A great location to explore Derbyshire and in walking distance to a great pub with excellent food.
Just one thing to note is that the pictures didn't show clearly, you don't enter through the front of the property. The entrance is down the steep driveway with two steps to enter so was a bit difficult for my disabled dad. However the hosts were very helpful and let us use the driveway for my dad's car to make access easier. The hosts were very friendly, helpful and attentive. Excellent garden for dogs and lovely walks on the doorstep.

"Lovely Annexe, spotlessly clean and comfortable."
It is down a very steep drive if you are less mobile.
Nice garden although owners don’t sit in it they do pass through and charge their car etc so you need to check if gates are shut if you have a dog.
Good area for visiting the Peak District.

"The Annexe is a lovely place to stay everything you could want for a great break."
The hosts are a very friendly couple who are not intrusive even though they live above . The garden is great for the dog lots of space to run around. The Annexe is situated in good place to visit the surrounding areas. We would definitely recommend this place .

"We stayed in The Annex for 3 nights just after Easter."
Myself, hubby & the dog. We have stayed at several holiday lets but this was up there with one of the best. For us, the garden was a huge plus for the dog, it's absolutely stunning, the inside is modern and spotlessly clean with plenty of space. The beds were very comfy. There is a parking space at the front and a very nice pub (The Dog) just a 5 mins walk away which serves delicious food and is dog friendly. The property is also a short drive to Matlock Bath which is a must. We will definitely go back.

"We had a lovely time at The Annex ."
It really is a lovely property . We have stayed at a few Sykes cottages and for comfort this is one of the best. The bedrooms were very comfortable with lots of room . A nice bathroom with a hot shower . Kitchen was well set out out with all necessary small appliances . 3 large TV' s and only 2 of us !
Some suggestions, but not criticisms.
First photo on website is misleading . Annex is down a slope by the side of the property , the front door is owners entrance .
A teapot would be nice (my wife's request)
A tumble dryer would be useful , especially in the winter

"The Annex is in a beautiful village location with an excellent pub a few minutes walk away."
The accommodation is done to a high standard, very clean, comfortable and had everything I needed for cooking our meals. A beautiful secure garden for children, in the summer months would be a great place to relax after days out walking, sightseeing. Tracy and Peter are easily contactable and left provisions which we appreciated.
I stayed with my grandchildren on this occasion who are aged 9 and 4, took them to Denby Pottery Village, I had booked a “play with clay” session which they thoroughly enjoyed. Would happily recommend The Annex to family and friends and hoping to return next year.

"Very good location with good dog walks close by."
The property was modern and very clean. The property had everything you could need and the owners of the Annex were very friendly and helpful. The local pub (The Dog at Pentrich ) is a 5 minute walk away and was friendly and served excellent food.

"There was no mention of the steep drive you had to use to gain access to the property."
The photos were very deceiving as the photo showing the front of the property was in fact the owners. You could not feel comfortable there with so many doors, although locked, went into the owners property. You could not relax as you felt they could be in and out of the accommodation any time.

"The listing was rather misleading in multiple ways."
It showed what initially looks like a whole house which was not the case. It also did not mention it was only the back half of the house and the owners were in the front & upper parts of the house. As well as a room in the back through the garage. It stated a secure garden and owners said the dogs were able to roam it off lead, however we have 2 small dogs and one of which was small enough to fit through the gap underneath the gate. The advert also stated in one place you could bring 2 dogs and in another place only 1 dog so we had to contact customer services to clarify. We also feel there was a lack of basic cleaning facilities such as a hoover and toilet brush. The pots and pans provided were too small for what we needed them for and looked rather ‘grubby’ so we didn’t use them and couldn’t cook our intended meals. The lack of an oven also made things very difficult. This along with having to throw food away following a power cut proved super inconvenient.

"Absolutely wonderful property, just felt like home from home, everything was there that was needed for our stay, and the welcome pack was a big bonus."
We had only one small negative, as we found the sofas very low for us and a challenge to get up especially with arthritic knees, but cannot fault the lovely garden and the space to move around.

"The Annex is high specification accommodation."
The extremely comfortable beds much appreciated. Lovely shower room, and well equipped kitchen. Fabulous outdoor space, lovely and quiet, a sun trap from noon onwards, and we were blessed with fabulous weather all week. Peter and Tracy wonderful hosts and available if required, but not intrusive. Lovely welcome pack much appreciated, nice to be able to have a cuppa and biscuits on arrival. We hope to return, we had a fabulous week.

"We had a wonderful stay at The Annex."
The property is absolutely beautiful – modern, brand-new, and finished to a very high standard. It’s located in a peaceful countryside setting, making it a perfect retreat.
The Annex is located below the host’s living accommodation, and it felt completely private and self-contained throughout our stay. The fully enclosed garden was ideal for our two young children (aged 2 and 4), giving them space to play safely.
Inside, everything was immaculately clean and incredibly comfortable – especially the beds! The kitchen had everything we needed for cooking, and the overall design and layout made it feel both luxurious and homely.
The hosts were fantastic – warm, welcoming, and helpful, but never intrusive; they gave great recommendations in the guidebook ('Pesto' was absolutely fantastic for authentic Italian). It was the ideal base for exploring the Peak District, with plenty of great places to visit.
Although we don't have a dog, we can see the property as being ideal for those who do, especially with the self-contained garden and access to a dog shower in the garage.
We wouldn’t hesitate to recommend The Annex to families or couples looking for a peaceful, high-quality escape.
