The property is in a lovely setting, very peaceful! The accommodation was an excellent fit for two people, wifi good, TV (who goes on holiday to watch) was ok via wifi! A few items need TLC but speaking to Sarah - she has it in hand. Would be very happy to book again!

Access is via a steep wooden staircase not suitable for anyone with disabilities. Likewise for the downstairs shower room from the bedroom. Very poor wifi No live television, only available via apps Poor selection of crockery and saucepans Generally clean but lots of dust and spider webs

  • "Egypt Granary had the potential to be a great place to stay, but was let down by lack of attention to detail - missing cupboard doors, broken fittings and cobwebby corners."

The kitchen area was badly planned and poorly equipped. On the plus side, we enjoyed the peaceful setting and pretty views from the balcony. This part of Kent offers so much to see and do, and we would definitely recommend the area for a holiday!

Thank you for your feedback, we're so pleased you enjoyed the setting. As always, we will do our best to act on guests suggestions where possible. When things that need fixing are brought to our attention, we fix them straight away. The one issue you told us about upon your departure has now been fixed. It is professionally cleaned by a third party after every guest. Property Owner

  • "We had a really good week at Egypt Granary."

Sarah and Richard were such friendly helpful hosts and the the property was very well kitted out with lots of thoughtful touches. All the appliances were in good working order too. The location was great - lovely watching the new spring leaves appearing on the trees and the sunsets across the fields from the balcony - but well placed for visiting many local places including a range of National Trust properties.

  • "Great cottage, beautiful environment, friendly people."

Two remarks; kitchen utilities such as pans, plates and glasses are so minimalised that we used the dishwasher daily to have clean dishes for the next day. That’s a pity for electricity use and easy to prevent …. And personally, I like the bed more firm and broader

  • "We were incredibly disappointed and annoyed about our holiday."

We were advised 72 hours before arrival by the owners (when WE contacted them about access) that there was some building work going on at their house next door and there might be some noise and probably a skip. What we actually found was the following: • At the bottom of the stairs leading to the property were 5+ 800kg bags of building sand/grit, a cement mixer with mud and sand and other building debris around those. Basically, a building site! • We had to manoeuvre around the above for both access and egress to the property – this caused soiling of footwear and clothing. It was also impossible not to transfer this in to the car thus soiling the inside. • The car became covered in dust and sand from the building works and with the dirt being transferred to the inside too it will need to be fully valeted. • We were woken each morning by builders arriving on site at 7am or soon after. • The noise through the day from the building and use of tools made quiet and peaceful enjoyment of the property impossible. • The mud and building debris were also a problem when accessing the laundry room. With regards to the laundry the door handle didn’t work from the inside and I had to climb out of a window (into more building materials and debris to get out!). There was no notice on the door warning not to close it from the inside. • On contacting the owners to express our dissatisfaction they made very little effort to try and help and when told we would want some sort compensation a figure of 5.75% of the rental fee was offered which we found insulting. • In light of all the above we contacted the booking agent (Sykes Cottages) and were told by them that they had not been advised about building works being carried either which apparently they should have been. • The Wi-Fi was totally inadequate and dropped out several times a day, particularly in the evening when it was literally every few minutes and as the tv in the property was wi-fi dependent this was really unacceptable. • There was also meagre provision of basics e.g. only one towel per person and only one towel. In the end we left 48 hours early having been given 25% refund which was negotiated for us by Sykes but which in reality will not cover the costs we have incurred nor actually mean a loss for the owners. We feel that the owners totally misrepresented the situation regarding the building works not just to us but also to Sykes Cottages and our dealings with them made us feel that all they were concerned about was doing as little as possible to address our issues whilst at the same time doing all they could to give as little compensation as possible. In the end we couldn’t wait to leave and I can honestly say that this is by far the worst holiday experience I have ever had in relation to customer care. Absolutely disgraceful.

I’m incredibly sorry that you were disappointed with your stay. We always take onboard feedback from our guests both during and after their stay to do our best to provide a happy home away from home. Unfortunately we have had to carry out building work at our property and have done all that we can to ensure that this does not affect our guests, we seem to have achieved this until now. I did of course speak to Sykes about this prior to taking bookings. Many things with building work are out of our control and the debris on the driveway is one of these as it was all due to go before your arrival, unfortunately this did not happen. The incident with muddy footwear that you brought to my attention, was acted upon immediately and thereafter was no longer an issue. We feel that we did all that we could to compensate you but unfortunately on multiple occasions you moved the financial goalposts on compensation. Had you told us at the time of your stay about the towels, wifi and utility room door, I’m sure these could have all been resolved. These are not issues that I have been made aware of before now. We happily fulfilled your request for extra pillows. Property Owner

The owners were very helpful and responded to us immediately when we needed a little help. The view was fantastic from the balcony and we had many good walks from the granary. Everything was easy to use ( wood burning stove, Dishwasher etc.). The downstairs bathroom was Very modern and cozy. The location is close to many famous gardens and close to fun towns. • "LACK OF ATTENTION TO DETAIL Upon arrival we found the front door extremely difficult to open, clearly warped."

On entering the cottage it was cold, we looked on how to operate the heating, no instructions, so tried to contact the owner and no answer, at this point we decided to light the woodburner only to find half the wood provided was too big for the fire, also no companion set (poker, tongs, brush etc) or matches to light the fire. Fortunately we had the means of lighting in the car. Then we tried to make a cup of tea, only to find a limited mish mash of crockery which we had to wash before we could use. We then turned our attention to what cookware was available, to discover baking trays rusty and covered in grease, also the oven had a thick layer of grease and grime that had clearly been there for some considerable time. Then owner then returned our call via video call, we explained and showed her our issues and we got a half hearted apology but stated there was nothing she could do as she was out area, we asked to be reimbursed for 2 baking trays so we could at least cook our Christmas dinner, to which she responded with an emphatic NO. We then informed her that we would need to contact Sykes with our issues, we just got a shrug. We immediately contacted Sykes, (email only due to no telephone signal) who were very sympathetic and helpful. Sykes duly contacted the owner and were met with the response that it was best if we vacate and receive a partial refund!!!! This was not an option for us (I did look on the internet for alternative property but nothing available within the locality, from Christmas Eve for a week) as we had travelled 300 miles to see my aged mother (88) for what was probably her last Christmas. There were other issues, batteries flat to mobile heating thermostat, no microwave as advertised, freezer in utility room filthy and no drawers in it, bag of ash left at back of woodburner, bathroom radiator didn't work for 3 days, total lack of instructions on how things work ie dishwasher, cooker, washing machine, heating etc. Also no instructions how to best light up the woodburner (wasn't set up for 1st lighting as we have experienced in other holiday cottages), only 1 bedside cabinet and 1 bedside light. We would like to point out that we are a mature couple that has been holidaying up to 5 times a year in holiday cottages for the last 30 years or more and this is only the 2nd time we have felt the need to complain, this time mainly due to the intransigence of the owner. We do have photos and video evidence of all of our issues. It is a real shame as this cottage could be amazing with a little care and attention, the location is great and the layout is ideal for a couple seeking a rural getaway with 2 lovely pubs within walking distance.

Very comfortable and well supplied with leaflets. We even found a jigsaw puzzle of Buckingham Palace to do while watched the Queen's funeral, which we felt was appropriate. Lovely view from the private balcony and we had some great sunsets. The location is superb and we had a very busy week visiting castles, battlefields, breweries, houses and gardens with literary connections, good pubs with excellent beer and restaurants serving fine meals. • "The property is more suitable for younger people."

It should be noted that the utility room is accessed by going down 10 steps outside. There was minimal chinaware. The French doors need curtains to block out the afternoon/evening sun as it shines directly on to the television, making it almost impossible to see. The location was good and the owners were friendly and helpful.
