"I'm prefacing this review with the note that I'm an owner of 2 rural accommodations in Devon."
Therefore this might seem more honest than other reviews.
A simply beautiful looking place, with some truly magical design elements and building materials used with compassion. The added wildlife certainly helps create a lovely country vibe too. The barn's large welcoming open living space downstairs suited our party of 3 adults- with decent sofas, lots of lovely worktop space and separate dining table. This is the best part of the barn. The kitchen is ok but slightly worn (hob and oven) and a sadly a 2 slice toaster is not enough for a 2 bed accom. Utensils required: Tongs and pizza cutter. Aluminium foil would help save baking trays from needing a soak/extra work. (recommend flat baking trays for pizzas too) a small bottle of cooking oil to go with the salt and paper. We also put in ketchup and hp sauce but i understand that's a step too far for some.
Hob cleaner would be great too as there is nothing to properly clean and obvs cant use scourer. 1-2 pints of fresh milk instead of mini pots of uht would be necessary if you are also offering cereal in the welcome tray (which was a very nice touch btw). It gives the impression the management of the place is less hands on - corporate. I realise Sykes is overseeing the management but little gestures like a fresh pint of milk, ketchup etc indicate there is more of human touch about and a more intimate understanding of how the guest will be using the space.
Might want to consider modern addition of an airfryer. (All in one microwave/air fryers are amazing) Downstairs toilet/shower. This needs an update. Shower very old and water pressure terrible (not connected to the water pump the taps have- could you?). Also the toilet does not flush effectively/consistently and there is a strange heavy access cover by the toilet that kept falling out - making us jump at the noise. The extractor fan needs immediate attention- for excessive noise and dust. I wonder if you could knock through the dividing hallway and expand the shower room as it is too small otherwise. Upstairs bathroom - bath sides too high for elderly guest so meant it couldn't be used- meaning the overall washing provision in the Barn was really depressing and not workable. Heating. I get that old buildings are the worst for heat retention but even with the night storage system you must be spending an absolute fortune in electricity. We were lucky to have warm weather for end of Oct/Nov and so the place was far too warm or us, with no way of turning down/off the automatic programming (well certainly the one downstairs). Stairs are absolutely fine for elderly guest- which was the main thing we were worried about. Bedrooms are fine- the twin bedroom chest top needs repainting but they are designed beautifully to retain the character of the barn. Bedding was nicely laundered and a great thickness (if a bit too much with in conjunction with the heating).
The recycling. Hallelujah!- what a wonderful system you have! I'm sure if we had brought kids they would have been inspired by the whole chicken/dove feeding/wood store/recycling centre you have. This could be promoted further as a homage to eco living. This really inspires you to recycle efficiently. Our doggie was transfixed with all the wildlife- she has no idea what a chicken is normally (even though we live in the countryside) so literally wouldn't have known what was going on but was happy to view from inside the barn. (The barn is extremely practical for hosting a dog which is a relief as i always have extra work to do with hairs etc but the flooring was perfect and the treats/bags were a v nice touch) Parking. You must have really forgiving neighbours as arriving in the dark we were not sure where we were going or where to park. Suggest barn names on the front gate in addition to the farm name and signs where to park? (We had 2 cars so I'm sure that didn't help!)
So there were some memorable highlights but sadly the ablution element as it currently exists, would stop us from returning.

"Tinkley Cottage was lovely."
A perfect base from which we were able to explore the Cotswolds and the Forest of Dean. The low ceilings were tricky for a tall chap like me, but overall the cottage was modern, roomy and welcoming. We will definitely look to book again when we return to the area.

We had a faulty shower on arrival, but Jon & Rob soon had it replaced on the Sunday after which all was fine. A lovely break for all of us.

"Really lovely accommodation and well-provided."
On arrival tea bags and milk available to help us settle in. Even plenty of loo rolls - something that holiday accommodation usually skimps on! Great environment with farmyard atmosphere (former farm) and hens wandering around. Friendly and helpful owners living adjacent. Great location for local activities - eg. Cotswold Way, Nailsworth and the lovely towns and villages around Stroud. Good for walking and cycling. Only downside is that the village pub is shut, although there is a local campaign to save it.

"Lovely cottage in a great location."
Owners were friendly and accommodating and made sure we had everything we needed. Good electric car charger on site. Our little dog was made very welcome. Plenty of parking. Lots of nice walks and bike rides from such a lovely little Cotswold village.

"We stayed for 4 nights at Tinkley and had a lovely time."
It's a lot smaller than the pictures but for a family of 3, it was perfectly fine. The chickens were a delight and the cottage has lovely walks nearby. The owner provided logs for the Woodburner to start us off which is generous and had left some goodies for us to enjoy. A suggestion I have is for blankets downstairs to cosy up with on the sofa.

"We had a lovely 4 night stay in the cottage."
We fell in love with it for the second we stepped into the property - clean, nice cosy and spacious. Tge beds in both rooms are comfortable and we had good sleeps. A couple of minors could be improved - a small bin in downstairs bath room would be convenient. The table lamp in twin room doesn't have a switch on the lead but use socket switch, which is hidden behind bedside table. Hence it is very inconvenient for the night. These minors don't impact our stay at all and we will have no problem recommending this to friends.

"We enjoyed our stay in this characterful cottage - it was comfortable and pleasantly quiet though we were the only people staying on the site."
We would however recommend a bigger fridge freezer and some improved kitchen equipment. Also the TV reception was poor and the shower drainage very slow. We wish the local community all the best in getting the local pub back open as it looks lovely

"Tinkley Cottage is very much as described and was absolutely right in terms of size and accommodation for me and my two adult daughters."
It has a very homely feel, comfortable but unpretentious.
We found a nice Christmas table decoration, bottle of wine and some snacks to welcome us, which was unexpected and nice.
We had a small disaster with one single bed ( a previous rather large client?!) but Jon and his brother came round very quickly ( Christmas Eve evening!) to repair it. Jon himself is friendly and approachable and nearby, which is very helpful.I lit the wood burner for two evenings although there was no fire glove initially and only short matches! However, when asked, Jon produced a fire glove and some newspaper, which made lighting the fire a lot easier. I think tapers are also a good idea, Jon, as well as firewood of a size in between kindling and big logs.
The pull outs on the sofas have seen better days and I don't think would survive the rigours of children - you might advise clients against using them, Jon.
One other 'could do with' is a vegetable steamer in the kitchen. As veggies, my girls don't boil veg and neither do I.
I really liked Tinkley; would happily return, if allowed, and recommend it to others.

"Listings on website need updating: no shower over bath."
No dvd player and no starter pack of logs.
The fridge-freezer is very small and VERY OLD. The base is cracked in several places and the shelf on the door is broken and unusable. It needs replacing.
We would have appreciated some larger glasses,there are only wine glasses and small glasses.
Despite all this we had a great week in a lovely area.

"We enjoyed a fabulous weeks holiday at Tinkley Cottage."
The accomodation was clean & comfortable and reasonably well equipped. The frying pan supplied was far too small when cooking for four people and conversely the kitchen had no small saucepans. The reclining facility on the three seater sofa is broken and requires attention. However, none of these issues detracted from our enjoyment & we would definitely stay again.

"We had the most wonderful couple of nights at Tinkley Cottage."
It is the most gorgeous house, so pretty and cleverly converted. Lovely windows all along the front, very good kitchen and sitting room, everything you could need. The beds are really comfortable and lovely linen and comfy pillows. I would definitely choose to come back there, if we get the chance. Thank you.

"A lovely barn conversion - very cosy and comfortable and everything on hand."
A lovely village with a great pub very close by. We took 2 small dogs and there were plenty of nice walks. With dogs, obviously the chickens were a problem. We did think that with Avian Flu they wouldn't be running freely but they were always outside our barn. On arrival the cluster flies did concern us but after while we got used to them. They come out of the curtains - maybe on cleaning fly spray is used to try to eradicate the issue. All in all we were 4 adults and 2 dogs and had a really lovely weekend. We would return definately.
