  • "Excellent cottage."

Very well equipped and incredibly comfortable. You can tell that the owners take pride in their cottage and want you to have a wonderful stay. The welcome pack was perfect after a long journey. Ideal location in the centre of Oakham but tucked away so very quiet. Easily accessible if travelling by train as it is only a five minute walk to the train station. Highly recommend.

  • "The cottage and it's garden were just perfect."

We could not fault it. The owners have thought of everything and provided such a variety of cleaning products and supplies of other useful items to make the stay here such a memorable one. Would definitely recommend and would love to stay again and explore more of Rutland Water and surrounding villages. We have a suggestion for the winter months. A curtain which could be fixed back in the lobby area at the bottom of the stairs would help retain the heat and would add privacy. The sensor light over the back door might have to be moved though. Hope this is useful and constructive .

  • "Perfect cottage and a great base to explore the local area."

Lots of really greats pubs on the doorstep. We had two cars and the parking is seriously no issue at all. We used the parking pass and we were able to park outside the front of the cottage whatever time we returned. The other car park is two minutes away and very secure and you can buy a ticket for the whole week. The owners have thought of everything and there is a very high attention to detail throughout. The garden is an added bonus and a lovely place to enjoy the sun when it appeared. One of the best Sykes cottages we have ever stayed in!

  • "Positively the nicest cottage we have stayed in, during the many years we have rented holiday cottages."

Recently refurbished and re-equipped with everything you need and more. Our son has disabilities, but the staircase has double hand rails which made access to the bedrooms very easy for him. Oakham itself is full of history and old/quaint buildings. The cottage is a stones throw from the high street, so access to the shops is easy. Parking in Oakham is a bit of a bind, but although a residents parking permit is supplied, you still may have to park a short distance from the cottage. Very highly recommended.

  • "Just WOW! Everything in me wants to keep this place a secret so we can come back and it be available but it would be unfair to do so."

This property literally has it all whilst the photos are good they still don’t do it justice just how fantastic it is. From the little touches added by the owner through to the location it’s absolutely brilliant. We are a family of 4 and felt really at home, relaxed and easy access to everything you need. On the doorstep of Rutland water, 2 mins walk to the main high street, cute shops, beautiful food, a walk to a local brewery which offered some amazing beers! Oh and a view of the church from your garden. Literally everything and more we could have asked for. Thank you :)

  • "A wonderful holiday in a fantastic cottage, spotlessly clean and very well equipped."

The quality of the fixtures and fittings is apparent for all to see. Location is great, handy for the town but so quiet. Also a great base for walking with numerous paths and bridleways enabling multiple routes from the door. We enjoyed meals at the Wheatsheaf and at 10, Dining Street and excellent chips from the shop in Ashwell Road. Just a shame the brewery was closed! Thank you for the welcome basket and wonderful Christmas decorations. We hope to return!

  • "An absolutely fantastic property - I have stayed in many Sykes cottages over the years and this one wins every prize imaginable - a sheer delight."

We will return early next year to explore the area further the timing of which will be dictated by the availability of this property - I would award this cottage 10 stars on every front! It is ran with love and that shows on every level to the thoughtful decor and furnishings to the welcome gifts provided to say nothing of the very thoughtful 'if you've forgotten something' bag - I can not praise this property or its owners enough - amazing.

  • "The cottage is beautifully presented, both inside and out, with so many thoughtful touches to make for a great stay."

Being within a short stroll of all the facilities of Oakham means that we had access to a number of different eateries and takeaways, very unusual for a holiday cottage. The surrounding area is very peaceful and picturesque with Rutland Water, small towns and historic houses all easy to reach. The owners were friendly and helpful both before and during the holiday. We thoroughly enjoyed our stay.

  • "Gorgeous cottage in the centre of Oakham."

A stone's throw away from a lovely local pub, the Wheatsheaf and restaurant, the Admiral Hornblower. You can walk to Tesco, Cafe Nero and Costa Coffee within 5 mins. The cottage itself is really well equipped, we stayed the week as a 'workcation' - a home away from home, so we could work from home in a different location! Kitted out with high spec Smeg appliances, eco-friendly products and every utensil you could possibly think of. Val and Dave left us some fresh bread and jam from the local bakery, crisps, pink lemonade, biscuits and milk. Plus, a box of toiletries in case you've forgotten something. They really have gone the extra mile with this property. Highly recommend! We'll be back...!
