The wardrobes and drawers were hard to open and keep closed, but I didn't use them anyway.
We weren't expecting a gardener to turn up to cut the grass - but it wasn't an issue for us as the weather wasn't good enough to enjoy the outside area anyway.
I could smell a damp smell from one of the upstairs bathrooms upon arrival but I really don't see these as negative points as it didn't affect our stay whatsoever. I didn't want to come home!

"We had a wonderful break in this comfortable spacious property."
It is perfect for families with children and a pet. The property just needs a fix up re the items mentioned by previous visitors, oven instructions, door repairs, (patio and ground floor toilet). Cafetiere pot was missing, which is a shame as we had delicious coffee in our welcome pack. We bought one locally. I did email Lyme Bay, but no response received, however this is a minor issue. There also appears to be a couple of water leaks. The rubbish collection and recycling arrangements were also an issue for us, bins were not emptied and we had to leave bagged rubbish in the house when we left. That aside, we wouldn't hesitate to book again if staying in the area.

"Overall, location, space, and views made it a great place to be for a short stay, but longer stays might be less comfortable."
High points: fab location, fab view, easy to get to, easy parking for 2 cars in the drive, lovely welcome bag with local tasty treats and milk, plenty of space for 8 adults, clean and simple decor, good deck, washing machine, fancy linen (down duvets and pillows--luxurious but no good if allergic).
Low points, minor but do detract from the experience, and hopefully easily sorted to make the experience perfect: the wifi is nearly non-existent and it took 15 minutes for a show to load on the TV (with no one else using the wifi); the beds were notably uncomfortable with springs poking and achey backs in the morning--even the teens noticed! The beds are mentioned in several reviews and we'd been hoping the other guests were more sensitive, or they'd been replaced, but not yet. No spare loo roll obvious, no paper towels, no sugar. Would be great to have some hypo-allergenic non-down pillows and duvets tucked away for those who are allergic to down.

"This is an absolutely beautiful property with stunning views over Charmouth beach."
The location is perfect for exploring the area and the property is very well equipped with everything you would need. The only improvement I could suggest is to invest in some new mattresses (especially the bunk beds) as there were some groans about springs coming through. Other than that we had a magnificent time.

"Fantastic panoramic views from the large windows."
Great open plan perfect for family to be together. Great underfloor heating much appreciated by crawling granddaughter and sitting on the floor play. Well equipped kitchen, appreciated the welcome pack and adequate toilet rolls, hand soap & kitchen roll. A really great place to stay in comfort.

"We (3 couples plus children and a dog) have just spent a lovely few days at Yarrow over the New Year - as the weather was awful it was wonderful to have such a pleasant and spacious house to stay in."
Amazing sea views from both balconies and the main bedroom. House is just as it looks in the photos. Great location for Charmouth beach, and we walked over to Lyme Regis just a couple of miles away. Excellent visitors folder in the property with lots of recommendations for things to do, local walks and eateries etc. Would definitely recommend.

"This amazing house was just perfect."
The views were stunning. It was modern and very clean with all you could possibly want for a large group. Perched high above the beach a car would be advisable. The walk to the beach was easy and into town but the walk back quite strenuous. Without the house's high position you wouldn't have a view so well worth the climb. So glad we chose Yarrow.
Rubbish disposal could have been made clearer would be my only criticism.

A great location and only a short walk to beach. Fantastic views of the coast and countryside which can be enjoyed on an extensive verandah (or 2)
Ample parking for 3 cars.
Facilities inside the property were good, all the kitchen utensils and crockery you needed. Hob and extractor on island were great, oven seemed to require longer cooking time and took a little sussing out!
Lovely big dining table, great for playing games at in the evening (bring your own games as none in the property).
Well equipped Utility room a real bonus, lots of room for wet coats and footwear! And a low sink for washing the dog!
All bedrooms a good size.
Nice shower room and extra cloakroom upstairs, main bathroom downstairs needs a little tlc around bath panel area.
Overall, a well maintained and equipped property in a beautiful and quiet location, would definitely recommend.
Minor points: stair gate wouldn’t fit at bottom of stairs. Quite a few cobwebs in downstairs bedrooms. Tv quite small for large space (mainly moaned about by male guests

"This is our third visit to Yarrow and we were again very pleased with our stay."
In particular not only the welcome pack but the starter household items such as dishwasher tablets etc etc. We were also pleased at the provision of kitchen equipment as we ate in most evenings and also the availability of glasses mugs etc. My major feedback is the comfort of the downstairs double bed mattress which probably needs replaced as the springs are too prominent. The wifi is also not brilliant but talking to the neighbours they do not report any problems.
It's great to hear how much you enjoyed your stay. We will take a look at the mattress.

"Our second year at Yarrow with 4 small children; it's a great location for a family get-together and the house is spacious and comfortable with a very well equipped kitchen and separate utility room, which is a real asset with children to keep clean!"
You need to be mindful of some stair hazards with small children.
Tip for anyone using the house - bring lots of baby socks to put on the chair legs!! The hard floor and acoustics in the house make the noise of chairs being moved very loud throughout the house (not great when you are trying to settle babies down for a rest!). The baby socks work really well!
The oven is tricky to use and slow, but once you get the hang of it, it's ok. The hob is very good. Lots of pots and pans and utensils.
We had to call on the maintenance team a couple of times to resolve a couple of issues - fantastic response! Very prompt, very friendly and problems solved quickly. Thank you Lyme Bay Holidays!
Getting rid of rubbish was slightly problematic - we inherited bins that were already 2/3rds full and the bins were not collected during the week we stayed. Hence we had overflowing bins and had to leave some rubbish in the house for fear of seagull attack if they were left outside. We also took two bagfuls home with us. Maybe something could be done to better accommodate the rubbish?
Overall, despite the above points, we really like the house - and the views down to the coast are fabulous whatever the weather is doing!
It's so great to hear that you enjoy the house so much. We will look to purchase some slider pads for the dining chairs. If you return again and have an issue with excess rubbish please do give us a call so that we can alleviate it for you.

"Wonderful property that easily accommodated our party of 9 people."
Large enough dining and kitchen area that meant we could all be together at the same time, something that is often lacking in other properties. More than enough utilities provided and even a good array of games and DVDs should the weather mean an indoor afternoon was required. The outside space was excellent with comfortable chairs and tables inviting a summer barbecue. The only downside, and what prevents this review being a 5 star one, were the mattresses. Most people, myself included, said they were quite uncomfortable and 4 of us woke up most mornings with back ache. Other than that a perfectly enchanting house with superb views and a place we would happily visit again.

"A fabulous property and location but spoilt by inadequate kitchen equipment."
Oven was poor, kitchen knives blunt and no sharpener, lack of serving dishes, crockery poor quality and insufficient for ten people. Dinner plates would not fit in dishwasher. Wifi is poor, a guest needed to work online and was not able to maintain a stable connection. Claims to be child friendly but no cot, stairgate or high chair. Tumble dryer filter was badly clogged and could not of been checked in months, a serious fire hazard. No outside table when we arrived. New one was provided on our last day but would only seat six. We were not notified that a maintenance man would be attending the property.

"I've shared my general feedback multiple times during the stay, but for completeness:
1) Owners having turned the heating off so the house was freezing when we arrived."
Maintenance man was unable to resolve when he came out (was very apologetic and generally helpful, but couldn't resolve the issue). This interrupted our dinner on Day 1 and meant that evening and throughout the night the house was extremely cold, which is not ideal for anyone, but especially with an 18 month old.
2) Second day we got a message to say heating had been resolved - it hadn't - we had to chase multiple times to get someone to come out again, including keeping getting calls from you which would ring once, then hang on. We'd then have to phone back and leave a message and wait for another call. All very tedious and time consuming to ruin our second day. Maintenance man did arrive eventually (again in the middle of our tea time) and turned all the heating back on and informed us the owners had turned it off to save money.
3) None of the outside lights work - I noticed this was noted in the guest book a couple of months ago but still not resolved
4) No outside table - maintenance man informed this had been smashed in wind about four months ago and a new one not purchased yet, although the frame of the table was still kicking around the garden. We were offered a four person one on Day 3 or 4, but when there's five of you that isn't really much good.
5) There was dog poo in the garden - not ideal with an 18 month year old who wants to run away and play out there
6) There were gummy sweets left all under the sofas from a previous stay
7) The oven doesn't work properly - if you want something to cook put it on the top shelf or don't bother.
8) One of the doors to the garden doesn't open - informed that had been the case for over a year - perhaps having something in the visitors book or welcome pack would make sense if you know it is an issue not being fixed. Suggest you also move the blinds around so they open to the side which doesn’t open, as it is you open the blinds and then get caught in them trying to go through the only door which opens
9) The lock on the upstairs bathroom doesn’t work and again reading in the guest book hasn’t for a year so not really sure why that hasn’t been fixed.
10) There are no chopping boards – again something picked up in the guest book multiple times and over a year ago.
As I said before the property is in a great location and has the potential to be something really special, but it seems it isn’t getting the attention it needs. When I’ve paid for the privilege I expect some basic form of care to have been taken with the property and especially for the owners not to have turned the heating off to ruin the first couple of days.
I'm sorry to hear that the property didn't meet some of your expectations. As a local agent our team did attend to resolve the heating issues, and offered to return to look at the reported problem with the oven, bathroom door lock and to drop over a garden table, which you declined as you didn't wish for any further intrusions during your stay. We will investigate the external lights to check they are working as this wasn't reported during the stay. We have passed on your comments regarding the heating control to the owner as they manage it via an app. These issues aside I do hope that you enjoyed your holiday.

"The property is spacious and clean with good facilities and amazing views!"
We found that due to the house being minimalistic noise traveled around the house meaning that our younger children woke others up in the morning! The internet wasn’t very good at all with internet dropping from the tv and devices regularly!
The patio door off the kitchen wouldn’t open during our stay and there was outside table!
Overall it’s a lovely house in a beautiful location!

"Very spacious property with stunning views."
Beds very comfortable with lovely pillows and bedding.
Kitchen/dining area large which made the sitting area next door quite small.. A bigger television would have been a bonus, especially at this time of the year. Central heating was very efficient and there was always plenty of hot water.
A frying pan that worked on the hob would have been good. Some of the plates were crazed and could do with replacing.
We had wonderful weather for late February, watching the sun rise over Golden Cap every morning and being able to sit on the patios for morning coffee. All in all, a good property for a family get together.

"Only 8 pudding/breakfast bowls provided for 10 people."
Dinner plates have an outward sloping lip. Never seen this before. Lots of gravy spillage as we didn't realise till it was too late.
Definitely need oven/hob instructions in Information Book. First place I looked for instructions and nothing in there. Also needs mentioning it is an induction hob so only pans provided will work on hob.
Otherwise we were very pleased with the house and everything provided.

"We absolutely adored the property and location."
It was my 70th birthday and we shared this special time as a family.
The property was perfect spacious and well equipped. We enjoyed the sunrises most days, and the view took our breath away.
I think the property would benefit from a food waste caddy, coming from Manchester we are used to recycling and that was a problem. Not the properties fault, but local councils I am assuming.
Also the lack of a hairdryer could have been a problem, but luckily our daughter in law took hers.
We had the best holiday with many, many beautiful memories.

"Excellent house for a family of 3 generations, easy to use and keep clean."
The utility room is a huge bonus with small children! Bedrooms are comfortable as are the sofas and there are good powerful showers. Amazing views! The decking is a wonderful place to sit. We really like the open-plan kitchen, dining and lounge areas, a very easy space to use and prepare meals.
Some child-friendly crockery would be helpful. Also helpful would be some instructions on how to use the cooker (we worked it out in the end!) and a notice to advise that the built-in fridge/freezer wasn't working (we discovered once everything was warm!) but thank you for supplying an efficient alternative. Also clearer explanation as to what to do with the rubbish (recycling and food waste?).
We have re-booked for 2023 and look forward to coming back!
