The property

Brettargh Holt Mansion Sleeping 48 is an impressive country house set within 17 acres of formal and informal grounds near the village of Levens in Cumbria, positioned on the edge of the Lake District National Park and offering an outstanding setting for large family gatherings, celebrations, weddings, or corporate retreats.

Built in 1871 as the Brettargh family home and designed by local architect Joseph Bintley, the mansion began life as a substantial Victorian residence before passing through several notable phases, including ownership by Sir Charles Walker and periods as a hotel, ultimately being carefully restored and reimagined for contemporary group stays.

Arrival is via digitally controlled gates that open onto a long, tree-lined driveway, revealing the striking stone exterior framed by beautifully maintained grounds, with an expansive private car park providing generous space for multiple vehicles and on-site EV charging.

Guests enter through a practical welcome area with a dog wash, coat hooks, and boot storage, leading into an entrance lobby where a historic plaque and woodburning stove set the tone, before the full scale of the house is revealed through a soaring atrium crowned by a chandelier and an imperial bifurcated staircase rising from patterned Victorian tiles.

The ground floor unfolds into a series of generous shared spaces designed for sociable, unhurried time together, including a sitting room with varied seating, a TV above a decorative fireplace, and views across the grounds, alongside a snug with a woodburning stove for evenings, a study for quiet work or calls, and a well-positioned bar area with seating and a 75” TV that easily becomes a central evening hub.

A large conservatory extends the living space further, seating up to 32 guests and opening directly onto the garden, while at the heart of the house the main kitchen draws everyone together around its central island, fully equipped with duplicate appliances to comfortably accommodate group cooking, before leading through to the dining room set within the original Brettargh Holt chapel.

This remarkable space retains its stained glass windows and original rooftop bell, features six tables seating eight guests each, and can also be arranged for wedding ceremonies, complemented by a mural backdrop, nearby service area, and a separate catering kitchen for professional use during larger events.

Entertainment is woven throughout the house, from a cinema room with a 100” surround-sound TV to multiple games rooms offering billiards, shuffleboard, and table football, including a beautifully panelled billiards room with feature fireplace, 75” TV, and direct access to the conservatory, while a distributed speaker system allows music to flow through the main ground-floor areas.

Active moments are catered for with a well-equipped gym and sauna, and outside, a spacious rear patio provides ample seating, hot tubs, and an infrared and coal-heated sauna, creating a natural place to unwind and socialise.

Upstairs, a grand staircase with plush carpeting leads past a quiet reading nook and historic 16th-century shields displayed along the walls, with bedrooms arranged across three floors to offer a sense of retreat within the scale of the house.

Nestled in the heart of the beautiful and lush Cumbrian countryside and on the edges of the scenic Whitbarrow National Nature Reserve, is the charming village of Sizergh. The small village boasts a welcoming pub close by, The Strickland Arms, a traditional pub which offers tasty home-cooked meals and local ales all in the warmth of an open fireplace, and the delightful Low Sizergh Barn Farm Shop & Café, where you can pick up any essentials or pop to the on-site café for a spot of lunch whilst you enjoy views of the working farm. Most notably, Sizergh is well-known for its incredible National Trust property, a 14th-century bulwark which houses fascinating Elizabethan carvings and is surrounded by vibrant gardens which include a rock garden. Nearby, is the village of Levens, where you will find the magnificent Elizabethan Levens Hall with beautiful topiary and on-site restaurant. Levens is a small traditional Cumbrian village set on a high promontory in beautiful countryside and ideally placed for exploring the Lake District and the Yorkshire Dales. The village has a lovely old church, general store/newsagent and a pub. With excellent views of the southern fells across the Lyth Valley and the River Kent which flows below the village, Levens consists of a huddle of fine, stone-built traditional houses, cottages and barn conversions surrounded by unspoilt countryside, with varied flora and fauna and a nature reserve providing beautiful walking country. The area is home to limestone escarpments for easy walking, offering thrilling views of the Lakeland Mountains, the Howgills and Morecambe Bay. Nearby Kendal is ideally placed for exploring South Lakeland, the Yorkshire Dales and beyond. With other attractions such as Kendal Museum and the Museum of Lakeland Life, Lake Windermere and the wider National Park within easy reach.
