Cottage was so comfotable and spacious. Well stocked with all we needed. Middleham is a lovely village with good pubs and places to eat and so central for visiting places of interest in the are. Would definitly visit again.

Been visiting for over 30 years and definitely one of the comfiest houses we have stayed in. It also had the added bonus of a lovely garden where we managed to catch some late summer sun. Five of us stayed there very comfortably, wouldn't hesitate to return.

"Paula is a very good host and communicated very well."
She was very helpful when I asked for recommendations of where to eat. The house was spacious enough for the four of us and has a lovely garden. We were lucky with the hot weather in September and could sit outside until the sun went down. The house was very clean and well equipped. It is in a great location in the centre of Middleham, close to pubs and a restaurant. The food at The Tack Room, a couple of minutes walk away, is excellent! Highly recommended. Prospect House is a great base for walking in the Dales.

"We had a wonderful holiday in Prospect House."
The house had all the equipment needed and the furnishings very comfortable especially the beds. Only downside was the difficulty of climbing into the shower. A handrail would have been useful. It was too difficult to actually have a bath. A walk in shower would be a definite benefit. The owner was very helpful when we had a small problem with the tv. The garden was a really nice space to sit in the sunshine. Would recommend to anyone and would come again.

"We loved our stay at Prospect House."
The cottage is easy to find and conveniently located in the centre of Middleham with lots of places to explore, even just walking out the door. It was a pleasant bonus to also be in a racing town, as we enjoyed watching the horses from the stable next door going to and from the gallops. The house itself is well kept and presented, with a lovely garden space. It was our first stay in Yorkshire and we already would go back!

Clean, warm, comfortable and well-equipped. Only negatives were the barking dogs next door and the challenge of climbing in and out of a bath tub to take a shower.

The house is very well equipped although at the time of our stay there was no TV Reception due to a problem with the local transmitter which had been ongoing for 4 weeks .. While this was not the fault of the owner I think it should have been flagged up on the site , we didn't find out until two days before arrival when we rang for the key details . Apart from this we had a great few days and would definitely recommend the house .

So well equipped and the owner was super helpful. People should be aware that the neighbour has 5 dogs so if you are frightened of dogs it's good to check they're not outside when you walk out the back door. The lack of an extra toilet was a problem a couple of times. This definitely would not put us off renting this house again.

. Dissaponted oven did not work.. As we like to cook family meals and its cheaper then eating out all the time... Minor thing but no tin opener.. We took alot of tins as a family of six... TV
Thank you for your feedback, I can confirm that the oven is in working order, but had been put onto automatic mode, if you had advised me while you were there, I would have been more than happy to attend and sort this for you. "We had a really nice stay and thought Middleham was a great base for exploring Wensleydale and Swaledale."
The cottage was pleasant and clean with a well appointed kitchen. Electric shower is v good, although the fixed splash guard meant it wasn’t easy to wash small children in the bath. A good high chair and cot were provided on request. Property is easy to find but on a few occasions we found we weren’t able to park directly outside the property. It took us a couple of days to find the washing machine in an outbuilding. As advertised, there was a bit of noise from the road and stables next door, but we didn’t find this a problem.

"The tv was not working in the living room and the owner failed to fix it during our stay."
Also the cottage has overnight heating which I found far too warm (especially in May)and we weren't able to turn this off. Yes I was able to open a window but with the noise of the horses and the church clock it was difficult to sleep. Unfortunately this spoilt my stay. Otherwise the cottage was clean and well equipped and in a beautiful location
I'm sorry to read your review of your 3 nights stay. As you know, an engineer did come out the following morning and fixed the TV. Regarding the heating, they are night storage heaters that charge during the night. Once switched off they won't charge the following night, as instructed. The house is located in a popular horse racing town, for that same reason attracts many visitors. I'm sorry you felt this spoilt your stay and hope this won't discourage you from visiting again. "Prospect House is positioned perfectly in Middleham so that you can access and see all that goes on."
The stables over the road areba hive of activity and our children loved seeing the horses every morning. The house itself is comfortable, clean and warm. It is spacious and the beds were great. The garden is beautiful and we enjoyed sitting out in the sun. The surrounding village is packed full of history and the pubs in the village do great food. The Black Bull has a limited menu but the food is amazing and the service is great. The Richard III has a wider menu - we had the cheese platter. Very nice. At both pubs they did childrens portions of most meals. Great beers too! Outside of the village we travelled to Leyburn, Hawes and Aysgarth falls. Beautiful. Prospect house is a great base for the Yorkshire dales or just chilling out and eating! What's not to like?!?

"A lovely well furnished house, with big rooms and the added bonus of a garden with a seated area."
The local shop, tea room and pubs are within walking distance. Watching the magnificent racehorses every day is a delight, and the sights, towns and villages of Wensleydale all within easy reach, make for a special break. Many thanks to Paula, for making sure everything went well.

"Location of the cottage was excellent."
Easy walking to the moor and to the local pubs! Watching the racehorses pass by the cottage on their way to exercise on the moors, was an added bonus. Lots of nearby attractions, all a short drive or a walk away. The Edwardian rock garden in Aysgarth was a hidden gem. Communication with Paula was excellent and the whole experience was easy, comfortable and without any issues. This is my second booking with Sykes and pleased to say this one went as smoothly as the first one!

Kitchen was spacious. Bedrooms were big. The town was very pretty. Great to see race horses out and about. The only negatives were: 1. Hot water ran out after 3 showers on first morning. 2. Front door was hard to shut.

"We really enjoyed our New Year break with friends but a few things could be better."
Although we knew that there was only one bathroom it was challenging at times for 6 adults in the house! :-/ The cottage could have been cleaner and it appeared it had not been deep cleaned for some time. The grill had not been cleaned from the last visitors, the bedrooms were in need of a proper vacuuming and dusting and to top it all there was a pair of worn men's boxer shorts left on the top bedroom floor from the last visitors! :-( The check out time is 10am and the check in time is not until 3pm so 5 hours should be more than sufficient time for a proper clean. All in all it is in a great spot in a wonderful village!

"The owner of the cottage was out of the country at the time of the rental."
Instead of providing the appropriate telephone of the person looking after the cottage to arrange for key collection, we were given the owners details in the reminder email a week before the rental period. This problem was resolved but it was Sykes responsibility to give the correct information.
