  • "Three generations celebrated a major birthday and the property fulfilled our needs well."

    3 spacious double bedrooms and an attic for kids (stairs up rather steep). To have three and a half bathrooms was great but layout not ideal as only one properly ensuite. A curious house with two kitchens and two dining tables, it was generally very well equipped and comfortable. Well positioned with five-minute walk to a good pub, yet very quietly situated with lots of parking.

  • "We very much enjoyed our stay at Church Farm for Christmas."

    The house has lots of character, is in a fabulous location and is very well equipped for entertaining. Our party was actually only five so the house is very large for us but I think we made good use of it all! Our dog loved the garden and of course the walk on the beach. We also explored the local heath and forest which was great for walking. Thank you for having us ☺️

  • "Perfect in every way - unless you need hermetically sealed windows and constant heat, because 140 year old single glazed windows in an old house gets a little leaky in the winter."

    Having said that, heating is modern and efficient so overcomes that. Very well appointed with lots to do ‘at home’ and out and about. A great place from a great agency with advice and instruction accurate and timely as always.

  • "Lovely stay."

    Great position. Walled garden a bonus. Wonderful walking from the property. Well equipped. Plenty of fridge space. Plenty of hot water. Quiet location. Older property so expect drafty windows a bit of dust and a few cobwebs. Would be good to have full toilet rolls in Bathrooms to start with or a least a full one left in each. Info dotted around but could not find a file of information. If there isn’t one that would be useful as one of point of reference for everything about house but also info on area. Maybe we did not find it. We asked for cot to be put up and it wasn’t did not really matter but would have been useful. Thoroughly enjoyed our stay.

  • "We loved our stay at Church Farm."

    Although some aspects of the property are little 'tired' it was perfect for us (you never really feel comfortable in a 'perfect' property!). The only downside was that the descriptions and photos on the website do not accurately represent the current layout/furnishing of the property (the study is now set up with a pool table and the conservatory was set up as a further dining space). Although this did not really detract from our enjoyment of the property, it would have been nice to have been informed of the changes before the holiday commenced as the property was not set up as advertised and, as we were a multi-generation group, it would have been nice to have 2 separate sitting areas.

  • "Excellent accommodation for our needs - both house & garden."

    Good location for beaches & local towns; we stayed fairly local. Plenty of food storage space esp fridge & freezer and for our clothes. A few spare loo rolls would have been nice. We had excellent seafood platters from the Sole Bay fishery. Very friendly local community who were very helpful when one of our dogs escaped over the front wall! All in all a very enjoyable holiday.

    It wasn't perfect but then neither are we! It did have everything you could possibly need, especially it's nearness to the pub and beach! The beds were comfy and we slept well with all that sea air coming in the windows. There's loads to do in the area around the house. We even tried on the headgear in Dunwich Museum.

  • "The property was ok but over priced for what it is."

    There is plenty of parking and has rooms as described but lounge isn't spacious, conservatory feels dirty, water stains on kitchen ceiling, butlers kitchen all a but of a mess. Left over consumables, looked at the olive oil, decided not to use. Main bathroom door doesn't shut properly so no real privacy, other items similar. It's a pretty property but isn't that well kept. It feels that it needs a complete refurb and scrap the old linen etc if you want to retain the rental fees. Location wise it's tucked away for a nice retreat, pub, tea room and beach just round the corner.

    Perfect for our large family and 2 dogs. Lovely location and we would definitely recommend a stay here. Thanks for the chance to share your property. The only thing we could have done with was a parasol for the garden there was a base but no parasol. This is just a comment and not a moan.

  • "We had a lovely week and the property is ideally situated to the coast."

    The pictures on the site and descriptions are not totally accurate and although lovely to have big tables to sit round there was nowhere for us all to sit comfortably together. The pool table was a bonus. The level of cleanliness could have been better there was clear evidence of pets, hairs over the upstairs Rugs and old balloon, dust etc around the sofas in the conservatory. The were no hand towels left for the 3 sleeping at the top of the house. It is a lovely property, the garden was very safe for our 2 year old to enjoy especially when the rabbits and deer came calling. Finally may be good to mention the parking area is also access for the adjoining property. We had to move cars for them to gain access especially with the gated area where work is being done.

  • "Church Farm is a beautiful house, spacious and full of character."

    The layout encompassing the dining area / kitchen / orangery is particularly impressive. Plus there is an additional kitchen / utility room. The number of bedrooms and bathrooms adds to the scope. There is also a lounge and games room, which are nicely situated away from the other areas. The front garden is a good size and therefore provides important outdoor space for children and pets. The location is very peaceful and just a few minutes walk from the beach, and an excellent local pub within a very small village. Overall, an ideal set-up for a large family get-away, or just a couple.

    Lovely property full of character & cosy charming - just a few issues front room is small wld work better if tv was wall mounted so extra seating can be put in - some handles from kitchen cupboards kept falling off - wasn’t easy to find baking trays etc & fridge in utility room freezes food so is faulty - works going on next door didn’t disturb us & workmen very polite discreet but could be an issue for some folk - all in all though we really enjoyed the house & our stay we had a wonderful time & would definitely come back again

  • "We booked this fabulous property as part of my wife & my 60th birthday year celebrations & stayed with our immediate family incl 2 dogs."

    The house is shabby chic & was perfectly imperfect for us, not pristine but very comfortable & somewhere we could easily relax & enjoy ourselves. The main bedrooms are large & the beds are very comfortable. The photos don't do justice to the amount of downstairs space there is which has 4 main areas being the lounge, the snug / games room, the huge kitchen / diner & the big garden room. The house has everything we needed & more & it's located in a beautiful area with many varied walks directly from it, to a huge local forest, the beach & coast or heathland (or a combination of the 3?). There's plenty of parking for 5 cars or more. We had a fabulous week here with family & friends visiting & we made lots of happy memories & we were very sad to leave. We are thinking about making this an annual pilgrimage, we will definitely be back.

  • "Sitting in the lounge, on our last evening, and taking time to reminisce about our wonderful week here to celebrate for my 60th Birthday."

    We don't live far away, but Church Farm has been the perfect setting for us all. A wonderful murder mystery night on the Saturday evening set in the 1920's which we held in the conservatory was just fab! We had family over on the Sunday and I made scones here for afternoon tea. We all loved this place so much. It had everything we could possibly wish for and we will definitely be returning. Aged 10-84 we played games, walked in the woods, to the beach, days out in Southwold, Snape, Thorpeness and Aldeburgh. The beds were so comfortable and we loved the open fire too. My husband and I decided this place is just imperfectly perfect. Thank you we will be back!

    Many good walks across Dunwich Heath with the dogs and stopped at the NT Cafe for a tea and scone! Nice meal at The Ship which is very conveniently located! Overall a relaxing stay, enjoyed by all the family.

  • "We had a pool table with no pool cues that worked."

    A log basket was empty. I felt the lounge was not suitable for the 8 people that went with me some had to use the conservatory for comfort Too many bathrooms only had baths so we all had to use the family bathroom to shower The cost was nearly £2600 Local pub put a service charge on everything even drinks. Lunch was the same as evening so no nice sandwiches. Pub was very busy as nothing anywhere near by

About the location

WESTLETON

Saxmundham 6 miles; Southwold 9 miles; Aldeburgh 15 miles.

Westleton is an idyllic village near the Suffolk coast, nestled between Southwold and Aldeburg and offers all the attributes you could hope for in a Suffolk village, with a village green complete with pond and ducks. The village is easily accessible from the local train station at Darsham approximately two miles away. The village has a store, a bookshop where you can also enjoy a tea or coffee whilst browsing, an old fashioned garage, as well as two pubs, The White Horse Inn and The Westleton Crown, one of Suffolk’s best traditional inns where the Duke and Duchess of Cambridge, William and Kate held their first wedding anniversary. Every August, Westleton hosts the infamous Barrel Rolling Fair where contestants have to roll barrels down the Village Green using a pole, and the men have to roll the barrel back up the hill too. Barrels are supplied and all are welcome to join in! The local Emmerdale Farm Shop and Butchery as well as a tea shop is approximately a mile away. The area is a haven for nature lovers with Westleton Heath National Nature Reserve, Dunwich Forest, Dunwich Beach with its famous fish and chip shop located on the beach, and the RSPB Minsmere, all close by. The town of Saxmundham, 6 miles away, is located on the River Fromus, in the heart of Suffolk’s Heritage Coast and is well serviced with independent shops, supermarkets and a train station, as well as art galleries, a weekly market and a farmers’ market.
