The property

Tickety‑Boo is a welcoming family-friendly house in Broadstairs, Kent.

Well suited to families and friends looking to enjoy the coast together, with the beach and local amenities close at hand, allowing pets and boasting a toasty woodburning stove.

After you park the car along the road using pay‑and‑display parking and unload bags, first impressions of Tickety‑Boo are of a handsome mid‑terrace Victorian house set right in the heart of Broadstairs, where the rhythm of the seaside town can be felt as soon as you arrive.

With the train station close at hand and the seafront just moments away, the location makes arriving and getting about refreshingly easy.

Open the gate, unlock the front door and step into the hallway, where wooden flooring sets the tone and continues through most rooms throughout the house.

In the living/dining room, bay windows draw natural light into the space, giving it a welcoming feel throughout the day, with high ceilings adding to the sense of space.

Comfortable seating is arranged for lingering conversations and relaxed evenings, with sofas and an armchair positioned around the period feature fireplace.

Moving through the house, the wooden flooring continues into the kitchen and breakfast area, a space designed for shared time.

This large, contemporary kitchen balances practicality with style, where white fixtures keep the room bright and airy as meals are prepared, with a breakfast table featuring a bench‑style sofa seat for relaxed mornings and informal meals.

Mornings begin here with the kettle boiling and breakfast laid out, while evenings unfold with everyone gathering, passing dishes, and lingering long after plates have been cleared, supported by a well‑equipped setup including a double oven, gas hob, fridge/freezer, dishwasher, washing machine and wine chiller, along with useful extras such as a blender, slow cooker and toaster.

Upstairs, the accommodation is arranged across the first and second floors, offering flexible sleeping arrangements for families and friends.

The first floor hosts two king‑size bedrooms and a double bedroom, with one of the king‑size rooms benefiting from a bay window, armchair and feature fireplace, while the double also features a fireplace and artwork.

These rooms provide calm, comfortable places to wind down at the end of the day, whether turning in early or easing into the morning.

The family bathroom with a bath and shower over serves this floor well.

Upstairs again, the second floor is home to a twin bedroom and a separate shower room with a walk‑in shower, while the third floor is dedicated to a king‑size bedroom with Velux windows and white floorboards, giving the room a light, open feel.

Outside, the house opens onto a small, fully enclosed rear patio‑style garden, a sheltered spot that works perfectly for a morning coffee or a quiet moment later in the day, with patio furniture providing a simple place to sit and unwind.

It offers a secure outdoor space for dogs to step out into and a practical place to relax.

With shops and pubs close by and the beach only a short walk away, popping out for supplies or heading down to the shore feels effortless.

Beyond Broadstairs itself, the wider area offers plenty to explore.

Margate brings a lively mix of art and traditional seaside energy, from visiting the Turner Contemporary and browsing the old town’s independent shops to soaking up the atmosphere along the seafront.

Canterbury offers a change of pace, where the cathedral dominates the skyline, riverside walks invite slower afternoons, and historic streets reveal layers of the city’s past.

Dover adds drama to any day out, with its clifftop setting, far‑reaching coastal views, and the fascinating tunnels beneath the castle that tell powerful stories of the area’s history.

Tickety‑Boo in Broadstairs, Kent is a well‑placed base for families and friends looking to enjoy the seaside, explore historic towns, and spend quality time together.
