    Beautiful barn conversion with high quality everything. The garden is beautiful, the swallows who live around the gardens are entertaining, Nicky could not be kinder and the situation is remarkable. Close to the dales 3 peaks with views of Ingleborough. This is the best cottage I’ve ever booked and planning my next stay there. Couldn’t recommend more highly. Many thanks to Nicky and the Garden Rooms.

  • "The Garden rooms is a fabulous place to stay!"

    Very well equipped with lots of extras included and the owners are very friendly and helpful. The gardens are beautiful with countless swallows darting about plus we enjoyed watching the robotic lawnmower trundle around. Good location for us to tackle the Three Peaks: Ingleborough, Pen Y Ghent and Whernside,- but not on the same day!

  • "Amazing cottage."

    Everything you could wish for is provided in spades. Beds are super comfortable, bedside lighting unbelievable. Where else would you get a bright lamp and a small discreet reading lamp? Gorgeous big, hot shower and warm, dry towels any time of the day or night. Friendly owners and a stunningly lovely garden. Would love to go again.

    Well located to explore that area of North Yorkshire and to access all 3 peaks. Very comfortable and the log fire and endless supply of wood was very welcome given the weather in the UK this year. Would definitely recommend.

    Very welcoming hosts. The barn was spotlessly clean, with a very well equipped kitchen, a comfortable bed and a good shower. Despite being close to Settle and the visitor sites of N Yorkshire, it was in a quiet location.

  • "The Garden Rooms are attached to a large country house."

    The cottage has French doors which open onto a seating area and magnificent garden which you are free to wander around. The hosts are charming, helpful and go beyond what is expected to make the stay a special one. When we arrived there was a cake, bottle of wine, six eggs from hens in the garden and a bottle of milk. The cottage is decorated in a traditional style and is very comfortable. There are countless walks and places of interest within a short drive. We were sad to leave even though the weather was not on side. We'd highly recommend this lovely converted barn to anyone who is interested in exploring the Yorkshire Dales.

  • "Cottage is in a lovely location, set alongside the owners home, we were made very welcome by Nicky & Simon who welcomed us to make use of the gardens which are absolutely lovely."

    The cottage was very well equipped, lots of towels and all essentials, and we really appreciated the generous welcome gifts of home made cake, eggs, wine, milk & crisps. Unfortunately we had to cut our visit short as my husband was taken ill, Nicky & Simon could not have been more helpful, this was greatly appreciated by us both. We would love to return at some point.

    Everything was done to to make our stay enjoyable, the decor was lovely, the place was spotless, the quality of the towels and bedding was super and the place was well equipped with cutlery, crockery and cooking equipment. We felt comfortable and welcome in this beautiful place, and were lucky to have a week of good weather so we could make the most of sitting and eating in the stunning garden. There were many things that made this cottage one of the best we have every stayed in.

    The cottage is extremely well equipped with everything you could need for a self-catering holiday. There are maps and brochures to browse through to help plan walks and visits in the local area.   • "We found this a wonderful property, apart form the easy chairs which we found less than ideal, and difficult to get in and out of because of their height (we are of a certain age with dodgy knees and artificial hips, so this may not be a problem for younger people)."

    The standard of everything was excellent. A great base for travelling around the area, and stunning views. The cottage and gardens suppased our expectations. We enjoyed playing the board games in the evening that were available to us, there were a good variety of games. Also thank you for the added treats on our arrival.   • "A beautiful cottage!"

    We had such a fabulous time exploring the delightful Yorkshire Dales, despite the weather, and coming home to a spacious, yet cosy cottage. Nicky was a great host and available for anything if we needed it. The arrival treats of lemon drizzle cake, wine, fruit and milk were a great touch and we certainly appreciated the extra logs for warming up after a day of walking. Even during a stormy February, we were able to spot a few birds in the stunning gardens - we just need to return in Summer now to really appreciate it. A highly recommended stay!

  • "What a find!"

    This is one of the best cottages we have stayed in for comfort, quality and attention to detail. The owner Nicky was available but unobtrusive and her extra little touches were much appreciated - home made lemon drizzle cake on arrival along with a well stocked fruit bowl, eggs from their very own happy hens, milk, prosecco and plenty of logs for the fire. The dogs were delightful to have around and it was lovely to be able to use the tennis court when we got a couple of rain free hours during the week! House and Gardens are beautiful - it's easy to see where this property gets it's name from! We hope to return in the future. Thankyou Nicky and Simon for a fabulous week of R&R.

    The accommodation is exceptional,extremely comfortable and spacious. Our host Nicky was great,very friendly and helpful and she has a wonderful garden which you can sit in and enjoy,masses of scented shrub roses,phlox,hardy geraniums,hydrangeas and set off by lots of topiary. What a treat this was to stay here,even fresh eggs from the Happy hens and if you’re feeling energetic have a game of tennis on the astroturf court. A very relaxing place to stay.

    The grounds and gardens are stunning and you feel like you are in a stately home gardens! The owners let you wander around these. The views are beautiful and it’s just so quiet and peaceful. The cottage has everything you need in there and the king size bed was so comfortable. The owners were lovely and provided milk, fruit, bread coffee and tea and other items which were very much appreciated. The Lewis and Cole toiletries were a lovely luxury. The cottage was situated in a beautiful area and we covered a lot of the Yorkshire dales and also went to the Lake District twice and was all easy to get to. We cannot fault this cottage and would one hundred percent recommend it to people. Only wish we could have stayed longer!! Thank you to the owners for letting us stay in your gorgeous cottage.

Guests are guaranteed a good night’s sleep, excellent shower and warmth, even on the coolest summer day. Local shopping facilities are excellent in Settle and cafes, restaurants and pubs offer meals to suit every taste and pocket. We would recommend this cottage wholeheartedly and without reservation.   • "The Garden Rooms, Lawkland, Austwick, is a beautiful cottage with stunning gardens, surrounded by wonderful countryside and scenery."

    It is perfectly placed for visiting places of interest, walking or just relaxing. We had a lovely surprise on arrival, to a lit log fire, milk, fruit, a fabulous baked loaf and freshly laid eggs, which were demolished for breakfast the following day!! The cottage is extremely well equipped and very comfortable, the perfect place for a tranquil and relaxing break, or a base for walking etc. There is a tennis court and racquets etc for your use, which we took advantage of, a variety of books and games for rainy days, which thankfully we didn’t need as the weather was fine. There are tables and chairs outside for eating, drinking or just taking in the beautiful gardens. All in all it was a perfect break and many thanks to our host, Nicky who was very helpful and made us extremely welcome.

The gardens are delightful to meander through and being a gardener, it has inspired to me to go home and immerse myself in mine. Nicola was a delight to meet and chat with and was extremely helpful with any assistance we required, so thank you Nicola. I would certainly return if we ever come back to this magnificent area. The only thing I would say is the cottage was a little tricky to find.

  • "The photos on Sykes website really do not do this beautiful cottage justice but on the plus side, we were absolutely delighted when we got there."

    We had a relaxing holiday with our two children. The kitchen was fully stocked with all kinds of kitchen equipment which enabled my husband to cook Up some delicious meals. The arrangement of the sofas around the fireplace were perfect for us to all sit and chat in the evening. There are a good selection of family games to play and if weather was good the outside area and gardens are a real delight to sit out in. We did make use of the tennis courts when it was dry. We will definitely be coming back again!

  • "I've already posted my comments on Trust Pilot regarding the lousy way Sykes handled my booking not to mention their appalling customer service and therefore do not wish to repeat myself."

    The owner of the property contacted me regarding arrival time and keys to which I replied that unfortunately we would not be joining them as Sykes did not respond to a mistake I made with the booking dates. The bottom line is, if it hadn't been for the property owner getting in touch with Sykes and insisting they dealt with my dilemma, I would have been out of pocket to the tune of £300 and no holiday. The cottage was amazing. If you'd wanted more you'd have been greedy. Beautiful property in stunning surrounding and owned by the loveliest people you could wish to meet. We really didn't want to go home.

Well-maintained and furnished to compliment the style of the building, the cottage is ideal for families or friends who wish to explore the Yorkshire Dales.

The large open plan living area on the ground floor has been tastefully renovated to provide quality accommodation.

After a day exploring the great outdoors guests can relax on the sofas in front of the welcoming woodburning stove or cook a delicious meal in the well-equipped kitchen.

The large French doors open onto the splendid grounds where guests can dine on warmer evenings.

Upstairs there is a spacious master bedroom with a super king-size bed and basin, and across the hall a cosy twin bedroom both overlooking the grounds.

There is a patio area outside where guests can sit back with a refreshing drink and admire the countryside views.

For the more energetic, take advantage of the private tennis courts for a game of singles or doubles.

The quiet village of Austwick offers visitors an excellent local pub, a country hotel and a well-equipped shop.

Situated next to the Yorkshire Dales National Park, there is an abundance of walks and cycle tracks to explore, including the Three peaks for the more energetic, or for golf enthusiasts Settle Golf Club is just a short drive away.

The historic market town of Settle is well worth a visit, with a popular market on Tuesdays filling the town square and The Victoria Hall offering entertainment throughout the year.

A wonderful cottage, The Garden Rooms can be enjoyed at any time of the year, with easy access to Yorkshire and the Lakes.

Situated on the edge of the Yorkshire Dales National Park, this is arguably one of the finest areas for walking in the region. With limestone pavements and scars, caves and open moors, the area has a wealth of natural interest and there are wonderful cycle tracks and walks on the doorstep. Austwick boasts a local pub serving excellent home cooked meals and a country hotel for something a little more special, as well as a shop and Post Office for visitors’ daily requirements. This quiet village is nicely off the beaten track, yet the market towns of Settle, Kirkby Lonsdale, Skipton and Kendal are all within easy driving distance.
