  • "We really wanted to love this place."

After speaking with Paul the owner many times before staying we were reassured by him that the place would be perfect. In some ways it was. The location to shops and the beach front is perfect but the draw back is your in the middle of a run down housing estate right opposite a police station. This was a big let down for us. The house itself is tired and needs a lot of TLC. The disabled area we didn’t use as we found it a little overwhelming which left us with 1 working shower between the 9 of us which wasn’t great either ! Beds weren’t comfy and pillows were terrible. The kitchen was ok. Nice to look at but 1 small cooker for a house that sleeps 10 is crazy and the whole no dishwasher thing baffles me !! I think if we hadn’t paid the hefty £500 a night stay this house would have been ok but we expected way more for the price tag. We all left having the best Holiday but we wouldn’t return and wouldn’t recommend.

We had a lovely time at Noah’s Rest ,it was the 5th year we have stayed here ,we met Helen the cleaner she is lovely and helpful the only problem we had with the property was parking for disabled there is a sign on the wall but is always used needs a proper space for this property only and a dropped pavement and markings on road and a small ramp from street into yard otherwise very happy as usual will be coming back next year thanks for a lovely break Kathy and Barry

  • "Aug 2023 - Disastrous holiday."

The property was disappointing. Floor was filthy. Stuffy unclean smell to the whole of the property. Had we stayed we would have bought a candle to freshen the place up. Shower tray broken and dangerous / light bulbs missing / faulty lock on bathroom door / Freezer desperately needs defrosting / fridge too small for large family, undercounted/integrated fridge. Smelly drains. Air hockey doesn’t work. Pool balls incorrect. Not enough chairs to sit around dining table as a family. Table just has heat protector could do with a table cloth. Lounge has 1 cushion - not enough to be comfortable. Tv is not a smart tv and so no apps to log into Netflix etc. ( I appreciate you don’t go away to watch tv but that is all I could do after slipping and breaking my shoulder on the step to at the property as soon as we arrived!!!!). Metal strip at gate -slippy. Unfortunately, this happened on arrival when we were unloading the car and so once seen at the hospital I needed time for the pain to settle before I could cope with a car journey home. The hospital advised to get to my own local A & E as soon as possible to get into the fracture clinic system. I had the most tense and painful journey home within 32hours of arrival in Llandudno. This property certainly needs some love. It is a shame as it is a large house but not homely and could be so nice. We holiday abroad but also take a uk holiday each year with the dog and this is the worst property we have ever stayed in. Owner please note - It is the little touches that have made our stays in the past enjoyable. Board games, books, Alexa, Netflix sign in…nice crockery. Even had bottle of wine to welcome us and Welsh cakes and doggy treats at some properties. In conclusion, we did complain to Sykes, but the owner was not interested in even apologising let alone offering just a little gesture of compensation for having to vocative so soon or the state of the property. Again, we have always had a welcome email from previous lets - we hope you enjoy your stay etc.from the owners direct , nothing from this one. No communication at all, Sykes tell us the owner is making necessary repairs but that is of no use to us. The owner claims the smell is because of dogs- I know doggy smell and this was not the case. It seems they certainly didn’t take much note from previous reviews on other sites. Had I seen some of these I would not have booked this property but I booked back in May before some of the latest bad reviews.

  • "Positives - Good sized house with plenty of space."

Situated very close to shops, train station, town centre, beach, etc. Negatives - Bedroom doors damaged, hanging off hinges and handles falling off. Got stuck in the one room until someone came to the rescue. Tiny fridge and freezer and inadequate kitchen equipment for a large group. Baths were nice and deep but no handles or bars made them difficult to get in and out of for the elderly and mobility-reduced. Nightmare parking - 2 disabled people in group and unable to park anywhere near property to move them easily. Games room waste of time as airhockey was not working and pool table missing full set of balls.

  • "The kitchen wasn't clean & as we had a large food delivery to put away we cleaned the cupboards/cutlery drawer/mugs ourselves rather than wait for the offer of the cleaners return."

There were 2 places on the kitchen walls where food had splashed. The air hockey table doesn't work & the games room absolutely reeks of damp. When I was looking for a hairdryer ( there isnt one) I opened a cupboard on the top floor level & there was half a doughnut, I quickly closed the door again.Very strange set up of indoor window over kitchen sink looking directly into the downstairs bathroom. We had the blind pulled down all holiday but had to consider the person using that bedroom as the noise from washing up at the sink woke them up. No dishwasher for 9 guests was a pain. No parking outside till the evening, we booked nearby Asda carpark on Justpark. The house is near to all local amenities & Llandudno is lovely, we'll be returning, but not to this property.

  • "Stayed for a week in May with elderly parents and dog."

The house is in a perfect location, close to shops, ASDA, retail park and the main town centre. The front beach was around 5 minutes walk away. Parking was on street, no real problems other than school times. The house itself was large, spacious, set over 3 floors. Did not use the games room, but the garden was enclosed. The ground floor was decorated to high standard, lovely tiles throughout. There was a living room with good size TV, accessible bedroom & bathroom, kitchen and diner. The only things that were disappointing was no dishwasher, and a lack of plates to eat from, utensils & cooking pots. Also to note, there were no cushions in the living room, it was hard to get comfy on the sofa. The sofa was dirty, covered in stains and dust. We managed to wipe this all away, and so not sure if this had been cleaned property. In fact, there was a general lack of cleanliness throughout the property, we felt that it hadn't been used in a while and a deep clean hadn't been done. First floor had 3 bedrooms, two with TV's in. The bathroom had bath and shower, but with a small flight of steps between bedroom and bathroom, not recommended for elderly, especially in the night. Parents found the shower hard to walk in as there were no rails. The beds were unfortunately too soft and almost wobbly, parents really struggled getting up as they sunk into the mattress. The bed frames were to flimsy to offer support. Up to the top floor, two more bedrooms, one with TV. Again beds were soft, parents could not use these rooms as there are 38 stairs from top to bottom. The top floor had a huge bathroom, it looked like it was a DIY project that had not been finished. There was a WC, sink and roll top bath.. You could have easily fitted a decent size shower in there.. Main feedback was there was no shelves, hooks, storage - no where to even put a toothbrush! We would return if we were with friends just because the location was perfect and the number of bedrooms was great for larger parties. But in general, with the lack of decent beds and sparse home comforts, we would not bring parents back again.

Washing up for 8 people was not a holiday! House is well presented. Tiles are fab. Plenty of equipment in kitchen. Shower on first floor. Drain blocked needs a good clean. We come each year for the Christmas market and wouldn’t hesitate to come again. Such a convenient location. Thank you.

  • "The house was wonderful, with fully equipped kitchen, very comfy beds and plenty of room in the lounge and dining areas, plus the outside play room was a definite winner."

These are not complaints just observations. The first impressions of the house were let down by the very dirty windows and window sills. It would be nice to have shelves in the shower on the first floor. We couldn't open the window in the bedroom at the back on the first floor, it would be nice to be able to let some fresh air in. Thank you.

There are a few things in need of repair the front door and back door locks both need looking at . Fortunately we found another set of bedding to use. 6 of the 13 mugs were either chipped, cracked or stained so could not be used. The lack of a dishwasher was noticeable and time consuming. Hopefully the heavily stained bedding and the 6 old mugs have been binned and replaced for future visitors. Otherwise we had a good holiday.

The only major concern was with the collection of the refuse and recycling . These bins were full when we arrived making it difficult for us to dispose of our waste during the week. We noticed that the property next door had two refuse bins and more recycling bins. There is plenty of room to accommodate more bins and we would suggest they do provide more. Making the instructions for the collection of the said bins more prominent. The kitchen table does need protecting and a table cloth and undercover were provided but proved troublesome. We would suggest a table that has a more durable top, therefore not always needing a covering. Other than that we had a good stay. Thank you.

it does need a little re-decorating here and there and the toilet seat in the down stairs toilet had a small crack in it though did not affect us as a little one stayed in this room. Overall though it was a fantastic stay, with COVID-19 going on we mage a massive use of the games room, the children and adults loved this! very impressed with the cleanliness, hand sanitiser from when you immediately went in etc. it was in a fantastic area and ideal for exploring the area. Short walk to the prom, shops and peers meant we didn't use the car much! i would most certainly recommend!

  • "House was clean and spacious, with a well equipped kitchen."

The light airy conservatory/diner was a lovely place to sit and eat. Doesn't say in the description but 3 of the bedrooms also have tv's which was handy for a group ranging from ages 4-61. The stacker bed with the lower pull out bed was ideal for the 4 year old as the other beds were quite high. Ideal location close to all central attractions, retail park and Asda 2 minutes walk away with a path through at end of road. Only issue we had was the on road parking-downside of being so central and not the owners fault! We arrived in torrential rain and couldn't park anywhere near the property-had to move cars later when there was space. There is a disabled sign in front of property asking people to leave a space but was generally ignored. On the one occasion I parked there a car came the next morning and parked almost bumper to bumper, and when he left later he reversed into my car denting it-not happy! Other than parking issues though a lovely central house for a large group.

Close to centre of Llandudno, clean and spacious. I presume we were the first group to stop in the house, as looks recently been done up. some feedback of what would be beneficial for the house is curtains as the bedrooms were far to bright in the mornings whilst trying to sleep and people being able to see in through window. Also some hooks would be beneficial in the bathrooms so we are able to hang belongings whilst taking a shower. The outlet pipe was not connected to the drain down the side of the house, still 2ft of outlet pipe missing , so any water upstairs is going straight onto the path. Damp in the games room. No rubbish bins. & Not enough toilet roll. Just a few small requirements to the property then it would be perfect. Overall had a fantastic weekend and would fully recommend this lovely home.

About the location

LLANDUDNO

Conwy 4 miles, Colwyn Bay 6 miles, Snowdonia 20 miles.

Llandudno lies between two headlands, the Great Orme and the Little Orme and it is these headlands, and the town's two waterfronts, that give this tourist resort its special appeal. The town offers two superb beaches - the North Shore, with its wide promenade backed by an imposing crescent of Victorian hotels and the quieter West Shore with miles of sandy shoreline backed by sand dunes and superb views towards Anglesey. For the best views, however, you can reach the summit of the 679ft Great Orme using either the Great Orme Tramway or by taking an exciting cable car ride of over a mile. The town has an excellent selection of shops, pubs, restaurants and cafés, as well as Venue Cymru, which is North Wales' premier theatrical stage for opera, ballet, musicals, comedy and visiting orchestras, boasting a programme that is second to none - all this is just a stone's throw from the promenade. Just 4 miles away is the town of Conwy - a designated World Heritage Site. A true medieval gem, Conwy is dominated by a splendid castle and completely enclosed by its well-preserved town walls. Discover miles of sandy beaches along the North Wales coast and excellent walking and climbing in the Snowdonia National Park just 20 minutes' drive away - there's plenty to see and do!
