"Lower Marsh Barns was perfect for a family gathering."

Each bedroom and ensuite were clean and smart, with comfy beds and lovely showers. The kitchen area worked well, with 2 dishwashers, large fridge and ice maker. We appreciated this as it was so hot this week! We ate around the large table and also outside, using the BBQ. We appreciated the welcome basket, the beach towels and the fans . We had a great stay!

"We've been away as a group of friends for an annual reunion for quite a few years, and this is by far the best accommodation we've had."

The quality, cleanliness and general facilities are excellent. Being at the higher end of the age spectrum we really appreciated the en suite bathrooms in each bedroom. The dining table is perfect for sharing food and stories. Already planning to return next year.

"We loved our stay Lower marsh barn."

The house was clean, spacious and stocked with everything we needed. It worked well for our group made of 4 separate families, with so many rooms all with own en-suites and possibility to change some beds from double to twin. The teens loved the snug and set up as a gaming room for the week, the garden was beautiful with great garden furniture. The two lounges gave us lots space as well versatility for all different activities we wanted to do. Only query we had was quickly answered and sorted. The house was also well situated so we were able to visit I many fantastic places and beaches. Thanks for a great week.

"This barn was stunning, beautifully decorated and designed well."

All on one level with 4 bedrooms all with en-suite down one corridor, living area was very comfy and kitchen/dining area with sofas too. Extra bedrooms off the kitchen and one by the back door. Garden well maintained and all enclosed for pets. There was a lovely welcome gift on arrival. All linen fresh and clean, en-suites all had own hand soap and shampoo/conditioner/body wash - again a lovely extra touch. Kitchen well equipped with plenty of crockery & cutlery for more than 14 guests so we weren’t running out. Everything was considered for a perfect stay. Only negative if I had to find one was there were a lot of cobwebs high up in ceiling and around the exposed beams, but this is just being picky when then whole accommodation was outstanding.

"Lovely accommodation ."

We were 2 families of 6 adults and 2 dogs and a toddler ! Slight issue with the heating and hot water but the owner was very quick to respond and help.

We are glad you liked the property. We are very sorry about the heating and hot water issue. The plumber who came in the next day found a valve which had developed a fault which was causing the problem. Thank you for pointing the issue out and it is now fixed. Property Owner

"Enjoyed our family holiday at this lovely barn."

Children enjoyed the space. Think it would have been useful to know layout of bedrooms for better planning of customers. Contact responded quickly to our query and request for plastic plates and utensils for young children in group. Ideal location for so many places to visit. Would come back

"A beautiful holiday home that suited our multi generational family."

Being all on one level, this was perfect for those in our party with mobility issues. The king sized bedroom next to the kitchen has a walk in shower/wet room which was perfect for accessibility.

"We were absolutely blown away with Lower Marsh Barns."

It’s the most amazing property, the interior is very clean and of a very high spec with plenty of space and comfortable furniture for a large group. The kitchen is very well stocked with more than enough equipment for everyone and the 2 dishwashers were a blessing! It was so lovely that each bedroom had its own bathroom and we found the beds very comfortable. The outside space looked so beautiful and inviting but sadly it was too cold for us to make use of it. I would highly recommend this property and would love to return one day. Caroline

"What a fabulous, spacious place inside and out."

Well equipped with everything, especially glasses as we required a few champagne flutes for my husbands 60th birthday. 12 of us stayed and would highly recommend this property to anybody whether it's for a celebration or enjoying the local countryside. Our dog loved it too in your well secured garden. Hopefully we'll return again. Thank you for a wonderful, memorable stay.

"The house is beautiful and well equipped."

The only negative I would say is the lack of clothes storage in each bedroom. No wardrobes and limited drawers to put away clothes. An air fryer would also be a great edition to the kitchen! Otherwise all great and very clean. We had a lovely stay

"This is a wonderful property."

Lots of space for a large group. Social space to sit and chat, or play games. Brilliant BBQ and large outdoor table for eating together. Very well equipped kitchen. Plenty of car parking spaces

"We had a lovely holiday in this spacious and well equipped property."

It was a real bonus having all en-suite bedrooms, and our grandsons loved the bunk beds. The garden was beautifully kept and, had the weather been kinder, we would have spent much more time in it. Had an problem with the range hob but the owners quickly dealt with it to our satisfaction.

"We went away as a family for a long weekend to celebrate a special birthday and the property exceeded our expectations."

14 of us ranging from 4yrs to 70, Lower Marsh Barns suited us perfectly,it is beautifully decorated and equipped including gorgeous garden to enjoy drinks and a bbq in the sun. All enclosed so safe for children and pets and plenty of space in and out for them to run around and use up energy and plenty of separate space for them (or the adults) to take quiet time out.

"We stayed at Lower Marsh Barns with a party of 11 people and absolutely loved it."

Plenty of parking, all room en suite, nice lounge big enough for everyone, and large dining table for communal meals. There was a well equipped kitchen - two dishwashers is a nice touch. Beautifully clean and well maintained. Absolutely super place.

Lower Marsh Barns is just the most fabulous property, we had 14 staying for my Mums 80th Birthday celebration weekend, everyone loved it, there is plenty of room with everything you need at hand to have a relaxed comfortable stay, With the coast in easy reach (20mins) we were able to get out and about to the beaches sand the kids just loved it Thank you once again we will definitely be back !

"Lower Marsh Barn is an exceptional property."

Well presented and welcoming, excellent accommodation, very clean and well organised. Ideal for our family christmas as it had so much room for us to relax and have fun. Personal contact was made with the manager who was helpful and friendly. We would strongly recommend this property.

"We had an absolutely amazing stay at Lower Marsh Barns."

The building is just stunning and the interior is of a very high spec. Beautifully furnished, comfortable, clean and a pleasure to be inside. The exterior is also well maintained -we came in early December so unfortunately we're not able to make use of the beautiful outdoor space. We would definitely recommend not only Sykes Cottages but also this particular property. We had an issue whilst there- the fuse in the cooker tripped but we could not fault the speed at which this was dealt with. Thank you for.an amazing pre Christmas gathering for 11 good friends

"We have just got back from a girls weekend away, what a beautiful house!"

It had everything we needed! The layout was perfect for what we wanted. The welcome hamper was a lovely touch. Would highly recommend this to any large family or group that just want a relaxed weekend away. The only negative was one of the showers was blocked and couldn’t use that one shower but didn’t ruin our weekend we just used a different one. Would definitely come back x

"We had a great week."

The property was ideally suited to our 3 generation family holiday. The standard of facilities from beds to kitchen utensils was very high. There is lots of space for everyone, parking for 4+ cars and the secure garden area was perfect for the dogs in our party. Highly recommended property for large family groups.

"WOW!We were at the property to celebrate my husbands 60th with our family and friends and had an amazing time,the place was absolutely fantastic."

Everything is top quality the pics on the website don't do it justice.We were lucky to have great weather so we had a barbecue in the lovely garden.What a find,we will be going back next year.

"The property is stunning, has everything you could need."

Kitchen well equipped, very clean and is in a good locality to visit nearby places. Fantastic communal areas. I would say it suits all generations but feel it could probably benefit from some hand rails in at least one bedroom. One of our party was quite elderly and could have done with the support.

"Overall the holiday was perfect we had a really lovely stay with our children and Grandchildren."

The garden was great and safe for the grandchildren to play in. The house itself we could not fault at all. The only issue we had was the rubbish collection as it didn't happen, the bins were full of rubbish from the last people to stay there and we had nowhere to put ours. We ended up taking the overflowing bins out of the black bin shed and putting our bags in there. We did leave a note for the cleaners.

We are delighted you enjoyed the house and garden. We are extremely sorry the weekly bin collection did not happen as scheduled, we were unaware of this until you left. We have spoken to the contractor who has assured us this will not happen again. Property Owner

"We had a fantastic stay at this beautiful house for my mums 80th birthday!"

The place had everything we needed to cater for all of us and then some. Honestly couldn’t fault anything with the accommodations cleanliness, comfort, quality and lay out inside and out! Even appreciated the book for small faults to be fixed for next time (as one of the bathroom doors was loose) and the welcome basket of essentials and treats (as our Tesco delivery didn’t arrive). Everyone had a fantastic time, thank you!

Settled in the charming hamlet of Marsh Green in East Devon, Lower Marsh Barns is a contemporary conversion of a traditional courtyard of listed Devon barns into a splendid single seven-bedroom retreat.

Offering a fantastic combination of comfort, style and convenience, whilst providing an ideal setting for a luxurious and memorable getaway in East Devon, Lower Marsh Barns is perfect for families or large groups looking to escape from it all.Based all on one level, the property boasts everything you need to enjoy a calm and care-free stay.

Set around a private courtyard, there is parking for six cars with two electric car chargers and level access to the front door.The courtyard provides a relaxing space to sit and have a cup of coffee.

A generous hallway provides space for boots and coats, leading to two vaulted, beamed communal areas.

The first of these provides a large open plan kitchen, dining and lounging area, ideal for relaxed entertaining or more formal dinners.

The kitchen, set around a sociable island, is fully equipped with a four oven electric Rangemaster with five ring induction hob, microwave, American fridge-freezer, Nespresso Vertuo coffee machine and two dishwashers.

Dining for 14 is around a hand-crafted wooden table under exposed beams.

During the day, the space is light and airy with full height windows on one side and bi-fold doors on the other leading to the courtyard.

At night, bespoke lighting creates an atmospheric space for dining.

The open plan area also includes a cosy sitting area with a log effect electric inset fire, ideal for pre or post-dinner drinks.The media wall also gives access to a 65 inch TV and Sonos soundbar for communal entertainment.

Alternatively, relax and chat in the calm and airy sitting room with full height windows to both the courtyard and the garden, or curl up and watch a film or read in the cosy snug.

Double glazed doors lead out from the sitting room onto a large natural stone terrace with ample space for alfresco dining.

Adjacent to the terrace is a relaxed seating area with L-shaped sofa and chairs overlooking the lawned garden.

Whilst the garden is gated, visitors are welcome to walk through the wild area towards the small, meandering stream, great fun for kids to splash about with wellies and a fishing net.

When day rolls into night, retreat into one of seven elegantly presented en-suite bedrooms.Sink into a choice of super-king-size, king-size, twin or bunk beds, catching your well-earned rest in preparation for another exciting day of adventures.

The bedroom accommodation is well laid out, 4 of the bedrooms are positioned together in one wing of the house, another 2 bedrooms are grouped together in a second wing, and the final bedroom is accessed from the hallway which leads to the garden.

When you’re ready to explore, you’ll find village stores at West Hill (1.6 miles), Whimple (3.7 miles) or a wider range of independent shops and supermarket at Ottery St Mary (4.5 miles).

A choice of award-winning farm shops is within a short drive.

Celebrate East Devon’s vibrant food scene by sampling excellent local pubs and restaurants or just pick up fish and chips to eat on one of the many local beaches.

Discover the endearing village of Whimple amidst the countryside setting of East Devon, resting east of the bustling city of Exeter. Within the village, you will be delighted to find The Thirsty Farmer pub/restaurant, a Post Office, a shop for the essentials and the Whimple Heritage Centre, so that you can brush up on the local history. Ottery St Mary is less than five miles away, home to the parish church of St. Mary, which is a scaled-down version of Exeter Cathedral and is a breath-taking sight. The town also plays host to a larger number of amenities, as well as the River Otter for enjoying gentle strolls. Be sure to attend the unusual event of Pixie Day if you are visiting in June, and the Ottery St Mary Tar Barrels in November, where men shouldering flaming tar barrels run through packed crowds! The small city of Exeter is also well-worth a visit, home to an impressive Cathedral, beautiful Quayside and Roman wall.
