"Orchard Barn is a lovely cottage, located on a working farm."
The owners were welcoming and friendly, we loved watching the lambs each day, bouncing around in the fields. The cottage is warm, clean and very well equipped, it had everything we needed. We really appreciated the welcome gifts on arrival. It is well positioned for days out in both Devon and Cornwall. We would definitely recommend a stay at Orchard Barn.

Adrian and Vanessa are the most welcoming hosts. They go above and beyond to make
Your stay welcoming and comfortable. You can pre order a grocery delivery and the welcome pack is most appreciated.
The cottage itself is impeccably clean with all the essentials (even sharp knifes) with a cloak room
that dries your wets and boots perfectly. Within the time of year visited (Late October) we were unable to enjoy the delightful garden but it’s beautiful nonetheless.
The location is upon the boundary so you can
explore Cornwall and Devon there is lots of advice on places to see in the folder within the cottage.
We thank you for the hospitality & look forward to book on again.

"The barn is beautiful, very comfortable and equipped with everything we could have needed."
The entire place was spotless and all the equipment appeared brand new.
We really appreciated the welcome, with beautiful fresh flowers, scones, jam and cream, and milk and juice in the fridge.
And finally a huge thanks to our hosts, Vanessa and Adrian, who were warm and friendly and helpful.
I would definitely recommend this beautiful cottage and hope to go back

The cottage is in an excellent location for exploring the amazing Cornwall and Devon coastline, as well as the different scenery that Bodmin Moor and Dartmoor have to offer.
The cottage was well equipped, clean and comfortable. The hosts were really friendly and approachable. We would definitely return here if we were visiting this part of the country again in the future.

"A superb, comfy and well-equipped cottage in a peaceful and idyllic location."
We’ve stayed in nearly 30 cottages across Britain now and this is among the top two or three. Hosts were so considerate with all the little touches and treats. Lovely dog walks across the fields and within the farm’s own woodland. Good position for visiting both Devon and Cornwall, north and south coasts; one day in Bude, the next in Looe - would definitely come back as lots to do near by. "Vanessa & Adrian were fantastic hosts."
The property is lovely, warm and welcoming with plenty of hot water for 3 Adults and a pre teen boy. It is a home from home with all the kitchen utensils you need when making family meals as we did most evenings. There is a lovely little garden in the back which would be superb in better weather. Ideally situated for trips to both Devon and Cornwall. It is a working farm & our Grandson particularly enjoyed the tractor ride & the invite to help feed the lambs for which Vanessa kindly provided wellies. We were particularly grateful to Adrian for help with a flat tyre and all the family for the rescuing of the kite. I can highly recommend this cottage. Be aware the farm road is uneven in places if you are not a confident driver.

Great to arrive to a cream tea after a long journey. Brilliant to enjoy peace and quiet, but also to be part of the farm and see the coming and goings, and see the animals. Exceptionally well kitted out, especially all the items in the kitchen that you forget to take with you. Our first holiday with Sykes and it won't be the last.

"A 50% height reduction of the garden hedge on the left hand side would provide a view over the fields and give more of a perception of space in the small garden."

If you’re looking for a peaceful, clean, comfortable, spacious, modern barn then look no further and book this! Everything you could need is provided as well as some lovely extras( cream tea,milk,flowers etc)
Surrounded by sheep and lovely countryside with plenty of walking locally or venture further afield by car this cottage comes highly recommended.

Orchard cottage is immaculate, considered and contains everything you need for your stay. We stayed with our young family and they were delighted to see the animals and explore the surrounding peaceful countryside- and a few of the owner’s grandchildren’s toys! We felt everything was thought about to make our stay superbly comfortable and then some - Vanessa’s homemade apple juice, jam and scones were much appreciated. Even arriving late at night the hosts still greeted us.
If you are after a tranquil location with on hand hosts this is the place to stay. Not to mention the great things to explore nearby, a beautiful lake 5 minutes away, National trust properties, beaches and more. We could have spent 3 times the stay we had! Thank you!

Make more aware that if there are power cuts you will also not get any water at all and if it comes back on it can be sometime to clear the muddy water, we had to cut short our holiday because of this
We wish to apologise for the issue you experienced while you were away. The owners acted very quickly to deal with this issue to the best of their ability and it was solved within three and half hours. We are sorry you felt you had to vacate for this reason. The property has its own water supply, complete with electric pump and filtration system. The taps need to be run for 30 seconds after the system has been off to make sure the water is treated and safe to use.

It was so peaceful, incredibly clean and comfortable. The only negative, if being very picky, was the size of the bath towels which were a bit small but it really didn’t matter to us. Would absolutely 100% recommend staying here if you want to get away from everything!

"A perfect retreat!"
The cottage was very clean, comfortable and warm and there was a lovely cream tea waiting for us when we arrived. It had everything we needed, (well almost, we could have done with a grater!) We had a couple of days sunshine when we ventured out and about, (suitably masked!) but we also had some rainy days when we just stayed in, nice and cosy, and did a jigsaw puzzle.

"We’ve been booking with helpful holidays for a long time now and have never been disappointed with the service or the properties."
This was our first time at orchard barn and we loved it. Very well situated for exploring Devon and Cornwall. Just 15 minutes from Launceston and an extensive garden centre offering very good food and a surprising variety of other products. The farm shop is very well stocked.
Lovely to come back to a very comfortable cottage, but most of all, peace and quiet.

Comfortable beds and lovely fresh smelling linen. It is worth noting that the towels were also lovely and fresh and good quality (I am always unsure whether to take my own as have experienced poor bedding and towels at some other properties, but this time it was a pleasure to use what the owner provided).
Myself, my husband and two children aged 7 and 9 had a great time watching the lambs in the fields and were warmly welcomed by the owners. Lots to see and do in the area within an hours drive, or just stay at the beautiful cottage and relax. The cottage is on a working farm so don’t expect complete silence with the odd tractor and the animals chatting to each other- but this added to a great holiday experience for us and our children. The garden is very well kept but much smaller than the photo seemed to show, which was not a problem but a new more representative photo may be helpful, especially for those with young children expecting space for them to run around (there isnt much)- nonetheless our girls managed to do a few cartwheels and it certainly didn’t let the cottage down.

The cottage has everything you need with excellent WiFi. But true as described by them in cottage information prior to booking, none or very little phone signal unless you walk up the lane. You can however make contact through WhatsApp. Overall a fabulous, most enjoyable stay.

"The cottage is lovely."
Modern, bright, clean, well equipped and with a great layout perfect for a family. It's on a working farm too so our girls loved waking up to baby lambs every day!
Vanessa and Adrian are very welcoming. We appreciated the cream tea left out for us on the first day! Vanessa also took us around the farm on a little tour which the girls loved.
Would highly recommend this cottage as a base for exploring both Devon and Cornwall.
Hope to go back one day soon!

One criticism would be how the garden is portrayed on your website. It looks a lot bigger in the literature than it really is and this can be very disappointing for prospective clients - a clearer picture of the garden would be helpful.
With the deposit of £100, we are still awaiting this and wondered if you have any news. An email would be useful.
