  • "We had an amazing week at the cottage."

    Clean, spacious and everything we needed. Perfect location for exploring, we didn’t want to come home! Only thing I would say is darker curtains for the main bedroom and maybe a nice big family sofa so we could all snuggle together round the fire. The sofas aren’t the comfiest. Apart for that 10/10! X

  • "The cottage was lovely though very remote!"

    For us in our 50's we could only go out by car, the road up / down is mostly single track and we had a few scary moments. Our bedroom floor felt like you were going to fall through with the noise!! There is no freezer? I thought that was a basic essential in a self catering cottage, we had to throw food out. The sofas have no seat left in them and were very uncomfortable.There is no clothes airer / rope to hang up the washing. It says pet friendly but its not a secure garden, i prefer it to be secure! Then you don't get the blame of dog mess when it's someone else's dog! Overall we found it too remote for us and wish I'd known that before I booked as I would have liked to get out without having to take the car everywhere as parking can be difficult & costly.

    Thank you for your feedback, obviously we would prefer for all of our guests to enjoy their stay. It is clear that many of the features that make our cottage special for others are not for you. We do have a lot of guests in their 50s and over who enjoy the stunning walks on the door step including the Ullswater way. The cottage is in a rural location with typical rural roads. The nearest village, Pooley Bridge, is 3 miles away which offers a taxi service and some of our guest walk the short distance to the Quite Bar. The cottage does now have a clothes airer.   • "Have stayed in this cottage many times and it always been great."

    Beds so comfy, fizz and chocolate on arrival.lovely and clean and great for walks. The only thing this year was the couches very uncomfortable as the foam in the cushions is very thin. We all had a fabulous time and will return again next year

    If you want a peaceful location with great views and fabulous walks then this is the place for you. The cottage is spotless, well maintained and stocked with the essentials. Also outside parking. The complimentary Prosecco and chocolates were really appreciated too. This was a good base for getting to other parts of the Lakes, and we spent a number of evenings in the Quiet Bar (with great Pizzas) on the nearby site. Highly recommended and we intend to return in the future

  • "Property is well located, for Ullswater and access to A66, clean and well presented with everything you need, one of the best we have stayed in."

    Great to have a place to go to on the evening within walking distance -The Quiet Place lovely surprise with the chocolates and fizz.There was just one minor point (in our opinion) which would have made our stay even more perfect ..black out curtains in main bedroom, far too light.     Cottage, it’s well appointed and very comfortable. We enjoyed the new fire and think the bathroom had been refurbished dince our last visit as had the main bedroom. Mell Fell cottage has a special place in our hearts as we’ve been going to the farm for about fifty years. The Prosecco and chocolates were a lovely surprise- we’ll be back!

    It is comfortable, with plenty of room for a family. The cottage is better equipped than the listing suggests. It has a dishwasher and a washer/dryer which is very convenient especially when holidaying with a baby. The welcome pack of chocolates and Prosecco were a lovely touch, and the information folder was very useful. We had a really nice stay.

  • "Firstly would like to thank you for the wine and chocolates."

    That is a nice welcome, as is the readiness of the fire with initial logs etc. Inside the property is very comfortable and mostly exceptionally clean. I say mostly as there were 2 issues which i feel need addressing . One is the shower mat which is rolled on a shelf at the end of the bath and is black with mildew. It needs replacing. The 2nd is that the bin beside the loo, in which it is asked all toilet wipes sanitary products etc are put, and I have no problem with this at all . And I sincerely hope that this is just a one off oversight as it was disgusting, and even now back home makes my stomach turn. It had not been properly cleaned/checked and the inside of the lid was smeared with dried on faeces. Not something anyone would wish to be greeted with on their first evening. Hence the low mark for cleanliness. Also, on our arrival there was a towel and bathmat left on the stairs. I have also have given the accuracy of the listing a low grading , not because of what is stated but because of what is left out. Their are no windows to speak of which offer any sort of view. The windows upstairs are either too high or too tinily narrow to see out of. Downstairs the only windows are around the doorway which looks onto the carpark and the barn roof beyond. The doorway on the landing has a pretty aspect onto the little grassed area and fell beyond and there is a table out there but unless warm enough outside that is the only place where anything green can be seen. Maybe I should have worked this out for myself but I do feel that by not advising visitors of the complete lack of any view it is omitting a large problem. I have stayed in barn conversions before and this lack of view has not been a problem. Obviously from other reviews etc most people do not have a problem with this, but having some sort view is important to me, even if it's just of a garden or trees etc , not necessarily a glorious vista. Had I known this I would not have booked this property and for this reason alone I will not return.

It appears in this instant it was not the case and I have passed your findings on. I also note your comments about the windows and hope that you found the location of the cottage excellent, set in the Countryside with views of Mellfell and within a short walking distance views of Ullswater Lake. We do constantly score high marks for accuracy of listing. We are sorry that these items impacted on your stay as we aim for all our guests to enjoy their time at the cottage.   • "Unfortunately 0our stay at Melfell Cottage in Watermillock was a disapointment for us as they advertised this property as dog friendly this was not the case."

    There was no exercise place for the dogs to run and they were not allowed to be off the lead whilst even on the car park. There was no bin outside property and any waste,(kitchen or dog poo waste) had to be carried through the property gate and up the lane to a large bin. Also on the car park was a cattle grid which was dangerousfor dogs amd toddlers.Surely younjg children cannot be put on a lead. Although the house itself was well maintained I would not recommend this place for people with dogs or young children.

The cottage is close to a farm and the location of the cattle grid by the farm gate is as much to keep farm animals away from the car park area and rear outside space.     We enjoyed three days on long walks, one day cycling and two days visiting local attractions including Lowther Castle and gardens and Rheghed (Ideal for a rainy day visiting the cinema along with artisan shops and only 10 minutes drive away) The cottage is very comfortable and well equipped and we enjoyed excellent nights sleep in the super comfy bed in absolute peace and tranquility.   • "Wonderful setting, three terraced cottages on one side, three on the other of a central track, with lawn area to the front, and stoned area to the rear, but it is the rear that is used for access to the cottages."

    If all three cottages had two cars each, might become a bit tight for sitting out on the benches provided. Nice tidy cottage, easily accessed, with great walks from the doorstep, ideal for the dog. Clean, well laid out accommodation. Couple of minor niggles, the lounge / kitchen suffered with flies, there were two fly papers suspended from the central light, which at the end of the week was a bit unsightly, the toaster wasn't that great, the dining table was immensely sticky, anything put on it stuck to the table and had to be pealed off, but overall would certainly go back to Mellfell.

  • "The photography on the site is very clever as it makes the property look a lot bigger than it is."

    Two of us stayed with 2 dogs and it felt cramped at times so I can’t imagine how cramped it would feel if 5 people stayed there! It’s described as pet friendly but I would dispute this as dogs need to be kept on the lead at all times and there’s a spot the size of a postage stamp for them to do their business. The text states, “two well behaved dogs welcome”, so if they’re well behaved then why do they need to be on their leads? There are eco friendly products in the cottage, washing up liquid etc, but no recycling facilities and you are asked to dispose of any recycling yourself by taking it off site. Whilst I understand that they are saying they don’t have the facility because of the location, I would argue that at £700 a week, they could easily provide a separate bin and dispose of it themselves at very little cost. I don’t see why holidaymakers should be responsible for this. People have mentioned the Prosecco & chocolates that are there on arrival and yes, it’s a nice touch, but there was no personal greeting and the only interaction I had with our host was her asking me to put the dogs on their leads when she popped up in the courtyard one day. They were doing nothing wrong and completely under control. All in all, the property was a disappointment but couldn’t fault the beautiful surroundings.

    We are sorry that the guests found that some aspects of our lovely cosy cottage detracted from their full enjoyment of their stay at Mellfell cottage. I do not live close to the cottage and did not meet the guests as stated in their feedback. If I had met them I would have explained that the request around removal of recycling and waste to the main container outside the cottages is in line with Covid 19 guidelines, however the guest can choose to leave the bin for the cleaners to remove. All guest are given our phone numbers and we are happy to be contacted throughout the stay. Property Owner

    Kids were excited about everything and didn’t want to leave ‘ever’. It is well equipped with everything you might need and more. It felt like home. Very warm, open fire, super clean and we found organic Prosecco and chocolates in the fridge on the first night we arrived! Definitely coming again and again!

  • "We stayed here over the New Year and it was everything we thought it would be and more."

    Very clean and immaculately tidy. There was prosecco and biscuits on arrival which I thought was a lovely touch as well as the cottage being decorated for Christmas which made it feel very festive. The open fire made it feel very cosy during the cold winter evenings, wood was provided on arrival and it was easy to purchase more from the farm once we had run out. It was a great location for exploring the surrounding area of Ullswater and within an hour you can walk from the cottage to Aira Force. I couldn't fault anything with this cottage. The beds were comfy, with towels provided and the kitchen was very well equipped with all the appliances you need. Dog friendly which is a must for us with dog bowls provided. I would highly recommend this property and would love to stay here again in the future. 5 stars.

  • "The description of the property was misleading."

    We are still waiting to see the four poster bed which was supposed to be in the master bedroom. Did not exist. The cottage was NOT a 5 persons facility, it had 3 single beds in the 2nd bedroom. With 3 grown up boys it was cramped and uncomfortable. The boiler/heating system was remotely controlled, it was cold on most days We had to call the owners during the stay as the shower and internet did not work. Very disappointed in the accommodation and might not use Sykes holiday cottages again.

  • "The cottage was lovely, clean and comfy."

    The only things we missed were a washing machine which would be really handy especially if you're walking and getting muddy and also have kids! There's a dishwasher but to be honest I'd rather spend 15 minutes washing dishes and have a washing machine there instead. Also the Wi-Fi only worked very irregularly, we only really had Wi-Fi for a day or so and it didn't work the rest of the time.

The property

A delightful character barn conversion in the peaceful village of Watermillock, which is elevated above Ullswater and close to Pooley Bridge in the Northern Lake District.

This well-presented cosy cottage has an open plan living area with a woodburning stove, whilst the bedrooms have original rustic walls tastefully combined with contemporary elements of interior décor.

The main bedroom boasts a comfortable double bed, whilst the family room with its three singles is ideal for the children to spend some together.

Outside this lovely cottage there is a sheltered seating area with picnic table and views of the Mell Fell and surrounding woodland.

If you are enjoying an evening drink or a morning coffee, whilst perhaps planning the day’s activities, you may well share this space with a nosey pheasant or two.

The elevated scattered village of Watermillock runs parallel to the main road alongside Ullswater Lake and is mainly a farming community. Just 2.5 miles away is Pooley Bridge with its array of amenities which sits on the northern shore of the lake in the Lake District National Park. The name Pooley originated due to the forming of a large pool, which was left by the fast flowing River Eamont. Pooley Bridge has many traditional inns and tempting tea rooms, plus the Ullswater Steamers depart from the village, from where a tranquil cruise down the lake to the villages of Glenridding and Howtown can be enjoyed. Glenridding (meaning glen overgrown with bracken) is a small tourist village with a range of local shops, cafes and restaurants. There are numerous walks with breathtaking views nearby, plus a short walk up to Dunmallard Hill reveals fascinating Iron-Age remains, whilst the towns of Penrith and Keswick are within driving distance.
