  • "This is the second time that we have stayed at Dolau Farmhouse."

    We enjoyed it the first time, but it was even better the second time around. The owners sent us helpful suggestions for days out before we arrived and the games room at the property had been much improved and provided fun for all the family (ages 4 to 73). If you haven't been before, I highly recommend that you try it, as you won't be disappointed. '

  • "A lovely spacious property in a beautiful setting."

    With only the sheep as neighbours. Games room & outside courtyard for basketball & football we enjoyed every day. The property was equipped everything we needed. It was great to have a dining table to seat us all! John our host was very welcoming. Some of our party enjoyed some quad biking with him. Thanks so much John! We would love to return. So many more lovely beaches to visit.

    There are plenty of facilities to enjoy activities together and lots of places to have a quiet moment to yourself. John, your host, is an absolute joy, he is a font of local knowledge and his weather forecasts are so reliable.     Second time we as a group have stayed here. (North East Rhinos Motorcycle Club). Once again it’s just been amazing, the most well equipped accommodation anyone could ask for. Great location, amazing building, great and welcoming atmosphere. Love the history of the place and all it stands for. Our stay was amazing and can guarantee we be back again, and again.

  • "A very comfortable stay in a lovely location for Welsh castles, countryside and coast."

    A great size house for the number of people we had, with everything we could have needed, including ample outside space and a games room. The property was well-maintained with modern amenities without losing the character of the building. The facilities - and water pressure - were great and everything was very clean on arrival.   • "John was a brilliant host."

    This was our first family getaway since covid and we had a lovely weekend. The grounds were beautifully kept. The house was lovely and cosy, beds were comfortable and everything you would need available. The kids even got to see some lambs that were born the night before! Highly recommend!!!

  • "2 Grandparents, 7 parents, 2 children and 3 toddlers."

    All together for the first time due to circumstances, and the farmhouse was the ideal layout for us. The focal point was certainly having a large table we could all sit around, not forgetting the great games room that will get more use as the children get older, although playing Pac-Man was wonderful retro memory. The children were even invited by John the owner to go and see some sheep. Would we return? In the blink of an eye, the whole place is a credit to all who look after this hidden gem.   • "This holiday home is beautiful."

    We were a family group of three generations and it suited all of us perfectly as there was loads of space. The games room was great for the younger ones and there were plenty of areas to quietly relax in too. The two large tables, one inside and one outside, were ideal for all of us to be together for both eating and games. The house is immaculate and the garden is also lovely. The owners are great and always ready to help with anything you need.

    The farmhouse itself is fabulous, well appointed and comfortable, with everything you need to enjoy your stay and very clean. The games room is excellent and kept our boys entertained. John was lovely and full of information and the family even gave our dad a birthday card, which we celebrated while we were there. Lampeter is well located for the surrounding beaches and the Black Lion is a great restaurant in the town. We would definitely recommend this property for your holiday, it’s a great base to make happy family memories.

    Our hosts were very helpful and always made sure we have everything we need from the details on how to use certain games to their fantastic recommendations. They have put up with us asking lots about local support and helped us get our car checked by local garage. Overall, the well maintained farm house with extra spaces inside and outside with extremely friendly and helpful hosts made our holiday.     We arrived a little early, but could see the ladies were still cleaning the house. I am sure this is a massive undertaking. The house was spotless when we got inside, and it was perfect for our needs. There were 8 adults and 4 children, and it catered for all needs.   • "The farm house was even nicer than it looked in the photographs on the internet."

    Plenty of outdoor seating and a large area for the younger ones to play football or basketball. It was very in a quiet setting and the games room with the pool tabletable tabletennis table etc.., was a definite plus especially on the one morning that we had rain. The owners were very friendly and very helpful.

  • "We booked this house to hold our families New Year celebration."

    The kitchen was the first room we saw and the amazing table that seated all 14 of us, this certainty became the hub of the house. We had 4 young children in the group and they loved all the rooms to explore, they also enjoyed playing outside. The owners of this house could do no more to make our stay any more enjoyable. We cooked every night and there was every piece of equipment you could think of. The whole house was spotlessly clean and very very comfortable. The surrounding area is beautiful, we went to New Quay on New Year's eve, the children loved the sandy beach and also the chip butties. We all loved this house and would recommend it wholeheartedly.   • "What a wonderful property."

    We're a group of friends who enjoy a reunion get-together twice a year. Over the past fourteen years we've tried lots of different locations (and price ranges) and I'm delighted to report that Dolau Farmhouse was our most enjoyable stay so far. Comfortable, attractive bedrooms, a great kitchen and dining area, plus lots of nooks and cranies for chilling out. John and family couldn't have been more welcoming and helpful, with excellent communication before the holiday and during our stay. Lampeter is a charming town and there's a great choice of scenery on the doorstep for walking and exploring. We will definitiely be back and I'd recommend the property most highly.

  • "We were a party of 14 including 6 young children."

    Good location with lots of different types of activities within an hour's drive.The annex worked well as additional accommodation. The huge dining table is great for so many people but the kitchen is divided by a short corridor with a very low ceiling which made cooking inconvenient and hard work That said we couldn't think of a better arrangement. The house has many low beams & doorways - characterful but so many sore heads! The outside yard is great for the children to cycle safely. The owners were very welcoming and friendly.

  • "This was a beautiful holiday home."

    The information on finding the property was brilliant quite the best we have ever received. The owners were very helpful in providing information on local attractions to visit during our stay. A delicious chocolate cake, a huge bottle of milk together with coffee and tea was a welcome find at the end of our long journeys. We loved the dining table which enabled us to gather at the end of the day for our shared family meal. (party included 8 adults, 4 children and 1 toddler. There was loads of fridge and freezer space a good size washer and tumble dryer and a well worked dishwasher. There was also plenty of mugs, glasses, plates and cutlery so we never ran out. The children made good use of the yard which was the size of a small school playground. At the front was a beautifully kept lawned garden. Our 13 guests arrived in 4 cars and there was plenty of parking space for each of our vehicles. There was plenty of comfortable seating in the sitting room where the adults could flop at the end of a busy day. A lovely high chair and cot were available for our youngest member and we were all able to tumble into comfortable beds for a good nights rest. John, the owner, popped in to make sure we were all ok and there was nothing that we needed, also on hand with information for local attractions. All in all this was a superb holiday venue. We have stayed at various Sykes holiday cottages and have not always been in agreement with their grading finding a huge difference between the quality of one 5* property and another. With this property, however we totally agree with its rating. Well deserved and we wouldn't hesitate to recommend it to another large group in search of such accommodation. Well done Dolau House and al of you who worked so hard to make it the lovely place that it is.

    I have to say John the owner was more than helpful on our visit to Wales to the point he even allowed to use his power washer to keep the bikes clean. I certainly would recommend the house for its comfort plus John and his family for the welcome shown to all fourteen of us.

  • "Three generations (11 people) came together for a special week to celebrate a couple of birthdays and share some time together."

    Dolau with 2 lounges, 2 kitchens gave us ample food preparation and relaxation space. The beds and bedrooms were comfortable and clean and the kitchen was well equipped. The large dinning area seats 12 easily and is an asset in the large farmhouse kitchen, we all fell in love with its generous dimensions. There is a lot of outside space both grass and tarmac for the children to run and play ball games in between outings. On our day of arrival our journey was diverted due to a motorcycle accident, I had a Tesco delivery booked and it contained most of what we needed to feed the family. When I phoned the owners they drove the 2 miles from Lampeter to the house to wait for the delivery and then put the food in the fridge and cupboard. This was above and beyond the care and attention that a renter can hope for from a property owner. Thank you so much. thank you also for the welcome package that awaited us when we finally arrived.     We had a great time with it. The kids really enjoyed trundling around the spacious courtyard on their ride-ons and the games room was a great bonus given that the weather was pretty wet. We would recommend the mountain roads past the reservoir for a spectacular drive.

  • "Well, where do I start."

    .The hosts were amazing and couldn’t have been more accommodating! They were very welcoming, with a lovely card and cake. Everything was fresh and clean, and there were even many comments about the beautiful flowers on the dining room table! Little touches really do make a difference! There is so much I could say about our experience so I will bullet point to save the waffle: * Naomi spent time sending us a list of recommended places to go before we arrived - this was useful * great spacious rooms * great shower on 1st floor * great kitchen appliances, enough cutlery and crockery - even the knives were sharp!! * dining room table fitted 12 adults and 7 children! * great outdoor space - bikes were used a lot!! So much more to say.. a real gem! Local to a lovely town and great place for a local walk - which was suitable for all ages and abilities! We had a great week, thanks to all at Dolau - Naomi, John, Olive and the amazing team who are there on the Saturday to turn everything around for the next lot of residents! Just some feedback to Sykes: I rated accuracy of listings the highest, however Sykes cottage do need to update their website as they reference more rooms than there is - this led us and the host confused. We had to request the 2 single beds in one room to be zipped up to make a double (as we thought we had enough doubles with a spare room to be singles), however we were a double bed short. Although, the hosts were straight on it and back around rejigging the furniture! They could not have been more accommodating! Oh and I nearly forgot to mention.. one of the little ones left a beloved toy behind, Naomi was straight on it and sent it back to the rightful owner. Certainly made a little one happy! Thank you!!

    High quality bathrooms, linen and soft furnishings. A lovely touch was the fab chocolate cake and beautiful flowers. Outdoor space was ideal for our annual extended family gatherings with barbecue, hard surface for tennis etc and gardens that lent themselves to games. Peaceful location but still accessible to towns and beaches. John - what a star ! He could not have been more helpful and informative. Altogether a great week .

  • "The farm house was perfect for our family holiday."

    Big enough for everyone to have space but also to be together. The kitchen dining table is lovely big enough for everyone to sit down for meals together, Dolau house is a fantastic house for family get together's. The owner of the property John checked on us regularly and gave us driving instructions to Pembury park which was a wonderful day out for all at a beautiful beach. Anything we needed was there the next day, Dolau House was clean well equipped and a delight to stay in, the games room was a big hit with everyone and with wonderful weather we could not have asked for anything else to make this holiday anymore perfect, would highly recommend Dolau House.

    We stayed over Easter and they had decorated the house in Easter decorations, and left chocolate eggs for the kids and a chocolate cake as well. They were extremely helpful and answered all our questions about the house ensuring our stay was comfortable. The house itself is absolutely beautiful and very well equipped.   • "Just returned from a 2 night stay for a family 50th birthday and everything could not have been more perfect."

    The house is wonderful, clean and well equipped. It was more than big enough for 14 of us and although we spent a lot of time in doors we were not on top of each other. The owners are friendly and accommodating and had left a cake and card for the birthday girl of the family. Nothing seemed too much trouble for them. I would highly recommend booking this house, it really was lovely and we hope to book again in the near future.

  • "The Farmhouse was absolutely wonderful exactly like the pictures and was beautifully clean."

    The interior and decor exceeded our expectations and the fantastic kitchen with a table to seat everyone was ideal. The owners were most helpfull prior to our holiday contacting us and accomodating our requests re cots etc. The little touches on our arrival were a delight a welcome card, cake, fruitbowl and flowers, it felt like a home from the minute we walked through the door. The directions to finding the property were excellent as were all the helpful tips i.e. how to get a food delivery from the local supermarket. The location close to the coast is excellent with so many lovely beaches to choose from. I would strongly recommend this property to anyone wanting to book for a large family gathering or party of friends.

The property

Dolau Farmhouse is a spacious and beautiful property situated in a secluded position on a working farm, half a mile down a country lane from the nearest main road.

Recently refurbished, this property is the perfect base for a family get together or friends reunion, in this wonderful part of the country.

The property consists of the large main house and a delightful interconnecting annex with a welcoming snug, woodburner and its own facilities, along with 3 cosy bedrooms upstairs.

With two separate living spaces this property is truly bursting with character.

On arrival at the property you will be greeted by beautifully lawned gardens and plenty of grounds for the kids to kick a football on and play, as well as ample off road parking.

Based on three floors the property is home to a well-equipped kitchen and dining area with a dining table that comfortably seats 14 guests and a woodburning-effect stove, that has all the mod cons you need to make the perfect family meal after a busy day exploring.

There is also a lounge and utility room in this part of the property.

There are four spacious bedrooms on the first floor comprising of two doubles, one king-size double and a super king size zip and link (which can be made as a twin on request), this bedroom has access to the Jack-and-Jill family bathroom.

There is also another family bathroom with shower, basin and WC on the same floor.

All of which having wonderful views over the grounds of the property and are nicely decorated.

Up into the eaves of the property will find you a large family bedroom that can sleep three, in one king size and one single, as well as having a sitting area, flatscreen TV and ensuite shower room.

Moving into the annex, accessed through its own external entrance or through the lounge or utility of the main house, is a second living room with comfortable seating, flatscreen TV and a woodburner, perfect for you to sit, relax and put your feet up.There is also an additional kitchen space within the annex, as well as three bedrooms comprising of two singles and one king-size double, making for flexible accommodation ideal for two families looking to come together for a relaxing break.

With plenty of seating surrounding the property, Dolau Farmhouse offers the perfect opportunity for some alfresco dining in a peaceful environment .

Nearby is the university town of Lampeter which has an array of shops, pubs and restaurants and welsh quilt museum.

Fishing is available along a one mile stretch of the river Teifi, which is approximately a 5 minute walk away from the property, along a public footpath.

This footpath extends all the way from the fields adjacent to the property along the river into Lampeter town.

This is a beautiful walk where you can discover the array of wildlife on your doorstep.

The birdsong in the morning is really one to experience.

For the cycling enthusiast, there are a number of local tracks but in particular Brechfa Forsest, 10 miles away, is one of the finest mountain cycling circuits in the country.

You could take a twenty-five minute drive to the town of Llandysul and go on a canoeing or kayaking expedition along the river Teifi or visit Aberaeron, a pretty coastal town just 20 minutes away as well Dolaucothi Goldmines, National Botanical Gardens of Wales and an abundance of lovely beaches to explore.

Secure lock up facilities are available on site for kayaks and bikes (on request).

Carmarthen 23 miles; Aberystwyth 25 miles; Cardigan 29 miles.

Lampeter is the smallest and oldest university town in Wales, and boasts a fine selection of small, locally-owned shops. It's also home to a museum, a Welsh quilt museum and has a wealth of unique tea rooms, pubs and restaurants, regular markets and a fine food festival. Surrounded by beautiful rolling hills and rivers, the area is ideal for walkers, cyclists and nature lovers.
