  • "This property was great for the rate we paid and we were very grateful we found it."

Nice, cosy little flat with everything you would need. There was a washing machine and dryer downstairs as well as a dishwasher in the kitchen which makes that extra difference to your stay. The parking space fit a one series BMW very well with space on either side, if anyone wants a size reference. The only downside was that the shower screen was too short for the shower itself, and my 6’4 partner couldn’t comfortably shower as the water was splashing everywhere. This little amendment would make a huge difference for other guests that may be on the taller side. Thank you for having us Tom Heights!

One thing to provide would be washing machine tablets/powder as I couldn't see any. Other than that, really well equipped.

  • "Really lovely property with an amazing location for Ambleside and for walking."

The property was perfect for a couple with lovely touches of decor which made it feel very homely. Only comment was that it was very cold when we arrived and it look a while to heat up but that was really due to the weather. Great powerful shower and liked the touch of the bottle of wine. Helpful books/maps available for walking. Would definitely stay again - great value.

We are delighted to hear you enjoyed your stay at Tom Heights this weekend, and that you will hopefully come and stay again. Thank you for your kind comments about the flat. We are sorry to hear it was cold on arrival, however, and hope that you did manage to get warm quite quickly. We have very recently had a new storage heater installed in the lounge, and it could be we need monitor the pre-arrival settings over the coming weeks . Thank you very much for this helpful feedback. • "Third time at Tom Heights."

Really love it as a central base for Ambleside. The only issue I had was check out time and when I questioned this at the office they said their admin had not been updated it to 10am. Having said this, someone still came to clean at 9.45am. Luckily we were just leaving. As I stressed to the kind man in the office, a 9am departure time is too early as other rental properties we have stayed in since covid are back to 10 and don’t expect you to strip bedding (which I don’t mind doing).

Thank you very much for your feedback and we are delighted to know that you enjoy coming back to Tom Heights. It’s always lovely to see when guests return, and Ambleside is such a great base from which to explore this fabulous area. We hope the weather was kind last week! We have explored the possibility of changing the check out time to later, but unfortunately in order for our very good housekeeper to get the property ready to the high standard I hope you experienced, we will need to leave it at 9am for now. However, as compensation guests can arrive at 3 pm on their first day, rather than 4 pm as for most other properties. We appreciate your comments, however, and do hope you will return again soon. Best wishes, Hilary and Keith Please note additional comment: as from April 25th 2023 we will be able to revert to the checkin/out times of 4 pm arrival and 10 am departure. Property Owner

  • "This was our first visit to the Lake District and we deliberately chose accommodation in the centre of Ambleside so that we could easily access local amenities."

The apartment is small, but perfect for 2 people. It is well equipped and is a few doors down from 2 local convenience stores, so easy to stock up on essentials. Although the weekends were busy with visitors (we stayed in June), we were pleasantly surprised by how relatively quiet it was during the week, especially considering that the bedroom and living room both face onto the main street. Parking space behind the building was easy enough to negotiate for a small/medium sized car (ours is a Toyota Yaris) and it’s worth mentioning that there is back access to the accommodation as well as going round the front. Also worth mentioning that finding the parking space initially was a little tricky as there is no signage on the road and the apartment name is only visible once you have gone down the slope into the entrance. This is also the case at the front entry to the building, as there is no apartment name on the door or bell pushes. Suggest it may be worth including the house name in the entry instructions? Otherwise, pick up and drop off of keys was very easy, including drop off after hours. Would definitely recommend, thank you.

Thank you very much for your helpful feedback, and we are very pleased to hear you enjoyed staying at Tom Heights with its central position in Ambleside. We have noted your suggestions with regard to finding the property initially, and will look to see if we can make that clearer. Kind regards, Hilary and Keith Property Owner

  • "Very good position but could be a bit noisy from the traffic."

No problems with parking our Yaris but a long car could be a bit difficult. Flat is well equipped but some of the crockery is chipped or crazed so could all do with replacing. We asked the agency to tighten up the handle on the bathroom door as it was loose. Bed very comfortable but sofa and easy chair are getting old so not that comfy.

Thank you for your feedback. We will check the crockery and the sofa and chair as you mentioned. We hope you had a very enjoyable stay in Ambleside, and enjoyed the convenient central position of Tom Heights. With best wishes, Hilary and Keith Property Owner

Obvious draw back is early morning deliveries but this is a small price to pay to have a central location. Parking space we found to be ok and not as bad as previous feedback suggested. Our car is a Hyundai Tuscon so on the big side but managed to reverse ok into the apartment's space.

We had one sleepless night due to store sign below becoming unhinged and smashing against wall throughout night making it impossible to sleep. It was partially fixed but needs to be fully fixed. We notified store and hopefully they will fix it better so other guests don’t experience.

We were really sorry to hear that you had a sleepless night due to the shop sign below coming unhinged. I have been in touch with the owner, who has assured me that he will look at it himself this week. Unfortunately he has had COVID and was isolating, and the shop staff had limited ability to fix it fully. We are so sorry that it disrupted your visit. We hope that otherwise you had an enjoyable stay, and please accept our apologies again. Best wishes, Hilary and Keith Property Owner

  • "Beautiful flat in a perfect location!"

Was very clean and cosy, and lovely décor. We felt very looked after, and will be back! We used it as a base for walking the Loughrigg Fell circular and wandering up to Wansfell! And only a 15 minute drive from Helvellyn. Being right next to the cinema and restaurants was brilliant. Only downside was the parking. It was tricky to use and when a van was parked in the space next to us we couldn't get out! Thankfully everything is in Ambleside so we never really needed it, but if you'll be relying on it - maybe take a small car!

I was specificially looking for a Sykes Office, which there isn't, it's incorporated within another letting agents office. Parking behind the accommodation was tricky at first, but we soon got the hang of it and it's brilliant to have off-road parking included with the accommodation. The location of the flat is great as everything in the village is right on your doorstep. Perfect flat for a couple, just the right size and great location.

Perfectly located for walks, shops, restaurants. Great having WiFi in self catered accommodation. Issue with inside of flat door handle coming off and found it tricky to find property as directions needed slightly updating. Windows could do with replacing as they’re old and provide little protection from outside sound. Spoke to someone at the office on departure and they were very receptive to feedback.

  • "It's a comfortable flat in a great location."

Although it's very central, I didn't find it at all noisy. The kitchen was well equipped, though I ate out a lot as there is such a good selection of restaurants nearby. I had a couple of small reservations. One was the heating: the storage heater was supposed to have a boost function for evening heat, but I couldn't find the button referred to in the instructions. The electric log stove worked really well as an alternative, though. The other issue was parking. The entrance to the space is very tight because of a pillar to one side, although the space itself is generous enough. But the main problem was that a van belonging to a neighbouring business parked in the driveway during the day. When I arrived, this was blocking my access to the parking, and on other days I was blocked in. I realised who the van belonged to but it was at best an added inconvenience to have to approach them if I had wanted to use the car while I was there. (Luckily I didn't.)

About the location

AMBLESIDE

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
