  • "Excellent stay at Derwas."

If you are looking for a property suitable for multiple generations then you must book Derwas. We stayed here with 7 month old up to 75 years old and there was plenty of space for all the families to mingle and have there own space. Definitely recommend Derwas

  • "We enjoyed our time at Derwas and would have loved to stay longer."

It was an amazing house with only a couple of issues with doorknobs and could do with a light outside.

  • "This was a perfect fit for bringing my family altogether!"

We had everything we needed the property is really roomy so enough space to have a little quiet time if needed. Not much chance with little ones. lots of games and stunning views. We encountered a problem with the TV and needed to watch strictly!, sad I know but we when you can get a 90 year old enjoying a show along with a 5 year old we needed it to work. The owner was brilliant! came out and fixed it whilst we were out for dinner.

  • "What an amazing weekend we have had at your beautiful house."

We are all already rebooking! The house was absolutely stunning and so well set up for visitors. The happiest stay! One piece of feedback - we couldn’t get the DVD player to work and the wifi didn’t reach for us to get connection for netflix. Be great if this could be rectified with a wifi extender or cable so DVD player works.

  • "Excellent property."

For the number of guests, a couple of extra large pans would have been helpful. Another TV in a different room would have been great. Really lovely house and very family friendly.

  • "The house was really spacious which suited our group as we were 8 in total; there were 4 different lounges including a conservatory (2 with fires), plus huge dining room table & outdoor table."

Gorgeous setting & views. Just needs a lick of paint/refresh decor in some rooms. Replace some pans too. Clear cobwebs in utility room & get a new microwave (rusty on outside). Our hot water went off one morning but by lunchtime was fixed, so didn’t affect our plans. Lovely horses in stables. Had such a lovely stay. Not boutique standard but that’s not what we were looking for anyway. That’s why I gave you 5 stars!

  • "Cleanliness at the property in all aspects."

Also upkeep of garden outside, unable to sit out, as grass far too long. Very pleased with other aspects, amazing locations and huge! Although, it could be some much more.

  • "After not being able to have our break in England, due to new Covid-19 laws, we realised we would be able to travel to Wales, as our 2 year old granddaughter was not counted in our family of 6."

My husband saw Sykes Cottages advertised on TV, so looked on the website and found Derwas was available for our weekend dates. I rang Sykes Cottages , and a very helpful , professional lady helped me with our booking. Everything ran very smoothly, key collection and spotlessly clean holiday home to arrive at. We all had a very peaceful and relaxing weekend, would highly recommend this property.

It's beautiful, with so many areas to relax. We came on the last day weekend before we went into lockdown and so we spent the whole weekend inside and we we weren't bored! Board games, a big TV with freeview, piano, chillout rooms, libraries and the grounds which included 2 horses for friends We really enjoyed ourselves and will be coming back again! • "The house was very cold when we arrived and the second king sized bed was not made into a twin as we requested."

We phoned three times but nobody answered our calls. Access to the master bedroom was only through the jack and jill bathroom, so when it was occupied it was not possible to go into the front bedroom.

  • "We loved this huge house set amongst the green hills."

Having so much space for our family and their children (8 adults, 2 toddlers and 2 babies) meant that we not only had sufficient bedrooms for all without overlap and a very large kitchen table which seated us all for our cacophonous mealtimes, but each person also had a lounge area to escape to for a change of scene (we called one room the ‘peace’ room and certain of us loved the tv lounge with day bed!). Unfortunately we didn’t get the weather to sit about or play out of doors much, nor was it cold enough to light the log fires, which would have been nice. The location not far away from the wonderful beach at Old Colwyn was great: there was lots to do and see for all within a comfortable distance. We loved the character and facilities of the house (great kitchen appliances). We can highly recommend Derwas.

Spacious, comfortable and happy home atmosphere. Would love to return.

  • "Location very quiet but close to lots of things to do."

We loved the rural location with countryside views. The gardens were enclosed, so suitable for our young Grandchildren. The house is huge and the 3 generations enjoyed the space for games and relaxing. We were pleased to find a piano, though it needed tuning. 3 things could be improved - a) The directions are incorrect. It would help to say that Derwas is marked on the OS map (though not on Google) b) there were nettles growing through open steps into the garden c) the house is very well equipped except for matches to light the supplied candles during a power cut!

  • "Lovely comfortable family house with lots of space for the 10 of us."

Beautiful location and close to lots of attractions. Great selection of books and dvds for children and adults. The 2 log fires made it really cosy for cold autumn evenings. Well equipped kitchen and good quality appliances.
