    The beds were very comfy with good quality linen. The paddock area for the dogs to run free was great! It’s an ideal place to get away from it all, but a car is definitely needed as the coast etc are at least an hour away as are most places of interest. Hosts were very helpful & obliging & made us feel very welcome during our stay

  • "PROS: The barn is a beautiful old house, with tons of rustic charm and character and the central atrium entrance is particularly stunning."

    It is quite large so plenty of space and we liked that the bedrooms were at opposite ends of the building ensuring privacy from the in laws who visited and stayed with us for 4 of our 7 night stay. The beds were super king and the bedding was really soft and comfortable. The private secured little garden is great for the dogs and there were a further 2 really lovely areas where the dogs could play. The kitchen was well equipped and the sofa and TV area very comfortable. The owner was helpful when we needed a fan in one of the rooms and she was also helpful in recommending some pubs and places to visit. There is a utility area with a ton of tourist information flyers and maps, which I found useful when planning days out. CONS: We found dog hair (not ours) all over the sofas and cobwebs in the ceilings on the wooden beams. Whilst we appreciate this is a old barn, this could have been easily rectified with a deeper clean between guests. The front door double height glass entrance had dozens of dead flies stuck to the glass :-(. The front entrance was also tired with weeds and piles of leaves which again could have been swept up and tidied between guests. My husband also didn't appreciate being 'told off' by the owner for using the wrong hoover to clean up sand from the back seat of our car :-(. The owner did in fact tell me that they weren't able to afford the rates of local cleaners so they have taken to cleaning the property themselves. The property is located in a quiet residential road but there is nothing else nearby other than residential properties. The nearest pub was several miles away, and there were no shops within walking distance. This means we needed to drive everywhere with quite considerable distances and times involved, i.e. a day trip to the north Norfolk coast was a 3 hour round trip! This was a big issue for us as we spent so much of our time driving but we do appreciate this was mostly our fault as we didn't sufficiently note the distances involved and we didn't quite appreciate how large Norfolk was (so not a criticism of The Barn or Sykes).

  • "Lovely property."

    Felt at home straight away. Perfect for a relaxing stay in the countryside and a good location for getting out to explore the rest of Norfolk. Nice small touches like games and chess board in the lounge, log fire, essentials for the kitchen, enclosed area for dog as well as more open garden areas and a big jacuzzi with candles etc. We had a great time.

  • "We enjoyed a lovely holiday at The Barn and managed to see all the delights of North Norfolk including Sandringham ( a must visit) which was delightful."

    As were Holt (definitely worth a visit as well as Blakeney, Ely Cathedral and on the recommendation of Karen and Stewart The Cutter for lunch followed by a boat trip on the river. Holcombe Hall and the beach are high on the list with a trip to Cambridge and a punt on the river not to be missed. Our holiday was made all that more special by the the property itself which in our view was five star reaching this level with the way in which our hosts Karen and Stewart made us so welcome with their tips, recommendations and conversations. Thanks to them both and best wishes for the future.

    Karen and Stuart are the perfect hosts and the Barn and garden are idyllic. It’s a perfect holiday with a dog (even our very young slightly troublesome one). He is sad now we are home and he doesn’t get to run round the paddock numerous times a day. We will all definitely be back soon

    Dog wash, towels, safe areas, water bowl, enclosed garden for late night wees without getting all togged up. Well equipped kitchen. To be honest faultless even without the dogs. Plenty of space as well compared with other cottages we have stayed in. Hot tub was lovely as well. Owners very helpful and on hand. Bonus ability to rent all 3 properties for groups.

    Coming back to comfortable accomodation and faciliates made our holiday complete.Karen and Stuart were great in providing us with information on what was available in the local areas, including the pub (dog friendly and a short walk). We had a dog with us and the bonus was the offer,from Karen to providing a dog sitting service, if we were to go out to places that did not allow dogs. Milly, our dog, made friends with Karen's pooches so even the dog had a great time. In all I would recommend this accomodation and what it has to offer as we had a very relaxing and chillout short holiday. Thanks you guys

  • "A lovely quiet location and an ideal place to bring the dogs."

    We had everything we needed and our wives really enjoyed the hot tub. The supermarket at Watton was just a few minutes drive away and was easy to get to. We were left alone to enjoy our holiday but Karen the owner lived on site and was always on hand if we had any problems or needed advice on the local area. We were met by Karen on arrival and shown around the premises and the outside dog walking areas. Karen went through all the rules and explained everything very clearly. Key collection and drop off was easy with Karen living on site. All in all a very pleasant short break and a venue I'm sure we will return to in the future.

    The thing that sets this holiday home apart from others, is the dog friendly welcome by the owners. There is a delightful garden and paddock directly accessible from the property, so you have no worries about taking your dog out. Although it is a dog friendly home, the standard of the accommodation is still very high, and the owners are very friendly and helpful.

The property

A beautifully furnished semi-detached cottage, in a courtyard setting in the quiet village of Saham Hills.

With two spacious bedrooms, both boasting an en-suite bathroom, this Norfolk cottage is perfect for a romantic retreat or a getaway for a small family.

The large open plan living area boasts a vaulted ceiling and a warming woodburning stove will make even the chilliest evening a pleasure, whilst the fabulous hot tub will soothe you as you relax after a day discovering this wonderful area.

Mill House Holiday Cottages

These three superb holiday cottages are located in the grounds of the owners’ home in the village of Saham Hills near to the market town of Watton in the Norfolk countryside. Sleeping a total of ten people between them, these Norfolk country cottages are perfect for a group, small family holiday or for a romantic couple's retreat. Finished to a high standard, these Norfolk cottages all feature beamed ceilings, warming woodburning stoves and modern, well-equipped living accommodation. Ideal for pets, these Saham cottages share a large paddock where the children and your four-legged friends can run around whilst you prepare a sumptuous feast in the kitchen or on the barbecue. Take some time to reflect on your wonderful Norfolk holiday, by relaxing in the luxurious hot tub; a fabulous way to round off the day after exploring the surrounding countryside. The National Cycle Route 13 is situated adjacent to all three properties, and Saham Hills is well located for discovering some wonderful Norfolk attractions. The popular town of Swaffham is just eight miles away, or spend a day exploring Thetford Forest. The North Norfolk coast can be reached in under an hour from these Saham Hills cottages, or you may wish to indulge in some retail therapy in the cathedral city of Norwich, before sampling one of the city’s many restaurants and taking in a show at the theatre. These Saham Hills cottages are in a wonderful location for a holiday in the beautiful Norfolk countryside.

Watton 2 miles; Swaffham 8 miles.

Saham Hills is a peaceful village on the edge of the historic market town of Watton in North Norfolk. Watton holds a market every Wednesday and is also home to a wide range of shops, bars and restaurants. Swaffham is eight miles away with fine Georgian buildings housing shops, pubs and restaurants, a bustling Saturday market and a twice-monthly farmers’ market. Nearby Thetford Forest offers the Go Ape high wire experience, while a trip to Norfolk’s beautiful coastline or stunning Broads can easily be enjoyed, as can the magnificent cathedral city of Norwich. A wonderful year-round base for the whole family.

The hot tub is at a temperature of 38 degrees and a professional spa, therefore any longer than an hour is not recommend for health and safety reasons.
