    If you’re looking for a peaceful, clean, comfortable, spacious, modern barn then look no further and book this! Everything you could need is provided as well as some lovely extras( cream tea,milk,flowers etc) Surrounded by sheep and lovely countryside with plenty of walking locally or venture further afield by car this cottage comes highly recommended.

    Orchard cottage is immaculate, considered and contains everything you need for your stay. We stayed with our young family and they were delighted to see the animals and explore the surrounding peaceful countryside- and a few of the owner’s grandchildren’s toys! We felt everything was thought about to make our stay superbly comfortable and then some - Vanessa’s homemade apple juice, jam and scones were much appreciated. Even arriving late at night the hosts still greeted us. If you are after a tranquil location with on hand hosts this is the place to stay. Not to mention the great things to explore nearby, a beautiful lake 5 minutes away, National trust properties, beaches and more. We could have spent 3 times the stay we had! Thank you!

  • "Make more aware that if there are power cuts you will also not get any water at ..."

    Make more aware that if there are power cuts you will also not get any water at all and if it comes back on it can be sometime to clear the muddy water, we had to cut short our holiday because of this

    We wish to apologise for the issue you experienced while you were away. The owners acted very quickly to deal with this issue to the best of their ability and it was solved within three and half hours. We are sorry you felt you had to vacate for this reason. The property has its own water supply, complete with electric pump and filtration system. The taps need to be run for 30 seconds after the system has been off to make sure the water is treated and safe to use. Property Owner

    The barn was immaculate and secluded with peace and quiet , sounds of farm animals in the morning to relax de-stress you The host,s were there if you needed them but not intrusive . Nothing was a bother Very dog friendly Location was perfect for exploring the delight's of Cornwall The weather was fantastic and the beach's of carbis bay were better than abroad . Thanks

  • "What a lovely place to stay, Vanessa and Adrian both extremely friendly and welcoming and gave us a tour of the farm to see lambs and calves."

    It was so peaceful, incredibly clean and comfortable. The only negative, if being very picky, was the size of the bath towels which were a bit small but it really didn’t matter to us. Would absolutely 100% recommend staying here if you want to get away from everything!

  • "A perfect retreat!"

    The cottage was very clean, comfortable and warm and there was a lovely cream tea waiting for us when we arrived. It had everything we needed, (well almost, we could have done with a grater!) We had a couple of days sunshine when we ventured out and about, (suitably masked!) but we also had some rainy days when we just stayed in, nice and cosy, and did a jigsaw puzzle.

  • "We’ve been booking with helpful holidays for a long time now and have never been disappointed with the service or the properties."

    This was our first time at orchard barn and we loved it. Very well situated for exploring Devon and Cornwall. Just 15 minutes from Launceston and an extensive garden centre offering very good food and a surprising variety of other products. The farm shop is very well stocked. Lovely to come back to a very comfortable cottage, but most of all, peace and quiet.

  • "The cottage was lovely, very clean and well equipped."

    Comfortable beds and lovely fresh smelling linen. It is worth noting that the towels were also lovely and fresh and good quality (I am always unsure whether to take my own as have experienced poor bedding and towels at some other properties, but this time it was a pleasure to use what the owner provided). Myself, my husband and two children aged 7 and 9 had a great time watching the lambs in the fields and were warmly welcomed by the owners. Lots to see and do in the area within an hours drive, or just stay at the beautiful cottage and relax. The cottage is on a working farm so don’t expect complete silence with the odd tractor and the animals chatting to each other- but this added to a great holiday experience for us and our children. The garden is very well kept but much smaller than the photo seemed to show, which was not a problem but a new more representative photo may be helpful, especially for those with young children expecting space for them to run around (there isnt much)- nonetheless our girls managed to do a few cartwheels and it certainly didn’t let the cottage down.

  • "I must say that I have stated in many many places and without a doubt this is one of the very best accommodations that I have stayed in."

    The hosts were exceptionally hospitable, I and the family were made to feel comfortable and part of the family without exception. They entertained my grandson with a tour around the premises to look at the Animals which he loved . Would not hesitate to stay again at anytime and would highly recommend. Beautiful people adorable property.

    The cottage has everything you need with excellent WiFi. But true as described by them in cottage information prior to booking, none or very little phone signal unless you walk up the lane. You can however make contact through WhatsApp. Overall a fabulous, most enjoyable stay.

    Modern, bright, clean, well equipped and with a great layout perfect for a family. It's on a working farm too so our girls loved waking up to baby lambs every day! Vanessa and Adrian are very welcoming. We appreciated the cream tea left out for us on the first day! Vanessa also took us around the farm on a little tour which the girls loved. Would highly recommend this cottage as a base for exploring both Devon and Cornwall. Hope to go back one day soon!

It looks a lot bigger in the literature than it really is and this can be very disappointing for prospective clients - a clearer picture of the garden would be helpful.
