  • "This property could be so much better."

The location was great – really easy to get in and out of Whitby by car. The setting was picturesque, underneath the magnificent Larpool Viaduct. And the house itself was a good size for 6 of us (2x adults, 4x kids, 1x dog). Sadly, what lets it down is the cleanliness and lack of maintenance. With young children, we're far from snobby when it comes to things being immaculate/perfect/5-star etc etc. But, seriously, the owners either need to get some cleaners or find new ones if they already have some. Thankfully, the bedrooms were all 'fine'. Yes, the mattresses could be better in terms of comfort, but they were ok for a few days. The bedrooms themselves were clean and that was a real relief because our first impressions upon entering the house were that the whole place was all going to be pretty grotty – and that's due to the first room you walk in being the kitchen. Where do I start: the cooker hood was too sticky to touch, the rack on the draining board was rusty, the pans were either greasy or corroding, the oven shelves were disgusting, the worktops were dirty with crumbs and food stains, the toaster had what looked to be mouldy bread bits left inside, the kettle probably needed throwing away, the under cupboard electric light cables were precariously taped up... we took pictures of it all. Night one was spent in the local Sainsbury's and Aldi buying cleaning products (the ones left in the property were gross), a travel toaster and a travel kettle. Oh and a tin opener, because the one in the property was all rusted up. And some teaspoons because we didn't fancy the stained ones. As first night experiences go, that was certainly a new one for us. Moving on, the living room was ok – could probably do with a bit of TLC. But it was liveable. Shame the freeview box doesn't work though (so no TV for us for 5 days, which us adults were ok with – but let's just say I won't get the kids to leave a review). And no it wasn't the batteries because we changed them (another supermarket purchase) to no avail. The bathroom on the first floor was passable, shower pleasantly powerful. Just a bit of mould in the corner of the bath (but we definitely weren't about to start bathing on this particular holiday). The bathroom on the top floor was the cleanest of them all, actually quite nice. Towels... if you can call them that? May I recommend good old Sainsbury's/Aldi up the road for some new ones. These were as thin as sheets of toilet paper. Other than that, the only other thing is to perhaps inform the neighbour next door (in the property attached to ours) that not everyone appreciates him peering in and wandering past the patio doors with his dog. It set our dog off every single time, but it certainly didn't stop the guy from coming back. Again and again. So, we just reverted to shutting the curtains and keeping that gorgeous river view to our imaginations instead. Anyway. I think a previous reviewer may have nailed the issue here: "The house is up for sale and feels neglected." I couldn't agree more if that's the case. Through it all, we had a lovely holiday because we love Whitby/the North Yorkshire coast. But this property needs some care and attention – and fast.

  • "Arrived at the house to find it freezing with 1 key which isn’t ideal for a house with 5 people staying."

There was food left from the previous people in the fridge. Took over 12 hrs to heat up to a reasonable temperature. Bedrooms set up well but have never found more uncomfortable sofas with seats for 4, again there are 5 of us staying!! No bin liners provided in the kitchen and ran out of toilet roll 2 nights into 3 - not good. Kitchen utensils are good but tin opener broken which was disappointing. The house is up for sale and feels neglected, we go away every new year and most houses have Christmas decorations up but nothing here. There are pins in the walls where there used to be pictures but at least 4 missing. The back door security chain has a screw missing so you can’t shut the door from the outside. The towels provided are thin and scratchy. The shared grass out the back has more poo than grass! We thought booking this we’d be able to walk along the river but no, you have to go up a very steep hill, over the viaduct and across fields to get to the town, doable but hard work. Overall really disappointed with the property, if you’re renting it out look after it. Buy some comfortable sofas, enough for people staying and give enough of the basics for the guests. Good luck with selling as it feels you’ve lost interest in renting but these are people’s holidays!! On a positive we got snowed in on the day we were supposed to leave and the owners son let us stay an additional night, not quite sure what we could have done if not as their was no way the cars were getting up the hill. Disappointed with Sykes who said it was down to the owner if we could stay despite our contract being with them, will think twice before using them again.

  • "No heating on when we arrived so the house was very cold and it took a few hours before we felt comfortable."

The house is up for sale which seems to be affecting any maintenance issues being addressed, towel rail hanging off, wardrobe in danger of collapsing. The cleaning also let it down the previous guests must have had a fry up as the hob was covered in fat splashes and the oven and grill pan very dirty. Fortunately we had only booked for two nights so didn’t need to use the oven. There was a plastic bath mat in the bath and when we removed it there was black mould underneath. We booked this property last minute for a birthday celebration and did not pay as much as we normally do for accommodation, I’m afraid you get what you pay for we didn’t expect much but did expect it to be clean..

  • "The location was beautiful, as was the cottage."

We were impressed that a problem with the smoke alarm when we arrived was immediately rectified. However, we didn't appreciate having to make up a bed when we arrived. The bedding itself wasn't brilliant either. The lounge looked great but not very comfortable. (Sofas uncomfortable, lack of smart TV and no tables to put your cuppa on) We didn't use the lounge at all! There was no extra bedding provided ( much needed in autumn) even though the information pack said it was provided. Previous customers had said similar things in their reviews but nothing appeared to have been done about it.

  • "Beautiful property in a peaceful riverside location."

Warm, comfortable, clean, modern, well equipped, outside seating, good parking, close to Whitby. I would recommend. Small suggestion for owner, make up all the beds. We were 3 single ladies and booked a 3 bedroom property, only 2 beds were made. It caused an issue on our first day. Apart from that a great holiday.

Beautiful location near the estuary to sit on the balcony and watch the world go by.

  • "First the good points - Location is great, very peaceful and only a 15 minute walk to the town centre (as long as your OK with a steep hill)."

House is roomy and has nice views over the river for watching the wildlife. Price is also pretty good. Not so good - Cleanliness could be better, all the kitchen door handles are sticky and need a good clean, the carpet on the stairs & landings looks grubby and needs a shampoo. The fridge door needs adjusted and doesn't seal very well meaning it's iced up and not cold enough. None of the kitchen pots had lids. The wardrobe in the bunk bedroom wasn't attached to the wall and was in danger of falling over. On arrival only 2 beds had been made up (for a family of 4). Sofas are pretty uncomfortable, not great if you've been out and about all day and come back to relax in the evening. Overall it is very nearly a really nice house and with just a little work could be much better.

  • "Location is great, and being at the end of the road no traffic."

Superb watching the tide on the river ebb and flow, hours sat there. A few minor maintenance issues, kitchen a little tired, but it is currently up for sale. Sleeps 6, there were 4 of us, and we struggled a little with glasses but had everything we needed. Would book the same property again if back in the area. Would also be happy to buy it if the cash was there.
