"Rose cottage was a lovely home away from home."
Way larger spaces than it appears on photos. Washing machine, dishwasher and anything you would need in the kitchen and bathroom, just wish there was cleaning bits (washing up liquid, sponge etc) And, my only gripe would be the parking, as neighbouring Ivy cottage has a designated space you're often left floundering with no where to park as neighbouring caravans take up most of the available space.
Would stay again as it is perfectly located for North Yorkshire, miles of walks available and shops equally close.

"The property was very well provided for with good kitchen equipment and utensils."
Nice bathroom with shower. TVs in sitting room, bedroom and kitchen. Washing machine, dishwasher and iron and board. Everything you could wish for. Parking outside good.
Location is excellent for Upper Teesdale valley, Hadrian's Wall etc. Lots to do locally.
The WiFi low strength a real problem. Ok for first couple of days but Wednesday through Friday low signal. Meant that watching TV BBC iPlayer for instance was Impossible
Also, would have liked more provision of basics e.g more than one toilet roll, some kitchen roll, washing up liquid and washing up sponge

"Good location between Barnard Castle and Richmond."
Good value for the money. WiFi poor with phone not connecting due to poor signal and unable to watch streaming service due to constant 'buffering'. Clean and tidy apart from one issue. Mattress a bit tired but slept perfectly well. About 1/2 the site is 'private so not a lot of space to walk the dog but long days out meant is wasn't an issue. Overall had a good time.'

"The biggest 2-person cottage used to date - huge."
Well laid out. Excellent shower and comfy bed. Well equipped. Best broadband speed for a rural location. Permanently warm bathroom policy is fabulous. Highly recommended.

"Sykes and the owner went above and beyond to facilitate us incl our pet last minute."
The prior comments I feel were a little harsh compared to our experience. The property was clean, bed was very comfortable, included all essentials, had parking, was quiet and tvs and WiFi were in good working order.
Near richmond, barnard castle, high force waterfall, beamish, Hexham and coast only just over an hour drive.
I would highly recommend this very reasonable, safe and comfortable accomodation. If you want luxury and matching cups then maybe look elsewhere and pay above the odds.

"We informed the manager on the second day that there were 10 -12 Wasps in the property each day which we eradicated."
This problem persisted every day, which made us on edge for out dog.
The problem was ongoing for the remainder of the stay.
The hob tripped out all electrics we informed the manager, however, we coped with just using 3 rings.
There was no shop on site when we visited so be aware.
The cottage was in a good position to visit attractions in the area.
We would have vacuumed round on leaving but no machine was available.

"We texted about wifi and issues with TV after the first night; we had no reply at all."
Wifi was non existent and the pictures on the TVs pixilated on main stream channels. There were 3 TVs and one in the kitchen didn’t seem to work at all.
The poor wifi was the biggest disappointment.

"We enjoyed the quietness of the site and its attractive setting."
The cottage is more spacious than I expected and tastefully decorated which helped us to relax. The bed was very comfortable. The underfloor heating in the bathroom was especially appreciated as the weather was quite cool. We were unable to turn the central heating on but I probably didn't follow the instructions. However, there was an electric fire in the living room.
There was everything we needed for our stay
A few more cups would be useful. We had a very enjoyable stay, thank you

"We were woken at 8."
Am each morning by a digger working behind the cottage the outlook from the property was bad you either looked at bins or a building the photos is misleading not what I expect from the Yorkshire dales the shower did not have a grab rail or a slip mat for safety. I had a fall from the front paving step this is moving but also there is no handrail or markings to show such a high step . I have bruised my arms and legs .I have photos so not very happy holiday spoilt

"Cottage was freezing cold on arrival and it took a while to figure out the heating controls and get the property warmed up."
Kitchen facilities quite basic, no dish cloth or tea towel provided but overall the cottage was clean, comfortable and made for an enjoyable stay.

"Nice quiet situation."
Clean, comfortable & roomy, nice lounge & bedroom with comfortable bed. 3 televisions, one with catch up tv. Dishwasher, washing machine. Lacking somewhat in kitchen necessities - no baking tray for the oven, only one egg cup, one small glass, no cleaning materials or cloths to mop up spills, only one dishcloth. Tea towels not provided. The shower tray didn't drain first time shower used, but despite reporting it, no one came to remedy it & my husband eventually cleared it himself using a borrowed plunger. Air vent in bathroom wasn't working.
Other than these small ' niggles', a nice comfortable property.
