    Very comfortable and spacious and extremely well equipped. We would definitely recommend this as place to stay to enjoy both the villages of Kingsand and Cawsand as well as the surrounding area which is stunning.

  • "Nirvana is a very impressive building opposite the sea."

    It couldn’t be more perfect for the views. Everything is within walking distance so the car was left in the nearby carpark for the week. The photos of Nirvanas interior were obviously taken many years ago. It is dated and is in desperate need of some maintenance. eg) the floor tiles in the upper bathroom are lose without grout, the bathroom shower screens are black and mouldy, as are the taps, the paintwork is chipped everywhere, there was a huge pile of games and brochures and cushions just dumped in the corner of the kitchen.) It has the oddest pieces of random, cheap furniture. The beds were comfortable and clean and the kitchen had everything one needed. We visited in October and there was no heating, which meant we were cold in the evenings. Sadly, we wouldn’t chose to stay at Nirvana again but we will definitely be returning to Cawsand / Kingsand in March ‘24 which is the loveliest, friendliest coastal village. There are 5 pubs, a wonderful bakery, a couple of gifts shops and an amazing deli. The coastal walk is to Penlee is breathtaking,

  • "We had a wonderful time staying in Nirvana."

    The location is superb! The house is so close to the sea with access straight to the beach just across from the porch! It is also located centrally in the beautiful village and within easy walking distance of everything and stunning coastal walks. The views from the front facing bedrooms were amazing! Being so close to the water , it was so relaxing to hear the sound of the sea lapping the shore. The house is very well equipped and beautifully decorated with a beach theme. There is plenty of space but it also has a lovely cosy feel. It has a great out door space for hanging all your wet stuff from the beach and a lovely area to sit in the sun at the top and relax! This is a great place to stay for sea lovers. The whole area is stunning.

  • "Nirvana is a lovely house as close to the sea as you can get, with two main double bedrooms over looking the sea it is easy to share with another couple."

    It comfortably sleeps 8 with plenty of crockery and room to eat. Very comfy beds! Quite noisy in the busy season as everyone walks past your window, but equally this is part of its charm! Kingsand is a very special spot, like stepping back in time. We have booked again.

  • "We had a great time as we always do at Nirvana and I was delighted with general cleanliness of the house and improvement to the lounge furniture and back garden in particular so grateful thanks for that."

    Our one niggle would be that for a house of this size there simply was not enough China, glass wear or cutlery to go round. We were continually having to wash up. There is cupboard storage space to accommodate much more. Like wise with serving bowls. The information is house file is very out of date and whilst I always try to follow all departure requests we simply couldn’t as there were no recycling bags or laundry bags as described in the file. Also apart from a handful of big logs, there was no kindling or lighters to light the log burner which would have been nice after we got drenched one day! These things do make a difference. It’s such a shame the entry time has been pushed back from 3.00 - 5.00 !

  • "We had problems with the WiFi initially and I was not able to contact the caretaker, her number didn't connect."

    I then had to call Sykes who contacted the owner who was extremely helpful when he called me. There were supposed to be 2 extenders, one in a middle bedroom and one in the top bedroom. I spent ages on the phone going into every room to try to find the extenders. I found one in the top bedroom but the second one was missing, so the owner is aware of this. The caretaker was supposed to leave different coloured bags for the rubbish, no bags were in evidence so, again this had to be dealt with. We were then given one white bag and some black bags! This all happened in the first few days, not a good start to a well earned break. The owner has assured me that new sitting room furniture has been ordered, as we had to put cushions on the settees to make them user friendly! Overall, a pleasant stay with a few bumps along the way.

    Thank you for taking the time to complete your feedback, we are sorry you had issues with the wifi but are pleased to hear the owner was able to sort this for you. New sofas have now been delivered to the property and following a very busy season winter maintenance jobs have been attended too. We do hope to welcome you back to The Westcountry in the future.   • "Location is fabulous!"

    Amazing to have beach, pub, shops on doorstep. Incredible views. House itself was tired and worn, awful smell of dog in the sitting room, badly stained carpet, in need of a freshen up.

THe owners have been carrying out improvements on the property following a very busy season and we are delighted to let you and future guests know that the carpet in the sitting room has now been replaced with a wooden floor and large rug, sofas have been replaced with new ones and there is now a Smart TV.     We had some annoying issues that took a little time to resolve The owner was helpful and tried to resolve any issues promptly given the location of the property it took longer than hoped for. I would have no problems recommending to all a stay at the Nirvana.

  • "This is a great house in a wonderful location, literally yards from the sea."

    We really enjoyed waking up in the morning and looking out to the water, or popping over to the bench opposite, underneath the clock tower, with a cup of tea. We also welcomed a visitor to our beach in the shape of a young seal, who had been hand reared and enjoyed the company of humans. The house was comfortable and spacious and within walking distance of some excellent pubs serving food. There was an issue with the house on arrival, but this was resolved very quickly by the owner, who was most helpful.

  • "Fantastic house, great location."

    Only criticism is that some of the things in the kitchen were dirty. In the teapot we found a mouldy old tea bag which must have been there for several weeks. And some of the bowls etc were dirty. But house was fab, location excellent.

    We are sorry to hear that items in the kitchen were not satisfactorily cleaned. We are certain this was a one off as the cleanliness scores for Nirvana are always positive. Property Owner

  • "You can't fail to be impressed by the location of this 3 story town house, sat looking out onto the Kingsand bay, nestled in a small village with only 4 pubs between it and the connecting village of Crawsand (5 minute walk), ."

    The property itself was clean and well equipped, although starting to look a little tired through obvious past abuse over the years, but waking up to hearing the sea lapping up onto the sands is a wonderful experience, and makes up for any slight failing in the property. The courtyard at the rear of the property is a lovely sun trap in the afternoon, if only for a few hours, its well worth the climb up the steps with a bottle of wine to enjoy the peaceful tranquility of the surroundings. There are interesting coastal walks in both directions , and a ferry that goes from Crawsand beach to Plymouth marina, for those who want a bit more excitement. We had a great few days away here, and will be back again I'm sure.

  • "We were fine up until Tues evening when the internet went down [it had been coming and going from when we got there]."

    As my husband needs the internet for his work I phoned from our mobile on Wed morning at 10.15am [the land line wasn't working] and was told somebody would come out to look at it within 2 hours. We stayed in all day and after a few more phone calls to your office we decided to come home and left the premises at 4.30pm and came home, so that was the end of our holiday. All in all we only had 4 days there so for us OAPs it was a very expensive 4 days. The house itself was lovely and clean and other than the internet problem all was well apart from there being no washing machine.

  • "Nirvana cottage is a beautiful grade two listed building situated in a fantastic location, we couldn't fail to enjoy every moment."

    The kitchen was fully equipped with everything we could possibly need, except we couldn't find a soft broom or a dustpan and brush for the floor. We recycled paper and cardboard but were unsure what to do with plastic, glass, cans, foil and food. Moving the chairs on the stone floor was very noisy (not everyone remembered to lift them when sitting down or standing up!!) Perhaps sticking felt pads on the bottom of the chair legs would eliminate this problem. There was a book where breakages and other problems were reported, but no record of repair or replacement, consequently some entries were repeated. The "soft close" of the cupboard doors and drawers and toilet seats was a bonus. An amazing experience - can't wait to return next year.

  • "Excellent house for a mixed age family group Lovely views and very handy for the village amenities."

    Beds comfortable Back garden an excellent area but no proper barbecue . Only one towel per person ( no hand towel) poor Hanging space in rooms poor - sometimes only three hangars No instruction manual found Recycling instructions nil Double en suite bedroom shower not draining - we bought a plunger and improved things but needs attention

    We are delighted that you found the house and local amenities excellent. The gas BBQ was removed due to cleaning issues and replaced with a kettle BBQ which can be more easily cleaned on changeovers. The owners apologize for the lack of towels which they will be raising with the Housekeeper. Two towels plus wash basin towels are the norm.The owners are doing a maintenance check next week to resolve any outstanding maintenance or supply issues.   • "The house is absolutely lovely, spacious and very well equipped."

    It sits in a superb position with easy access to the beaches in Kingsand and Cawsand. The beds were very comfy especially for someone like me who suffers with back pain. The main oven in the cooker did not function and was repaired on the Monday after our Friday arrival.which was a little niggly but these things happen and the owner was in contact right away and tried his best to get it sorted sooner. We did experience issues with the heating and hot water which cannot be controlled by the customers. There has been several mentions regarding a problem in previous reviews. Rarely was there any hot water from the taps and the kettle had to work overtime. The heating was erratic and we were cold at times every day, The two newer rear rooms at the rear of the property are especially chilly and the bathroom was cold most of the time. The owner was helpful and in contact but one should not have to keep asking for the heating to be turned up during a stay. This definitely needs addressing as with a big party (we were 7 adults and a baby) it seems that the hot water supply is not enough for bigger parties. I also feel that the thermostat being in the kitchen near the cooker is likely to shut the rest of the system down which will then make the rest of the property cold (as we found out). We had a lovely break and it is a great shame that we have to provide any negative feedback but being chilly is not a comfortable experience.

  • "The house was brilliant we had 8 people in the house for 2 nights and there was loads of room."

    8 adults did not feel on top of each other. The facilities were amazing plenty of kitchen bits and pieces. It was the best holiday let we have stayed in ever. The position of the property is amazing with a beach 10 strides from the front door. 4 pubs in the villages!!

  • "Only problem concerned heating / hot water."

    Heating is on a time clock so unable to override in the very cold weather we had. This probably wouldn't have been a problem if we hadn't had two very small babies with us. Fortunately, we had brought plenty of logs with us for the fire. Also, there didn't seem to be much hot water most of the time - certainly not enough for baths. Otherwise everything just perfect as in previous stays.

  • "The outside of the cottage does not reflect the fabulous accommodation when you walk through the door!"

    As soon as we arrived we felt welcomed and relaxed. It was the perfect venue for a family of 9 coming together over the Christmas period. Could not fault the cleanliness and comfort. Considering there were 9 people, the house always felt calm and spacious. It’s location was superb, we had sea views as well the beach only 10 metres from the front door. We were within minutes from 4 pubs, and would thoroughly recommend visits to The Rising Sun “Riser”, Halfway House and Devonport. There were plenty of walks to enjoy, especially through the Mount Edgecombe Estate, which takes you to the foot ferry across to Plymouth. Cawsand and Kingsand are magical villages, and the bonus of staying at Nivana added to that magic. I would definitely recommend, whilst at the same time keep it our secret!

    The cleanliness and preparation of the property could not be faulted. Strongly recommend Nirvana for both families looking for beach-side holiday or smaller parties looking for a comfortable base to explore this part of Cornwall sightseeing and walking. Good leisure and eating out facilities on the door step in a village that never gets too crowded.

  • "This is our second stay at Nirvana & we had a wonderful time."

    The house is in a superb location and is the perfect place fir a large mixed age group. We are likely to return and over many, many years have found Helpful Holidats to be faultless in their service. However, on this particular holiday their usual high standard was lacking. We felt Nirvana China was rather worn, some was chipped, rugs were frayed & tatty. The downstairs area of the house smelt very ‘doggy’ and there was a huge pile of dog mess next to the dining table on the patio. Not nice when you don’t own dogs and have a young child in your party. There was also a dog toy left lying around. The back outside area had clearly not been checked on prior to our arrival. There was clear recycling information in the house folder but no recycling bags which rendered the process very hard. In order to recycle I had to pay several visits during the course of the week to the recycling bank in Cawsand Car Park which was a bit of a trek away since the higher link Road is closed due to major construction work. A final observation is that the holiday was centred round my 60th birthday party and we had planned and taken provisions with us fir a family BBQ, having really enjoyed that experience at Nirvana last year. However, when we came to Cook. - there was no BBQ! So we had to adapt and cook inside which was an enormous shame & disappointment. Too late for us to do anything else. I look forward to hearing back from Helpful Holidays about all these comments.

    Sofa in kitchen needs replacing & mattress in front middle bedroom . Plates are very used . We didn’t have any recycle bags left for us , so we couldn’t recycle . But the house is in a stunning position , felt very relaxed & a beautiful part of the country

  • "Hi we have now booked with you for 3 years and love staying at Nirvana."

    We have booked the house again next year. However we felt this year that the standard of cleanliness had definitely dropped. The fridge in the outside area (where the washing machine and dryer are kept) was very dirty indeed. It probably had not been cleaned for months. We took every shelf out and section from the doors and thoroughly washed the parts on hot soapy water. We also cleaned the entire inside of the fridge with cleaning materials. It was not in a useable state at all. We also had to clean the wooden table in the kitchen which had sticky patches on it and stains. The dishwasher had dishes in it and it had to be cleaned, needing dishwasher rinse aid and salt. We bought both of these. We did not let this spoil our stay as we love the area and the house, hence we have booked again. However we felt this feedback was important, especially the fridge which was disgusting. We did not leave any such comments in the house book. On a separate note we left a chrome fire stick in the TV in the front lounge worth approx. £50. Please can you check if the cleaners found this or if it is still in the TV? A book was delivered to the house after we left for Rhodri Richards - has this been handed to you also?     The perfect location to get away from the hustle and bustle of every day life. Having everything we needed in the house helped us enjoy some real quality time together and we would love to return at some point in the near future.

In Kingsand, opposite the beach slipway, a handsome, Grade II listed, Georgian house on three levels with splendid out-to-sea views.

A huge amount of work and restoration has transformed it into a lovely, spacious home, with its quirky origins cleverly dovetailed with 21st cent.
