• "We had a lovely family stay and would highly recommend."

  The property is spacious, comfortable and is gorgeously designed, owned by a friendly family. It’s in a rural location (as stated), but easy to access and to use as a base for exploring South Devon. The only very small additions we’d suggest are a clothes airer and a little lamp or candles downstairs.

We think it’s rather special being tucked away in the South Devon countryside while still having Totnes, Dartington, the coast and Dartmoor within easy reach. Thank you as well for the suggestions—a clothes airer (which we have just bought) and some softer lighting downstairs (a second lamp now added) are both great ideas and exactly the sort of practical feedback that helps us make the Coach House even better. • "Ery peaceful, and even the nearby railway line is barely noticeable."

  There are approximately 30 free-range chickens roaming around the property. This was not expected and may be useful information for future guests. The cockerels begin crowing very early in the morning, from around 5am, and continue throughout the day. Even with the windows closed, the noise can be quite noticeable. The only access to the property is via the patio doors and, as there are no other opening windows for ventilation, these need to be opened during warm weather. When opened, the chickens frequently enter the property. Whilst amusing at first, this became less enjoyable when one entered and left mess inside. There was also a significant amount of chicken mess around the outdoor areas and near the entrance. Lounge Seating was limited for a property sleeping four guests. No coffee table or side tables for drinks. Limited ambient lighting. Bedroom 1 No wardrobe, hanging rail or adequate clothes storage. Large artwork not secured to the wall. No mirror conveniently located near a plug socket. No anti-slip mat provided for the bath. Curtains were excessively long and presented a trip hazard. Bedroom 2 No toilet roll holder or towel rail. Rugs did not have anti-slip backing. Hanging rail appeared insecurely fixed. Limited storage space for clothing. Shower tray allowed water onto the floor during use. Velux blackout blind was missing, allowing early morning light into the room. Shower thermostat made it difficult to achieve a cooler temperature. Stairwell Lighting arrangement made it difficult to operate lights from both top and bottom of the stairs. Kitchen Area No appliance instruction information available. Coffee machine required cleaning. Oven and grill were dirty on arrival. Oven door catches on a cupboard door when opened. Limited cupboard space for groceries. No vacuum cleaner or mop available. Poor task lighting around worktops and hob. Dining chairs were worn and stained. Exposed wiring visible above the hob. Extractor fan missing. View from the kitchen window overlooked stored timber that appeared unfinished. Kitchen window was dirty and covered with cobwebs. Outside Area BBQ was not clean. Patio area felt neglected. Picnic table and surrounding areas were frequently affected by chicken mess. Car port appeared to have loose fixings. Outdoor furniture shown in photographs was not available during the stay. The property has a great deal of potential and benefits from a peaceful location, comfortable beds, good-quality pillows and bedding. However, a number of maintenance, cleanliness and presentation issues detracted from the overall experience. With attention to these areas, the property could provide a much higher standard of accommodation.

  Thank you for taking the time to provide such an extraordinarily comprehensive review of the Coach House. We have only been welcoming guests here for around a year, and during that time a handful of guests have made suggestions about things we could add, change or improve. We have always found that genuinely useful and, wherever appropriate, have acted on those suggestions straight away. Nobody, however, has previously gone to the lengths of carrying out what amounts to a complete audit of the property, so thank you for the considerable time and effort you have clearly put into it. There are certainly some useful points amongst your observations and a number of relatively simple additions and improvements that we are happy to make. Some had already been identified or addressed, while others are things we hadn’t previously considered and will be useful as we continue to improve the Coach House. For the benefit of future guests, however, we should clarify that we don’t accept all of the descriptions in the review, particularly where relatively minor maintenance or snagging issues have been characterised as serious safety hazards. The electrical installation and appliances at the property are maintained appropriately, and anything reported to us that requires attention is investigated and dealt with. We were particularly sorry to hear how much the chickens affected your stay. They are free-range and very much part of life here in the countryside, but your comments have made us appreciate that their presence needs to be made considerably clearer to guests before they book. We will make sure that happens. One thing we would always ask of our guests is to please tell us during their stay if something isn’t right. When you contacted us about the grill, we arranged for somebody to attend and deal with it, and as it turned out the grill was not faulty, but you had it on the wrong setting. Had we known at the time about many of the other concerns subsequently listed here, we would similarly have done everything reasonably possible to address them while you were staying with us. We’re pleased, at least, that you found the location very quiet, the beds comfortable and the bed linen and pillows excellent, and that you recognise the potential of the Coach House. We do too. Thank you again for the exceptionally detailed feedback. We will take the useful points from it, make the improvements that need making and continue doing what we have done throughout our first year: listening to our guests and making the Coach House better. • "Hello The owners were very laid back which was nice and it was lovely they left us some wine etc."

  The outside area needs work. Under the covered area are items left that are not to do with the property. These need removing and allowing those in the property to have a proper pleasant outside place to sit. The bedrooms need blinds, I have no idea why the velux windows have none, the room became light before 5am, which stopped us getting enough sleep.

• "We felt that the following relatively small changes would have very much improved our stay: 1."

  A working light switch at the bottom of the stairs. 2. Oven gloves. 3. A reasonable amount of washing up liquid. 4. A toilet roll holder and towel rail in the newer of the two bathrooms. 5. Soap in the bathrooms. 6. Coffee table for the sitting room near the sofa 7. A more inviting environment for the outside table. 8. Although the rooms were all clean and the beds comfortable with good quality bedding, the windows could definitely have done with a clean. We were disappointed that the owners, despite being around for most of our stay, didn’t think to check that we had everything we needed, in spite of us having to deliver a parcel to them which had been left with us when they were away. Although it is pleasant to see chickens roaming freely it did mean that we couldn’t leave the doors open as they were very keen to come in!

We genuinely appreciate your suggestions, and many of them have already been acted upon. Since your stay we’ve added several extra touches, including a coffee table in the sitting area, oven gloves, additional kitchen essentials, soap in the bathrooms, and the missing bathroom accessories. We’ve also improved the outdoor seating area to make it a much more inviting place to relax and will ensure the windows are included in our regular cleaning schedule. We’re sorry to hear you felt we didn’t check in with you during your stay. We always aim to strike a balance between being available if needed and giving guests complete privacy to enjoy their holiday, but we appreciate that everyone’s preferences are different and will certainly bear your comments in mind. As for our free-ranging chickens, they are very much part of life on our little smallholding and are usually a favourite with guests, although they can occasionally be a little inquisitive! • "Really lovely property with very good standard of furniture & equipment."

  A few things need finishing off eg flooring by the back door, coat hooks downstairs would be helpful, shower room gets very wet, shower room needs shelves (we had to buy a hanger for shampoo for the shower cubicle), better description of where outside bins are, an outside light for evening return would be useful, and we were a bit surprised at no welcome pack, not even milk, which is usually a thing in Sykes cottages. Loved having the chickens come visit. The train is close but didn’t disturb us at all. The local area is lovely (we know it well anyway), the Church House Inn in Rattery does fabulous food. Really friendly owners in adjacent property.

• "Beautifully furnished and equipped property."

  Lovely light filled, huge bedrooms with super king size beds and gorgeous bed linen. The kitchen was well equipped and the living space comfortable and cosy. Katy and her family were great hosts and when there was a problem with the hot water they fixed immediately. We really appreciated the eggs from the friendly chickens, the cakes the girls made and the knock on the door to make sure we didn’t miss the orange super moon. The property is very placed to explore both the coast and the moors. We have no hesitation in wholeheartedly recommending a stay at Tigley Meadows.

• "Gorgeous converted coachhouse in a great central location."

  The chickens were so friendly and loved coming on short walks with me down the drive! The cats were so friendly too! House was Gorgeous and loved staying there. We had a lovely relaxing stay. Only downside was that the smaller bedroom needed some finishing in the bathroom. Painting and needed a fan in bathroom as no window in there. Second bedside lamp would have been useful too. And somewhere to put coats downstairs. Larger bedroom needed somewhere to hang clothes but was gorgeous looking. Overall the impressions were very good and we enjoyed our stay very much. Thank you

• "Lovely property, nice and clean, in a perfect location for visiting the popular attractions/towns/beaches."

  Owners were very friendly and accommodating on arrival. Our son loved the free roaming chickens and going to pick some home grown tomatoes. Large rooms, comfortable sofa and plenty of space for any bags, clothes etc. As previous reviewer has said only thing that would be good is a little information/welcome pack for things to do in the local area, any restaurant/pub suggestions, and contact numbers, WiFi code etc. We did appreciate the milk in the fridge though. Thank you for a lovely stay.
