York city centre. Some lovely pubs nearby and fish and chip shop. Would definitely recommend for families of up to 4.
-
"We arrived to a spotlessly clean, warm and cosy cottage."
The owner's had left us a cream tea and two small bottles of wine which was a lovely and very unexpected touch. There was even milk in the fridge for a cup of tea! The facilities in the cottage were fabulous and meant that life was made very easy and it felt like a real holiday. Would thoroughly recommend!
-
"Great location and instructions to find it were very clear."
-
"Top class hospitality & attention to little details- a really warm welcome!"
-
"Amazing cottage clean comfortable and the owners were so inviting and friendly ."
Was a great location for what we wanted and quiet country road
-
"Lovely place."
Very clean. Little touches made the difference. Would definitely recommend or go back if we go to that area again.
-
"We have been using Sykes Cottages for a few years now and the Apple Tree cottage is by far the best property we have stayed in to date, the hosts are extremely friendly and welcoming, the property is ideally situated for visiting York and surrounding areas."
I would highly recommend this property for anyone visiting York.
-
"This is part of two cottages and the only one with its own patio."
The decor is very modern and spotless. The owners are very friendly but leave you to enjoy your break. The location is ideal for York, use the park and ride, and Bridlington is well worth a visit. Nearby Pocklington is also one to explore and the York Air Museum is just up the road. We had two cars and there is plenty of parking and an electronic gate keeps everything safe. The welcome pack of wine, milk, scone with butter and jam was a nice surprise and something you don’t normally even at more expensive cottages.
-
