"The Roe is a lovely lodge, main living area is faultless apart from the television was too small for the area."
Master bedroom was good too except the shower in en suite was much too small and shower over bath in other bathroom had no screen seal so water dripped down side of bath, also there was only one plug for two sinks and they didn't fit. The licensed restaurent being 50 metres away was misleading and shut at 5pm when gates were shut. But we did enjoy our stay and the hot tub too, just thought you should be aware of our concerns for future reference thankyou.

"Overall we enjoyed our stay at The Roe, the living area was spacious and comfortable and the hot tub was lovely."
We had booked a 2 night stay, so when we arrived we were advised by the maintenance guy that the hot tub was not to temperature - a little disappointing we couldn't use the hot tub until late Friday evening, as the children missed out and we were only there for a short stay. The rest of the lodge was fairly basic, which we expected for the price. It's advertised as a "luxury" lodge, which we didn't think was a true representation. However, as I say, for the price, we got what we expected. It could have been cleaner, which has been mentioned in a few of the past reviews. We moved a sofa and there was sticky patches on the floor, our dog found a dog bone under one of the beds, dusty lamps in the bedrooms, and there was splashes of urine under the toilet seat. There were also water marks from past leaks on the bedroom ceilings, and marks on the bedroom walls, some of them looked like makeup. The floors had been hoovered and mopped, but the overall cleaning needs more attention to detail. I must mention the communication with the owner prior to our stay. I contacted them, as advised, to arrange key collection. I sent both numbers provided a message asking for the details the day before our arrival. I had seen my messages had been read, so I tried to call them the morning of our arrival and was cut off twice. In the end I had to call Sykes customer helpline for assistance the morning of our holiday. Eventually the owner replied with the details of where the keys were kept, less than 6 hours before we were due to check in. I found that quite disappointing, and not the start of the holiday we had hoped for. All that being said, we enjoyed the stay with our friends and children, but I do hope the owner takes steps to improve the cleanliness and communication process for the keys, as that would greatly improve the overall experience.

"Overall, The Roe was well-maintained and presentable."
The beds were comfortable. The maintenance man was prompt to sort a problem with the cistern. It was a bit cobwebby in places - by the bedside table in main bedroom - but generally spacious and welcoming. The site was a fabulous base for visits to the coastal resorts and the pretty little villages like St Asaph. And Tweedmill next door!!

"It was a shame to see that nothing has been done following the issues raised with the property in the review in May, they are all still there, the door to the bathroom has not been fixed, I went with my sister and she felt she had no privacy in the bathroom as the door did not close and had a gap at the top."
Marketed as luxury but to me it needs a good deep clean, cobwebs behind units and the bed, black in the shower grout, the outside patio area has weeds and grass growing and the deck was green with algae, all just needs a lick of paint & decking treatment to keep it looking fresh. The hot tub was lovely and clean but it was hard to keep bits from going in it where the decking area wasn't clean. It’s also a shame that the property didn’t have a washing machine. There isn’t a pub within a mile - nearest pubs in St Asaph about 2.5 miles drive.. the driving range and 9 hole golf course was good, my 2 eldest boys spent a couple of days there and very much enjoyed that and the staff at Tweedmill outlet were so friendly and gave us advice on where to walk the dog etc as there wasn’t anywhere directly near the property. Had some fun days out and everywhere very accessible from the property with the A55 just up the road.

Fantastic lodge , lovely and clean , everything you needed , kitchen spotless with every pot and pan plus all the utensils you could need , easily cook a meal for 6 , 4 of us in our group and we can't wait to rebook , hot tub was also clean and we used it a lot lol We stayed in The Roe , slight problem with bathroom door as it doesn't shut and the shower head can't be set at desired position , there's 2 bathrooms so nothing that spoils your stay, its a really good site to just relax and unwind , perfect

"First of all the cabin that we stayed in is described as a luxurious cabin, we would describe it as very tired."
The bathroom door won't close as the door is too wide for the frame, the patio doors at the front of the cabin need adjusting as to open and close them you have to lift the door at the same time as opening/closing the door. The oven is useless, it just doesn't warm up properly. We also found the bed very uncomfortable and didn't get a good nights sleep the entire time that we stayed there. I also noticed that on the kitchen wall cabinet above the toaster that the edging was hanging off the bottom panel.
Although the listing claims that there is a DVD player, we never found it. Which was annoying as we took some DVD's to watch.
There were far too many notices that went along the lines off "If you move the furniture, please put it back or you will incur a cleaning charge". It just felt like we were back in primary school and not on holiday.
The listing is misleading with regards to a local shop and restaurant. The nearest convenience shop is located in St. Asaph and we never found the restaurant which we had planned to use on the evening of our arrival.
We did cut our holiday short and would not recommend this cabin to anyone.

Just right for a break. All the amenities you need. The Roe was clean, but tired, perhaps end of season. The main living room was lovely, but the main bedroom needed more attention. Would I recommend? yes. Would I go back? yes.

""Holiday Park" is a rather grand name for a collection of 5 lodges with no separate on-site facilities next door to a golf course and a factory outlet."
However, the lodge was clean and comfortable and quite adequate for our needs. Some good dog friendly restaurants and pubs nearby. The first day it poured with rain all day, but the factory outlet, easily with walking distance, proved a nice diversion. All in all a very nice break was had by all.

"We booked the Roe for a relaxing time and that is exactly what we got!"
The lodge was amazingly comfortable with a wonderful log fire. The kitchen had everything you need to cook a three course meal. The beds were very comfortable and the shower was fantastic. The hot tub makes the perfect addition and the bottle Preseco was a lovely touch. We had a great time and can't wait to rebook. The only downfall to this wonderful place is the lack of lighting in the car park, it was very difficult to negotiate our way to the car at night. 10/10 for this peaceful getaway.
