  • "Wow what a beautiful place , stayed here for 5 nights with hubby, daughter and son in law , it's just so luxurious, clean , I slept in room downstairs with en-suite as recovering from a leg injury , bedding was lovely , fantastic pillows , shower was good , added bonus were the robes and slippers ."

    Hot tubs with incredible views were amazing and the horses in the field were friendly . The staff at the castle contacted us half way through week and came to clean tub and refill , really lovely . The kitchen has a huge fridge/freezer as well as a smaller under counter fridge, air fryer, microwave, dishwasher and a huge aga , lovely big table and plenty of dishes etc . Aga was easy to use with good instructions. If there was a negative to give there's one a small one and it's the sofa , due to my leg injury I suffer from a bad back and I just couldn't get comfortable. It's ok for occasional use but relaxing in the evenings just wasn't possible , furniture on patio was good though when weather was on our side , everything else made up for a fantastic stay and we'd all come back in a heartbeat . Good garden centre nearby and park and ride was so easy to go into Whitby . The property is just perfect for anyone age , particularly love all the original features kept , staircase is amazing .   • "Cross Butts farm has been refurbished with love and attention to detail."

    The views are stunning. Responsive/attentive housekeeping with extra touches such as complementary Prosecco, sparkling water and slippers on arrival! Horses and a brand new calf in the paddocks behind offered our grand daughter a great deal of excitement. Walking distance of garage with shop, garden centre and cafe, restaurant, Sneaton castle serving excellent food and having beautiful grounds. Short drive to Sandsend's lovely beach and Whitby Harbour/shops. This property has been set up as a 'Party House' to complement Weddings at the Castle. There is a dressing room with 2 irons and ironing boards insitu and 2 big bedrooms upstairs, ideal for wedding parties to get ready and one very large and one small bedroom downstairs. Loads of wine and drinking glasses! However there is one bathroom upstairs and one ensuite downstairs which is challenging for larger parties of up to 10 people who can be accommodated. Also NO locks on bathrooms doors and catches on some bedroom doors don't allow you to shut the door properly. The furniture in the lounge area is conservatory/occasional use type and is not so comfortable and is not enough to seat 10 people. Not really a family friendly house due to there not being a downstairs bathroom (just an ensuite off the small downstairs bedroom), no cots or highchairs, AGA in the kitchen which is permanently on so very hot with no guards to put around it. (We did get one burnt finger from our grand daughter who wanted to 'see if it was very hot'). Stone floors on the communal areas. There is an amazing ironwork staircase and a matching stairgate (a fabulous photo opportunity for the Bride!) but there are still about 3 stone stairs at the bottom which children can access. This property does not have a great deal of kitchen equipment for doing alot of self-catering. Could be an excuse to make your own breakfast and go out for dinner and tea ! We bought extra kitchen equipment and took home with us. There is a microwave and we got used to cooking on the aga after a few goes. Does fabulous jacket potatoes in a couple of hours. No washing machine. We had a major issue with our disabled father however and didnt feel very listened to, either at the time or afterwards by either the owners or Sykes. The listing states that there is downstairs bedroom accommodation and an ensuite which suggests it could accommodate those with mobility issues. The sad thing is that with just a few minor alterations this property could be made easy for wheelchair users or those with limited mobility. Small step at the front door (we brought our own mobile ramp) . Big hallway and large lounge and kitchen so that was fine. The ensuite off the smaller bedroom was the problem. The bedroom door opens inwards and clashed with the ensuite door which opens outwards. The ensuite area is very small with a tiny handwash sink not suitable for general washing use. The toilet is jammed up against the shower cubicle so transfer on and off the toilet was impossible for my father. We bought a glideabout commode chair to solve this problem which we expected that my father could get on in the bedroom and wheel himself backwards over the toilet. However the very attractive stone floor has bis grooves between tiles and made wheeling over it impossible. All of this we weren't going to mention to the owners, my father was happy to improvise and still enjoy his holiday. I contacted the owners directly to offer to do an a disability access audit and offer simple suggestions as to how they could plan for alterations so they can comply with all legislation. They state in their Sneaton Castle brochure that as a listed building with different levels, making the castle wheelchair accessible is tricky. SO i expected them to jump at the chance for some tips to make the farmhouse accessible which is on the castle estate. The response was a hammering on the farmhouse door unannounced at 8am waking us all up, to basically say it was our own fault for not checking that the farmhouse is wheelchair accessible. He didn't want to come back and speak to my father who would have graciously shown him how it could be adapted and would have been pleased to be helpful . We were not complaining just trying to help. All that was required was to remove the shower cubicle and install a wet-room drain (the floor is a little lower than the bedroom floor so looked possible) and cover the flooring with level vinyl flooring, change the sink to a larger one. Buy a mobile ramp for the front door. Job done. The owner said that the flooring was 'part of the charm of the property'. To cover a small area in the ensuite so that disabled visitors can actually use the toilet is not a great change.

  • "Crossbutts Farm is absolutely stunning!"

    The interior was very beautifully designed with high end decorations and appliances. We were a group of 10, so having 2 hot tubs was a bonus. Towels, robes and slippers were a nice touch, as was the welcome pack of drinks for everyone. The view across the countryside from the property and hot tubs was beautiful, made even better by the visit from the horses in the next field.The accommodation is within easy walking distance to a great pub and a park and ride that takes you straight into Whitby. You also have Sneaton Castle 2 mins down the road, again... stunning!! The only negatives I would say, would be that as the accommodation sleeps 10 people comfortably, the same cannot be said about the seating in the lounge area. Some of us had to sit on a bench with our backs against a wall, not comfortable at all. Also, having one ensuite and a main bathroom, sometimes was tricky for 10 of us. Some additional kitchen utensils, like scissors would be helpful. Would I recommend staying here... absolutely! We actually tried to book again for later in the year and for next year but already booked up to October and no dates available yet for next year.

  • "A great property to spend new years, everything about it was brilliant apart from one thing."

    The AGA cooker didn’t work and there were no instructions left on how to fix it, we phoned maintenance who also tried but couldn’t. We took a lot of food with us to cook over the 3 day period which went to waste and had to eat out or order food in which wasn’t ideal as the whole idea of getting the property, for us, was to cook and eat together at a time which suited us. Seaton castle offered us breakfast at the castle on New Year’s Day but that was the only occasion it was offered, which was disappointing.

  • "Everything was great we had a couple of issues with the hot tub and on contact this was sorted promptly."

    The Aga also went out but this again was fixed quickly so we could cook our lovely xmas dinner. I think the only thing the property is missing is some more pans and oven trays for cooking in the aga. (Luckily we had read previous reviews and taken these with us. Overall we had a fantastic stay and would recommend and definitely stay again

  • "The house is lovely and bedrooms are amazing BUT two bathroom for ten people of which one is an ensuite so not easy access is not enough."

    There are plenty of areas where another bathroom could be added. The kitchen is lovely BUT two small sauce pans and two frying pans again not enough. The Aga looks lovely BUT not one baking tray, we put the frying pans inside which I know you can but that left us short for other things. Only ten forks and ten knives etc. The hot tubs were excellent and having robes and slippers for everyone was wonderful. Conservatory/lounge area nice BUT not enough seating area for 10 people, we had to bring in the garden chairs.

  • "Gorgeous place and location is perfect."

    Well maintained and has everything you could possibly need. Accommodation is also to a very high standard. Going back in a few weeks again and will certainly be booking up in the future. Lighting in the main downstairs room is a bit dark so could do with another lamp but that is literally only feedback. Loved it!!

  • "A stunning property, in a great location."

    The rooms were all very tastefully decorated with the exception of the ‘lounge’ area. Mismatched outdoor furniture used for ‘relaxing’ in was not very comfortable at all and certainly not in keeping with the rest of the property. There were only 6 of us and we had to bring in the outdoor chairs in to be more comfortable. I don’t know how 10 people would fare. In our opinion turn the downstairs bedroom with 4 single beds back into the lounge and it would be far more a pleasant stay. I don’t know how 10 people would get on with 2 bathrooms, one of which is an en suite? Then the kitchen, whilst beautiful and had great features like the ninja cooker & the aga the lack of cooking equipment meant we wouldn’t have been able to cook meals in there. No coffee machine, no microwave equipment to warm milk etc, no kitchen utensils like jugs, ovenware, simply a set of plates, bowls, & a couple of pans. There were no wine glasses, just a few plastic ones to take outside, also all the glassware was cut glass, not great for children & stone floors. It could be an amazing property but the lack of attention to people’s requirements needs addressing.

  • "What can I say other than WOW, just fabulous all around everything you need at a very high standard throughout the views and location fabulous,the gardens are lovely and enclosed but not fully secure but wasn't a problem for us as we took 12mt extension lead,the horses came to visit daily and we even got a visit from a beautiful peacock we didn't use the aga as didn't know how too but was fine as double stack ninja and toaster and microwave 100% we will be back,we went to the stables pup just 2 minutes walk away food was fabulous and very friendly staff thanks for a great stay."
