"This was our second visit as last year was good."
However this year there was no clean beds made up on arrival they were still in the laundry basket dirty so had to wash our bedding before we could unpack and get settled. Luckily it was sunny the day we arrived or we may not have been able to dry it. The pegs were old and dirty. The cushions on the patio furniture are stained they could do with a wash as well or maybe new ones. It needs a lot of TLC and general cleanliness.

"The pictures of the property are well out of date, especially of the outside area and furniture."
The table and chairs as shown are no longer there, the bench seat is in a poor state and the cushions on the seating set require replacing.
The rest of the property is quite good apart from the shower area that drains very slowly and pools in certain areas of the floor.
Apart from that, we had a good week, slightly spoiled by not being able to use the outdoor furniture in the nice weather.

"The cottage is located in a prime location for all shops beaches and arcades , 5 mins walk in to the centre of skegness , access to trains and buses to chapel St Leonards."
Ingoldmells Mablethorpe and beyond . The cottage has all you could possibly need and more including washing machine , dishwasher . The outside seating area is very nice for chilling out away from the hustle and bustle of the seaside town with a bottle of something nice.
Lots of very good information left in the folder by the owners and they are always on hand if needed . I would definetly recommend to family and friends .

I would recommend this house for anybody looking for a clean, well equipped holiday home in a lovely quiet area within a reasonable walking distance of the lively town center. Garden and covered seating area perfect for all of us.

"Me and my family really enjoyed our stay."
The beds were comfortable, the house was clean and the back garden was spacious. It was handy having a washing machine when you have a 5 year old who likes to get messy! The only niggle was there was no charge socket for our electric toothbrushes/shaver, we managed to buy a plug to put in a regular socket. The walk to the shops was about 15 minutes with short legs, the beach was only a walk away also. We did lots of activities on our holiday and was sad to leave, would definitely stay at Rose Cottage again!

"We absolutely loved our stay at Rose Cottage in June 2025."
Located not too far from the beach, paddling pool, local shops and the high street, with off-street parking, we didn't have to take our cars out at all on our holiday.
Clean and homely, both the house and the garden were happily child-friendly and pup-friendly too. We've stayed in quite a few holiday cottages which have claimed to be both where we've struggled in some respects, but this house was genuinely both!
We have a newborn child, a toddler and a small infant, so we invited my parents to stay with us for a few nights (declared on the booking). They ended up staying nearly all week! They're both retirees and they absolutely loved the safe, secure garden, which was an absolute sun trap, but with plenty of shading and comfy seats should you require them.
We all found our sleep comfortable and there were plenty of homely gadgets and kitchen aids to make our stay as pleasant and modern as possible.
The TVs were all great, the ovens were particularly fab for a holiday house (better than ours at home) and the shower/bath were great too.
Absolutely loved it. Thank you! Would hope to return again, but as the kiddies grow we wouldn't fit my parents in again, but only due to the beds. The house itself is deceptively big, without being oversized.
Would only change three minor things. 1 - change the single room into bunkbeds, so we can come again with my parents/accommodate a larger family. 2 - oven gloves. We didn't pack them. They're not a necessity, I'm scraping the barrel. That's how lovely this accomodation was. We used our pot towels and managed fine. The bottom oven door does open downwards though which was very attractive to my toddler, but he couldn't reach unless I'd opened the door to remove food, so it was easily manageable. 3 - a DVD player would be a good addition, but all the TVs were smart TVs and WIFI was available, and a good connection.
Excellent place to stay. Ideal for a family or a couple of couples. Perfect for pups. Loved it. Thank you x

Extractor fan in bathroom doesn't work, just needs a bit of tlc. But overall we had a lovely time.

"Rose Cottage was a nice little holiday home which was just a short walk from the resort's centre."
The outside area is perfect if you are taking a dog with you, the only negative comment is that the weather when we were there was quite warm, which is good but because of this our dogs tended to molt more than usual and the Hoover when on full charge only lasted around 2 - 3 minutes which meant that we couldn't vacume all the hairs up, I think the battery needs replacing.

"Rose Cottage is perfectly situated,and so quiet."
Off road parking was great and is always one of our main concerns.
The only complaint we have was the bin in the kitchen was broken.
Will definitely be back and will and have already recommended Rose Cottage

"The house is located in a perfect position."
Easy access to amenities. The dish washer didn’t work very well, leaving residue on items. Gave up using it. The house was great for family living, with a lovely outdoor space. Owner kindly let us store the mobility scooter in garage. Thanks for a lovely stay. Will come back again!

"The property has everything that you could want & the off road parking was a huge bonus."
The garden area was lovely especially to sit out in the evening.The extras that were provided were a welcoming touch,teabags,coffee,laundry products etc.
The only things that we found that let it down slightly were a couple of the beds could do with a good clean or replacing & the 2 armchairs in the living area look lovely but after being out all day they are not very comfortable to sit on for very long to relax.Would have been better to maybe have two sofas instead.

"Floor was filthy."
Our grandson is crawling and his hands knees and socks were black. Our daughter had to mop the floor twice. Mould around the shower floor. Double bed covers in front bedroom smelt of sweat.

It's a nice property but like any property it has its own problems
King size bed mattress needs changing its past its sell by date and as we discovered when the bed sheet was removed the mattress had an old stain mark which should have been picked up
On the plus side the owners were extremely helpful and friendly
We would definitely stay there again
Just a little comment on Skegness beech areas brilliant lovely sandy beeches
The shopping area was filthy rubbish all over the place
Why didn't the town council have a sweeper lorry out at night cleaning up plus operatives working to address the rubbish and keep the place clean
Skegness deserves to be a cleaner place to live in and to visit

"10/15 minutes walk to beach and main street, quiet residential area, plenty of space for four of us in the house and lots of cutlery, cups, plates etc."
A lovely garden.
Our only concern was the shower water was very slow to drain away. I unscrewed the cover and the filter was covered in hair, which I cleaned out and it drained ok. Also behind the TV was covered in spider webs.
These couple of issues would not be enough to prevent me from using the house again when I next go to Skeggy

"This property is listed 4* I would give it 1*
The floor was clean but the rest of the house needed a good clean, in the kitchen the toaster has never been cleaned and the washing machine is absolutely filthy plus the kitchen walls needed attention."
In the bathroom the sink around the taps was black. The windows around the whole house haven't been cleaned since I don't know when and there was cobwebs on the ceilings all around the house. Outside in the garden the covered area was full of cobwebs the rattan furniture all the cushions were ripped the barbecue was filthy and not usable.
We booked this holiday so we could take my 87 year old mother with us,it's the first time she has been away in 19 years and we were mortified we had taken her somewhere in this condition as its supposed to be 4*
