  • "Let me start by saying Lyn who owns/runs the property is a lovely lady, who welcomed us, allowing a couple of us to arrive early (as no one was in before us) so that we may set up, as we were using the property for the weekend as a Meditation Retreat, feeling we had found the perfect house, not too far, ample parking (which there was, you can park anywhere including the K9 area) and lots of bedrooms so not too many of us had to share."

    And Lyn even gave us a later leaving option as no one was booked in after us. So I can’t thank Lyn enough for this, it was very welcomed and really helped us to prepare a lovely space. The Lounge area and space is wonderful, apart from in our opinion the 2 red chairs, which do shout ‘care home’, so we did our best to cover them with a blanket. The Dining Room is a lovely space, the fire-place beautiful, all be it many of the chairs are incredibly shabby and really in need of a make-over. The Kitchen, is a great space, unfortunately the cooker is really past it’s best, with one cracked hob plate, one door that doesn’t close properly and the one we used, rusty along the top, but it worked. The fridge all be it small worked, but the 2 holders in the doors were broken, and so unable to put anything there. This left the possibility of 2 other fridges in other rooms, both in need of repair or renewal. The microwave plate we discovered also didn’t fit the model of microwave. Larger Toaster half works. No Veg knives when we got there, and I have spoken to Lyn about several of these issues, so hopefully they will be resolved very soon. The Hallway and relaxing area, is in need of a lot of TLC. the chairs to sit on looked in need of a good clean and the rail across the wall again shouts ‘care home’, not really what people want, either for families or parties, or retreats as we used it. And the walls etc are in need of a good clean. There are no photos on Sykes of this part of the property! The Bedrooms and en-suites, mixed reviews from our group on those, and I am sure Lyn is aware of many of the issues with the showers, from them not running well, to too hot, with no adjustment and a push in button, but there is a good downstairs electric shower that a few of us used, and so we were grateful for that considering all the bedrooms had an en-suite. Room 10 needs acting on, as it smells damp and not pleasant, and I noticed a reviewer previously commented on this! Room 12 again, needs it’s en-suite light changing, it’s a halogen bulb and is so incredibly slow to brighten, just not suitable for a light that comes on when you enter a room. The property has so much potential, such a lovely space, a lovely house with character, but it needs a lot of TLC and an update. A lot of the bedroom furniture is just so old fashioned now, carpets grubby, cobwebs etc, dated en-suites, and areas that were clearly left behind from when it was a ‘Independent Hospital’, with the look of a care home (maybe it’s been a care home too), should in our opinion be removed. The property I think goes back to the 1600’s so the ‘care home’ feel shouldn’t be part of it’s history, in our opinion. Non of our 15 ladies felt it added to it’s character, but detracted from it! The hallway photos with the hand rails aren’t visible on the Sykes website, so we wouldn’t know it had a care home feel. But despite all this our group, apart from one lady who left early due to her being so unhappy with the property, well the rest of us made the most of it. We all felt the least you should expect from a property is that it is clean, and that you have a suitable sized working fridge and cooker, for a house that potentially sleeps around 22 people. We did however, appreciate a property that was a reasonable price for such a large group of people.

We were pleased to welcome your meditation group and were happy to accommodate your early arrival and late checkout at no extra cost so you could make the most of your weekend retreat, and like you also mentioned that the property is reasonably priced. Within an hour of your arrival you mentioned a lighting issue which you forgot to mention in the feedback that we arranged for our electrician to attend within two hours, which was quickly resolved. We always act promptly when guests raise genuine maintenance concerns. The property was once a former care facility many years ago, but it has long been used as a large holiday home. We host many families and groups each year and this history has never detracted from their stay. Certain features such as the handrail in the hallway are retained deliberately, as some guests appreciate the extra support and accessibility especially with those with reduced mobility. The red armchairs you mentioned are durable, comfortable, and easy to keep clean between bookings — chosen with practicality in mind rather than style alone. Likewise, the house has been very busy throughout the summer season, and with continuous bookings, there is occasionally some wear that we address during quieter periods. The lounge carpet, for example, is scheduled for professional cleaning now the property has a short maintenance window. While we appreciate your observations, we feel some comments were rather forensic in nature. Most of our guests come to relax and enjoy the house’s space, warmth and character, which we believe still shines through.   • "A spacious property for a large amount of people."

    Slightly more luxurious than a youth hostel but not as well maintained. We booked this property simply because of the amount of ground floor bedrooms plus all bedrooms are ensuite (some so small the door had water damage from the shower) The description of the property is slightly misleading. The front entrance is used by other members of the public for some kind of appointments so guest have to use the side door and enter into the lounge. It states parking for 20 cars but most of the parking space were used by the residents who lived in the other separate part of the house or by those coming and going through the front entrance. There were work vans and cars parked Infront of the kitchen window. The is a mobile home that someone clearly lives in right beside the house. The garden is large but not secured. Our dogs easily escaped. We really struggled with the fridges. Kitchen fridge works but is way too small. Middle fridge freezes everything and fridge in the old drug dispenser room is useless. The air fryer does not work and only one toaster works. It was reasonably clean but carpets are stained and Henry the hoover had no suction. The cooker also needs upgrading. The house was a care home. Our bathroom light was on a sensor and turned off before you are ready to leave. The doors are extremely heavy so be careful if you have toddlers. I think guest should be made clearly aware there are lots of other people around this would put me off from returning for a second time. The owner did provide us with two travel cots and highchair as requested so thank you for that.

    Thank you for your feedback. You are correct that holiday guests enter the property via the side door into the lounge area. The other entrance you referred to is for management use only. On the opposite side of the building, a small number of long-term residents have their own completely separate entrance, away from our holiday guests. We do have ample parking at Plas, and we’re unsure which vans were parked in front of your window — this hasn’t been raised before, but we’ll certainly look into it and can only apologise for any inconvenience caused. With regards to the air fryer and toaster, we do have a notice in our welcome book situated at the the property asking guests to contact us directly if any issues arise, no matter how small, so that we can resolve them immediately. Had we been made aware during your stay, we would have replaced these straightaway. We are aware of some water damage to one of the bedroom fire doors and have already ordered a replacement. As the property is fitted with fire doors throughout, they are slightly heavier than standard doors, in line with current fire safety regulations. We were, however, disappointed by your comment comparing the property to a “youth hostel.” Plas Coch is a large holiday home, purposefully designed to accommodate family gatherings, reunions, and parties where guests can enjoy plenty of space, privacy, and comfort under one roof. offering ensuite facilities to every bedroom, a large social lounge, extensive kitchen and dining areas, and generous grounds. We continually invest in the property and take all feedback seriously to maintain a comfortable and welcoming environment for our guests.   • "Plas Coch is a fantastic property for a large group of up to 26 people."

    While it’s an old building with traditional furniture, it carries a lot of character and charm, along with multiple facilities to enjoy. The house has 13 rooms and bathrooms; however, a few bathrooms have weak water pressure. Still, it’s manageable. With a bit more attention to cleaning and upkeep, this property could become truly outstanding. It has great potential and just needs a little extra care. Overall, it’s excellent value for money. The landlords and caretakers are easygoing, approachable, and do their best to meet customer needs within their capacity. If I get the chance, I would definitely book this place again and happily recommend it to friends and family looking for affordable accommodation for large groups.

  • "Photos don’t match reality unfortunately."

    Overall the House could have so much more potentially. The rooms are all of good size and tastefully decorated however the feeling of staying in a nice room quickly fades when you open the bathroom doors and see they’ve not been updated since the previous care home. Most rooms had a push button shower now I understand this may be a utility saving issue, however it is far from ideal especially when the shower trays are so small you can just about turn. Good points about the rooms- Across the two floors, varied double & twins. Spacious with lots of storage if required. Tastefully decorated. Negative: Bathrooms not updated Showers have push buttons Lack of pressure Some have no bins Not all windows open One room smelt damp after using the shower. Mouldy shower curtains The kitchen is spacious & clean however lacks a lot of utensils. There wasn’t enough cutlery for our group of 19 so I’m unsure how a max capacity booking would cope. ( Deffo needs a recount on items provided increase cutlery, cooking tongs) Good points for the kitchen Spacious & clean Dining room is big and user friendly Negative points for the kitchen Toaster have small electric shock Not enough cutlery for guests Lack of space for storage due to 90% cupboards occupied by glasses. Fridge was hot - only turned on when arrived so took 24 hrs to cool. Across the two floors it is still very much apparent that the previous use of the house was a care home. With rooms signed and hand rails. Now I understand this may be a quirky idea in keeping with the history, however these parts are not shown anywhere or described on the information. The red folder of info needs to be updated. The ground floor shower room & toilet left a lot to be desired. Living room carpet needs a good clean in parts. Garden is huge and lots of room to relax and sunbathe we brought our own chairs too as the photos did not show adequate seating but when we got there, there was more. Built in BBQ which would have been great given our stay was 30 degrees however again this was not noted, nor clean due to tree debris. We made the weekend what it was, as stated the house is in a great location with a number of positives but unfortunately in the grand scheme of things the negatives out weigh and given the cost of the weekend I feel our money could of been spent elsewhere. The things noted did not stop us as group enjoying our time together as we just made it work between us. If there was any major concerns I would have raised them. However this is constructive criticism, I do believe that spending a bit of money in updating certain aspects would completely change the next persons experience. One last thing I’d like to add is, the fire doors are the main entrance & exits to the house and garden but they all lock with a turn paddle and there is NO push handle bar?

  • "The property itself was very nice overall, nice gardens, nice layout, good spaced living room and dining area, all amenities you needed for this amount of people."

    One of the big issues is that the property had clearly not been cleaned beforehand. In virtually every single room there were huge spiders in every corner. They clearly kept coming through the large gaps in the exit fire doors at the end of the corridors, they just need closing up in some way. Also had a huge problem with gigantic moths entering through there too. Another big issue was the showers, some worked fine, some, when turned on would spurt water outside of the shower and into the rest of the bathroom, some were just completely cold, some just did not work at all, meaning we had to share the showers between people. I also feel the listing is a bit misleading and does not show enough images at all. For example, it says games room? This implies a separate room, when in reality, it was just the living room, but they'd left a few board games in the cupboard, very misleading in my opinion. Also, the property owner just did not respond to messages. They did not list the full number of different amenities, when I texted to ask how many fridges/freezers there were (we were bringing a lot of pre-prepared food) they said they would send pictures in the morning, and they did not. I followed up asking for pictures, they again, ignored me, I then asked a couple of other questions, asking how to turn the heating on (as there were no controls anywhere), again they just did not respond, so, a very bad host in my opinion. Despite these issues, had a good time overall, managed to make do, and for the price, its not half bad.

  • "We have just had the best times staying at Plas Coch in St Asaph to celebrate some special birthdays 2 x 80th and 3 x 50th !"

    The whole place was immaculate and so warm the garden was just as it was on the website the kitchen was well equipped tons of stuff, glasses, plates & cutlery and pans.   • "Perfect for our gang."

    25 of us. Some small issues with showers (water temperature up and down and not too powerful). However, still able to freshen up. Could do with colder/more fridges, especially if bringing own food. Could do with some touch ups here and there, but clean. We had a great time and were encouraged to have a great time by our host. Location very good, as very close to A55. Surroundings were lovely. Perfect for our three nights stay. Thank you. The Howards

  • "The pictures don’t do this house justice!"

    ! The house was very spacious, felt private with a lovely garden at the back. All the rooms were much bigger than the pictures suggested with lots of lovely communal areas for everyone to gather around. We had a wonderful stay at Plas Coch and will definitely be back!

  • "We travelled to Wales for the Bank Holiday Weekend and there was 18 of us."

    We had a fantastic stay and were happy with all the amenities provided. The 4 stars is because the cooker was quite slow to use especially when making food for a big group and in some rooms the tap water was very slow and the rooms headboards were quite dusty. Overall would definitely come back as it was a perfect place for a big group to have their own space yet gather together to socialise in the dining and living room. Also, it is close to loads of family friendly activities and the beautiful coast.

  • "When we arrived, the accommodation was ideal for our party of 23."

    But on the second day the hot water failed making conditions difficult for washing, personal hygiene and dish washing (1 working shower for the group). Telephone calls & texts to the owner's representative failed to resolve the situation; which continued for the rest of our holiday, Since April we have sought compensation, but the continued best efforts by Sykes for mediation have been ignored by the owner's representative.

  • "Property was semi detached, this information wasn’t shared."

    . Lots of people lived in the other property and were coming and going all the time. It was stated there were extensive grounds, it was a large garden with no other grounds. One bathroom had no light, landlady said she would get an electrician in during the week, never happened. A bathroom light was sensored and went off all the time. Needed a lot of movement to turn it back on and stayed on for various seconds, 10,12,8 and sometimes only four seconds. There was a large crack in one hob, wasn’t safe to use. The was a big crack in one window and a damaged picture frame. When we were there, door entrance to upstairs shut and locked. Phoned for help. We were told to access the fuse up high which required a chair and a tall person. Some wires were loose and live. Had to fumble about with it to find out what to do. It was not at all clear. Nor was it safe to be doing ourselves. A couple of bathrooms flooded extensively when the shower was used. Had to ask for a mop as there wasn’t one readily available. There were three beds that were very uncomfortable. Clearly the mattresses were very old.

    Thank you for your comments, apologies if there were some cars in the local vicinity from other neighbours. The property advert doesn’t state extensive garden, but own walled garden. Apologies if there was any breakdown in communication with any staff regarding the bathroom light issue. If I had known I would have followed up swiftly on your behalf. The hob is in a kitchen in an upsatirs room and this facility is not advertised, the room should have been locked and we will ensure this is done in future. The window and picture frame will be checked. The door entrance switch is just above the door whch I can reach without needing a chair, I did offer to send some help out but was told you would be ok, I also called to check you were ok and was advised that you were. I can also confirm the electrics have recently been checked and are under a 5 year certificate. The bathrooms you mention are wet rooms and we have not had this issue before and the drains were also cleaned recently. The mattresses are only 3 to 4 years old but we appreciate mattresses can be subjective and personal preference, we are sorry they didn’t suit you on this occasion. Property Owner

  • "Overall we had a very enjoyable time at this place, however there was some negative feedback from some of our group which we list below: 1."

    There were no basic necessities like toilet paper, handwash or shower gell (only what previous guests may have left behind). Luckily the stores were still open so people managed. 2. All the double beds had spring mattresses which were uncomfortable. The single beds were okay. 3. The showers in two of the rooms had no curtains or screen to stop the water coming out into the room. The guests had to use towels to try and resolve the issue. 4. A couple of the rooms had no hot water even when used in the evening when no-one else was having showers. 5. No bin bags provided or cleaning cloths The living quarters were very nice and comfortable with an excellent kitchen and dining area.

All of the furniture is in excellent working order however we do understand that customers will have personal preferences about the comfort. Our property is a self catering holiday let. We are going to provide handwash going forward but any other items for personal use, such as shower gel would need to be purchased by customers and brought with them. Toilet rolls are provided and may have been missed on changeover so I do apologise for this. The bin bags and cleaning cloths are under the sink or the utility area if needed. Some of the bathrooms are wet rooms. They dont have shower curtains. We are in the process of refurbishing the bathrooms and building a stand alone shower room with a really hot electric shower and this will be showcased on the website when completed Once again, thank you for your comments.   • "We rented out this property to celebrate our parents birthdays."

    There were 19 of us so trying to find somewhere suitable to accomodate us all was a challenge. Plas Coch fitted all requirements. The property was easy to find with lots of parking. The house was amazing so big and each room had its own ensuite/shower room. Would definitely book again. Thank you so much for a great stay. Mum and dad had a great birthday.

  • "The dinning and kitchen area was spacious and great for socializing."

    Only 2 of the 13 bedrooms had toilet roll so we had to go out and by some along with washing up liquid so we could leave the place as we found it. I made the booking and paid for everything months ago so it was disappointing to get an email we had to be out at 9:30am I stead of 10am (as per your listing on the website). If I had more time I would have looked at alternate arrangements as didn’t feel request was fare

  • "Nice big house."

    The kitchen was basic with adequate equipment. Parts of the cooker did not work but as we had the upstairs mini kitchen we were able to use the oven in there. Most of the showers aren't brilliant but we could juggle by using the better ones. Room 1 wet room - you needed to be quick as the water stayed for ages before drying up. Nice big rooms. WiFi not very good. Good layout of rooms.

  • "Great time with family for a few days away!"

    Great location & very spacious. Only dissapointing points are the showers were warm and didnt seem to warm up and a couple of rooms showers was not working atall along with the heating in a couple of rooms, I think this needs to be sorted as with it being a very cold time of year and alot of children with us some rooms were freezing! I know the internet was stated that it is only for browsing only there was still only one room that anyone could pick up a WiFi connection. I think with these points rectified we would all most definitely consider staying here again!

  • "We had a wonderful stay at Plas Coch."

    The property was clean with a modern feel.It felt very spacious even with the large group of 18 that stayed. The kitchen was a good size with plenty of equipment and the spare fridges came in very handy. The dining area was a brilliant space for eating and congregating. The location is excellent for visiting nearby attractions like Chester, Colwyn Bay, Prestatyn etc. We walked locally to the beautiful river, childrens play area and mini assault course.There are a number of great pubs and eateries within walking distance too. Given that we had a few children with us who enjoy the outdoors the only recommendation I would make would be to put a washing machine in the property. We enjoyed it so much that we have booked again for next year. Thank you

  • "Friendly owner, nice size, lovely kitchen/dining room."

    Need to make sure everything in good order at least before guests arrived. Ground floor a room toilet dirty, room 1 and 2 shower no hot water, which cause lots inconvenience, even difficulty for us. I think it's fair for us to ask some money back, given these problems in the rooms.

St Asaph, though small, was awarded city status in 2012, even though it boasts a population of little over 3500 occupants. Lying in the Vale of Clwyd, six miles between Denbigh and the coastal town of Rhyl, in North Wales, St Asaph enjoys a strategic location overlooking the rivers Clwyd and Elwy. The city offers delightful riverside parkland and a children’s play area with picturesque river walks where you may see kingfishers, sparrow hawks and buzzards. St Asaph is home to a historic cathedral, dating back 1400 years in areas and holding the reputation of being the smallest, ancient cathedral in Britain. It is also renowned as the location where the Bible was translated into Welsh in the 16th century. In September, the city comes alive with the arrival of the North Wales International Music festival, which takes place across numerous locations, culminating for the last few years in a television finale, broadcast from the cathedral.
