    Our second stay; we have found our happy place here. The cottage has everything you need and more & is spotlessly clean. It is in a fantastic, relaxing location with so much to do nearby. The owners are lovely and so welcoming, we were pleased to see them again. We had a brilliant week and would definitely return again.

  • "We really enjoyed our stay in the Scottish Borders."

    The cottage was so lovely, the huge, light and airy kitchen with the beautiful view was where we spent most of our time when indoors. It is one of the best equipped holiday cottages we have stayed in, very clean and the mattress was so comfortable. We didn’t want to go home! We hope to return in the future. The cottage is also nicely situated so you can easily reach Coldstream or Kelso as well as being close to Northumberland.

  • "Good location, very quiet, near to the towns of Melrose, Kelso and of course Coldstream."

    Also very near to the stunning coast of Northumbria and the numerous amounts of wildlife. Would definitely recommend the cottage for a base to explore the delights of the Scottish Borders.

We are sorry that you could not give the property full marks given that for other guests we score highly especially on cleanliness, comfort, maintenace and equipment. The cottage is cleaned every Saturday to the highest standard. It would have been good to see that it was left in a decent condition. As advertised, it is a very old, traditional stone cottage in a rural location. As such it relies on electricity for heating (which is very costly to run) so you can appreciate that bills are very high when guests don't take care with the heating. So your usage was four times that of normal stays. Property Owner

    The owners were lovely and very helpful beforehand. The cottage itself was very clean indeed and had everything which we could have needed. It was cosy and comfortable and we had no issues whatsoever. We particularly enjoyed spending time in the lovely kitchen with great views to the fields and hills.   • "Fantastic cottage in a beautiful location."

    It was a pleasure to stay here, the cottage is beautifully furnished/decorated and had everything we needed plus more. We had a friendly welcome from the owners, who gave us lots of information, there is also lots of information provided in the property. Lovely views from the back garden which we particularly enjoyed of an evening. Lovely garden area to the front which we enjoyed. Both gardens a safe space for our son to play & explore. We enjoyed relaxing in front of the log burning fire after busy days adventuring. There is so much to do in this area, we didn’t manage to fit everything in. We enjoyed our stay so much we have already booked for next summer

  • "Location - tick."

    View - tick. Comfortable beds - tick. These are our main criteria for a good holiday. This cottage is one of the best, if not THE best, we have stayed in (and we have stayed in a lot). The owners have thought of everything a visitor could possibly need, and provided some of the basics like dishwasher tablets, wash pods, hand wash...things that we have previously had to go out and buy. The kitchen is amazing, with more equipment than my own! 100% recommend.

  • "We stayed a wonderful fortnight in this lovely Cottage."

    The owner gave us a very warm welcome. It is very well equipped and clean, we didn‘t miss anything during our stay. Even the beds are very comfortable, so we slept very well. It was beautiful to sit in the kitchen and garden with that nice view and amazing sunsets. The stairs didn‘t cause any problem. We would love to stay there again!

  • "We loved the property!"

    ! Zana and John welcomed us on arrival and it was lovely to meet them. The cottage was spotlessly clean, comfortable and well equipped. There are fantastic views and lots of wildlife - we saw a barn owl on our first evening and had Partridge in the garden by the end of our stay. There are endless things to do in the surrounding area - we enjoyed walking, fishing and learning about the Borders history. 7 days are not enough to fit everything in. We had a great holiday!

  • "A beautiful mid terrace cottage, renovated to a high standard."

    With lovely open views across farmland from the kitchen which, having been extended, is a lovely place to dine. Outside a delightful garden with patio area. Two double bedrooms, very comfortable beds. A small upstairs toilet with handbasin. The main bathroom off the kitchen with walk in shower. Fabulous! To the front, apart from parking for two cars, another area of lawned gardens and flower beds. We loved it, it's ideally situated for walks, exploring the Scottish Borders. Our grateful thanks to the lovely owners, who made us welcome.

  • "The property was extremely comfortable and being able to go out of the back door for a stroll was perfect."

    The location is excellent there was so much we wanted to do there was no way we could complete it all in 1 week. The owners left lots of information about what to do and met us on arrival giving us a quick tour of their lovely cottage, also giving us local advice on what was good. Floors Castle, Hirsel, Berwick Ramparts and the local walks around Coldstream were all highlights. Thank you for sharing this lovely piece of Scotland with us.

  • "What can I say apart from 10/10."

    Really good communication from owners who made us feel really welcome and gave us lots of good recommendations on places to visit/eat in area. The cottage is extremely well equipped, spotlessly clean,cosy, has exceptionally comfortable beds and is in a fantastic location for exploring surrounding towns and villages. Also enjoyed relaxing in gardens (when weather permitted )watching the wildlife and admiring the views. Wouldn’t hesitate to recommend to others and will look forward to returning again in the future.

The property

The idyllic cottage of 5 Swinton Mill Farm Cottage is nestled in the hamlet of Swinton Mill at the crossroads of the four historic border towns of Coldstream, Duns, Kelso and Berwick upon Tweed, all with a good selection of shops, pubs and restaurants.

Beautiful scenery, stunning coastline, hills and rivers, history, fishing and golf are all within easy reach.

Set over two floors and sleeping up to four guests, 5 Swinton Mill Farm Cottage is in a charming setting with lawned gardens to the front and rear where you can relax and enjoy the views over the open countryside.

On the ground floor is the cosy sitting room, where you can enjoy watching TV, or your favourite catch-up programmes via the box set or DVD player in front of the cracking wood burning stove.

Next door is the snug where you will find a sofa-bed if needed; There, you will also find information and tips on getting the most from your holiday or just enjoy reading or playing games.

The large dining kitchen is fully equipped, including washing machine and dishwasher.

With seating and a dining table for 4, and patio doors to the garden, you can rustle up meals while friends and family sit and chat.

Completing the ground-floor is a shower room.

Upstairs are two bedrooms, the main bedroom with a king size bed and TV and a second, smaller bedroom with a double bed.

The convenient first-floor cloakroom is ideal for a quick freshen up before setting out for the day.

Super-fast Wi-Fi is available within the property.

The area boasts many stately homes within a short driving distance: The impressive Floors Castle at Kelso, Paxton House, Mellerstain, Thirlstaine, Manderston and also the quaint Smailholme Tower, home of Sir Walter Scott.

Nearby are the grounds of Duns Castle and The Hirsel, both ideal for a morning or afternoon stroll.

Further afield is Abbotsford House near the lovely town of Melrose. Just a short drive away is the town of Berwick-upon-Tweed, which is home to the fascinating ruins of the once impressive Elizabethan Berwick Castle with the town ramparts which can be walked in their entirety.

To the south and north of Berwick is the fantastic coastline, including the glorious beaches of north Northumberland.

Further south, the coastline takes in the many historic Northumberland Castles including Alnwick Castle and Holy Island.

Alternatively, the more energetic can explore the Cheviot or the Lammermuir hills or simply drive around the areas taking in the lovely villages and stunning scenery.

About the location

COLDSTREAM

Cornhill-on-Tweed 2 miles.

Home to the famous Coldstream Guards, the pretty borders town of Coldstream sits on the northern bank of the River Tweed, and was once a rival to Gretna Green for runaway marriages. There is a museum dedicated to the Guards, a good selection of shops and pubs, or visitors can try their hand at a variety of activities, including cycling, fishing, golf, riding or walking in the beautiful surrounding countryside. The picturesque seat of The Earls of Hume, including former Conservative Prime Minister Alec Douglas-Home, is The Hirsel, an estate to the west of the town with a fine mansion in beautiful grounds through which flow the Leet Waters, famous for a wide range of birds which nest there. With the Scottish borders and North Northumberland easily accessible, this is a fantastic base from which to make the most of the region.
