    "Cottage was in an ideal location for us, so peaceful and quiet and also to be able to walk out of the door and walk through the woods and by the river was good."

    The local places of interest were easy to get to and we enjoyed visiting many of them. The moisture sensitive bathroom fan tends to stay on for a very long time (hours) unless the window is opened, however, you can't leave the window open when you go out for the day.

    "As stated by other reviewers this is a very nice traditional bungalow, clean, well equipped and with pleasant decor."

    Although the photos suggest an isolated position it is in fact part of a courtyard arrangement, though the building opposite was seemingly unoccupied and there was only one day when there was parking in the courtyard so this was not a major problem for us. The large grassy area at the back had lots of seating options but we found there was a strange arrangement whereby the neighbouring property (who own the woodland) chose a position near the back of the holiday cottage to have a bonfire of garden waste and plastic chairs! Luckily the weather was so good that we weren't obliged to stay around and smell the fumes. Another feature worth checking with the owners is whether the heating will be included in the rent or not. We would have found it rather chilly in the large, high ceilinged bedrooms if we had not had heating in the evenings once the sun had gone off the cottage. There were several IT features included in this cottage of which we had no use due to lack of knowledge and interest. Apart from this, the cottage is located on a very quiet, single track road with lovely woodland walks nearby and makes a great base for exploring the Borders.

    Many thanks for your feedback. Heating is included in the rental price and can be used as much or little as needed. The IT features can also be used or not, in accordance with guests' preference. The building opposite the cottage is an old uninhabited stable block which belongs to the neighbour and is used only for storage and rarely accessed. Please accept my apologies for the bonfire he had on his land and hope it didn't disrupt your stay at the cottage. Property Owner

    Full marks to Kirklands for ensuring that we could “self cater” with ease which isn’t always the case! The situation is ideal, secluded and yet with easy access to main roads. Two deer visiting on our last morning were a bonus!

    Beautiful location, central to numerous landmarks in the borders. The house and garden were perfect for our family of 4 and a visit from grandparents (not too much pressure on one bathroom). We spent a week walking in the area, and frequenting local cafes - couldn’t ask for any more from a holiday let.

    "We have just returned from a lovely week at Kirklands Garden Cottage with our dogs."

    Loads of walks from the door, local golf courses with short drive. Comfortable, clean and warm, detached Cottage with large open garden onto private woodlands ( you are asked to avoid these as they belong to neighbour). However, walk just a few hundred yards down quiet lane and you have direct access onto footpaths through woods and along river. We would love to return to this cottage but the property nolonger accepts pets unfortunately.

Set across the ground-floor, this homely and traditional abode provides a beautiful base from which a family or group of six can discover this exceptional part of the country.

Spend your evenings snuggled up on the sumptuous sofas as you watch entertaining movies on the Smart TV or cosy up in the inviting armchair and enjoy the heat of the flames from the woodburning stove.

Cross on over to the charming galley kitchen and prepare a hearty home-cooked meal for the whole family to enjoy whilst gathered at the rustic wood dining table, cracking open a bottle of bubbly and toasting to the good times ahead.

Whisk yourself away to the family bathroom and indulge in a relaxing soak in the spacious bath tub, or get ready for the day ahead with a brisk rinse under the overhead shower.

Explore the National Trust for Scotland's Priorwood Garden, or take your four-legged friends for a stroll around Dryburgh Abbey.

Spot Smailholm Tower and William Wallace Statue as you venture through the wonderful terrains of Bemersyde Moss, or admire the grandeur of the 19th -century architecture of Bowhill House.
