"Without doubt the shabbiest and dirtiest sykes property we've stayed at."
We reported our concerns to sykes on the Sunday and had both video and photographic evidence. We considered leaving but as we knew we wouldn't be compensated, and had visits booked, decided we would stay but not use the kitchen. We bought a new toaster and kettle to use as the existing ones were old and dirty. What we've discovered is how toothless sykes are in these circumstances. Despite a promise from the owner to send in a cleaner in Tuesday this didn't happen. It was only on Thursday they offered to clean the cottage... far too late as we were leaving in Saturday. Also the owner wouldn't even pay for the kettle and toaster which we were happy to leave... so we end up bringing these home even though we didn't need them. A thoroughly stressful, disappointing holiday I hope not to repeat. And it has certainly put us off booking with sykes again.

The location was perfect for visiting Kenilworth, Coventry and Warwick, with canal walks and several National Trust properties on the doorstep. We would be happy to return.

Beautiful view from the living room window overlooking the fields. Excellent facilities, & Jill & Rod are very welcoming, & on hand if you need anything. Lovely local walks for my dogs, too. Enjoyed my stay, highly recommend.

The outdoor space was secluded - really enjoyed eating breakfast out there and lounging in the sun later in the day. There were lambs and sheep in the field adjacent. Listening to them (and the peacocks in the distance) gave a real countryside feel to our holiday yet a 12 minute drive brought us into the centre of Warwick. Tatami is very convenient for visiting Stratford-Upon-Avon, Kenilworth and Leamington Spa but there are some lovely canal-side walks within a few minutes drive. There was very little traffic and I felt safe walking my dog down the lanes on a circular walk, seeing rabbits, squirrels and even deer early in the mornings. The owners were friendly, helpful and approachable but not at all intrusive and I look forward to meeting them again on my next visit.

We had no problem finding it using Google Maps on my phone! It’s so bright and airy with lovely views and we really appreciated the little patio area. Everything you could possibly need is provided for. It’s so handy for getting around. Hatton Locks just down the road, Warwick and Warwick Castle not far. The Hatton Arms is a great place to eat and drink. Jill and Rod were first class hosts, not intrusive in any way but there if we needed them. Can thoroughly recommend!
"A very comfy cottage."
Very clean, tastefully decorated with all mod cons. If I could offer a suggestion it would be a small shelf or small dressing table, mirror and stool in the bedroom, although there are plenty of plug sockets you have to either sit on the floor to use the mirror on the wardrobe or use a dining chair. The annex owners should also be aware of the noise they make. They were away for all but the last day during our stay and it was lovely and quiet. When they came home you dont feel private on the deck as the screening can be seen through, the lawn mower was in use as was the washing machine in the garage under the annex which is very noisy. Saying that we had a lovely time in a beautiful setting and the bed is amazingly comfy and the owner was very friendly

It is located in a beautiful area with easy access to Birmingham, Warwick and Coventry. Warwick Parkway railway station is very close. Yet it is in a quiet rural location. The best of both worlds. It is recommended.
"Accommodation and location were great, however the directions for finding the property were terrible, no Lane name provided, wrong telephone number provided and no name for the person providing the accommodation, making local inquiries very difficult, as a result we were delayed in arriving by two hours and could have easily missed our booking altogether."

Only sounds were bleating of sheep and calling of pheasants. Hosts are very amiable and helpful, but not intrusive. Safe environment for dogs. Enjoyed taking dogs for walks along the canal and locks. I know the area but for new comers there are a lot of interesting places in close proximity. Warwickshire is a lovely county.

It’s lovely to be able to take my dogs with me. When not working we did some lovely walks. There’s lots to do in the area and a nice pub very close. The hosts are friendly and leave you to it but there if you want them.

Even though the cottage was off the beaten tracks it was still near enough to get to interesting places easily. The Cottage was lovely tastefully decorated and full of home comforts. We would definitely book again when we return to the area.

Bed was comfortable. Had difficulty getting bbc on telly. Dog friendly pubs and nice walks nearby.
"It’s not a cottage it’s an annexe attaxhed to owners house."
Meant to cater for up to 4 people yet only had a small two seater sofa so had to use a garden chair too. Fence was broken so dog couldnt go in garden alone. Couldn’t open lounge windows as full of flies. Meant to have one allocated space for the car which on several occasions was taken by owners family/friends/plumber leaving us nowhere to park. Meant to be dog friendly yet owners dog went for my dog as did farmers Rottweiler across the road who was often out on its own with no lead on and also went for me and my dog. Spoke to Sykes who offered us the choice of moving to another cottage nearly 2 hours away from our chosen location.

I have also read of the difficulties you experienced with your and the local dogs at the property of which we unfortunately cannot control due to the nature of animal’s behaviours. The narrow country lane does mean you have to take great care when dog walking and parking due to the lack of visibility and fast moving farm machinery etc. As to the accommodation itself we have mixed feelings,mostly good. The bedroom is very comfortable and a good night's sleep was easily attained, the lack of street lights was wonderful. The decking area made for some very pleasant evenings. The kitchen area and bathroom are very well equipped with the entire accommodation being light and modern. All in all a very pleasant place to stay and as mentioned earlier very well situated to explore the area. There are some great pubs nearby, all dog friendly and serving some wonderful food. The Hatton Arms is worth a mention, especially after a walk at Hatton locks and along the canal. We did have one particular problem and that was with the tv and internet. The accommodation is described as having a "humax" box. It didn't, it did have a sky+HD box which didn't work so all we could access was tv via the internet which also didn't work. We informed the owners and the husband came in, looked at the problem admitted it wasn't good enough and told us there was nothing he could do, he would inform BT and "speak to his son who knew more than he". We where also informed that there was an electrical storm two weeks prior to our arrival which had taken out the satellite dish and cable and possibly the sky box. All this had happened two weeks earlier so knowing paying guests where booked in why wasn't it all put right at the time the damage occurred. As we spent our days out and about with our dogs enjoying the area all we wanted to do was put our feet up in the evening and possibly switch the tv on.....when we did switch the tv on it was unwatchable due to constant buffering. This did take some of the enjoyment out of our stay and we found it frustrating that despite knowing about the issue nothing was done, hopefully things will be repaired for future guests. Would we book again....In all honesty probably not.

"A beautifully designed annexe with Japanese touches, attached to the owner's home (we didn't get to meet the owners as they were on their own holiday at the time, however their son was most helpful and ensured we were settled in)."
The place is nice and airy - great for two digital marketers on a working holiday! Also very well equipped, although we like to cook and a larger baking tray/dish would have been handy - I imagine it would be fine for most. The bed was extremely comfortable, so a good night's sleep was had. There is a road in front of the property but it is quiet with barely any traffic. Great walks were easily accessible and our dog loved it. Overall a lovely stay in a lovely part of the world in a lovely cottage - we would definitely stay again.
