  • "First impressions were good but overall our stay was just OK."

    The welcome basket was a very nice welcome. Finding the property was a bit of a challenge as you can't really see it from the narrow lane when you arrive. It is set inside divided grounds of presumably the owners house. Unfortunately, we disturbed an elderly lady next door as her bungalow has a very similar name - Rookery something. Deliveries also ended up neighbour's houses. The property itself is clean, but quite a quirky layout. Have to agree this bungalow is not really suitable for those with poor mobility and / or visibility. There's an internal step into the main bathroom and one to the main bedroom. One sofa is too low and the other quite slippery. We were also not a fan of the heating system as it struggled to keep us warm no matter what we did with the multiple control panels (one in every room). Fortunately we were able to use the log stove on the coldest day but only four logs were provided and no way of getting more provided. Both the back door and the patio doors were almost jammed shut on arrival and very difficult to use. The showers were good because of the very high water pressure, but not so great for the seemingly uncontrollable sink tap. We did like the location as it was very quiet and good for venturing out in the car. The local shops are less than a mile away but along a main road with no footpath.

Regarding finding the property, the cottage has a small driveway marked with its name. As all the houses along the lane include “Rookery” in their names, we do advise guests to follow the detailed directions provided by the agency, which also include a photo of the driveway to help avoid any confusion. Unfortunately, occasional delivery mix-ups with neighbouring properties do happen in rural areas and are outside of our control. We would also like to highlight that the internal steps to the bedroom and bathroom are clearly noted in the listing description, as we appreciate this is important information for guests with mobility or visibility considerations. It’s really important to read the details ahead of booking if a step causes you any difficulties. We’re sorry to hear you found the cottage not warm enough during your stay. The heating was set to 24°C, and the previous guests prior to you found it warm, so we understand comfort levels can be subjective & the weather has been changeable. We always encourage guests to contact us during their stay if anything isn’t right, as we’re very happy to help and would have helped adjust it for you. Contact details for ourselves and the agency are provided in the welcome folder. We supply a starter pack of logs for the woodburner, along with details on where to purchase more locally as standard, and a fan heater is available if needed. We’re sorry you experienced difficulty opening the back doors and will look into this. In terms of location, the cottage is situated in a village just outside Saxmundham town. Some guests do choose to walk into Saxmundham, though most find it a short and convenient drive to the shops and enjoy that we have cafes, Waitrose & Tesco within a few minutes. We appreciate you enjoyed venturing out to the nearby seaside towns and places of interest. Property Owner

  • "The cottage was absolutely perfect for our Christmas get together with our daughter, partner and grandson."

    There was a beautiful Christmas tree in the living room and my grandson loved the children’s bedroom with all the lights around the bunk bed. The cottage was of an exceptional standard and the beds were very comfortable and warm. The owners being on site was a great help as we had a little problem and they were very friendly and helpful. Also a lovely welcome pack was left for us which was a nice touch too. The kitchen was fully equipped and had absolutely everything we needed to use. A very quiet situation with a big garden and yet ideally situated to visit the local area. We had a lovely stay and hope to return in better weather.

  • "Rookery Cottage is a real 'home from home' and we loved our stay here."

    The cottage is warm and comfortable and had everything we needed. We stayed for 10 beautiful autumn days filled with lovely long walks and tasty food. Favourite walks included Dunwich Heath, Orford (very good Saturday Country Market), Southwold and Snape. Would definitely plan to return!

  • "Not suitable for older people."

    Went for a one level property but found large steps to master bedroom and bathroom and silly wooden strip in lounge doorway a trip hazard. Also sofas hard to get out of had to sit on spare pillows . We have used Sykes cottages for several years and this has been our only disappointment

    I’m so disappointed to receive this review as the property owner. I’m sorry to hear the property did not meet your personal expectations. However, we have many elderly guests who have loved their stay at the cottage, indeed some have chosen to come back for repeat stays. The listing clearly states that there is a step up to the master bedroom and bathroom. It’s important to read the full property description carefully before booking, especially if mobility is a concern. To mark us down for accuracy of listing is really unfair. The “wooden strip” in between the rooms is a standard threshold, common in period properties, I appreciate it is ever so slightly raised and I’m sorry if this caused you problems. The sofas we have are standard and typical for a cottage, one is slightly higher and firmer than the other to offer a choice. While comfort is subjective, these are typical for a cottage of this kind and have not been raised as problematic by previous guests. If you have specific requirements such as particular sofa heights or seating needs, I suggest you contact the property before booking so the owner can help determine whether the property is suitable for you. We appreciate your feedback, but it’s important that reviews remain fair and balanced to help future guests make informed decisions. Perhaps you weren’t aware that a low rating can have a significant impact on a small business like ours.   • "It would be helpful to have a basket or shelf in the shower to put your soap or shower gel etc."

    At the moment you have to put it on the floor and I don't think bending down in the shower is really a good thing!

  • "Very comfortable cottage, with well equipped kitchen."

    Beds were comfortable and everything was clean. Lovely walk in shower. Garden is very nice to sit out in. Only downside was the underfloor heating took a very long time to warm the place up on our first day - it would've been nice if the heating could have been put on a bit higher earlier for us as it was a visit in cold February. However, electric fan heater we found in a cupboard came in useful and the duvets on the beds were very cosy. This is in a good location, easy to visit places like Sutton Hoo, Woodbridge, RSPB Minsmere, Southwold, etc.

  • "Gorgeous accommodation."

    This cottage has a wealth of comforts and charm. The grounds, the underfloor heating, the beds, the kitchen. All these had a touch of luxury that made our stay wonderful. Thank you to the owners for their attention to detail, help and welcome goodies. Will highly recommend Rookery Cottage.

  • "The cottage is beautiful and spacious and very clean."

    As other visitors have mentioned a microwave would be useful. And a blind at ensuite window would be good especially with builders working on scaffold next door!! We could only get tv to work on tv apps. So might be tricky for some. Also there was an ant infestation on last couple of days. This can happen anywhere but ant powder would be helpful!!!

We have listened to feedback and am pleased to say we do now have a microwave and the en-suite window is frosted over, but rest assured it wasn't easy to see into from nextdoor. The TV is a Smart TV, so it does have all the channels via apps, but we appreciate it isn't what everyone is familiar with. I cannot apologise enough about the ants! We found it was a problem all around this area of Suffolk during this time. I wouldn't like to leave ant powder around in case of children staying, but if such a circumstance arises we are happy to provide it, or maintenance will come and sort for you, which I understand is what happened quickly during this occurrence.   • "As we are senior citizens 80 + years we found the modern type TV very difficult to use, and we were unable to watch some of our regular programmes."

    We are not all up with modern tech. In the Shower room you were overlooked from the adjacent property, It would be helpful if a blind could be fitted to the window.

  • "We were a party of two couples (parents and grandparents) and a 4 year old and a nearly 2 year old."

    The cottage was perfect - quiet, spacious, comfortable, well-appointed and very attractive. The underfloor heating kept the temperature comfortable even on the cooler days. The big, private garden was a great asset. Its location is within easy reach of Southwold, Aldeburgh, RSPB Minsmere and Sutton Hoo all of which we thoroughly enjoyed .

The town is well serviced with a Waitrose, Tesco, independent shops, local museum, and a train station, as well as art galleries, a weekly market and a farmers’ market. Situated so close to the coast, Saxmundham is a great base for a seaside holiday; within easy reach of Aldeburgh and Thorpeness, as well as Dunwich, Southwold and Walberswick, you could enjoy a different coastal location each day.
